for $1,545,000. “These are extremely

realistic asking prices for this real

estate market,” continued Neuwirth.

“Both these properties are special be-

cause they overlook the Hudson, and

water views like this are extremely rare

these days. While buyers still feel they

can strike a good deal, the difference

recently is that the sellers have finally

come to understand that prices are

down, and they are willing to bring

their asking prices in line with the mar-

ket. With more realistic pricing, there

is a little less room to wiggle when you

make an offer. Now that the reality of

the market is setting in for both buyers

and sellers, there is more of a meeting

of the minds, and that means deals are

getting done.”

Even prices for spacious, one-

of-a-kind mansions directly on the

waterfront have received a dose of

the new reality. All View, the iconic

waterfront home built in 1890 by for-

mer America’s Cup champion Charles

Oliver Iselin, is really more palace than

run-of-the-mill mansion. Set on three

acres of private peninsula on ultra-

exclusive Premium Point in Mamaron-

eck, the home was designed for Iselin

by Stanford White, the most renowned

architect of his generation, to resemble

the mansions of Newport, which Ise-

lin admired when he sailed there. The

grounds were designed by Frederick

Law Olmstead, landscape designer of

Central Park, Prospect Park and Larch-

mont Manor Park.

21,000-square-foot, 28-room residence

— still with its original handcrafted de-

tailing, leaded windows, gold leaf flo-

rets and marble columns and flooring

— was renovated in 1994. “Rebuilding

the sea wall alone was an incredible

engineering feat, with elaborate stone-

work,” said Betty McMillan, associate

broker with the Larchmont office of

Coldwell Banker. “The current owners

brought in artisans from Europe to do

the plaster moldings, and each ceiling

in each room is coffered in a different

way. There are exquisite fireplaces and

marble and oak parquet flooring in

several rooms, along with an elevator

that goes up four flights. It also has an

Olympic size swimming pool and the

dock Iselin used for his yachts. This

home is for royalty — literally.”

Several years ago, the property was

listed at $18 million for a short period.

The price was reduced earlier this

month to $12 million, a bargain for any-

one who can afford the annual prop-

erty taxes of $280,000.

Premium Point is visible from 12

Pryor Lane in Larchmont, itself an ex-

clusive waterfront property with access

to Mill Pond and the Long Island Sound

beyond. Built in 1917 and extensively

remodeled by Larchmont architect

Manuel Delgado in 2006, the Dutch Co-

lonial on a dead-end street with expan-

sive water views, multiple terraces and

a recently repointed pool came onto

the market in February at $5,575,000.

Not far is another waterfront

property, this one a Nantucket-style

colonial with a dock and mooring for

a 60-foot boat located at 516 Shore

Acres Drive in Mamaroneck. The prop-

erty has been on the market since

March, and was recently reduced to

$4,450,000 — a savings of $400,000.

The current owner bought the prop-

erty four years ago for $4,250,000

and since made $1.5 million worth

of additions and improvements. The

biggest upgrade was to create a

700-square-foot media/billiards room

over the garage, add a temperature-

controlled wine cellar that holds

more than 600 bottles of wine, and

a private office next to the family

room overlooking the water. He also

finished the third-floor attic as a play

area for the children — also with a full

complement of windows.

“The waterfront is a big part of life

here,” said Anthony D’Onofrio, associ-

ate real estate broker with Houlihan

Lawrence. “I go walking there every

morning by the boats, the grass and

the parks — and to the village cafés

and restaurants — even in the winter.

That is what living here is all about,

and why people invest in their homes.”

The price tag on that investment in

waterfront lifestyle is clearly dropping,

added D’Onofrio. “While we have sold

more houses this year than last, the

prices have clearly gone down — and

this home is one of them. It is a sign

of where the economy is now that

houses in this price range have started

to sell again, but at a discount. In bet-

ter times, this house would have sold

for more than $6 million. The current

owner bought it for $4,250,000 four

Rye, nearby, is Westchester’s third

exclusive private waterfront enclave.

A four-bedroom 3.5-bath custom built

contemporary is currently on sale on

261 Kirby Lane, noted for its waterfront

on both sides of the property and the

dock at the back of the house on Ma-

nursing Island Creek which opens to

the harbor and the Sound. Built in 1995,

261 Kirby today is a 5,342-square-foot

showcase for the current owner’s ex-

tensive collection of African art, which

fits beautifully on the angular white

walls. New to the market, the home is

priced at $5,495,000.

The architect, Charles Forberg,

is known for the Long House in East

Hampton, a rectangular glass archi-

tectural icon on the dunes that is open

to the public for tours. The home

on Kirby achieves a similar serene,

Eastern feeling, said Joshua Rogull,
