WATKINS CERNY ARCHITECTS & PLANNERS, INC. 1 RANCHO GASPARENO RESORT MASTER SITE PLAN This 50+ acre oceanfront resort site with over 1400’ of beachfront is one of the few sites on the Pacific coast that has a 100’ deep pirates cave in a one acre granite rock on the beach that has sweeping views of the Pacific Ocean and Todos Santos coastline. In front of the site is famous fishing spot at the end of the Cabo San Lucas trench. The site will have 9 ocean front villas, 44 ocean view homes, an eight story hotel, 27 equestrian estates, sustainable food gardens, a fresh water well, commercial center with gas station, and horse stables with solar PV shaded canopy for around 3MW of electric power. The hotel is designed for 175 rooms and 24 condos, with spa, restaurants, bars, jazz club, tennis, and 5 clifftop infinity pools along the edge of the oceanfront granite rock with the hotel. This unique site has a sweetwater well, a sloping site with great ocean views from all home sites, and quick access to highway 19 and the new toll road to the Cabo San Lucas Airport. Designed with a focus on sustainability, this destination resort will strive for zero + carbon, generating more power than it can use on site, residences will be built using local soils and molecular binders for low embodied energy with shaded mass and will be treating all of its sewage for re-use, and growing its own vegetables, and making a unique damiana aphrodisiac liquor and soaps from existing Damiana plants that grows wild on the site. There will be a wine store, restaurant, gas / convenience store and Farmer’s Market and Country store.

VIEWS TO THE SOUTH AND NORTH The site has a dramatic 50’ high granite rock extending into the ocean where the Spanish Galleon “Gaspareno” ran aground. Notorious Pirates Sir Thomas Cavender, and others attacked the area.There are rumors of pirates treasure in the 100’ deep by 20’ high cave accessible from the water. Working with the unique land forms this site generates a 175 room hotel atop the rock outcropping with cascading swimming pools watching the sunset. The site includes 1400’ of beachfront, a series of food gardens, a community center with bar, common pool and hot tub. The retail support center along the highway will feature a solar shaded parking lot that will generate most of the resort’s power along with a solar shaded equestrian arena and stables.This will generate $600,000 in income annually as well. Solar power will pump water from a well into storage tanks at the highest point of the resort near the equestrian center. The creek next door offers unique ancient trees and a series of waterfalls less than a couple of miles away. Giant turtles bury their eggs on the 300’ wide beach along the entire resort front. A short horse ride or hike up the creek has giant ficus trees climbing the canyon rocks and a series of year round waterfalls.

This development will strive to achieve the Sustainable Development Goals of the United Nations and be a zero carbon+ development. The residences will be built from local soils using a molecular binder that creates walls stronger than concrete with less embodied energy than other construction. They will use daylighting, LED lights, thermal mass, shade and other techniques to lower power and water consumption. We will have a desalination system. There will be entry security and gated neighborhoods allowing public access to the hotel, beach, and equestrian center, while maintaining security for the estates and private residences. This low density development is in keeping with the feel of the agricultural and beach community .

RAMMED EARTH ARCHITECTURE, THERMAL MASS, LOW EMBODIED ENERGY TODOS SANTOS - A CULTURE OF ART AND FINE FOOD Rancho Gaspareno is named after the Gaspareno Spanish Manilla Galleon treasure ship which ran aground at the site. There is much pirate lore about treasure hidden in this area. Ancient home to the Guaycuras Indians, these 6’ tall natives were ruled by Queen Calafia that California is named after. It is thought that they were related to sea faring Pacific Island tribes. Starting around 1985 in Todos Santos, the Café Sante Fe was one of the first gourmet Italian / Mexican restaurants in the Region. There is a restored movie and community center that is holding its SIXTH ANNUAL FILM FESTIVAL, they also have a Music and Arts Festival. There are other restored brick buildings from the early 1800’s when there was a brick factory there that have been converted into boutique hotels, restaurants, and retail. Now it is a surfing, art, and fine dining sustainable community with many galleries, boutique hotels, craft and clothing shops.

JAZAMANGO, TODOS SANTOS, BCS, MEXICO Recently famous Mexican Chef, Javier Placentia opened JAZAMANGO there, further polishing Todos Santos mantle as a farm to table lifestyle community. There is a large growing retirement movement looking for this sustainable type of community. Other farm to table communities are locating in the Todos Santos Area creating a new series of restaurans, and healthy retirement options. There are established galleries, boutique hotels, bars, Film and Concert Series in Todos Santos with many diversified options such as horseback and mountain bike riding and hiking, surfing, gardening, cooking, and art.
