Taking a step back in time

H istoric Werrington House was opened to the public for the fi rst time in 183 years last

Sunday, attracting a crowd of over 150 people.

After years of renovations by homeowners, former NSW Liberal Treasurer and Opposition Leader, Peter Collins and his wife, Jennine Leonarder-Collins, the house and property was unveiled to the community.

“This really is a hidden gem, and it has been a house that has been overlooked to date, there are people who have lived in this street for 30 years that don’t know that this house exists, and express amazement that there is fi ve acres here,” Mr Collins said.

He hoped that the event would make locals more aware of the history and culture that exists in their community.

“I think everybody needs to understand that this country has a rich history, and that we have so much of interest in this country that we tend to take it for granted and overlook it, to the point that we are often intimidated by the history of other countries,” he said.

“We may be a smaller audi-ence but that in no way reduces the interest and fascination of Australian stories.”

Members of the St Marys and District Historical Society helped bring the event together in collaboration with the Collins family. Members of the Historical Society were dressed in 1830s period clothing on the day, and acted as curators.

Visitors were also able to explore the grounds of the property and inside Mr Collins’ private garage containing both war and political memorabilia.

Locals flocked to see the historic Werrington House last weekend when it was opened to the public for the first time in some 183 years...

Planning For The Future

When should I start planning to retire?T his is one of the most

common questions I am asked, and the simple answer is as soon as

possible.In reality for most of our work-

ing life there are priorities that take precedence ahead of our retirement so rightfully we direct our income to achieving these more immediate goals. As we go through life there are a number of stages that infl uence how we prepare for our retirement.

Accumulation PhaseWhilst we are saving for or

paying off our home, saving for holidays or paying for education we can have one eye on retirement by giving our superannuation the attention it deserves.

This involves ensuring our superannuation is in an appropri-ate fund and invested in line with our goals, a fi nancial planner can assist in this process.

Mandated employer contribu-

tions need to be treated as real money and paying the correct attention will ensure these savings are not eroded through mismanagement.

Empty nest and mortgage freeThis is the point that most of

us have signifi cant disposable income we can contribute to our retirement. Once our kids are off our hands or at least for the most part fi nancially dependent, in general, our living costs reduce signifi cantly. Furthermore our mortgage repayments are our biggest expense, so once this debt is paid we have signifi cant cash surplus and the capacity to save increases dramatically. It is advis-able to direct a signifi cant amount of this surplus cash fl ow to save for retirement.

Age 55When you turn age 55 a number

of fi nancial planning strategies become available that in many cases allow for you to increase

your retirement savings without reducing cash fl ow (access to this strategy is increasing to age 60 progressively so ask your planner for your individual preservation age). These strategies revolve around accessing your Super through a pension and replacing taxable income with concessional taxed income. These strategies are further enhanced at age 60.

With people living longer and the government wanting us to be less reliant on the pension, it is important for all of us to adequately prepare for our retire-ment and always at least have one eye on this goal throughout our working life.

If you do not have a retirement plan or at least an excellent handle on your superannuation strategy then it is probably advisable to see a fi nancial advisor to develop a plan.

The long awaited overhaul of NSW strata title laws moved one step closer with two bills introduced to parliament earlier this week. REINSW President Malcolm Gunning (pictured) said strata law reform was essential due to the growing popularity of apartment living. “With apart-ment living considered almost

as attractive as freestanding homes it is important to simplify strata laws to make them easier to understand, while at the same time recognise our existing and future requirements,” Mr Gunning said. “After consider-able consultation from industry, the public and interest groups we are very pleased to see that these matters will be addressed. With some two million people living or working in more than 75,000 strata schemes across NSW these

reforms are of the utmost impor-tance.” Minister for Innovation and Better Regulation Victor Dominello introduced the Strata Scheme Management Bill and Strata Scheme Development Bill, which will be debated until the end of October.

Australia’s major banks are

expected to follow Westpac’s lead and lift their variable interest rates out of cycle from cash rate movements by the Reserve Bank of Australia (RBA), says mortgage broker network 1300HomeLoan.

1300HomeLoan Managing Director John Kolenda said it was no surprise to see Westpac increase variable interest rates on residential owner-occupier and investment loans by 20 basis points.

“While the RBA’s cash rate has stayed at a record low of 2.0 per cent since May and there are expectations of further interest rate relief before the end of the year, the central bank’s decisions are rapidly becoming redundant,” Mr Kolenda said.

“Westpac is the first to raise rates out of cycle and other lenders are likely to follow suit.”

Further rate relief from the central bank may also not be passed on in full by lenders, Mr Kolenda said.

W hen it comes to gardening, or any D.I.Y. project, it pays to take advice

from the experts. With years of experience

Landart Landscapes’ Matt Leacy has found a few shortcuts and tricks that will help make your time in the garden that little bit easier.

Shovelling can be a tough job, especially when there’s a large amount of soil that needs to be moved. Matt suggests spraying your shovel with a silicone or Tefl on lubricant to help it to slide through the soil with less eff ort.

Heavy pots are another aspect of the garden that can cause issues, especially when you want to move them around regularly. To make pots lighter and more port-

able Matt recommends fi lling the bottom of the pot with packing peanuts (approx. 1/3 of the way), then place a piece of landscape fabric on top of the peanuts and a layer of potting soil on top of the fabric. Now you’re ready to plant your fl owers.

Sometimes the plants in your garden will grow a little too well.

Are you planning to spend time in your garden as the weather gets a little warmer? We’ve got some great tips to ensure you get it right...

To keep an aggressive plant from taking over Matt suggests planting it in a plastic container and then cut the bottom of the container with a knife. This will allow the roots to grow directly down into the soil without crowd-ing the entire garden.

Lastly, when planting bulbs you want to ensure they are protected from animals, weather

and human interference. To keep them safe until they start to grow Matt recommends staking netting over the newly planted bed of bulbs.

When spring comes you can remove the netting or cut holes in the cloth, allowing the plants to start their journey skyward.

Get dressed: Working from home is a great bonus, and avoids the nightmare drive to the office, but don’t lounge around in your pyjamas all day. Get dressed like you would for any other job and you will find you work better and don’t get lazy.

This will also help in ensuring your partner and kids realise that you’re working even though you are at home. Sometimes it’s easy for other people to take advantage of your work from home status, so you need to set some boundaries.

Have a set space: Don’t just grab the laptop and sit on the lounge while watching the latest episode of ‘Dr Phil’. For anyone working from home, a home office or study is essential. It’ll ensure you have a defined space you can work from without distractions.
