atalie and Cory Mitchell had a kitchen with character.

Now they have a kitchen that functions and reflects their own personalities and lifestyle

of a young, active family.

“It’s our dream kitchen,” said Natalie as she stood among the shining cappuccino cherry wood cabinets, with Cory and their two daughters playing in the open living room and dining room space.

The Mitchells entered the Ugly Kitchen Contest at the 2011 Regina & Region Home Builders’ Association Spring Home Show in March. A few months later, they received a phone call.

Angus Smith, Manager of Kitchen Craft Cabinetry, was sitting in on the other end of the phone call, which was being placed from the RRHBA office. A committee had been formed to decide on the winner of the contest, and it was time to let them know.

“Natalie didn’t believe us at all,” said Smith, as it seemed too good to be true for the Mitchells, who had forgotten about entering the contest and described their feelings as shock and terrific surprise. “So I drove over to their place and gave them my card. There were some ugly kitchens (entered), but (the Mitchells) definitely deserved it.”

The Mitchells’ home, built in the 1960s, was panelled with tongue and groove cedar, giving it a cabin feeling, or, as Natalie said, “we lived in a sauna.” They loved their home and the area, but were ready for a kitchen that would suit their busy lifestyle.

Val Allen of Kitchen Craft helped design their kitchen, while partners in the contest – Floform Countertops, Alpine Ceramics & Tile, Richardson Lighting and Alford Floors & Interiors (1967) Ltd. – provided materials and professional advice.

The kitchen is now transformed into a very functional, workable space. The dishwasher was moved from the edge of the kitchen, where when opened it impeded anyone walking up the stairs, to the middle of the room. The sink was transferred to the corner, providing a larger countertop surface. The Mitchells have ample space to prepare food on their butternut rum granite countertops. The microwave, which had been boxed into the pantry, was placed above the stove and the pantry was remodelled into cabinets.

“Every square inch that can be used has been utilized in some way,” said Natalie. “Between the fridge and stove, now we have a cupboard with a bit of countertop; I absolutely love the sink in the corner. The function is awesome, and there is so much more room in the cabinets. I can actually reach things now.”

“It’s a lot easier,” added Cory. “Two people can be in the kitchen at the same time.”

When the Mitchells won the contest, they decided that not only should they renovate their kitchen, but they wanted to transform the rest of their home to match. They began by opening up the kitchen and dining area into the living room, removing a wall. They re-wired, re-insulated, and re-drywalled. The tongue and groove cedar was removed, the wallpaper underneath scraped off, and finally the walls were repainted.

"Love, love, love," said natalie, "It's beautiful!"


“Little by little it was redone,” said Natalie. “It’s so nice having it finished.”

They worked with Allen on the design of the kitchen. She provided three designs and they customized from there.

“You’re making sure it’s going to fit first,” said Smith of any kitchen renovation. “Then the process goes from fit and functionality to a finish phase where you’re designing colours, engaging the flooring, and matching the cabinets and countertop — it’s fun.”

The salem door style of the cherry cabinets was matched with the oriental hardware, irresistible phoenix linoleum, lighting, and what Natalie feels really ties the room together – the tile.

“The backsplash is my favourite,” she said. “It goes perfectly with

everything else we chose. It has the darks from the cabinet and the lighter tones of the countertop. And the polarized glass just reflects the lights.”

Smith said any kitchen renovation should be all about having fun during production. The Mitchells were impressed with how kitchens have changed over the years, and how just one room can greatly enhance a home. A kitchen renovation can be completely customized to your tastes, style, and budget, so Smith encourages people to understand what is available now.

“Nothing compares to a new kitchen,” said Smith. “It’s quite rewarding to have so many people walk away very happy.”

And as for the Mitchell’s feelings on their kitchen?

“Love, love, love,” said Natalie. “It’s beautiful!”

The city of Regina is growing.

And while our population and land area expands, so do ideas and progress as Regina developers draw on concepts of the past as well as move to inspirations of the future.

We talked to the developers of our new communities about the look of their streets and what residents can expect when they drive into Regina’s newest neighbourhoods.

We discuss their streetscapes – and what does streetscape really mean? It is the landscaping, sidewalks, lighting, safety, visibility, and the intangible feeling of entering a neighbourhood.

sidewalksWalk through many of Regina’s existing neighbourhoods that were developed in the 1950s. A common theme is a sidewalk separated from the street by green space. This idea is returning in many new developments, as it provides pedestrian safety, enhances the streetscape, and offers space for snow removal.

“The sidewalks are widened,” said Lorne Yagelniski of Yagar Developments Inc., developer of The Greens on Gardiner in east Regina. “We’ve got an eight-foot-wide sidewalk and a nice landscaped strip between the sidewalk and the curb so it creates a nice, relaxed look with room for people to walk by on the on-street greenways, and that in itself adds a real nice characteristic of the street.”

The separated sidewalks, as opposed to a sidewalk attached to the curb, allow space for trees such as American elm, in addition to a variety of lighting. The traditional cobra lights are often being replaced by more appealing lamp posts, which fall between trees on the street. While this is done at an additional cost to the builder, it also provides a friendlier feel.

“It just creates a finish,” said Kevin Reese of Karina Developments Ltd., who has developed Maple Ridge, The Creeks, and is beginning Hawkstone.

Sometimes there is confusion on who is responsible for the landscaped area between the sidewalk and the street. While the land is City of Regina property, it is helpful to have homeowners provide additional care for the area. In fact, on properties without separated sidewalks, there is an area of property next to the sidewalk that is property of the City, but is incorporated into the landscaped front yard of the homeowner.

street designIn a community, roads are used by more than just vehicles. Bicycles, skateboarders, rollerbladers and pedestrians all use the road. For example, Woodland Grove Drive in east Regina is going to be widened by

In Harbour Landing, Dundee Developments is incorporating an idea that has not previously been used in Regina design.

“What we’ve done is flared out the

corners,” said Paul Moroz, Land Development Manager at Dundee, in describing the roads of future phases. “What it does is makes for easier pedestrian connections so you have a shorter distance to cross the street. It also designates the parking lanes a bit better, into what we call a slot... It encourages pedestrian activity, and will slow the traffic because the road is a bit tighter. The intention is to balance the walking and the parking and the driving.”

All developers are considering vehicles and pedestrians, in addition to planning for future maintenance, such as snow removal.

The planning of a community is also beginning to change. Often houses now front the areas such as parks and school yards instead of only backing onto them, which creates a safer green space as there is more visibility towards it.

“We’re trying to have houses facing the park,” said Moroz. “You get a really nice streetscape and people are more inclined to use the space.”

walkabilitYSidewalks lead to the walkability of a community. New developments are being designed so that walking is encouraged for residents. Access to greenery, park space, and City pathways are incorporated into the initial planning.

unattached back garages connected to a back lane. This eliminates the need for driveways, providing a safer street to walk on.

“Walking down the street, you’re walking down a very pleasant walkway, with the experience of being safe,” said Yagelniski. “We’re trying to make those experiences as best as possible.”

architectural guidelinesA street is a puzzle made up of many pieces – the houses that front it. Most new areas have architectural guidelines to create a harmonious look to the community.

“They’re not hard rules, and we’re not trying to take away people’s creative license to design their home; we’re trying to have some consistency in the way the houses look,” said Reese. “We’re trying to encourage different housing designs that will have, what I would call, nicer street appeal.”

Homes are being built around garages, with the garage recessed into the build, so the front entrance becomes more prominent.

There is also a product mix in most developments now due to affordability – there are more options for a wider range of budgets.

“With a nice product mix you’re starting to see different types of development,” said

Moroz of single family homes, condos, and apartment buildings in the same community. “It’s creating a really nice looking streetscape.”

Whatever it is, when driving in, a new community is designed for a comfortable, friendly feeling – whether you’re just visiting or calling it home.

The word stirs a variety of feelings in different people. For some, it is excitement. For others, it’s anxiety.

Anxiety, however, can be erased by working with a credible professional. It makes life through renovating much easier and worry-free.

Renovations are completed for a variety of reasons, including improving the aesthetics and function of the home, and adding to the market value.

The Regina & Region Home Builders’ Association can help make the process easier. They have made available the RenoGuide, which will take you through the five steps of a successful renovation. They also have RenoMarkTM, which identifies experienced Renovation Contractors who have agreed to the RRHBA Code of Ethics, and a renovation specific Code of Conduct. By working with a member of RenoMarkTM, you can rest assured that the business provides warranties, is focused on customer service, and is diligent about their work and your project.

RenoMarkTM members believe in professionalism, information,

and education. They are a vital part of the renovating industry network and are legitimate businesses, causing no worries about “fly-by-night” operations. They offer expert advice and take care of all details of a renovation. Most importantly, they make things easy for you, the homeowner.

The RRHBA is committed to guiding homeowners in both renovations and new builds. They provide a wealth of information on renovation.

The RRHBA’s Five Steps to a Worry-Free Renovation or Addition:

1 – Carefully plan your project. Understand what your project will include, and talk to the necessary professionals. The contractors can provide advice on planning and pricing, in addition to municipal approvals. Also decide on how you will live during the project. Realistically, how long will the renovation take? Will you have to relocate, or function differently in your home? And don’t forget your neighbours and clean-up. Talk to your neighbours, and ensure the contractors clean up the site at the end of each day.

2 – Select a RenoMarkTM renovator. As mentioned above, a qualified professional is the key to a successful project. To select the right contractor, ask the renovator about their experience with similar projects. Also ask for references, in order to talk to people who have worked with the contractor. Many renovators have designers to help in the planning, or will work with designers to ensure the project meets your expectations before you start. At the beginning of the project, make sure you are on the same page with the renovator – do you agree with initial drawings, materials, workmanship, price, and timing? Also talk to your renovator about tradespeople to work with for various elements of the renovation.

3 – Have a written contract. When you agree upon drawings, pricing, and timing and are ready to commit, sign a contract with the renovator. Include the price, payment schedule, timetable, and instructions on protecting areas in the home that are not part of the reno. Now is the time to resolve any issues, rather than during construction. If the renovator won’t work with a contract or does not want to pay GST, find someone else – go back to Step 2.

4 – Check on progress. More than likely, you will be living around the renovation or have ample opportunity to watch the reno occur. If you have questions or desire changes, talk to your renovator as soon as possible. Also be aware that if you request changes or additional work during the renovation, it will most likely cost extra time and money. If you do make changes, sign a change order to the contract with your renovator.

5 – Discuss your concerns. As with Step 4, if anything concerns you during the renovation, talk to your contractor as soon as possible. If the quality of work or timetable is not being met, discuss with your renovator on how to resolve these issues.

• Abide by the RRHBA Code Of Ethics.

• Provide a detailed, written contract/scope of work for all jobs.

• Offer a minimum two-year warranty on all work (excludes minor home repair).

• Carry a minimum of $2 million liability insurance.

• Have coverage for workplace safety and employers' liability and/or work only with subcontractors who carry such coverage.

• Carry applicable licenses and permits.

• Maintain a professional level of knowledge of current building codes, permit procedures, and technical skills through continuing education.

• Maintain a safe and organized worksite.

hen Cheryl Simmons walked into Ramsgate Hall at Evans Court, she finally found what she had been looking for – home and a sense of community. She found Ramsgate Hall welcoming, from the front foyer through to the library lounge,

elaine Vachon of Regina said it’s easy being green.

Three years ago, she and her husband took stock of their home’s energy efficiency right before they started renovations.

“We knew (we had) an older furnace, and we had been told by someone who came to look at it that we may have to replace it in the near future. And our house is a little bit older – it was built in 1958, I believe – so we just had really old windows... everything was just kind of old, so we wanted to do some upgrading.”

The couple heard about federal and provincial incentives that help energy-conscious remodelers pay for their home improvements. Vachon said it was an easy decision to join the program.

“If I’m going to replace my furnace, I’m going to get some money back for it. Who could pass that up?”

She contacted a local property inspection company for an energy evaluation, which she said was “really eye opening.”

“They did a little test on how air-tight our house was – and ours was not at all…They give you a really detailed description

of where you’re at, and where you could be,” she said. “We actually had two windows done in our house before we got (the evaluation). So (the evaluator) went to one of the new windows…and you could see the draft blowing.”

Vachon said she wasn’t surprised to learn she had a drafty house, but she didn’t expect some of the problem areas.

“They even showed us how the air was blowing through the electrical outlets,” Vachon explained. “In our bedroom, they held a piece of paper up and the paper would blow away from the wall. Even on the interior walls, they showed us how the air was seeping in.”

Celine Novak of AmeriSpec Home Inspection Service said customers can still book energy evaluations while grants are in place. Saskatchewan’s EnerGuide for Houses program (SEGH) is set to close in October 2013, while the Federal ecoENERGY Retrofit Homes program ends in March 2012.

Novak said their specialized audits are booking a few weeks in advance, but they only take one to two hours to complete. She said it’s not just for people who want to reduce their environmental impact, because it also helps with energy bills.

Vachon said her evaluator made the process simple. They were presented with an energy rating and a list of what they could do to fulfill the grants’ requirements. She appreciated especially that they filled and filed the grant paperwork for her.

They also received reminders from AmeriSpec telling them how much time was left, and they could call their evaluator for advice along the way. Applicants had 18 months from the first evaluation to complete their work, but the Vachons finished with three months to spare.

“We replaced the furnace, upgraded windows, insulated the basement and attic, installed low-flow toilets, energy bulbs, and all the caulking they suggested,” she explained.

After putting a total of $9600 into their 900 square foot raised bungalow, they received $4,280 in rebates.

“We got more money than we really thought we would,” she said. “I tell all my friends about it. Because if you’re doing any upgrades, do it that way. You’re going to benefit from it and you’re going to get some money back.”

Rebates aside, Vachon wanted to find out how much of a real difference the retrofits made for her budget. So she asked for her SaskEnergy bills for the three years prior to her 2008 renovations, and the three years after the work was complete.

“When we were done, I was curious to know whether we were really saving any money, because at first I didn’t see much of a change to our energy bill,” she said.

But the energy usage rates from before their upgrades averaged around double their present usage.

“So if we hadn’t done any of that stuff, I’d probably be paying a lot of money to SaskEnergy right now.”

Novak said many homeowners are shocked by how much their home loses energy, and the short evaluation can save a lot of money in the long run. Evaluations make it easier for homeowners to obtain the maximum reimbursement. People who follow the prescribed upgrades like Vachon can make their renovation dollars last. Any home or residential building can receive up to $10,000 in total rebates or up to $5,000 in rebates per government.

Vachon said the money was a bonus after she eased her furnace worries.

“It may have ran for many more years, but we just didn’t want to take the chance and we didn’t know when another grant would be available.”

community, their son Zachary, now 12 years old, had to attend school in Balgonie as the Edenwold school is Kindergarten to Grade 6. They decided it was time for a change and looked to Balgonie, which resembles a sister community to Edenwold.

They still have the small-town feeling, with a few more amenities.

They also knew they wanted to build with Ripplinger Homes, who had built many houses in the area. Together with Ripplinger, they purchased the lot and began the design. The ground was dug in July of 2010, and one year less a week later they moved into their dream home.

The Serbus had a list of wants and needs that they were able to incorporate into the home as it was a custom build.

The kitchen was a priority for cooking and entertaining, and so the cabinets and large granite-topped island were designed. The master bedroom was built to be spacious as the Serbus didn’t have a need for a third bedroom on the main floor. Downstairs in

the walk-out basement, there is also a game room for Zachary in addition to a large entertainment unit.

“We really wanted to make sure all the floor space was useful and utilized as much as possible, and I think we achieved that,” said Carla. “We were here for every single step – how we wanted the closet built, the light switches placed.”

Ripplinger also made helpful suggestions along the way, such as installing a sink in the laundry room – Carla said she uses it every day.

The basement is the entertainment centre of the house. In addition to the 65-inch television, the bar in the corner, complete with granite countertops, provides the perfect space to have company, while the homestead green walls are inviting.

"We chose to have in-floor heat rather than a second fireplace downstairs, which added to the warmth and cosiness in the winter months," said Nathan.

The entertainment continues throughout the home, as Audio Warehouse designed an audio system with speakers in all rooms in addition to the deck. The backyard and back deck were also key features of the home, which the Serbus took great advantage of during a beautiful 2011 summer.

“Their deck is really nice and spacious, with a patio underneath,” said Leanne Ripplinger of Ripplinger Homes. “There is also a glass railing, which makes it nice and open when you have that prairie.”

Ripplinger Homes has built many homes in Balgonie in the past. Almost all aspects of the build are similar to a house within the city, however they are often larger as wider lots are available. When the build is customized like the Serbus, they work closely with the clients to ensure all the wishes and needs are looked after.

“One of the nice features I really like about their house is their front entrance,” said Ripplinger. “I find it nice and open with the storage compartment and access to the garage. It’s a nice, open, inviting entrance.”

Other features were specifically designed for the Serbus, including the large basement entertainment unit and the makeup counter in the bathroom.

“The fact that their house is a walkout is really nice, and the built-in basement bar and entertainment unit worked really well for their lifestyle,” added Ripplinger.

Now that they are completely moved in, the Serbus are looking forward to continuing to acquaint themselves and enjoy the home they plan to live in for the rest of their lives.

The current mortgage interest rate charged on your new add-on financing may differ from your existing mortgage rate. If this is the case, then interest rates will be weighted and your new monthly mortgage payment will reflect the “blended” rate. You may incur out-of-pocket expenses to obtain and register the new mortgage and for an up-to-date appraisal/property valuation of your home. These costs can vary depending on where your home is located and where your mortgage is registered. If the equity take-out includes the improved value of the renovations, or if the equity take-out is 25 percent or more of the current market value prior to renovations, then the renovations are deemed to be major. SatisfactionFor Peter Bandorf, owner of P.B. Custom Cabinets Renovations & Millworks, seeing the before and after of a home and the subsequent smile on the homeowners face is why he is in the renovation business.

“It’s very satisfying to see the difference,” Bandorf said. “Customer satisfaction is the bottom line.”

Bandorf has been doing cabinetry and renovations for about ten years. He has seen a wide variety of reactions from customers, but one is the most common.

“They are very surprised about the transformation,” he said. “There are some designs where we really can’t change the design of the (room) just because it doesn’t lend itself to major change. There are others that we have done, where there is a huge transformation. Yes that takes a little more time, but people just can’t believe the before and after.”

A customer must know what they want before committing to a renovation. They should discuss it with a professional renovator to determine what is plausible. Some houses pose different challenges than others.

“Whether it’s a basement development or a bathroom reno, it’s nice to have a want and wish list and then we sit down with the customers and say, ‘Well, this is feasible or this isn’t feasible,’” he said. “I will also do a layout ... and I can show the customers all the different toys that are available, if you want to call it that. Some of the stuff that is available out there for the cabinetry is phenomenal. Everything from pull-down shelving... the accessories that are available now for cabinetry is amazing.”

He said a lot of customers, regardless of their age, are adding more features to their cabinets than in the past. Older kitchens, for example, have everything on lower cabinets with a fixed or adjustable shelf.

“It doesn’t matter whether you’re 30 or 80 – we’re getting tired of crawling on our hands and knees and digging stuff out,” he said. “I always have been designing all of my cabinets, especially the lowers, with roll-outs. Everything is roll-outs for accessibility.”

One thing Bandorf reminds his clients is that not everything is initially possible. Older homes, for example, require additional, perhaps unanticipated, maintenance.

“One of the issues that you run into is lack of power,” he said. “The older homes have the smaller panels and we’ve had to put in a full new panel. Especially when you’re starting to get into wanting a full bathroom, or you want central air.”

Before a renovation begins, Bandorf said there is really only one thing a homeowner needs to do – clean.

“Really the only thing the homeowner has to take care of is –

depending on how much furniture they have – you have to have it emptied out,” he said. “One of the more popular things now is to rent those big storage containers that you’re seeing being dropped off.”

P.B. is primarily doing custom cabinetry, something Bandorf said intimidates some customers before committing to a renovation.

“As soon as someone thinks about custom, right away people think, ‘It’s going to be an exorbitant price,’” he said. “And no it’s not because we design the cabinets whether it’s custom closet designs, kitchen cabinets, bathroom vanities, or wall units ... I can’t justify charging a huge difference.”

Every design can hit a snag or have extra space. Bandorf said he can make customers happy with extra space with pretty much any home because he does the custom design.

“There are some design reasons why you have to have fillers, but they don’t have to be the big unsightly things that we’re used to seeing,” he said. “We’re always just finding new ways to make the best use of the space.”

P.B. specializes in cabinetry, but they also do renovations for every room in the house.

“We are working on a full basement development right now and it’s turning out fabulous,” he said. “The customers are just ecstatic. It’s an older home and basically we gutted the entire basement and went from there.”

Bandorf emphasized the importance of knowing what you want before the renovation begins, but he also said some great ideas can come spontaneously – like a flat screen TV in the bathroom he installed in one of his projects. The homeowners can watch television from their jet tub.

"It's very satisfying to see the difference," Bandorf said. "Customer satisfaction is the bottom line."

Working with other people and contractors is often an essential part of renovating a room. Bandorf said it’s up to the customers to decide how they want jobs to be divided up.

“The homeowner might have a contractor already that they know and want to deal with,” he said. “So they can deal with all of that and we will work with them. Or we can take on the entire project. We have plumbers, electricians, drywallers that we work with and then afterwards we do the finishing.

“We’re doing all renovations. Not full structural add-ons, but things like full basement developments.”

The suspense during a renovation can be exciting, agonizing and frustrating.

“Patience is a virtue,” he said. “Depending on what’s involved, I mean you’re into it for three months probably – it’s not a quick process. The time element has a lot to do with what is involved in the development itself. Are we just doing a basic rumpus room and that’s it? That can go fairly quickly. When we’re getting into a full, 1,200 square foot basement – it’s not a weekend project by any means.”

T he countertops glisten, the hardwood shines, and the carpet is dust-free.

The house is neat, tidy, and polished – but what about the air circulating through it?

An often overlooked aspect of maintenance in the home is a vital component as it directly affects your health and the air you breathe – the cleaning of the ducts that circulate the air throughout the home.

A very important time to have the ducts cleaned is after a renovation or new home build, said Dennis Moscaliuk, owner of Klean King Vac Ltd.

“What ends up happening is they do the cutting, the drywall, sand the walls and do demolition, breaking off drywall and having the dust floating in the air,” said Moscaliuk. “The builders are (cleaning the ducts) because CMHC (Canada Mortgage & Housing Corporation) did a study a few years ago and recommended the ducts be cleaned because of the drywall dust, the sawdust, and how it affects the respiratory system. Drywall has lime in it, and it can dry out the air pockets in the lungs and cause respiratory issues.”

While after a build or renovation is one of the most important times to have the ducts cleaned, it is also important to ensure the entire system – ducts and furnace – is properly maintained on a regular basis. Moscaliuk recommends having the system cleaned at least once every four years – possibly more frequently.

estled into the prairie landscape at Buffalo Pound Lake is a cabin.

While it was recently built, it looks like it has been sitting in its natural habitat

for years.

The design of the cabin has been ongoing in the mind of John Robinson since he and his wife Janet bought land near the lake in Valley View seven years ago.

“The house is a simple form,” said Robinson, owner of Robinson Residential Design Inc. “It recedes into the landscape, which is how we wanted it to.”

After years of camping on the land, the Robinsons decided to go ahead and build the cottage which John had been dreaming of. Two and a half years ago, their cottage took shape. While the design was years in the making, the actual build came together much more quickly.

“I used to work on all of the Habitat builds,” said Robinson, who is now on the Board of Habitat for Humanity. “It was the most fun five days of the year. I’ve built things but never been able to match that. My original thought was, let’s do a blitz build in five days, invite all of our friends, and have a big party. We decided on three days so it was easier for people to make it.”

Over the three days, 150 people – coworkers, friends, neighbours, and others who were interested in the construction – helped assemble the cabin in what resembled a barn-raising from Saskatchewan’s earliest farmers.

“When you build a house like this, along with it goes community because you work together for three days,” said Robinson. “That’s what I wanted to get, that bonding you get from working on projects together.”

high on the hillThe Robinsons carefully co-ordinated the build prior to the scheduled three days. All of the volunteers provided information on their availability and expertise, allowing Janet to schedule each worker throughout the construction. By the time day 3 was complete, 95 percent of the cabin was finished. The next day the millwork was completed in the morning as people began to tour the freshly built home.

A walk up the hill through the yard begins a visit to the cottage. Robinson has spent the last two years landscaping the yard – by returning to its original growth. Robinson planted native grass, white spruce, and white fir as the natural landscape has grown back around the cottage. Wooden planters for garden vegetables hold up the hill, while the fire pit is built of timbers, reclaimed bricks, and grey concrete squares. The pit itself is made of a steel wheel tractor rim.

The door opens into the intimate first floor, featuring three bedrooms and a bathroom.

“We wanted the downstairs to be cosy and enclosed, while the upstairs is really open,” said Robinson. “When you come in here on a winter’s day, it feels warm and like a little cabin in the woods.”

The pine walls and fir woodwork provide a comfortable atmosphere in each of the three bedrooms. The walls are decorated in paintings created by Robinson’s aunt 50 years ago, and a large, crafted painting of a scrabble board with the name of every person who helped in the build.

The bathroom features a steam shower, which adds to the energy efficiency of the home.

Before heading upstairs, the crawl space of the cottage is one that is actually worth seeing, as it features many of the green elements of the Robinsons’ getaway.

“This is the rain water harvesting system, which is a filtering system for roof water,” said Robinson. “We have an HRV (heat recovering ventilation), and we have no furnace or fireplace or wood stove. I love it. It’s heating and cooling.”

The walls and roof are SIP (structural insulated panel) building material, providing air tightness and an R-value. The attic is heated – it’s vented and part of the interior envelope. The carpets have 25 percent recycled content, the flooring that looks like linoleum is actually marmoleum, which is made of rubber linseed oil, and the lights are LED or compact fluorescents.

The hardwood flooring is hand-scraped maple, which has an interesting history.

“It’s scraped and put together in a prison in Louisiana,” said Robinson. “The prisoners hand-scrape them all and beat up the boards. If you turn over the board, there’s a number on it in felt pen; that’s the inmate’s number. They take real pride in their work.”

Walking up the stairs, the abundance of windows is apparent by the amount of light. When turning around the corner of the stairwell the view – on all four sides of the room – is breathtaking. Buffalo Pound Lake stretches to the horizon in each direction. Turning 180 degrees, the prairie woods are right outside the window, as trees surround the home and the prairie grasses run up and over the hill to a copse of trees in the skyline. The Robinsons often receive visits from deer attempting to taste their landscaping.

“It’s an incredible site,” said Robinson. “We have the lake on one side, and the view of the hills and the trees in the back. I just love it.”

In the summer, the overhang prevents the upstairs room from overheating while welcoming the brightness of the sunlight. In the winter, the angle of the sun allows the light to warm the room.

“It’s totally different from any other house I’ve ever designed, because of the windows,” said Robinson. “We didn’t put any bedrooms on the top floor because we didn’t want any partitions. I wanted (it so that) wherever you’re standing to be able to see in all four directions.”

The walls require little adornment as the view provides all the decoration necessary. In the corner hanging are the few items that are a testament to Robinson’s background, as he has framed and hung his grandfather’s carpenter’s tools. His grandfather died in 1914. Robinson felt that because his grandfather was a carpenter, he’d be impressed with the carpentry that built the cabin.

The furniture of the upper floor is simple; the table and chairs fit perfectly into the dining area even though the Robinsons found them at a garage sale for only $50. The area rug was formed by the carpet installers – they took a piece of leftover carpet from the bottom floor and bound the edges to create the unique living area rug. The black granite that accents the kitchen was actually a piece Robinson hadn’t planned on, but it worked well in the room. It is also part of the green build, as granite lasts forever.

The upright piano in the corner is a player piano, which the Robinsons enjoy. For them, the cottage is about outdoors, family and friendships.

It’s where they visit with neighbours, entertain friends, and spend their family Christmases..

It’s where they come to get away from it all. And yet they find that in the middle of Saskatchewan’s nature, is where they really want to be.

owe’s was a name being spoken across Saskatchewan long before the doors opened in Regina’s Harbour Landing on September 12th.

It’s a home improvement warehouse well-known throughout North America, where the do-it-yourselfer, contractor, or any homeowner can spend hours browsing through the 21 different types of products.

And yet before Lowe’s Canada even moved in, they were aware of the benefits of membership with the Regina & Region Home Builders’ Association, and became a part of the organization for a variety of goals.

“The reason behind (joining) was being able to network with a group of folks who are going to be our customers and relate to them,” said Cheryl Ginter, Store Manager of Lowe’s in Regina. “We want to be sure we meet their needs.”

Ginter appreciates the opportunity to meet other members of the RRHBA, discuss business, and build a positive relationship and rapport to become an integral part of the community.

“There are members who have been around for 50 years, and (they) have knowledge you can work together with,” added Ginter.

To join the RRHBA, a prospective member enlists sponsorship from other members of the Association. The first year is a trial, as the other businesses have an opportunity to evaluate the new affiliate.

“That’s important because it lends to that credibility of a membership,” said Ginter.

Lowe’s worked closely with the RRHBA in the application process, and discovered the information in terms of progress, networking, educational opportunities

and the sharing of information to be excellent. Lowe’s has also found the Membership Directory very useful as they often work with fellow members.

Lowe’s prides themselves on availability of products in addition to customer service. They cater to both homeowners as well as commercial clients. In addition to the 27,000 products in store, if customers cannot find what they need on the shelves, special order catalogues with over 200,000 additional products are available.

“One of the things we offer is call buttons,” said Ginter. “You push the button, and automatically a page goes out saying, ‘Help is required at Ceiling Tile,’ for example. This signals our associates and we respond

to those buttons in a very timely manner.”

Lowe’s is also committed to Habitat for Humanity. They work with the organization throughout North America, and here in Regina they recently donated $15,000 to the Women’s Build that was just completed. They also donate materials, and are looking forward to committing labour time as well as instructional sessions to future builds.

“It was nice to partner together with (Habitat for Humanity) and other business members,” said Ginter.

They are now looking forward to growing with the Regina community and fellow members of the RRHBA.

as one would desire in the living room of their own home.

This is what Alford’s is – a business that holds quality and personal service of utmost importance.

A long-standing member of the Regina & Region Home Builders’ Association, Alford’s began as a flooring store in 1967. Wayne and Verna Alford developed the business, and in 1973 they began to sell furniture and accessories as well. Wayne passed away in 1980, and Verna and her team, including her brother and Vice President, Malcolm Beug, continue to uphold and grow the tradition of Alford’s.

“We were one of the first companies to offer interior design services,” said Beug. “When we went into furniture, our designers began to bring together flooring and furniture. Interior designers have the expertise and the eye to tie everything together.”

Alford’s works with the community on residential renovations as well as new home builds. They have also been involved in commercial projects, such as City Hall, the TC Douglas Building, and the Hotel Saskatchewan.

Their clientele is very diverse, and they have furniture and flooring to offer every style and budget. The showroom features their variety, from flooring to furniture options, and the opportunity of a designer to bring everything together. The showroom itself has been used many times for movie sets and wedding photos, and is complimented by numerous suppliers.

Since 1974, Alford’s has proudly been a member of the Regina & Region Home Builders’ Association. Beug has sat on the Board of Directors, and Alford’s finds there are many benefits from their membership.

“It’s networking, and getting to know the people who are committed to the Association,” said Beug, adding that all companies receive additional credibility and

quality from their membership in the RRHBA.

Alford’s has especially enjoyed their inclusion in the RRHBA Spring Home Show. They have always been a participant, and appreciate the opportunity to be involved.

“We always feel our time spent there is well worth it,” said Verna. “The Home Builders’ Association handles it very professionally.”

The displays at the Spring Home Show were judged each year. Alford’s was a multiple winner until Verna became a judge of the displays herself.

Overall, they appreciate that they can trust the quality of other businesses who are members of the RRHBA.

“It’s a comfort to know we have an Association that we can not only go to with any issues, but we can go to if we want to work with a contractor,” said Verna.

cott and Rhonda Halliday weren’t planning on renovating their basement. They had worked on their kitchen the year before, and were content to live renovation-free for a while. But as record rainfall

pounded the province last June, it was clear Mother Nature had other plans for the Hallidays.

One more renovation later, the couple and their two young daughters – eight-year-old Makayla and four-year-old Karley – couldn’t be happier. The formerly dark and wall-boarded basement is now bright, open and drywalled. “I bet we use it probably 80 percent more than we ever did,” said Rhonda Halliday of the family’s new space, which hadn’t been updated since the house was built in 1978.

During a severe downpour on June 21st, a backed-up sewer caused the family’s basement to fill up with four inches of water in twenty minutes. The entire basement of their Carievale, Saskatchewan home had to be gutted, and fast.

After receiving a flyer in their mailbox and a recommendation from Rhonda’s sister, the Hallidays contacted Regina-based renovation company HYBRID Construction.

Since insurance covered a good portion of the renovation, HYBRID submitted estimates to Saskatchewan Government Insurance (SGI) for the family, explained Halliday. After getting the green light from SGI, the basement was gutted and literally built from the ground up again.

From the beginning, the family had a game plan, and they stuck to it, said Halliday. “It’s not fair if you’re making changes while they’re trying to do their jobs,” she added.

The plan to update the basement included making it more open and suited to the family’s needs. A rumpus room opened up the space, and a storeroom was added for functionality. A bedroom and bathroom completed the renovation. New carpet was installed and troffer lights were outfitted with daylight bulbs to brighten things up.

Throughout the process, the family was happy with the work of HYBRID Construction. Halliday can’t recall a single problem that was left unresolved. In one instance, HYBRID noticed a flaw in the drywall, and they took the initiative to come back and fix it, she said.

“That meant a lot to us,” said Halliday. “We weren’t really wanting to make a ruckus, (but) they did. They righted their wrongs and they didn’t leave until they felt their job was a hundred percent. We were very happy with the quality of work.”

throughout the province. Between staying in hotels and making the trip to Regina and back, HYBRID worked hard to keep the Hallidays in the loop and stay on schedule, which they did. And that is just part of the company’s philosophy, said Jerry Ricci, one of the founding partners of HYBRID Construction.

Ricci, his sister Angela, and Jason Daum started HYBRID about four years ago. They’ve built a strong foundation on customer service and quality work, Ricci explained, adding many customers – like the Hallidays – come to them as referrals. “We definitely stand behind the work that we do,” he said.


While Daum has 20 years of experience in the industry, the Riccis grew up with a father and uncle in construction. Ricci recalls being in high school and having his father wake him up on the weekend so they could work on a house. “As much as I wanted to,” he said with a laugh.

The company’s main focus is exterior work, but they’ve also worked on many basements. The jobs range from putting in a bathroom to gutting a basement and putting it back together. Most inquiries come from young families looking for more space in their home, Ricci said.

From their first meeting with the customer, HYBRID aims to let them know everything that is involved, Ricci explained. But even simple jobs, like adding a bathroom, can present unforeseen challenges. “If somebody wants to put a bathroom in, there might be more involved than what they actually think,” he said. For instance, the contractor might have to break out the concrete to get the plumbing lines run in.

Other challenges during renovations could include structural issues that are discovered once the drywall and exterior walls have been removed, said Ricci. “It’s very difficult to assess that until you actually come upon it.” He added communicating with the customer throughout the renovation is a top priority for HYBRID.

“It just comes down to communicating with them and just keeping them aware of what’s happening and how everything’s going,” said Ricci.

Despite the possibility of unforeseen problems, both Halliday and Ricci agree fixing up a basement is worth it. It’s an easy fix compared to buying a new home, and increases the value of a house.

“They have an option,” said Ricci, speaking of homeowners looking to make changes. “Either go out and build a new house or buy a new house, or renovate what they have.”

For many, like the Hallidays, renovating what they have was the clear choice. While the renovations will help them get a better price for their home, Halliday said her family won’t be moving anytime soon. “We’re very happy where we’re at.”

hen it comes to bathroom renovations, there is certainly no one-size-fits-all solution.

Every bathroom is as unique as its homeowner. In a renovation, many factors come into play, from the wishes and

desires of the person using the bathroom, to the age, condition, and style of the current bathtub and shower.

The most affordable and easiest renovation is lining the current bathtub or shower. This can be used in situations where there are no current problems.

“In a liner situation, things have to be in great shape,” said Shalovelo. “It’s normally a cosmetic change – colour or style.”

Liners are typically an acrylic bathtub liner with a matching one-piece wall system, or a shower surround. Shower tub doors are often added to modernize the bathroom.

Karen Runions and her husband live in Kipling, and that’s exactly what they wanted – an upgrade on their existing bathtub/shower. They contacted BathFitter, who came out and in half a day completed the installation.

The tub surround, walls and ceiling were prepared. The tub liner then neatly fit over top. The Runions decided on a white surround. It’s wider on the ledge, slightly deeper, and the tub surround was brought out about two or three inches. They also added a curved shower rod for additional room inside the shower.

“The ceilings really added to it, and it’s a curved ceiling,” said Runion. “We’re very happy that we decided to go with it.”

Phyllis Mengel was looking for a new bathtub liner to accompany the entire bathroom renovation she and her son were completing in their 100-year-old farmhouse near Holdfast. In addition to the aesthetics, the function of the bathtub was also important for Mengel, who uses a wheelchair.

BathFitter installed a new acrylic bathtub and shower liner in addition to bars so that Mengel could easily use the bathtub.

Mengel chose a white liner to match her white bathroom with blue trim.

“I enjoy it immensely,” said Mengel, who has lived with the remodel since December of 2010. “It’s perfect. I was really pleased.”

There are times when a bathtub liner or shower surround will not fit over the existing system. Full removals and the installation of a new bathtub or shower are sometimes required, or desired. The advantage is that a bathtub or shower can be completely customized – to a walk-in shower, free-standing shower, or custom-size shower – in addition to any style of bathtub. There is no limitation.

A removal is required when there are issues, such as mold beneath the bathtub.

“When things are in very terrible shape, that’s when a complete removal needs to be looked at and we get to the root of all the problems that are there,” said Shalovelo.

A very popular option is a tub-to-shower conversion. This is a time when function fully comes into play in the decision to remodel. An existing bathtub can be easily altered into a large shower enclosure. A one-piece acrylic shower surround is installed, in addition to the accessories that are available in every type of bathroom remodel.

“Tub to shower conversions are a fantastic option,” said Shalovelo. “They’re very popular with people who are starting to have problems crawling into and over bathtubs. We will convert their tubs into walk-in showers.”

Larry Sentes had started on his own bathroom remodel and knew one thing – he really wanted a shower.

“I haven’t had a shower in this house for 24 years,” he said. “I had my first shower a couple of weeks ago and that’s all I’ll have from now on.”

Sentes had plastic tiles on the walls of his bath. He stripped them off and was going to put new tiles on, but found the glue existing on the wall needed to be removed. He then inspected for mold behind the drywall, and decided he had progressed far enough in the process that he would be interested in converting to a shower. He called BathFitter, and now the acrylic surround reaches the roof, with accessories such as corner mounts, soap dishes and a hand bar adorning the side.

The next step for Sentes – a painter by trade – is to complete the remainder of his bathroom to match the new shower, as he will begin working on the vanity and flooring.

very time Barb Neumann walks into her kitchen, she feels a sense of satisfaction.

It was a long process to get there, but in the end, she said it was completely worth it.

She never would have made it down the path of kitchen renovation without the help of the professionals, who had the eye, the experience and the knowledge to bring it all together.

“We really had no idea of where to start,” said Neumann of renovating the kitchen area of her Lakeridge home. She and her husband, Harry, were struggling with the amount of golden oak in their house and how to blend a new renovation with the existing design.

Peterman helped Neumann select the cherry wood cabinets in Hazelnut stain, the Ubatuba granite countertops, the Travertine mosaic glass and tile and ceramic tile flooring. They worked with subcontractors in addition to Lifestyle Cabinetry, blending function, Neumann’s style and contemporary design.

“(Jessica) was really thoughtful in making sure it all tied together and flowed well, with the colour scheme, decorating and (post-renovation visit),” said Neumann. “I just love the whole thing. It’s exactly how I wanted it.”

The process of renovating a kitchen can be a long one, as the Neumanns found out. But Peterman cautioned them about the time frame, a point that she and Janine Kallis, both Sales & Design Consultants with Lifestyle Cabinetry, reinforce often with their clients.

Depending on their clients, design consultants spend as much – or as little – time on the renovation that is wanted and needed. The most important element is to ensure the kitchen is functional for the homeowner.

“We get a really good idea of how they live and how other spaces are going to be affected, and then (look at) the finishes,” said Peterman.

“We talk about windows, lighting from the electrical perspective, and how can we change a footprint so it functions for what you do,” added Kallis. “Some people love to bake and need big work surfaces; some love to cook and need room for three people to work in their kitchen. So it depends on the space, how do they function in that space, and how does it flow with the rest of the home?”

It’s important to understand what you don’t like about your current kitchen, and what you do enjoy about it so it can be incorporated in a new design. It is also important to consider your budget, as a kitchen renovation can be modified accordingly.

Brian McIntyre of Floform Countertops said his clients are often renovating, and upgrading to a more substantial countertop. Some are completely revamping a kitchen, which most often includes cabinets, while others are looking to do smaller updates.

He sees a lot of people using professionals to help in design.

“In our industry, a lot of people are using designers,” said McIntyre. “Tastes are getting expensive so I think people are afraid to make a mistake.”

McIntyre said when homeowners are renovating on their own – without a designer or cabinet company – they all start in different places. Some choose flooring first, others tile and others countertops. When he talks to homeowners, he makes sure they have plenty of options to choose from, including different colours and styles of countertop.

“There is a lot of communication between each business,” he said. “Some people want input while others know in their mind what they want, and take just a couple of samples.”

Renovations are becoming more popular, as people enjoy their neighbourhoods but want to update to current styles. They also wish to increase the value of their home, and the kitchen is, arguably, the most important room in the house.

When the chimney of their 28-year-old wood burning fireplace caved in due to a hot fire last season, they decided

it was time to re-evaluate their options when looking to replace the fireplace. Their decision – to install a gas fireplace – took them downstairs as well, to adding another gas fireplace in their basement. They decided to install a Heat & Glo 6000/8000 in the basement, featuring a centre flame rising from modern media.

“We’ve tried numerous ways to heat the basement, and nothing has worked,” said Lisa. “We tried this, and it really pumped out heat!”

When the Wrights arrived at Northern Fireplace Ltd. to begin choosing a new fireplace, they were surprised at the numerous options available – fireplace technology has come a long way.

“What kind of fireplace do you want?” is the first question, said Lisa. “Then there are myriads of choices; it’s unbelievable. Do you want logs, do you want crystal, what colour of crystal, do you want matching lights, or reflections?”

The Wrights installed a heatilator Novus Evolution on their main floor. The minimalist design works well with the stone facade, and the porcelain interior lining reflects the flames rising from the glass media.

Steve Flett, President, and Tony Huslie, Store Manager, at Northern Fireplace Ltd. often find that customers aren’t prepared for what is now available. They are pleased to offer professional advice to ensure their customers find the best solution. Some people come in because their fireplaces are due to be changed; most pre-fabricated metal boxes have a lifespan of 20 to 25 years. Other people are interested in changing the facade of the fireplace and decide it’s the perfect time to convert the fireplace as well.

“It would be wise for people to talk to the fireplace installer prior to them framing out the existing fireplace,” said Huslie. In addition to the actual fireplace install, there are many other factors to consider.

“There are things that need to be done first – the gas lines,

electrical, pre-wiring for thermostats, wall controls,” added Flett. “Certain units will require special wiring, whereas some of the standard units don’t.”

Venting is another important issue to review. It should be addressed before the install, as there are many parameters to consider. Many times it’s wise to install gas lines for future fireplaces during a renovation so the natural gas is accessible later on.

There continues to be a mix of gas and wood-burning fireplaces sold. For many, such as the Wrights, gas offers convenience, as wood buying, cutting and cleanup is no longer an issue. However, wood-burning fireplaces are a great option for others, especially if wood is readily accessible.

The style options for fireplaces today include everything from a long, narrow look to a clean-face fireplace with a larger viewing area.

There is also the fact that there are places in Saskatchewan without access to natural gas. A wood-burning fireplace then becomes an excellent back-up heat source.

The style options for fireplaces today include everything from a long, narrow look to a clean-face fireplace with a larger viewing area. In gas fireplaces, the log look is available, or there are small stones or crystals that come in various colour options. Fire box panels also are available in many forms. Accent lights lend the fire box additional ambiance and vanity mirrors provide an endless look to the flame.

Fireplace exteriors vary greatly from home to home. Stone – stack stones and flagged stones – are popular. The Wrights had their upstairs fireplace completely refinished with stone, including the hearth, where before was porcelain tile. The look gives an inviting, warm feeling to their living room.

Other homeowners are doing the opposite – removing the hearth and lowering the fireplace to the floor so a television hangs atop the fireplace.

Corner units and three-sided units are also options to think about; many of these are built into new homes in the great room area.

The Wrights have been very pleased with the results of their gas fireplaces. They’re looking forward to the warmth they will provide in the winter months.

“It (will be) great for Christmas when we’re gathered around the fireplace and it’s cold outside,” said Lisa, “It gives that ambiance.”

to do the job?

hen consumers are looking to build a new home or to make improvements to their home or yard, they look to the professionals that make up the Regina & Region Home Builders’ Association.

The Association is composed of over 260 businesses that are involved in some capacity with the Residential Construction Industry. The membership includes Home Builders, Community Developers, Trade Contractors, Renovators, Service & Supply Companies, and Other Professionals. But what makes RRHBA members qualified to do the job?

In order to qualify for membership in the Association, businesses must agree to abide by the Code of Ethics, which includes agreeing to deal honestly and fairly with their customers, to stand behind the quality of their work and service commitments, and to conform to the principles of good community planning and support for the environment. All members must go through a screening process before their membership is approved, and once approved, members are still subject to a one year probationary period.

Qualified professional builders

The Canada Mortgage and Housing Corporation states that when looking for a qualified Home Builder, make sure they are a member of their professional association. In Regina and area, that is the Regina & Region Home Builders’ Association.

Why would this benefit the consumer? In addition to meeting the criteria outlined above, every Builder member of the RRHBA

must have completed the Certified Professional Home Builder’s Program, which is created specifically for Builders and is comprised of eight modules that cover the areas of expertise that a Home Builder requires. Certification ensures the Builder has the knowledge required to be in the home building business.

In addition, every Builder member must be a member of a third party new home warranty program. Membership in a new home warranty program provides protection to the consumer. As a minimum, it generally includes deposit insurance and protection against defects in work and materials as well as major structural defects. Additional coverage may include defects in the home’s mechanical systems or building envelope. The home buyer may also be able to upgrade a “basic package” and get extended coverage. Some provinces have found new home warranty so important for the consumer, that they have mandated all Home Builders to be a member of a third party new home warranty program.

When Home Builders are members of their professional association, they have access to all kinds of research and information on new products and techniques in the home building industry, through national publications, and through attending committee meetings which provide a forum for valuable information exchange. Members can keep up to date on technological advances, regulations, products and materials, financing and design. This means that they have the know-how to provide the home buyer with the latest and the best in the marketplace. Building a new home takes teamwork and the

A large demand for energy efficient housing has arisen largely due to a combination of environmental awareness coupled with the increasing cost of homeownership. The ENERGY STAR for New Homes program is relatively new but has already claimed the “best in class” standard for energy efficient housing in Saskatchewan. Many of the Builder members of the RRHBA are Energy Star Certified Builders. This means that they are trained and licensed to build Energy Star qualified homes. As such, when hiring a Builder member, not only are home buyers hiring a qualified professional, they can also select from those who are Energy Star Certified as well.

Windows are an important feature to the home; one that we sometimes forget about but are extremely important in the efficiency and maintenance of any house.

Like most aspects of a house, the technology of windows has grown tremendously in the past few decades. New windows translate to lower heating bills, less maintenance and a warmer winter. So how do you know when it’s time to upgrade?

Jamie Halbgewachs, Vice President and General Manager of Glacier Glass Service Ltd., said the two major reasons to change are for increased energy efficiency and the maintenance-free aspect of new windows.

“Some of the programs the government is offering push people to upgrade their windows,” he said, referring to the EnerGuide programs which offer rebates for efficient upgrades. “And people are too busy to scrape and paint windows – they’d rather be out on the golf course or somewhere like that.”

The frames of the majority of new windows are PVC – polyvinyl chloride, instead of wood or metal.

In addition to the vinyl siding in many styles, shapes and colours, there are innovative styles available.

Metal-clad wood creates a classic wood style with aluminum components.

There are also hybrid windows, which are metal-clad vinyl. They offer a maintenance-free vinyl interior and exterior aluminum cladding.

Wooden window sills will typically rot over time, which is a sign for a window upgrade. Often with older aluminum windows, ice will build up, creating a draft, also signalling the time has come for an upgrade. On older windows, weather strippings break down and cranks and windows break, also resulting in drafts.

While technology has changed in window sills and frames, it is the glass itself that has been drastically upgraded.

“Glass has come a long way and continues to improve year after year,” said Halbgewachs. “Triple pane windows are pretty commonplace now. (Most) windows we sell here are triple pane with low-E and argon gas in them.”

Low-E is short for low emissivity. Emissivity is the value of the ratio of heat emitted from a material. Windows are covered in a low-E coating, which reflect more heat. In the winter, the heat indoors is reflected back inside. In the summer, heat from sun is reflected away from the window, keeping it cool inside.

“There are a lot of different types of low-E available that do different things. Some have greater UV protection, which keeps flooring and furniture from fading. Some have greater heat rejection, so if the window is facing south, maybe on a lake, and the (homeowner) wants to reject a lot of heat, there are specific windows for that. There are low-Es that can make your home warmer in the winter, cooler in the summer. So there are a lot of different options now for the glass you choose, depending on the end result you want.”

UV protection, light transmission, and R-value are all factors to consider, and the homeowner needs to decide on the importance of each to determine which glass would best fit their house. R-value is the thermal resistance of a material.

The majority of homeowners who are upgrading look to replace the existing windows, rather than drastically renovate a room, as it can be expensive to resize windows when replacing them.

The style of most windows in Saskatchewan is casement and awning windows. Sliders are available as well. Typically the latter are less common because of the design – there is an interlock where drafts can occur, and sliders in the past were only available in double pane. However, technology is changing, and new product lines are becoming available with triple pane in sliders.

The final decision to make in replacing windows is the hardware finishes. Unlike years previously, there are now a variety of finishes, such as satin, nickel, pewter, black and antique bronze to choose from for cranks and levers.

While windows aren’t exactly “trendy,” there are interesting new ideas being introduced all of the time.

“The glass is really where the most change is,” said Halbgewachs. “In addition to the premium low-Es, there is neat glass, which is almost like a self-cleaning glass. In Regina, we’re doing a test run to see how it performs over time.”

Neat – naturally clean – glass includes a thin coating of titanium dioxide, which captures UV rays and then uses it to loosen dirt from the window. When water hits the window, it rinses away the dirt, leaving a clean window with no additional work on the homeowner’s part.

With so many options now available, research and quality suppliers and installers become very important aspects in a window upgrade. Once the homework is done and a quick and easy install is complete, you can bask in the enjoyment of the new upgrade as the sun shines through.

Don't Confuse Greenfield development with

urban sprawl

Greenfield development refers to development on land that has not been built on before, occuring on a cities’ urban fringe.

Urban sprawl and greenfield development share only one common trait – they both occur on the outskirts of urban areas. Unlike urban sprawl, where there is little or no suburban planning, greenfield development is about efficient urban planning that aims to provide practical, affordable and sustainable living spaces for growing urban populations. The planning takes future growth and development into account as well as seeks to avoid the various infrastructure issues that plague existing urban areas.

Regina is currently in a process to formulate the City’s Official Community Plan (OCP), which will shape the way future growth will unfold. The public consultation process, Design Regina, that accompanies the new plan is such a great idea. We all need to be involved in the conversation about the future of our city. Citizens, Community Developers, Builders and Public Officials all need to be engaged in this process.

As the Association that represents the creators of these future communities and the businesses that will build our future homes, we have a lot at stake in the Official Community Plan and we have fully participated in the Design Regina process, adding these perspectives:

• Growth needs to include both infill development, as well as greenfield development;

• As valuable and important as the Downtown Plan is to anchoring our city, our real destiny lies in the design of new neighbourhoods that lie outside the downtown core – new neighbourhoods that arise out of greenfield development;

• Our new neighbourhoods will become the prime building blocks of urban growth for the future;

• New neighbourhoods are becoming more sustainable by taking inspiration from more compact community designs like in the Cathedral and Lakeview areas;

• Although greenfield development will not get rid of cars, we have great potential to build communities that are less dependent on cars, by utilizing these compact designs;

• Incremental changes and a “gentle urbanism” can bring out all we want to achieve to make our new communities more sustainable, and our Community Developers are embracing this approach in their new community designs;

• New neighbourhoods can deliver on sustainability and be warmly received by consumers by adopting a gentle approach to creating greater density;

• Housing affordability needs to be an important consideration in any policy decisions that impact infill and greenfield development in our city.

Though both Community Developers and City Planners in Regina are already embracing these ideas in their new community designs, they are currently being stifled by the existing regulations. In fact, it is impossible to build some of the types of ideal sustainable communities that many people would love to see in our city due to current regulations.

So we hope our point of view is being heard in the Design Regina process. When plans for our future developments involve citizens, Community Developers and Public Officials, then we will get the best possible outcome. We love our city and we want to get it right.
