1. To facilitate the maintenance of common areas at Henry Robertson Court we have formed a management company, which, on completion of all sales, will be transferred to and controlled by the apartment owners.
2. Each purchaser will become a Member of the company and each will contribute a specified proportion towards the maintenance costs for the parking areas, landscaped areas and for the payment of the landlord’s electricity costs for lighting to common areas.
3. HLM Ltd have been appointed as managing agents for the Management Company. They take care of the day to day maintenance of the estate leasehold and set the service charges to cover cleaning and lighting of halls stairs and landings, cleaning of windows externally, external lighting, landscape maintenance, accountancy and management fees and importantly, buildings insurance.
4. The service charge for Henry Robertson Court, is estimated at approximately £70.00 per month and will include a small amount towards a sinking fund for future decoration and maintenance of common areas.
5. HLM Ltd will collect service charges half yearly in advance and spend this money on maintaining the property.
6. Annual accounts will be prepared so that residents can see exactly how much has been collected in service charges, how this has been spent and how much remains towards future redecoration and maintenance.
7. All apartments are sold on a 125 year lease and in addition to the service charge there is an annual ground rent of initially £100 per year and thereafter subject to review in accordance with the terms of the lease payable to the freeholder. This will be collected in January each year along with the service charge.
