Construction

All the homes at Tingley Hall will be traditionally built using brick and block construction

with a concrete tile roof. Foundations are traditional strip footings with suspended concrete

floor. First floors will receive tongue & groove moisture resistant boarding.

Comfort and Security

Gas fired thermostatically controlled central heating. Roof insulation comprising 300mm

glass fibre. Insulated walls. Locking UPVC windows with energy saving glazing. Multi point

lock to front and rear doors. Security system with door sensors and passive detectors to

NACOS standards. Smoke detectors.

Kitchens

Will be SieMatic incorporating a stylish range of floor and wall cabinets from a selection

of colours (subject to build stage). 1.5 bowl Blanco sink and tap. Integrated within the

kitchen will be twin Bosch stainless steel single fan ovens together with 5 burner gas hob

and Blanco chimney hood. Built in monobloc fridge/freezer. Dishwasher. Inset low voltage

ceiling and feature under cabinet lighting. Ceramic floor. Stylish European wall tiling.

Bathrooms, En-Suite and Cloakrooms

Stylish white sanitary ware from Ideal Standard incorporated within a tiled boxed unit with

laminate over shelf to selected rooms. Glazed shower cubicles with resin stone trays and

thermostatic shower’s where applicable. Mixers to all baths. Chromium plated ceramic disk

taps. Half height wall tiling to bath area together with basin and WC area. Full height to

shower cubicle where specified. Splash back tiling to cloaks basin and half height on WC

wall. Inset low voltage lighting.

Paintwork

Front and rear external doors finished in accordance with architect’s specification.

White gloss to all internal timbers including stair handrail and spindles. Plastered walls

will receive matt emulsion colour Tusk Tusk. Ceilings white matt emulsion.

Finishing Touches

Moulded skirting board and architrave. Flush panel Oak effect internal doors

with chrome lever furniture. Coving to hall, lounge and dining room. Built-in

wardrobes on selected types and rooms. Chrome sockets and switch plates

to ground floor, bathroom and en-suite. Chrome towel rail to en-suite.

Electrical

TV points and BT socket to lounge and master bedroom. Switch and wiring

for porch light. Razor points to bathroom and en-suite. Loft light point and

switch. Door bell push and chimes. Light and power to garage.

External

Turfed front and rear garden. Permeable block paved private driveway and

Tarmac estate access way. Timber fencing. Garden tap. Estate landscaping

in accordance with architects approved layout. PVCu fascias and soffits.

General

All owners will be responsible for future maintenance costs of the estate

access way etc. Full details available on request and included in the legal pack

sent to buyers Solicitors.

Warranty

All homes carry the NHBC 10-year “Build Mark” warranty.
