Swimming Pool Thank you to everyone who attended the pool opening party! We had a beautiful

day and a great turnout. As a reminder the pool hours are as follows. Please note

that June 8 and June 22 the pool will close at 3:00 pm for swim meets.

OLRA Board Elections & New OLRA Board Member Officer elections were held at the May 18 OLRA meeting. Theresa Calvert has

been elected OLRA Board President, Chuck Schwarz will be Vice President,

Sam Crossen is Treasurer, and Kim Boothman as Secretary. In addition, Jennifer

Van Dyke has joined the OLRA board of directors as a Newport Landing

representative. Thank you all for volunteering your time to serve the

Recreational Association!

PHOTO IDs Please remember residents must have their OLRA ID with them when using any of the clubhouse facilities. The new IDs with a blue background that began being issued in 2012 are the only IDs that are accepted. If you have not had a chance to get your new ID, stop by the clubhouse anytime to have one made. In most cases IDs can be issued while you wait. You will need to provide proof of residence in the form of a current driver’s license. There is a charge of $5 per ID after March 31st. Manager’s Notes We had a beautiful day and great turnout for the pool opening event on Saturday, May 23. It is nice to see so many families enjoying the pool! For the 15th consecutive year, the Hoffmeister family were the first residents in the pool! We want to keep the pool area family friendly, clean and well maintained. If at any time, you are not pleased with the conditions please let me know so we can remedy it! Our Oaks Landing Rays swim team began practices last week. Please make note of the home swim meets on June 8 and June 22. The pool will close at 3pm on these days and on July 14 at 5pm for the swim team awards party. Thank you for your cooperation and understanding as this is a great revenue producer for our facility. We rely on the approximately $3,800 in revenue the swim team generates for OLRA each year. I hope all our residents have a safe and happy summer! I look forward to seeing you at the pool!

OLRA Meeting The next OLRA Board Meeting is Monday, June 29 at 6:30 p.m. in the Clubhouse. As always, residents are invited and encouraged to attend.

Weight Room Rules All children under the age of 18 seeking use of the exercise equipment or tanning bed must have a signed parental consent form on file in the Clubhouse office. Minimum age to use this equipment is 14. Minimum age to bring a guest is 18. Office staff will be checking all youth to be sure

requirements are met. Parental Consent Forms are available in the Clubhouse office. Parents, please stop by to sign one for your child. Residents are welcome to bring 1 guest with them, per visit, to the weight room.

After School Hangout Middle schoolers — looking for something to do in the afternoon? Gather up your neighborhood friends, grab your OLRA ID card, and head over to the Clubhouse to do homework, watch TV, play games or just hang out. All subdivision kids aged 11+ are welcome. Grab a parental consent form online or from the clubhouse office for more info.

MAY MEETING MINUTES

MONDAY, MAY 18, 2015

Open Session Theresa Calvert called the meeting to order @ 6:28 pm Attending:

7 Residents The May meeting was held on the pool deck. Several improvements to the pool area have occurred since last pool season which the board wanted residents to have the opportunity to view prior to pool opening. Some of these improvements include the addition of the fence around the baby pool, resurfacing of the adult pool, re-strapping of pool furniture and the elimination of clutter on the pool deck. Following the meeting, residents were invited to walk the pool deck area with the board members and offer comments and suggestions. Announcements:

Jennifer Vandyke has been appointed to the OLRA board representing Newport Landing Kim Boothman and Jennifer Van Dyke introduced themselves to the residents in attendance Linda meets and speaks with Sam regularly to discuss finances

Manager’s report: Financial Update

Rockwood Account Balances as of May 18, 2015 Checking - $11,750.39 Money Market $199,411.31 Met with Sam Crossen (Treasurer) on May 15 to discuss financial statements and overall financial status of the Recreation

Association. Consulted with Schneider Accounting to review tax position for 2015. Expenses are under budget Have overpaid taxes in the past and we can deduct the cost of pool resurfacing ($21K) Chris Kerns will attend the Open Meeting in June to speak about the OLRA reserve study

Assessment Update

As of May 18, 2015 we have received assessment payments from 562 out of 580 residents. 3 more payments received since May 18, 2015. 15 remain delinquent.

A final certified letter will be mailed to delinquent residents in June. Liens will be placed in July/August. Residents with delinquent assessments have had their OLRA privileges suspended. ROHA and NLHA have provided lists of residents with delinquent homeowner association assessments. OLRA privileges are

suspended for those residents. Membership records are updated as assessments are received.

Clubhouse

General 2015 ID stickers and pool guest pass are available at the clubhouse. Subdivision garage sale was held April 29 & May 2. Sponsorship was provided by Amanda Baker @ Coldwell Banker.

Next year we will be sure the sponsor provides signs for all neighborhoods. This year there was only 1 sign and we had to move it throughout the sale.

On May 7, students and staff from Rockwood South Middle School participated in a school-wide community service day. A group of students and staff members worked to clean up the clubhouse grounds by picking up debris. It was a great opportunity for students to improve the community that they live in.

2 student office staff members have graduated and resigned their positions. Interviews were held, and Daniel Voss and Michelle Werkmeister were hired and will begin working in June.

General Accent Lawn will trim bushes, weed bedding areas and apply mulch, per contract, prior to pool opening. 4 Knockout rose

bushes will be planted in front of the clubhouse bay windows to replace the Boxwoods that have died. Total cost will be $160.

It was requested by a resident at the April meeting that I review the Ameren bill since installation of the new LED light bulbs acquired through Ameren BizSaver program in 12/13. Ameren projected our annual savings would be $1592. The actual savings was $1721.07. Cost to purchase the bulbs was $1370.75 before a $1131.00 Ameren rebate. Out of

pocket cost was $237.75. Repairs and Maintenance

Required St. Louis County annual backflow test was completed by Automatic Sprinker Co. on 5/13/15. Downstairs restrooms were thoroughly cleaned. Tile walls and flooring as well as the shower stalls were scrubbed with a

bleach cleanser. Cracks in Clubhouse porch foundation were evaluated by Archway Foundations. Upon their recommendation, the cracks

were caulked and sealed. Drain grates on pool deck were repaired. 3 bids were received for repair. 2 companies suggested complete replacement

of the grates by cutting out the surrounding concrete and replacing the grates ($5394.80 and $2700). The 3 rd com-pany bid to repair by replacing the defective grates ($460) without cutting into the concrete. Due to budget restrictions it was decided to replace the defective grating without complete replacement of the concrete. Caulking will be applied on 5/19 to even out the grating with the concrete so no “lip” is present.

Can lights for trees on side of clubhouse were repaired. The exposed wiring was buried.

Pool Swim team applications are available at the clubhouse. Pool permits have been received from St. Louis County. 13 pool chairs have been re-strapped with 5 low chairs to be completed this week. ($714) Pool deck has been power washed. Rusted and broken aluminum pool furniture that has not been used for several pool seasons was discarded. They were taken

to scrap metal recycler. Any broken items and unclaimed lost and found items have been discarded. New speakers have been purchased to replace the 2 broken speakers on the pool deck. ($161.40). Speakers will be

installed on 5/19. Midwest Pool Lifeguard Meeting on May 12.

Kelsey returning as manager and Luke as assistant manager. Trash and restrooms will be checked on lifeguard rotation (every 30 minutes). Pool deck will be swept and hosed daily. Chairs and furniture straightened daily. Mats will be removed from restrooms and hosed daily.

Pool Opening Party will be 11AM May 23. Sno-cones and soda dive. There were concerns about signage for the toodler pool, so Linda will inquire with Midwest Pool about what signage they

have for the pool area.

Following the manager’s report and reports from the board members, Theresa asked if residents in attendance had any questions and

there were no questions.

Next OLRA board meeting will be an OPEN session on June 29 @ 6:30pm. Open Meeting ended at 7:05 PM

It was brought up to the Board that Waste Management would provide trash containers for pool and clubhouse area at no charge. It was agreed to pursue this further.

It was agreed to provide merit increases for 2 employees who have been working at the clubhouse for the past 3 years. The Board was reminded of that National Night Out is August 4th.

Congratulations to Jennifer Van Dyke , who joined the OLRA board to

represent the Newport Landing subdivision. We are still in need of one

more person to represent us. Please call anyone on the NLHA board or

the OLRA board if you are interested. Kim Boothman from Remington

Oaks was also appointed to the board, congratulations to him also.

As of May 22, 2015 we have two delinquent households from NLHA

subdivision, with their assessments. Until these are paid the pool and

clubhouse privileges will be revoked. You can pick up your new pool

ID's at the clubhouse. Check out the improvements there and please

inform the staff if you see anything that needs their attention. The staff

has done a wonderful job with the deck furniture, fence around the

“baby” pool, railing at the entrance and clean-up of the inside facilities.

Also Rockwood South students did a clean-up of the grounds as a ser-

vice project, our thanks to them. The Boy Scouts painted and re-

furbished the picnic tables, which look very nice. Thanks to you all for

your service!

Everyone is encouraged to attend the NLHA and OLRA meetings, so

you can find out where your money is going and what is going on with

the pond, the swimming pool and the clubhouse. The next NLHA

meeting is June 1, at 6:30pm in the clubhouse, the next OLRA meeting is

June 29th at 6:30pm in the clubhouse.

“What Do All of These Acronyms Stand For?”

ROHA, NLHA, OLRA: What You Need to Know

1. So, what do the acronyms stand for? ROHA — Remington Oaks Homeowners Association NLHA — Newport Landing Homeowners Association OLRA — Oaks Landing Recreational Association 2. Wait — so what’s “RORA?” RORA, the acronym for the Remington Oaks Recreational Association, was changed to OLRA in 2005. The

recreational association wanted to make sure its name represented all residents of the subdivisions, not just those in Remington Oaks.

3. What does each association actually do?

ROHA governs the Remington Oaks and Chestnut Pointe neighborhoods (AKA the “tree-themed” streets), and NLHA governs the Newport Landing neighborhood (mostly “sea-themed” streets on the other side of Hawkins). Homeowners belong to ONE of the two organizations based on their address.

4. Can you give me a refresher on the annual assessments? Each resident receives two mandatory assessments each year: one from either ROHA or NLHA, and one from

OLRA. The ROHA and NLHA assessments are distributed in late December and are due Feb. 1 each year. The OLRA assessments are distributed in late January and are due March 1 each year.

5. What, exactly, do the fees cover?

ROHA fees cover common ground maintenance, main entrances maintenance, insurance and streetlights for the Remington Oaks and Chestnut Pointe neighborhoods. NLHA fees cover trash pickup, common ground maintenance, main entrances maintenance, insurance and streetlights for the Newport Landing neighborhoods. OLRA fees cover Clubhouse membership and maintenance, including the pool, tennis courts, work out rooms, rec. room and Clubhouse-sponsored neighborhood activities.

6. I don’t ever use the Clubhouse facilities. Do I still have to pay the OLRA fee? Yes; all households are required to pay the recreational association fee. Whether you utilize the Clubhouse

facilities or not — and we hope you do — your property values are increased due to this private Clubhouse membership. (Please stop by the Clubhouse to see all we have to offer!)

7. When do I get my 2015 ID stickers and pool guest pass? Pool guest passes will be available for pick-up in April 2nd. Residents must be up-to-date on all fees for

ROHA and NLHA both list their meeting information in the newsletter, and residents are encouraged to attend the meetings for their respective neighborhoods. OLRA meeting information is also included in the newsletter, and all residents are encouraged to attend these meetings as well. The OLRA website is www.oakslanding.org.
