President’s Message
It’s safe to say a great time was
had by all at the golf outing. I
had ordered great weather but
you never know if Mother
Nature will cooperate. Golf was
great and the food was
wonderful! Inshalla and
Outboard’s did a great job.
Congratulations go out to this
year’s scholarship winners. We are now 4
years into our renewable scholarship
program and this year, we will award
nearly $4,000 to 14 students – all children
of NWAR members. A HUGE congrats also
goes out to Peter Bushman, Sandy Ebben
and Jim Mulleady Sr. who recently earned
REALTOR Emeritus status - it’s quite an
accomplishment! Thanks again to Cheryl
Eskridge for her ceaseless efforts to pull
together some great auction items to
benefit RPAC.
The votes were tallied and we welcomed
new Officers and Directors to our board.
Lastly, we welcomed aboard
over a dozen new REALTORS.

We recently partnered with the ArtStart
program in Rhinelander to help them

WRA Annual Convention - Free Registration Drawing

Kalahari Resort in Wisconsin Dells for another
awesome WRA Annual Convention! This year’s event
kicks off with a golf outing on Sunday 9/16 followed
by two full days of workshops, continuing education,
exhibits and a “Boogie Night” icebreaker party.
Guest speakers include Colette Carlson and Jan Hargrave who will teach attendees how to
communicate (both verbally and nonverbally) to make strong first impressions, overcome
conflicts and build lasting relationships. Also on hand to host a variety of workshops are
well-known instructors including Joanne Chando, Marguerite Crespillo, Marki Lemons and
Hoss Pratt!
Real estate and appraisal CE classes are available as well as broker track seminars and
special receptions for RPAC investors ($99+), the Wisconsin RRC (formerly CRS) chapter,
Women’s Council of REALTORS and Young Professional Network.

Seller Disclosure Reports – Please
take a moment and check out the very
exciting news in the WRA Magazine.
New and improved Seller Disclosure
Reports coming soon! The WRA has
worked very hard on these updates
and I think we will all be very pleased
with the changes.
Policy changes – Standalone homes
and vacant land part of condo
associations may now be entered with
a property type of Single Family
Detached or land, but the title field
must always include “Condominium”
for accurate appraiser and comp
searches. The MLS now allows for
offsite basic training and beginning
July 1, will allow for agent waivers for
those who do not wish to participate in
GNMLS. Call the Board office about
details and requirements.
SentriLock – FYI they are now
updating listing and agent data
several times each day in the system.
Xposure - Searches of MLS listings
are available to consumers through
our website. The Board is discussing
ways to promote this to public. Please
be sure you have uploaded a good
portrait of yourself to show the public
– or email it to the Board office.

President’s Message
2017 Wis. Act 338, effective July 1, 2018, updates the contents of the Real Estate Condition Reports (RECR) and Vacant Land Disclosure
Reports (VLDR). The legislation focuses on when the report is furnished to the buyer and tells us a report needs to be on an updated
form if the buyer is furnished with the report on or after July 1, 2018. Sellers should not provide buyers a copy of the new form until July
1, 2018.
Therefore, new versions of the RECR and VLDR with the updated content must be used when condition reports are furnished to buyers
on or after July 1, 2018. For any reports already given out to buyers before July 1, there is no need to go back and provide a new form.
If the buyer has been provided the RECR or VLDR before July 1, 2018 - no further action need be taken
If the seller has completed the RECR or VLDR before July 1, 2018, and the buyer will not be provided the RECR/VLDR until July 1, 2018 or after, then the seller must complete a new RECR/VLDR
For example, a new version of the RECR or VLDR would be put out on the counter at the property for showings and open houses and
included as an associated document on the MLS beginning July 1.
The WRA’s updated RECR and VLDR forms will be available on zipForm and in hard copy no later than the week of June 18.

This year’s RPAC Silent Auction raised the bar yet
again thanks to the generosity of our donors and
bidders. We greatly appreciate the contributions
of everyone who participated, and a special thanks
to Jennai’ Rusch and Denise Goldsworthy for
helping setup and close out the auction. While we
started off on a high note again, we are counting
on everyone to include the RPAC investment when
you renew your NWAR Membership later this year
to help reach our annual goal.
Note that all donors who give $100 or more can put
it into Direct Giver and decide how your money is
spent, and donors of $99+ may attend a free RPAC
Recognition Breakfast at the WRA Convention in
September. Every donation of any amount helps
toward our goal, so thank you to everyone for
helping us reach it again in 2018!

capacity of including up to 99 photos.
The optimal sizing is 1280 x 960 pixels
as shown in the photo upload process.
Some listings are displaying an
abundance of photos, sometimes more
than 50. My caution is that an agent may
not make the best impression with
customers by including a plethora of
images, many of which are essentially
the same. We see slightly different
angles, lighting or just duplicates
slowing down the customers’ online
experience. Photos should not be
highlighting furnishings, wildlife, etc.
that are not for sale. Of course you may
post the number you feel is appropriate
to the listing, but be careful to avoid
frustrating customers with duplications
rather than focusing on the major
attributes of the property.
We recommend you strive to present
the best you have in the first dozen or so
photos before adding any that are
similar to the first ones.

This past weekend, the Northwoods and neighboring
areas saw firsthand just how close to home floods can
strike and with little notice. The National Flood
Insurance Program (NFIP) will expire on July 31,
denying necessary insurance coverage to homeowners
and buyers in more than 20,000 communities
nationwide. Congress must act now to reform and
extend the NFIP. CLICK HERE to take action by
urging Congress to extend the NFIP and pass
meaningful reforms to ensure long-term viability of
the program.

2018 Golf Outing, Election Dinner & RPAC Auction Recap Fortune favored us again this year with warm, sunny weather for the 90+ golfers and 150+ diners who turned out at Inshalla Country Club in Tomahawk for our busiest event of the year. Hat’s off to our fantastic volunteers: Erik Johnson who ran the golf outing and Jennifer Nerva of Tomahawk Community Bank who hosted the putting contest, RPAC Chair Cheryl Eskridge, Jennai’ Rusch and Denise Goldsworthy for setting up and closing out our RPAC fundraiser auction, and of course event emcee and NWAR President Shelly Cole. Many thanks as well to our generous golf and auction sponsors below for helping to make this a huge and rewarding event for many who attended.
Reclaiming the Jim Tait Memorial Cup after a 4-year hiatus was Mike Brandner and the Gowey Title team. Congrats to each of them and putting contest winner Adam Karcz who holed out his qualifier, then nearly repeated the feat to snag a huge prize of $426 in the final. We also sent Linda Choinski home with a smile after winning $267 in our RPAC 50/50 drawing, and Judi Schmidt Arnold finally saw a return on her many years of entering the tablet PC drawing by snagging the Acer Switch Alpha 12. Thank you to everyone who helped us set a new record for our RPAC fundraiser!
While all the above was going on, Shelly also found time to induct a baker’s dozen of new REALTORS and on the other end of the spectrum, she recognized 2 REALTORS in attendance - Sandy Ebben and Jim Mulleady Sr - as REALTORS Emeritus for 40+ years of service. Shelly’s daughter Dakota and Brenda Thompson’s daughter Olivia also accepted NWAR Family Scholarships and read some excerpts from their applications. We wish all our scholarship winners the best in their studies and are proud to support over a dozen new and past winners this year! Thank you again to everyone who attended and we hope to see you again at Holiday Acres in Rhinelander on 9/27 - mark your calendars and watch for details in an upcoming newsletter!

2018 Golf Outing, Election Dinner & RPAC Auction Photos
Shelly & Brenda brought their Mini-Mes daughters Dakota & Olivia who each earned a 2018 NWAR Family Scholarship. Best of luck to both as they strive to measure up to their exceptional moms!
Mike Brandner & the Gowey Title team earned a third engraving on the Jim Tait Memorial Trophy. That’s one more than 2018 repeat US Open winner Brooks Koepka!
While they haven’t reached the 40-year mark like Pete, Sandy & Jim (see page 4), Sue Crall & Judi Schmidt Arnold did take home 25- and 35-year anniversary pins respectively. Both beamed with the same youthful smiles as our new inductees and scholarship winners, so we fully expect to be handing them 40-year pins some-day if we codgers at the board office can keep up until then!
“Why can’t every day be NWAR/GNMLS Golf Outing & Election Dinner day?” pondered Linda Choinski while fanning out the cash she won in the 50/50 drawing. Well Linda, it’s because Lon and I would be dead by then!
NWAR President Shelly Cole greets the 150+ in attendance before reminding each that her bank offers competitive rates and an assortment of convenient financing options. NWAR is fortunate to have many terrific Affiliate Members who have our backs and, at times, our fronts too!
Lon busted out the panoramic lens to capture our big group of new REALTOR inductees (L->R): Bob Rentmeester, Brian Pagani, Tim Riley, Dick Farrell, Marisa Hagemann, Elicia Seliskar, Dave Duncan, Ann Dembowiak, Karen Roth (with Shelly’s legs via pixel magic by yours truly), Tom Hegeholz, Rachel Dreger, Rae Edinger & Dan Buckley. We welcome each to NWAR and invite them to contact the board office for help retouching their listing photos (be sure to ask for Lon).
