In places with harsh winters, June sales are typically 29% above the annual average! Homebuyers begin their search in March and April, but they really get down to business after the Memorial Day weekend. Most people want to move in the warmth of summer without having to trudge through the snow and cold. Take advantage of the surge in home-buying activity and put your home on the market before other sellers catch on!

YOUR LIVING SPACE INCREASES You can use the warm weather to your selling advantage! Whether you have a modest patio or a big backyard, you’ll want to push the inside out. Make your outdoor space inviting with a cozy seating area or dining table with umbrella, complete with candles, lights, place settings, drinks, or pillows. Stage your barbeque area with a nice set of tools and mitts next to the grill. If you have a pool, include rolled white towels and a beach ball. Set out backyard games like croquet. Water your lawn and flowers to keep them fresh and vibrant—just as you would polish the interior of your home. Be creative… usable space is sellable space!

Why Summer is the best time to Sell

LONGER SELLING HOURS

SCHOOL’S OUT FOR SUMMER! Families with children will typically look to move during the summer, after the school-year has ended. Buyers who are new to the area or are thinking of switching schools will need information about the school district you’re in. While most schools are closed during the summer, school boards, superintendents, and other school officials typically work year-round, and can often provide tours or answer house hunters’ questions. Try leaving brochures with contact information for all the nearby public and private schools on a table in your home where buyers will see them.

Daylight savings time and longer summer days mean there’s more time for buyers to look at houses, which means your property can be seen by more buyers during the day, and there’s a bigger chance to get more interested buyers. With more potential buyers coming through the doors, you’ll want to be sure to keep them comfortable by blasting crisp, cool air conditioning. Remember, the longer they stay in your home, the more likely they are to become emotionally attached to it.

BETTER HOME VALUES When your house is being valued, the appraiser will look into data for comparable homes sold in your neighborhood. But, if the most recent data is from a home that sold for cheap in the winter, it can hurt your valuation. Having only bits of comparable housing data kind of holds you “hostage”. When more homes selling during the warmer months, the comparable home prices are more accurate. The more data, the better!
