insurance cover on some of the UK’s most iconic residential developments.
We have been involved with many technically complex, large-scale build to rent projects, providing a co-ordinated and flexible approach through a dedicated team.

OUR WARRANTY AND INSURANCEWhat it providesn Flexibility – our in-house team of underwriters are on hand to
discuss your bespoke insurance requirements
n High value cover – we are able to underwrite up to £100m per
continuous structure, with scope for higher if needed
n Builder liability period – we offer a standard two-year builder
liability period (guaranteed by NHBC), resulting in enhanced quality
‘buy in’ from your builder (you can choose shorter terms if you require)
n Extendable – whilst our building defects insurance is for 10 years as
standard, you have the choice to extend this to 12 years (designed to
protect landlords and asset owners from the risk of building failure
throughout the duration of the policy)
n Contractor insolvency cover – we offer optional cover for contractor
insolvency before completion
n Protection – removal and storage of possessions, loss of rent and
alternative accommodation cover are included
n Claims management – should a structural defect claim arise you’ll
have one point of contact from our in-house claims team.
Consultative approach – we work with you from as early in the design
and development process as possible, collaborating with architects, design
teams and contractors to mitigate potential construction risk.
Design advice and technical review – we offer early expert technical
assessment of site-specific factors to help identify and mitigate
potential risks.
Major Projects – the first of its kind, our multidisciplinary team of
engineers, technical managers, fire engineers, building control surveyors
and inspectors provide technical support and guidance throughout
the project.
Standards, Innovation and Research – our teams are at the forefront
of Modern Methods of Construction (MMC) implementation and can offer
unrivalled technical guidance.
NHBC Standards – we provide comprehensive guidance and performance
standards, and requirements for the design and construction of homes
registered with NHBC.
Building Control – as the UK’s first independent Approved Inspector
for Building Control, we are the largest single building control body
operating in England and Wales; and during a recent audit, CICAIR noted
NHBC’s Building Control service as exemplar.
Inspection – our inspectors conduct rigorous inspections at key stages
of construction, from foundations through to completion.

How we work with you
Customer service – our friendly team will be on hand to guide you and assist you or your builder in registering your project and addressing all further queries concerning registration or policies
Flexibility – you can switch policy cover to private owners if units are sold to individuals during the life of the policy
Speed – our in-house teams ensure quotes and offer of cover letters are provided quickly and efficiently
Efficient – commencement of cover will align with the phased completions of your development
Commercial – we offer insurance for commercial elements of your development
Mechanical, Electrical and District Heating insurance – In conjunction with Arthur J Gallagher (UK) Ltd and HSB Engineering Insurance NHBC is able to introduce you to Machinery Inherent Defects Insurance. There are two versions of this product, one that provides a level of cover for mechanical and electrical services, and another for district heating services. HSB provide risk management during the build phase through inspection and design support. Once completed, HSB provide cover for latent defects which damage or cause failure to your M&E system(s).
