1. GENERALLYThe construction will be in accordance with the requirements of the Building Reg-ulations. All materials used will comply with the latest Irish Standard specification and where nosuch specification exists, they shall comply with the latest British Standard / EU Standard Specification. All materials will be used in accordance with manufacturer’s instructions.

2. ARCHITECTIn this specification the term “Architect” or “Estate Architect” shall mean the Com-pany Architect or his nominated substitute. The term selected / approved as used in this specification shall mean selected / approved by the said Architect.

3. ACCOMMODATIONIn general the accommodation provided will be as shown on the plans and will be constructed to the approximate structural dimensions noted therein. It should be noted that the construction dimensions given may be subject to change and that the completed room sizes will differ from the structural dimensions somewhat. In any dispute which may arise, the Estate Architect’s decision shall be final and binding.

4. ALTERNATIVE MATERIALS ETC.The Architect reserves the right at his discretion to substitute alternative materials, or methods of construction of a similar nature as approved by the Estate Archi-tect to those described in the drawings or specifications and to alter the plans or elevations if made necessary by such change of materials or methods or by legis-lative enactments or in order to conform with Local Authority or Department of the Environment requirements. Dimensions noted in the specification and on the drawings may vary within certain tolerances. In any dispute, the opinion of the Estate Architect shall be final and binding.

5. SITEIt is not possible to guarantee that the plot selected and, as shown on the Map, will conform absolutely to the shape and dimensions shown on the drawings. CONSTRUCTION DETAILS6. WALLSExternal walls and internal load bearing walls shall be brick, concrete block, rein-forced concrete or timber frame construction, as shown on drawings, on concrete foundationsand shall comply with the Building Regulations.

7. EXTERNAL FINISHESExternal wall finishes will vary according to the unit type / location concerned but in general will consist of facing brickwork, render with painted finish, self coloured render,rough cast rendering, dry dash, stone cladding, timber cladding, or such other finishes as may be approved for the building type.

8. COMPARTMENT WALLS / PARTITIONSCompartment Walls shall be formed of 215mm concrete block work and shall be carried up to the underside of the floor slab or roof covering where gaps shall be fire

stoppedusing an approved high density fire resistant insulation. Partitions shall be either timber studs or masonry as per Structural Engineers instruction.

9. INTERNAL FINISHESInternal concrete / block walls shall generally be finished with plaster or dabbed on plasterboard and skim. Stud partitions shall be finished with plasterboard and skim. Ceilings shall consist of plasterboard with smooth plaster to Architects approval.

10. FLOORSGround floor slab will be plain in-situ concrete with power floated finish on damp proof membrane with laps, on under floor insulation. Intermediate floors will be constructedeither of precast concrete slabs or equal with power floated concrete screed to engineer’s specification or timber joists/selected joisting system sized by Structural Engineer withtimber sheeting deck and plasterboard below. Alternative methods for floor con-struction may be used due to particular site conditions.

11. STAIRSTimber staircase with solid balustrade in plasterboard stud with paint finish and wall hung timber handrail.

12. ROOFRoof shall consist generally of artificial roof slate on battens with roofing membrane on roof structure as per Manufacturers/Engineers Specification. Flat roofed areas to be covered using a selected roofing system, on plywood on battens on timber roof structure as per Engineers Specification. 13. WINDOWSWindows shall be black painted timber.

14. DOORSMain entrance external doors and screens shall be black painted timber. Lock handles and all other accessories to be included. lnternal doors shall be flush / panel doors to comply with fire safety regulations where necessary.

15. DOOR FRAMESExternal door frames shall be black painted timber. lnternal door frames shall be softwood, width of frame to suit wall or partition size.

16. IRONMONGERYFront door shall have standard locking system. Internal doors shall have mortice latch with approved lever handles. External doors shall have lever handles suitable for externaluse and lock.

17. SOFFIT AND FASCIASelected fascia may be provided where required as per Architects details.18. SKIRTINGS AND ARCHITRAVESSkirtings shall be softwood or medite. Architraves shall be softwood or medite throughout.
