It’s fair to say that building is in my blood. Growing up with my parents running and owning their own boutique building company, I was given the chance to learn a lot from a very young age. I still remember travelling around the south-west with my Dad, visiting the sites and talking to the different trades that were building his homes. As I got older, I would work weekends labouring for various trades to earn a bit of extra pocket money and this exposed me to many aspects of the building process. At 19, I started my own business manufacturing and supplying building products to the industry. Over the next decade, the business grew organically and became the largest single site manufacturer of its kind in Australia. Personally, I have always taken great pride in providing the best service and innovative solutions to my customers and this philosophy is reflected in the way I run my business. This is something that has never changed and never will. Ben Trager Homes is a culmination of all those collective years of experience, coupled with an unwavering internal drive to be better and achieve more every day. Ben Trager Homes takes environmental sustainability and innovation in residential design and construction very seriously.

A combination of light weight panels and double brickwork are used to get the maximum benefit from solar passive energy principles and environmental sustainability.

Whilst the lower floor walls are constructed of double clay brick, our upper floor walls are timber framed internally and externally clad in 100mm thick pre-fabricated EPS (Expanded Polystyrene) panels. These EPS panels have an R 3.1 rating and are more energy efficient than brickwork, leading to a saving of up to 50 times on production energy over the life of the building. In addition, the panels have superior insulating properties, are fully recyclable and are unaffected by extreme temperature changes.

Composite light weight panel technology has revolutionised the building industry by encouraging a step away from the traditional double brick method of construction. This technology means Ben Trager Homes can produce a fast and efficient build in situ (not off site), whilst still achieving the highest standards in quality and appearance. Ben Trager Homes utilises a 5c engineered flooring system to support the upper floor, comprising of steel trusses and a poured concrete slab. The concrete slab to the upper floor offers superior insulation and thermal mass to the dwelling, increases the home’s energy efficiency rating and reduces noise transfer.

BTH ResponsibilitiesYour Building Consultant will facilitate the signing of the Preparation of Plans Agreement and all other paperwork required and provide you with a Selection Guide. Your initial deposit will lock in the base price of the home. Client ResponsibilitiesProvide all documentation relating to your land, eg. homeDisplay homes are a great start to see layouts and finishing products. I.e. love the location/layout of the kitchen and dining/living area, or love the size and layout of the minor bedrooms or master suite. After you have discovered your preferred block and ideal suburb in which to build, our team of experienced consultants will work with you to design a unique home to suit both you and your new location. As you would expect from Ben Trager Homes, you will benefit from a team who is fully experienced in designing quality homes to suit a variety of block sizes and shapes.

builderAnyone can sit down and design a home for you (and can do free of charge) - however, you need to ask yourself, ‘who do I want to build my home?’ The key to success is to find a building consultant that you get along with and trust, as they are essentially your team captain and will help you with and guide you through the process. It’s also a good idea to look at homes in construction – it is the only way to see and suss out how your builder actually works, and what they do.

detailsYour focus is finding the perfect layout to suit your lifestyle (which it should be). However, it is worthwhile looking into what is included in the price or budgeting for Prestart and finishing costs! Note: Prestart is where you can spend a lot or no money depending on what is included, and you do not get to prestart until you have signed a building contract which can be 2-3 months after you have signed an agreement with a builder to go head and build your home.

financeA lot of land agents will like a pre-approval or a letter of eligibility when you pay your deposit so it is worthwhile visiting a broker/bank fairly early on during your research. You will require a cash/credit card deposit for your land anywhere from $2000-$5000 and $2000-$3000 for your builder once you are happy with the design, the price and the inclusions. We understand that in some cases, choosing the right home loan is often as important as choosing the right home.
