Did you know that water losses are among the most common causes of homeowners insurance claims? Did you know that most water losses occur from water sources inside your home? Did you know that YOU could prevent most of these losses? Remember, an ounce of prevention is worth a pound of cure! 1. Check your Hoses: Refrigerator - If your refrigerator has an icemaker, check the hose connection to make sure it is securely attached to the water supply line. The wet spot you see on the floor near the refrig- erator may be melted ice, or it may be an icemaker line about to burst. Washing Machine - Inspect washing machine hoses regularly for wetness around hose ends and signs of bulging, cracking, or fraying. Replace these hoses every 3 years. Be sure to replace old plastic hoses with reinforced hoses. Dishwasher - check under the sink to see if the hose connection is secure and free of leaks. Check around the base of the unit for leaks as well. 2. Check your Systems: Water Heater - Most water heaters have a lifespan of 10 to 15 years. Wet spots on the floor or a rusted tank may signal a problem. Have your water heater professionally inspected annually. Air Conditioning - Have your A/C unit professionally serviced regularly and be sure the service includes inspecting and cleaning the air conditioner condensation pan drain line to keep it free of obstructions. Toilets - Placing inappropriate objects or too much toilet paper in the bowl can accidentally clog toilets. Hanging bowl deodorants are frequently the culprits. 3. Check your Pipes: Check for hidden leaks by turning off faucets, all water using appliances, and not flushing toilets for one hour. Record the water meter reading before and after. If the meter is spinning while no water is being used, you may have a leak. Know where your water shut off valve is located If you are going on vacation, shut your water off at the main valve and leave one sink ‘on’. To help prevent clogs, fit all your tub and shower drains with a strainer. Do not use caustic liquid drain openers (Drano, Liquid Plumber), they can get trapped in your pipes and cause serious damage. When in doubt, call a professional.
