• We have 2 residents remaining on London Road but are due to

vacate in February

Where are we now?

Demolition enabling works are due to commence February 2021 with Wates

Construction and the first activity will be securing the site boundary.

What is next?

Removal of trees due to commence 16th Feb 2 weeks to complete.

Wates Construction will progress with site clearance, erecting heras fencing,

hoarding and utilities diversions. The following slides set out the demolition

process over the coming months.

Site Start Up Week 1 (Monday 1st March 2021)

• Pre- March work: 15th Feb Tree felling works and Heras fencing installed .

• 1st March Heras fencing installation extended to secure site in preparation for hoarding installation. Clear demarcation from the site boundaries and public highway to ensure public safety.

• Wates Construction take full possession of site and commence physical security presence and provisions.

• Establish construction compound for welfare provision.• Install entry/exit vehicle gates.• Install red/white barriers to prevent parking on St Andrews.• Maintain access for traffic, bikes and pedestrians via St Andrews and

Queen Street – to remain as public highway.

Enabling Works Phase Weeks 1-24• 15TH Feb Heras fencing installed• 1st March 21- 30th April - Hoarding installed to secure site commencement. 8 week

period.• Dust/Noise/Vibration monitoring system installed to boundaries as agreed with LBH

EHO requirements, ensuring full respect for local adjacent residents• 1st March 21’ - Utility disconnections/diversions/removal to commence

progressively. 24 week period

• Note: St Andrews Road will be closed as and when required to allow works in the road. Cyclists and pedestrians diverted via Queen Street to avoid London Road roundabout. Notice to be provided to the community.

• 15th March 21’ General Site investigation works include:• CCTV surveys of retained sewer• Trial Holes to establish the position and inverts of Sewer and all key stats

including fibre optic cables etc.• Archaeological investigation by Museum of London of interest across site

and necessary invasive investigation. • 25th April 21’ - Early demolition works commence:

• Soft strip & Asbestos removal• External demo – garages/sheds• Vegetation/Topsoil Strip• Street furniture removal

• All hoardings will be fully cleaned as a

minimum, weekly. In the instance of any

graffiti on the hoardings this would be

removed the same day

• Inspections of the integrity of the hoarding

will be carried out weekly and any required

repairs carried out as required

Engagement

• A Newsletter will be distributed week commencing 8th February with an

update to neighbours of Waterloo and Queen Street.

• Subsequent update meetings to be set up on a quarterly basis via a

virtual platform with neighbours of Waterloo and Queen Street Estate

• Construction team to undertake additional community engagement on

the practical aspect of the demolition / site activities as works progress.

• JV Social Value plan in place to continue

building on the success demonstrated to

date on the first JV projects – NNP & SSS.

Cottons park, to support them with their

wider focus to support the local

community.

Fire Brigade

• The London Fire Brigade has conducted several successful

training events on the Waterloo and Queen Street Estate.

• A new process will be adopted by the Local Planning

Authority in which developers will be encouraged to

engage with the LFB about any vacant sites for future

training following the success of the training at the

Waterloo Estate.
