What you can expect from your build..

We want to ensure that we streamline your build process and achieve the best outcome possible within the best possible timeframe. So, there are some important things you need know when building a home that could affect you and/or the progress of your build.

• The site belongs to the builder during the build.• Health and Saftey is a high priority on a building site. For this reason you can’t go on site without pre approval from us or the builder.• It’s important not to remove things off the site as the builder has everything there for a reason.• Please do not put anything on the site. • During the build no private works can be undertaken by you or a third party contractor.

Building site rules and regulations

• Expression of Interest received• Prelim signed and paid• Red Pen Mark ups complete• New home proposal accepted• Contracts prepared and signed• Finance approved• Deposit stage due - (Invoice 1)• Colour selection done• Land registered and settled• Building approval and covenants submitted• Building approval received

Pre Construction Phase

The first step is the Pre Construction phase. This is where we assist you with all the things that need to be done and put in place prior to construction beginning.

Congratulations! It’s time to build your dream home. We’ll be there with you every step of the way – it’s our mission to make this process as seamless as possible.

But what do you need to know, what’s involved in the construction stages and what will we do for you throughout your build? Below we outline in detail each important stage and what it involves.

SITE CUT• Site set out• Excavation if/where required• Electrical and Plumbing pipes in

BASE STAGE – INVOICE 2• Boxing set• Underslab drains laid• Concrete slab poured

FRAME STAGE – INVOICE 3• Frame delivered and carpenter organised• Wall frames are fixed• All tie down and bracing complete

ROOF STAGE• Roof trusses installed• Facia and guttering installed• Roof on

ENCLOSED/LOCK UP STAGE – INVOICE 4At this point we are usually half way through the build• Roof cover fixed• Cladding and brick work completed• Plumbing installation completed• All Electrical incl Security, ducted vacuum, heating/cooling rough ins completed• External doors attached• External windows are fixed (even if only temporarily)

FIXING STAGE – INVOICE 5• All internal lining architraves, cornice, skirting, doors to rooms, shower trays, wet area tiling, built-in cabinets and cupboards (excluding shelves) are fitted and fixed into position• Plaster linings installed• Kitchen and vanities installed• Wall tiling and stairs installed

PRACTICAL COMPLETION – INVOICE 6 (Final)• Painting throughout complete• Floor tiling and coverings complete• Any variations raised during the build complete • All electrical and plumbing systems fitted off• Shower screens, mirrors and splashbacks installed• Landscaping complete

Post Construction

The construction of your home

• Gold PP Defect Inspection• Final defects fixed up• Gold PP Final walk through• HANDOVER of your new home!• 1, 3 and 6 month calls• 10 months defect check prior to 12 month Builders defect warranty period expiring

We’re with you all the way...Your team at Gold Property Partners are proud that we can help you to achieve your dream build.

During construction, we’ll be on site regularly to monitor the progress of your build. To ensure you’re well informed at each stage of your build we’ll frequently update you with reports and photos.

Post construction we’ll be there to inspect your home to make sure everything has been completed to your specifications. Once it has our tick of approval, we handover to you the home you’ve been dreaming of!
