Back from vacation in Vermont and Nova Scotia. What a trip it was to NS to meet up with our Canadian friends. Some of the most hospitable people I have ever met. Now I’m ready to get to work along with the Social board who also was in NS. You had a hot rainy summer here as we had a rainy but not a hot summer in Vt. Time to go to work.
The girls did a great job over the summer with pot lucks, Ltd dining, bingo and 4th of July picnic. Thanks Chris and Sally who held down the fort and also thanks to all their volunteers.
We have some plans for the fall such as the Labor Day picnic at noon on the 4th which is free to all, just sign up in the clubhouse. Also the Flamingo Dinner/Dance held on 9/30. Get ready to have flamingo’s planted on your front yard for benefit of Hospice. Look for the flyer for those who do not understand.
How great is it we finally have the pool tables ready to go where they belong. The pool players have waited a long time for this. The room is beautiful. It’s great that they have their own space and won’t be bothered with clubhouse noise. The building ran behind schedule but sometimes your hands are tied when it comes to the County. Sandy is doing a great job getting things together.
Our coffee social and social club meetings resume every Monday at 9:00 beginning Monday, Sept 4. We hope to see you all there to go over our events and anything you’d like to add pertaining to the Social Club.

Walden Woods North
September is here already and what a fun summer it has been. The Mother’s and Father’s Day Special Breakfast; Burger Bar II, the Pizza & Wings party, and the Ice Cream Socials/Bake Sales were all fun events. Thank you all for your participation. We are planning on more fun during the last part of the year.
As we welcome back all the snowbirds, we are setting up our regular Fall events for the upcoming days. Another Taco Day is planned and also another Fish Fry along with our regular monthly breakfast and the coffee and donuts meeting. The Birthday and Anniversary days are coming up and we look forward to those. Please watch for our notices on the bulletin boards near the mailboxes and in the clubhouses plus on the Walden Woods Neighborhood website for the details of each event.
Also, just a reminder that it is the time of year to start thinking about joining the Social Club for the 2018 year. Sign up sheets are posted on the clubhouse bulletin board. Stop in and sign up.
As always, we thank all the volunteers who have done a great job by helping us out at all of our events and everyone else who has supported our activities. Thank you all.

In Memoriam - Charlotte Sharp
On June 22nd, Charlotte Sharp passed away. Charlotte is survived by her husband Richard, son Richard Jr, and daughters Vicki and Deborah. She was employed at Toyota in Baltimore for many years before retiring here in Walden Woods where she became very active in her church, Freedom for Life Family. She became very active in the Ltd Social Club serving as Treasurer. She also was very active in the Blessings program serving as Chairman. The kids were very lucky to have her as many received food for their backpacks. Charlotte enjoyed golf, fishing, cooking, entertainment, fellowship and serving in the ministry. Charlotte will be deeply missed at the Legends Show as she was a participant and Master of Ceremony.

The Lady
I wonder what she thought As she stood there, strong and tall,
she couldn't turn away, She was forced to see it all.
Did she long to offer comfort as her country bled?
With her arm forever frozen High above her head.

Walden Woods Limited Homeowners’ Association – From the President
Welcome back snowbirds! This Fall everyone will be pleased to see that the new building is completed. The pool players will be able to resume pool night and friendly competition. For the returning residents, if you haven't had an opportunity to meet the new Sun Community manager, Sandy Martin, stop into the office and introduce yourself.
HOA meetings will resume Tuesday September 12th at 7:00 pm. All are welcome to attend. If you are a new resident please come and meet your neighbors and HOA officers. Our social clubs will be planning a full schedule of events for our community. Please try to attend these events and support the efforts of the Social Club and all of the volunteers.
The HOA boards will be meeting soon with the Sun Community officers to discuss improvement requests in our community for 2018. I would like to remind all of the Walden Woods residents that the amenities in this community are for the enjoyment of everyone regardless of where we live in Walden Woods.

As the Snow Birds start to migrate South, Welcome home. I would also like to welcome our new residents. As we begin the month of September our HOA meetings will resume as of September 12, 2017 at 7:00 P.M. in the North clubhouse. I would like to invite our new residents as our guest to see how we conduct the business of your Home Owners Association. . At our September meeting we will be accepting nominations for the 2018 Board of Directors. The offices up for election are: President, Second Vice President and Treasurer. Homeless Vets Update Hello Walden Woodsers So glad to send you an update for this past summer. Tom and I hope that those of you that stay here year round have had an enjoyable summer. For those of you who may not know, Tom suffered the loss of his wife, June just a few months ago. But he is back, blessing and helping so many throughout Citrus County. We want to extend our gratitude for all of you that have not forgotten our Homeless Vets during these hot summer months. Many have donated home furnishings, nice clothing, OTC items, food and personal care items. As always, bottled water, food items and toilet paper are of greatest need. All of your donations are welcome. If you have large home furnishings, please call Sanctuary House as they also help the homeless. We also still support the woman at the Flea Market that takes the proceeds of her sales to send care packages to our troops. So if you visit Howard's, look for her. We've posted her flyer at both club houses. Looking forward to a bounty of giving, Tom Branham and Charlotte Mixon

Pet of the Month - Schatzi
Schatzi is 12 years old. She loves to be friends with every one she meets, dogs, cats, bunnies, birds, frogs, and people most of all! She moved to the "Woods " in 2012 with Mom and Dad, Pia and Bob Martin. Next month - Chester
Flamingos Landing for Hospice
Beginning October 1, 2017 a pack of flamingos may land on your front lawn. Tied to these flamingos will be an envelope with directions of what to do.
You may place a donation of $5.00 to move them to whomever you would like (friend or foe), $3.00 will take them away. Whatever you choose, ALL proceeds go directly to Hospice of Citrus Co and Hospice of Hernando Co.
On September 30th a dinner/dance will be held at the Ltd Clubhouse with all proceeds going to both Hospices.
So many in the park have used both Hospices one time or another, which offer free care to the terminally ill.
Please join in on the fun of flamingo planting. It’s such a great cause.

Greetings Everyone from your HOA Chairman of the Board:
It has been a hot summer and a relatively quiet one. Hopefully by the time this goes to print the new building will be completed. But, this is Florida and seems like everyone agrees things move a little different.
Our new community manager, Sandy Martin, has done an outstanding job coming in and learning about our community. Your HOA looks forward to working with her to maintain the quality of our community. If you have not yet met her, stop in the new offices and say hello.
Your HOA has been in talks with the FMO concerning future legislation and what would be in your best interest as a homeowner. In the meantime, there is one subject that you will be hearing over and over and it may not affect you today but at some point in the future it will affect everyone. If you ever sell your house it is up to you to get the message to your new buyer to NOT SIGN for a new prospectus. If you do not know where your prospectus is you can obtain one by just contacting any HOA Board member or by contacting the DBPR in Tallahassee. They are free, it is yours and you are entitled to a copy of it upon a request.
Offering or making this available to your new buyer costs you absolutely nothing and is without question a valuable tool for selling your home. As you could imagine any time a community owner gets the chance to change the language or decrease an amenity to their favor, a new prospectus is the first place they go. Your home has a prospectus assigned to your lot and as long as you or anyone else DOES NOT sign for a new one the old one stays in effect.
Your HOA is working also with NMHOA on a national level right now. There is a bill being proposed in Washington, HR323296 and SB 1581, that would give a 75% tax break on capital gains to a community owner that would sell a community to its residents opposed to selling to another developer or corporate owner. This bill could help a lot of people in larger metropolitan markets.

Please continue to support your local HOA and if you are able to help please support the FMO. We need them more than they need us, and without the FMO representing us in Tallahassee, things would be out of control.

Walden Woods in Nova Scotia, Canada
One of our greatest experiences since coming to Walden Woods was our trip to Canada. Ray & Gloria Richards and Dave and I left for a journey to Nova Scotia on July 24th to meet up with our Canadian friends and fellow board members.
On the way we visited Ray's Mom in New Brunswick. What a sweetheart! From there we went on to Nova Scotia where Eric & Sheila Graves set us up in a beautiful cabin on Lake George. We met up with Eric, Sheila and Barb Christy for dinner.
The next day we met up with Steve & Anne Marie Lowe for a boat ride on Lake Ayelsford, then dinner at their cabin. We continued on Saturday for a party at Jim & Mona MacNeill's with Brian and Kris Estus.
We went shopping, ate so much food and enjoyed the cabin. It was a whirlwind week; not long enough but the hospitality we received was superior.
I can't say enough about our Canadian friends and can’t wait for their return to the States to be with our great American friends and neighbors here in the "Woods"

Manager's Corner
I want to take this opportunity to thank each and every one of you for the warm welcome upon my arrival to Walden Woods as the new Manager. This is by far one of the finest communities that I have had the pleasure of being a part of. I appreciate everyone’s patience and kindness while I become acclimated to the community. I am sure that with all of us working together we can continue having a great community to call home. My office door is always open, so please feel free to stop by. IN THE COMMUNITY FOUR SIDED INSPECTIONS - I will be beginning four sided inspections starting the month of October. The items that I will be looking at thoroughly will be carports, siding cleanliness, roofs, shutters, visible house numbers, clutter around homes and flowerbeds. Please make sure that your home is clean, repairs completed, lawn green & landscaped, and flowerbeds free of any weeds. HOUSE NUMBERS AND EMERGENCY SERVICES - Please make sure that your house numbers are visible from the street. It is very important for emergency services to be able to see the numbers clearly in the event of an emergency. STREET LIGHTS – For all of our residents in the North, if your front street light is not working, please try changing out the bulb first. If once you change out the bulb and suspect that the sensor is not working then please report it to the office. REMINDERS EXTERIOR IMPROVEMENTS: Please remember that any exterior improvements that you are planning need to be approved by management. There is a form in the office you will need to submit. Work cannot be completed until you have the written approval back. LAWNS AND FLOWERBEDS: In order to keep our community pristine and beautiful it is very important that lawns are mowed regularly (weekly in the summertime), and that your flowerbeds and rock beds are free of weeds. This not only keeps our community looking its best, but keeps the value of your homes higher. Often times when we are showing homes to prospective buyers they comment on how well the community is maintained. I let them know that our residents take a lot of pride in their homes, and that expectation is for the entire community. I try very hard to go out in the community each Sunday and when I see lawns and flowerbeds that are not taken care of, notices will be put out to those residents. PETS: Our community has some of the best pet owners. I love the fact that most people are taking such good care of their four-legged family members, but please remember that all pets are to be kept on a leash and under control at all times. Even in the dog park area, please make sure that you have control of your pet around other pets. In the event that animal control has to come out due to a biting incident of any kind, this could result in having to remove your pet from the community, and it is never our desire to have to do that . If you have cats, they are to be kept indoors. They cannot be outdoors unattended. Please remember to always clean up after your pets, and dispose of properly.
