Our four issues of 2012 will mirror those of 2011, as we feature outdoor living, new homes, condominiums and indoor spaces and renovations. The themes are woven through each issue as we introduce new monthly features.

This spring issue celebrates the outdoors, as in Saskatchewan we cherish the seasons in which we can enjoy signs of growth, the warm sunshine and finally the crisp fall air. Our homes are becoming our retreat from the fast-paced world, and so in Regina yards are becoming an extension of the house and another 'room' to provide our creative touch. harlene Nelson and Kurtis Richet’s house is tucked away at the quiet end of a cul-de-sac – the ideal location for a serene getaway. The couple – self-described homebodies –

wanted to relax in their backyard: enjoy a glass of wine, read a good book, and play with their two Bichon Shih Tzus, Peanut and Lucy. They hoped for a water feature that would add to the tranquil scene, offering the soothing sound of running water.

And after their first landscaper walked away before finishing the job, that’s exactly what Paramount Plantscapes Ltd. gave them.

“It’s gorgeous,” said Nelson, who contacted Brent Waliduda, owner of Paramount Plantscapes, when the first landscaper stopped

returning the couple’s calls.

Things ended up working out for the best, said Nelson, who has called the house 'home' with Richet for 15 years. “We met Brent and he’s done a fabulous job for us.”

Nelson is thrilled with her new backyard, which features Paramount Plantscapes’ elegantly curved three-tier water feature, complete with lights that glow ethereally at night and shelves to hold aquatic plants. The water feature – located to the northwest central area of the yard – is bordered by lawn, plants, a nearby river rock garden and large oak trees. Attached to the back of the house is a deck that descends to a patio seating area, and paths wind around the yard.

From the couple’s first meeting with Waliduda, they knew he understood what they were trying to achieve. Although he had to tear apart a lot of the other landscaper’s work, including all of the existing brick work, Waliduda worked with Nelson and Richet to come up with a design they would be pleased with – and that worked; he tested the feature’s water flow and checked for leaks several times to make sure it worked perfectly. Waliduda also used some of the materials the first landscaper had purchased to save money.

“We tried to fit it together to make it more desirable and make sure they were happy with the end result,” said Waliduda of the design, which was tailored to suit the couple’s budget

and lifestyle. And the end result? Stunning, Waliduda admitted. Even the smallest details were taken into consideration, like the addition of lawn mower edge bricks to the ground level pond so that lawn mowing would be easier, and the use of stones that meshed with the couple’s river rock garden.

Nelson and Richet’s large yard had always been a bit of a handful. For years it was in desperate need of taming. The couple had spent countless hours working in the yard, but they seemed to go nowhere fast, Nelson said. After trying – unsuccessfully – to install a pond themselves, Nelson and Richet finally decided to contact a professional in 2009.

“What we were doing on our own was the vision that we had – it was okay, but we knew it could be better,” said Nelson.

Two years later and after a disappointing experience with their first landscaper, the couple had no idea that fate had something – or rather, someone – better in store.

“He loves what he does,” said Nelson of Waliduda, who impressed her with his professionalism and talent. “I can’t say enough good things about the work he did and how he went about doing it.”

Going above and beyond the call of landscaping duty is something Paramount Plantscapes – which was formed about

three years ago – takes pride in, Waliduda said. From yards to driveways and everything in between, the company creates innovative designs and landscapes to suit any budget.

“We started the company to try to do exceptional work, and work with clients through every step of the process – from design to picking materials to making sure that the installation process is what they will like,” said Waliduda. “And hopefully everyone, like Charlene, is going to come out and say that we’ve done exceptional work and they’re more than satisfied.”

Waliduda’s love of landscaping started early. He remembers playing with plants as a kid on his family’s farm, located south of Prince Albert. Later on, he earned a degree in agriculture and horticulture from the University of Saskatchewan, and he farmed before taking a job in the public service.

It wasn’t long before Waliduda missed his farming roots. He had always enjoyed designing and building projects, so he decided to follow his passion. He completed a Landscape Architecture and Garden Design Diploma course and started Paramount Plantscapes.

Waliduda’s background in farming taught him how to work with the land, and his education gave him the

For its work – including trees, lawns and plantings — with the Parade of Homes in Harbour Landing, Paramount Plantscapes recently won the 2011 Best Landscape Project Master Award from the Regina & Region Home Builders’ Association.

As his business is quickly becoming one of the most sought-after landscaping companies in Regina, Waliduda is busy and happy.

“I have a lot of freedom to create, work with people, and create an exterior room that they are going to love, and it’s going to be there for many years to come,” he said.

Even though the warm days of summer haven’t quite arrived, Nelson is already envisioning flowers blooming around the

water feature and birds splashing in the pond. The couple plans to stay in their home for another 15 years, and they’re looking forward to finally enjoying their new space.

“For a long time we didn’t even want to sit out in the back because it was just a sea of mud – dug-up hills and there was no grass, and of course with my dogs going in and out, I had muddy footprints all over,” Nelson said. Now Peanut and Lucy like the backyard so much, they stick to the paths.

Q: You sell both new and used homes. what are some of the advantages of buying new?

a: The most obvious advantage is that everything is brand new and so for at least a few years a new home owner will not have to worry about deferred maintenance or replacement issues. Furthermore, any reputable builder will offer a new home warranty, which offers protections that you won’t get with a used property. Also, there will be manufacturer’s warranties on the various mechanical systems and any included appliances. So overall, I think there is more protection and a greater peace of mind for the purchaser of a new home.

In the situation of a custom built home, the buyer also has the advantage of choice. The buyer can have input on everything from the design to the finishing so they are able to build the house of their dreams. While there is no such thing as the perfect home, a custom-built one will get you closer than is possible with any other property.

Q: are there any concerns that the buyer of a newly constructed home should have?

a: Most concerns will be mitigated by purchasing from a reputable builder, such as a Builder member of the Regina & Region Home Builders' Association. If you are dealing with someone who has a proven track record and a good reputation for building a quality product then you should not be worried. Of course there are always things that can go wrong in new construction but with a good builder, problems will be few if any, minor in nature and easily and willingly corrected if they do occur.

The only other concern I would have is around possession date. Delays are almost inevitable and often out of the control of your builder, so if at all possible try to maintain some flexibility in your living situation to allow for a later possession date. For example, if you are selling your current home make the possession date well after the projected possession date on your new home just in case. It is far better to own two properties for a short time than to have nowhere to live.

Q: why buy resale?

A: There are reasons why people would buy used. First, price may be an issue. Used homes of course start at a lower price point and so for many people that is the only affordable option.

Secondly, timing and availability might be a problem. A buyer may need a home immediately and so to custom build one may be out of the question, limiting them to what is available either on the used market or pre-built new.

A third issue is location. A buyer may want to purchase in a specific neighbourhood that does not offer new construction. Then of course their only option is used, unless the buyer wants to purchase land, demolish the existing house and rebuild.

hat is a green thumb to do in a home without a yard?

Plenty.

Whether your gardening tastes stem to the floral, vegetable or herb variety, no yard does not mean no garden. There are many ways to stay green, even if your garden space is limited to a balcony, terrace, rooftop or a windowsill.

All you need is a bit of space, containers, mix to plant in, seeds or seedlings, water and sunlight. How much water or sunlight depends on what you decide to plant, but we will get to that later. To start, there are two important aspects to consider.

The first is the Saskatchewan climate. With our drastic changes in temperature, we have hot, windy summers and our springs and autumns are unpredictable. Also determine where your plants will grow. Do you have a high balcony that receives wind? Is your balcony covered, limiting sunlight? Or will your plants receive plenty of exposure to heat? When choosing your plants, use these factors to determine what will grow best. Talk to a professional in the gardening section of the store where you buy your seeds or seedlings.

The second factor to consider is allowances of where you are planting. If you are in a condo, make sure your garden falls in line with any rules or guidelines. If you are planting on a balcony,

check into weight restrictions to determine how heavy your pots or planters can be.

Now let’s look at containers. There are many different options, which will also depend on what you have decided to plant. Containers include pots, buckets, crates, hanging baskets or window boxes. If you are planting herbs or vegetables, make sure the container has not been coated with a preservative or has previously held toxic substances. The container should have drainage holes in the bottom, perhaps with plastic trays underneath to capture water. Line the bottom of the container with fibreglass screening or landscape cloth.

If you do have to consider weight restrictions, use lightweight pots or a lightweight soilless mix. Then the planting begins.

Plants and FloWers

If you choose to plant for visual appeal instead of a garden of the vegetable and herb variety, the single most important aspect to consider is what is going to grow in your garden. Choose a plant that will flourish in the amount of light that can be provided.

Create a lush garden by selecting plants with interesting shapes and textures. Before planting, do your research and determine how large a plant will grow to ensure it doesn’t outgrow the space.


Fragrant plants provide the aroma of a large outdoor garden, while using colours like white, green, blue and purple open up a space to make it appear larger. Using masses of one or two colours will create a more sizable effect than choosing a wide variety of plants and colours, which may create a cluttered feel to the space.

Use a variety of planters, and consider how you can use the railings or fences to the best of your ability on a balcony or terrace. Shelves, hooks, brackets, and wall-mounted urns are all options, but don’t crowd the space. On a front walkway, consider colourful pots leading up two or three steps in an English style to brighten up the area.

To keep your plants and flowers lush and colourful, follow the best care practices for water and sunlight.

What says summer more than fresh vegetables?

Balconies are a perfect place to grow vegetables. In addition to planting vegetables suitable to the conditions, determine how vegetables and their roots will fit in the containers and space you have available.

Once your containers are chosen, talk to the gardening professionals at the store about what mix will work best. With or without soil, your mix needs to allow for efficient drainage and for oxygen to reach the plant roots. Garden soil may not work in a container as it becomes compact when wet. Some potting mixes contain a slow-release fertilizer. You may also use compost or an organic fertilizer.

Plant your seeds or seedlings and then water well. When they

begin to grow, plant leaves should be a rich dark green. If they are pale in colour, they may require fertilizing. Continue to check them for disease or pests as they grow. Remove a plant if it is diseased, and isolate plants with pests. Check the plants at least once a day to determine if they need watering, twice a day if they are in a hot and windy location.

Herbs are, literally, the spice of life. And all you need to add them to your home is a sunny location, pots, and some soil.

Herbs can be grown on a balcony, staircase, deck, patio, or even a windowsill. They can live outside in the summer, and be brought indoors in the winter, placing them in an ideal location, such as a south- or west-facing window, to receive as much of the Saskatchewan winter sunlight as possible.

To begin, plant herbs as either seeds or seedlings. Seeds can be a little more fun to watch them grow. Start with planting seeds in eggshells filled with potting soil, and keep on a sunny windowsill in an egg carton. When the plants are eight centimetres tall and begin to leaf, remove the shells and transplant the seedlings into pots, at least five-centimetres deep. They can then be placed outdoors in the right conditions, or in a window box or a basket.

Water when the soil feels dry, but don’t leave water in the saucers. Liquid fertilizer may be applied once a month, but do not use chemical pesticides if you plan to eat the herbs.

herb varieties – What to Plant and hoW to use

Herbs are unique and what you choose to plant often depends on taste and use preferences. A few options to consider:

BasilThere are many varieties of basil. Sweet basil is most common. It is best used fresh in tomato or Mediterranean dishes. It can be crushed or minced in soup, pasta or casserole dishes, or used fresh on salads. It can also be made into a pesto. Basil should receive full sun. Pinch the leaves before they bloom, when it is most flavourful. The flowers, which are white, pink, or lavender, can be used as colourful garnishes.

ChivesChives are in the same family as onions, leeks and garlic. They are best used in egg dishes, salads or dips. They need plenty of sunlight. Use scissors to cut the leaves near the soil.

Dill Both the leaves and the seeds of dill can be used. Deadhead the leaves through the summer. Dill is often used in soups, chicken, fish, and salads. The seeds can be used for pickling. Dill is a tall herb, and should be planted in a sunny location. It can be picked at any time – pinch the leaves, which are most flavourful before the flowerheads go to seed.

MintSpearmint or peppermint can be planted and are often used in teas and drinks. They are also great in Middle Eastern dishes. Mint should have its own pot as it is an invasive herb, and needs sun and moist soil. The leaves can be pinched at any time.

RosemaryRosemary is often used in a mix of herbs in chicken dishes or on lamb. It is also common on roast potatoes. The herb is a good one to grow in a hot Saskatchewan summer. It dries out between watering, and the ends should be snipped often.

There are many other herb options available, so do your research and choose wisely!

We are excited to begin a new series of articles on aspects of Regina’s newest developments. Over

our four issues in 2012, look for new topics as we get the inside information from Regina’s developers.

New developments have something to offer for everyone. They still present the perfect 66-foot wide lot for a dream home, which may back onto a creek or environmental reserve. Now they can also provide areas for multiple people to live in condominium and townhouse complexes, and they can even supply an affordable home for those just starting out or downsizing.

“The world has changed a lot, and is driving all of these different ways of thinking,” said Paul Moroz of Dundee Developments, who are currently in phase five of development of Harbour Landing.

Many of today’s communities, including Harbour Landing, The Greens on Gardiner, Hawkstone and Edgewater, have many different types of housing products within one development, from single family lots to condominiums and new styles of housing.

“In Regina, for many years, the market was a 1,200 square foot bungalow on a 50-foot lot, or a 1,500 square foot two-storey on a 40-foot lot, and condos,” said Moroz. “Since 2006, the market has doubled in value, so we have to be more creative in our lot sizing…. We have a few different lot configurations and we’re actively tinkering with others.”

Harbour Landing has some 50-foot lots, on which homes are usually custom-built. On the opposite end of the single-family home scale are narrow lots, which are approximately 28 feet wide and much more affordable. The front yard setback is reduced, allowing for ample landscaping and a sizeable backyard. Another new concept is the wide-shallow lot. The depths of the lots are reduced from about 100 feet to 80 feet, but the lot remains about 40 feet wide. The house is then built either around the garage

or close behind the garage, still allowing for a large backyard and a nice streetscape.

They are also working on wide-shallow duplex configurations and townhomes on fee-simple lots, in which each townhome is individually titled, so there are no condo fees or internal servicing required.

“You get really good density, a nice streetscape and an affordable

product, so it’s a pretty good recipe for success,” said Moroz.

The Greens on Gardiner, likewise, offers many different lot sizes and types of housing product as they are now in Phase 3 of development and have added new product lines, including semi-detached units, bungalow condos and possibly a seniors’ development. They have also begun to look at the concept of a small mixed use parcel at the entrance to The Greens on Gardiner off of Chuka Blvd., providing ground floor commercial which would serve the residents.

“The bottom line is to keep the affordability,” said Lorne Yagelniski of Yagar Developments Inc., the developer of The Greens. “It’s a challenge because as time goes on, things will become more expensive. As a result of that, we are starting to see our developments intensify. There is higher density. More condos, apartments, semi-detached lane lots, lane houses, small houses, commercial and mixed-use areas. The end result is you have a more vibrant, sustainable community.”

Yagar particularly emphasizes the narrow lane lots available in The Greens, as he said they provide a nice front streetscape, additional privacy in the backyard, and more opportunity to develop the back of the house. Eventually he would like to have some houses built with attached garages on the back and green roof design above the garages.

Harvard Developments is introducing a new community this spring – Edgewater, which is bordered by the Joanne Goulet Golf Course, Ninth Avenue North, and Westhill Park. Offering a variety of housing types, the neighbourhood appeals to everyone from young families to retirees.

“There is a diverse mix of housing types,” said Chad Jedlic of Harvard Developments Inc. “Along the south are large amenity lots that have exceptional views of the golf course. There are also traditional large lots with an attached front garage. North of Sherwood Drive, the subdivision design includes lots on rear lanes, which is being very well received in the community. Since garages are located in the rear and the homes will include front verandas in their design, you’ll enjoy a great streetscape. It’ll be

very quaint.”

Hawkstone, another of Regina’s newest subdivisions, also offers an array of choices in housing product. Kevin and Karen Reese of Karina Developments Ltd. said the explosion of builds on the development will be impressive in 2012. Much of the initial progress has been completed, such as underground piping, but soon the exciting above-ground work will begin.

“There’s fewer and fewer of the traditional 50-foot lot, double-attached garage single-family homes being built,” said Kevin Reese. “There are some, but many of the new areas are changing and mixing things up and providing more of the different styles of houses.”

Hawkstone, which is surrounded by Englewood, Argyle Park, and the north Walmart and Capital GMC, will feature single family homes, including both lane and non-lane style of development. The majority of the lots will be between 32 and 34 feet wide, with some slightly larger around two of the bays. There will also be townhomes available and some apartments for rent.

On the other end of the spectrum, Karina is also developing The Creeks in the east end of Regina, with Phase 3 in production and Phase 4 to be released soon. The Creeks has seen growth with the completion of Chuka Drive and its connection to Wascana View. The Creeks provides some variety in their housing types and sizes, but for the most part, this is a community where dream homes are built.

“Lot sizes are still going to range between 48 and 60 feet,” said Reese. “They’re on the larger size in comparison to the rest of the market… the one thing to know about The Creeks is that the value is there.”

In addition to size, location helps determine the price of a lot. Walkout lots as well as any that back green space or an environmental reserve are in higher demand and will drive up the price. The Creeks, however, also offers a single family bareland condo development, and townhouse style condominiums.

Maple Ridge, an ongoing development in Regina’s northwest end, continues to provide the family neighbourhood feel as it begins its seventh phase of development. The lots remain on the larger side – between 40 and 50 feet – but Reese says they offer some of the best value in Regina.

“We’re going to come out with something just slightly narrower,” said Reese, as Karina and Yagar Developments partner in Maple Ridge, “but 40 to 50 feet is our standard. It’s just a really nice, established neighbourhood, very family oriented.”

Fairways West, another community by Harvard Developments in northwest Regina, is nearing its completion. Now in its fifth and final phase, many of the premium walkout lots, which back the Joanne Goulet Golf Course and have southern exposure, are being

released, while the interior lots are nearly sold out.

Estate lots, which are located in the Greenside Terrace development in the southwest area of Fairways West, have recently been released for sale. These lots are ideally suited for premium executive style homes.

“Greenside Terrace is being built on a peninsula,” said Jedlic. “It has a private drive and the lots back onto an environmental reserve which is bordered by Wascana Creek. It’s an absolutely beautiful setting.”

Also in the north end of Regina is Skyview, a small gem of a development. Now in its third phase, Skyview has continued to feature their standard lots, which are 60 to 66 feet wide and 128 feet deep.

“We hear the term 'dream house' because of the larger lots,” said Doug Rogers of Terra Developments Inc., the developer of Skyview. “I like to call it a little boutique. It’s a small subdivision – we’re only developing 30 lots a year. The subdivision is only going to be about 150 single family lots and some condo development, and I think it builds a real sort of community.”

The value of each lot varies depending on location. Phase one featured a number of walkout lots, while phase two featured more of the 'regular' lots. All of the walkout lots back onto an agricultural reserve, and sell quickly. The larger lots allow for more yard development, and at times three-car garages.

What is certain is the housing market is changing, and Regina’s developers are striving to provide answers to the demands. A new house is no longer a privilege, but a possibility for almost anyone.

“There is a lot of activity and a lot of excitement around the city,” said Rogers. “To be a part of that growth is fun.”

They have opened their hearts and their wallets, and will also physically use hammers and paintbrushes to help

The 100K in 100 Days project began when Yvonne Slobodian, a local business owner, expressed an interest in becoming involved with Habitat for Humanity Regina. She wanted to give financially, but she also wanted to be part of something much bigger. Together with Trish Bezborotko, Director of Fund Development with Habitat for Humanity Regina, the 100K in 100 Days plan took shape, and women around the city quickly became involved.

“The word spread like crazy, and before you knew it, 49 days later, $100,000 was in the bank,” said Bezborotko. “Before we launched, I knew people would embrace it. But I didn’t realize it would happen that quickly. It gained momentum and the enthusiasm was so amazing.”

The campaign was launched on November 1st, 2011, with the 100 days spanning to February 8th. The timeline, however, was reduced as it did not take long for the list of 100 names to be filled.

Karen Allen of PV Disposal heard about the project at a Regina & Region Home Builders' Association meeting and she knew it was a cause she wanted to become involved in.

“Everything made sense to me. It seemed less like a charity and more like a hand up, with the processes the family had to go through (to be chosen), the sweat equity they had to put in (to the build), and the interest-free mortgage. I liked how they were building in North Central and trying to revitalize the area,” said Allen. “I’m excited to be a part of the whole process. I’m excited to meet the family they choose and see them get their keys to their very own home, which is a huge thing in life. I love that you see the results of what you’re giving to. I know what the end result is. I see a house built, and see a family’s life has been changed.”

The family selection process is still underway. This year several hundred people attended Habitat’s information night. The number of families in need continues to grow. After families apply, a committee determines which ones are chosen, to ensure Habitat homeowners are committed to the process and will become a full partner in the home build.

“There are families every day that make the decision – should I pay my rent or pay my power bill? Pay my rent or buy my kids’ shoes? Pay my rent or buy groceries?” said Bezborotko. “We’re talking about significant amounts spent on rent for substandard housing. There are a lot of families faced with that and I think it’s becoming increasingly difficult for people to ignore the problem that is poverty within our city.”

Habitat for Humanity is proud of the fact that every dollar donated goes directly to a home build. Administrative costs are paid for through their Re-Store, which makes giving to them such an attractive idea.

The 100 women from 100K in 100 Days have been excited to meet one another and are looking forward to the home build itself. On January 27th they met at a gala – paid for through sponsors – to celebrate their accomplishments. They will spend time on the home build in the spring, and will help complete the house and hand the keys to a family in the fall of 2012.

At the gala, they wrote messages to the future family and signed two-by-fours which will be built into the home. So far the process has gone extremely well. Everyone is looking forward to future projects.

“We will do it again,” said Bezborotko. “Everybody’s had such a good time with the whole process. Once they meet the family, that will seal people’s enthusiasm to be involved.”

building a new home is not a new idea for Christina Fiorante-Lang.

What is new in each time she builds a house is the particular look, style and function of the home. Fiorante-

Lang has lived in many different houses, growing up as the daughter of Joe Fiorante, who operates Fiorante Homes and Commercial Ltd. with his brother Vince. Since moving back to Regina from Yorkton two and a half years ago, Fiorante-Lang has worked with the company as Sales Coordinator.

Fiorante-Lang and her husband, Mark, built two new homes in Yorkton. When they made the decision to move to Regina with their children Parker and Makayla, now 11 and 8 years old, they needed to find somewhere to live. There was no question about whether they would be buying or building new, but they did have to determine where they wanted to live and the new home design.

“We knew this was the area we wanted to live in because we felt comfortable,” said Fiorante-Lang while providing a tour of her 1622 square foot bungalow in Windsor Park. “Thank goodness there was one lot left.

”The Langs chose a floorplan that Fiorante Homes had previously built as a Hospitals of Regina Home Lottery house. They changed the plan somewhat to accommodate their wishes, designing the house for their young family.

they changed the plan somewhat to accommodate their wishes, designing the house for their young family.

“We wanted the three bedrooms,” said Fiorante-Lang, who now uses one of the upstairs bedrooms as an office since Parker moved downstairs to a room in the finished basement. “I liked the bungalow because everything is right there and open. Coming from a building family, (I know) bungalows are really good for resale. Anyone can fit into a bungalow – a family or

seniors, especially with the main floor laundry.”

Fiorante-Lang was also interested in plenty of windows for light and an open staircase to the basement to create a feeling of unity and harmony throughout the home.

“We also wanted a big island that wasn’t raised,” she added. “Kids are always lined up at it; it’s an everyday thing. There’s a lot of (counterspace), and we usually end up eating at the island. It’s just such a nice entertaining area and gathering area.”

The countertops are finished in Bianco Antico granite, which

was another of Fiorante-Lang’s wishes, partially for the look and also due to the fact granite is much more durable than many other materials.

Instead of hardwood, which Fiorante-Lang felt would be difficult to maintain with busy children running through the open concept living area, the Langs chose Antique Charm laminate floors.

“It’s what makes your life easier,” said Fiorante-Lang about her choices. “There’s not much in this house that I would say I wish I had done differently.”

That doesn’t mean they won’t build another house in the future. For now, her family is perfectly happy with their location, close to school and many friends. When the Langs do move, Fiorante-Lang knows it will be to another new home in a nearby location, as there are so many aspects she appreciates about new home builds.

“You don’t have to worry about the renovations and you’re moving into something that you’re going to be happy with for a long time,” she said. “And energy efficiency is a big (factor) too. This house is 200 square feet bigger than the last house (we lived in), and with the upgraded furnace and insulation, the energy bill has dropped, so it is substantial.”

Fiorante-Lang is frequently choosing colours and decorating for Fiorante spec houses and showhomes, which provides her numerous opportunities to experiment. With her own home, she gravitates to both trends and colours that she loves. Her maple cabinets in Espresso stain and Barrista Espresso tile are keeping with today’s latest trends while still providing a timeless look, which extends downstairs to the basement.

The Langs were originally going to build a bar and further develop the basement, but instead decided to leave an open play area for their children, and build three bedrooms downstairs. One bedroom is used as a workout room, another is a play space, and the third is Parker’s “man cave.”

One final addition to the home was the sunroom off the back of the house, which is quite private and serves as both an entertainment area

and a play space for the kids.

The year 2011 proved to be another banner year for Regina Real Estate, especially in the new homes sector. What they have noticed is that the demand for income producing housing has increased dramatically. One of the most requested house plans is an up-down bungalow-style duplex within their Lifestyle line. Each unit has two bedrooms up and two bedrooms down and is

completely independent of the other, with separate utilities. This has become the go-to house for investors as well as those who would like an in-law suite or want to take advantage of the basement suite as a “mortgage helper.”

We decorate the outdoor rooms like the interior of the house, and we can integrate the overall colour scheme. Remember when you’re designing the outdoor living space to blend the look and feel of your home’s interior and bring that to the exterior. You can choose a garden style that compliments your home. Use the same colour schemes, furniture style and outdoor accessories. For example, if you want to do an elegant look, use a chandelier or candelabra.

Dining areas and outdoor kitchens are common elements of a modern backyard. They may be simplistic like a grill and picnic table, or elaborate with a custom outdoor kitchen, a stainless steel barbecue and fine patio furniture, like a living room. Different levels of decks, patios or terraces provide definition of spaces. A living area, kitchen space, and recreation area such as the lawn are important, depending on your hobbies and interests. Furniture can be traditional table and chairs, or contemporary outdoor couches. Sunbrella is a weather-resistant, high quality material often used, even in recliners. TVs and stereos are being designed for the outdoors, so that they fit in with a rock look.

Each space can surround a focal point. Sculptures, ponds, fireplaces and fountains are eye-catching, and mirrors will visually expand the space and reflect natural light and greenery.

When houses are built close together, privacy can become an issue. While fences are the traditional method of providing a private area, other ideas are to use trellises, perhaps covered in climbing clematis, or a folding screen made of bamboo, metal or wood, placed in strategic locations.

We often enjoy the outdoors at night, which makes lighting an important aspect to think about. Paper lanterns and string lights lend to the night time sparkle, while candle lanterns and outdoor lamps provide a warm feeling. Outdoor fireplaces or fire pits serve multiple purposes, and other options include lighting the walkway or directing a flood light on a patio, giving it a floating look.

Your yard is an extension of your home, and so like a house, the floors of the yard are the grass, mulch, patios, decks and ground coverings such as clover. The walls are hedges, lattice screens or fences, and the ceilings can be shade trees, decorative canvas canopies, awnings or lawn umbrellas. Consider all of the factors when designing your yard.

In a larger area, architectural elements such as an arbour, pergola, screened-in gazebo and three-season room add areas to enjoy, and

are an escape from weather and bugs.

Weathered woods can be used in many aspects, from flooring to furniture. It can also be used throughout the home in wood beams. Bamboo is also very popular as a window treatment.

There is nothing prettier than a shear flowing in the wind. An elegant way to accent a window is to hang a nice shear on a rod, placing it above the window, and when the window is open the wind will blow through.

those who have been away from Regina for awhile comment with astonishment when they see the rate at which we have been growing and expanding in response to our recent economic prosperity. Many new neighbourhoods are springing up to accommodate the significant influx of

individuals and families to our city. Urban planners tell us that the designs of these new neighbourhoods hold the key to what our future Regina will look. These new neighbourhoods are the prime building blocks for our future growth.

One of the issues that has come to the forefront of the conversation around urban design is sustainable development. We are concerned about new neighbourhoods being sustainable in the future. Sustainable development has been defined as needing to include a pattern of resource use that aims to meet our needs today while preserving the environment, so that needs can be met not only in the present, but also for generations to come. What does a sustainable neighbourhood look like? To answer this question, we need only look to our past, and we are finding that what was old, is new again, when it comes to the solution.

New urban planners are saying that we need to take inspiration from the pre-war street car communities of the past, such as our very own Cathedral Area. These communities have one- to three- storey homes on a compact scale, shouldered closely together, along narrower, tree-lined streets. Homes have garages in the back, facing onto back lanes, rather than facing onto the street. Buildings are generally set fairly close to the sidewalk and parking is often in the rear. There is a local commercial sidewalk or “High Street,” that includes shops where local residents can obtain some of the goods and services they require to meet their weekly needs. In the Cathedral Area, this would be 13th Avenue. Residential streets branch off from the commercial street and form a connected network. Everything is within walking distance, including schools and parks.

This type of neighbourhood design is said to provide safer sidewalks, calm traffic, and provide for more pleasant streetscapes. Having the buildings placed close to the sidewalk also creates a protective sense of closeness, in addition to providing pedestrians with interesting surroundings that are alive with activity. This type of compact design works well for public transit because

of the density in population to support it. These features create a community that becomes less dependent on cars, as they lend themselves well to public transportation, biking and walking. Because the community is more compact, it also uses less land. A community that uses less land, and therefore less infrastructure and promotes all modes of transportation, is a community that is more sustainable. In addition to this, when the lots and houses are smaller and closer together, housing also becomes more affordable.

More sustainable community development is already happening here in Regina in some of our newest neighbourhoods. No sooner do we enter into the new community of The Greens on Gardiner, for example, and we feel a sense of nostalgia. Rows of single detached, two-storey homes, closely shouldered together, are fronted with verandas, with the garages located in the back facing onto a back lane, rather than attached in the front – very much like what we would see in the Cathedral Area. Other examples can also be found in many of Regina’s new communities, including the next phase of development in Harbour Landing.

Although we may be stepping into designs from the past, there are many differences between a wonderful old home in one of our pre-war neighbourhoods, and the new homes in the new urban designed neighbourhoods. Home building designs, materials, techniques, and systems have advanced significantly since the pre-war era, especially in the area of energy efficiency. As such, not only are these communities designed to be more sustainable, but the new homes built in these communities fall into that category as well.

What is incredible to note is how enthusiastic our community developers have been in embracing the new urban community designs that have taken their inspiration from the past. The single detached home on a wider lot with garage in front is still available, as there is still a strong market demand for this type of home, and developers are still accommodating this market. However, we are seeing a shift. We are seeing our community developers embracing the new urban designs that are more compact, more sustainable, and more affordable with greater interest. Therefore we will watch as our future Regina developments unfold, revealing the influence of the pre-war community designs of the past. Indeed in Regina, what was old is becoming new again.


Amazing things can happen when all of the right elements are brought together for a successful renovation. b uilding a new home may be the largest investment you will ever make.

But unlike many investments, this one can be protected, through a third party new home warranty.

The New Home Warranty Program of Saskatchewan (NHWP) effectively protects every person building a new home with one of their builder members. They have been a member of the Regina & Region Home Builders’ Association since the inception of their business in 1976, which guarantees that they are a credible and reliable organization with home owners’ interests at heart.

“The best way to ensure peace of mind and protect the consumer’s investment is to find a builder who is a member of a guaranteed third party warranty, such as the New Home Warranty Program of Saskatchewan,” said Glenn Silliphant, CEO of NHWP.

The NHWP offers five components to their coverage, including:

• The customer’s initial deposit, protected to a maximum of $25,000 if the builder doesn’t complete the sale due to bankruptcy, default or insolvency.

• One year coverage for defects in workmanship and material.

• Protection for water leaks through the building envelope for two years.

• Warranty for major structural defects for five years.

• An optional extended warranty for single family homes, which protects for major structural defects up to a further five years for a total of ten years of coverage.

Another service the NHWP provides is conciliation, a dispute resolution process. Should there be a dispute between the consumer and the home builder, an independent conciliator – an expert in residential construction – is appointed to meet with the home owner and builder and investigate the dispute. He or she will then provide a written report, outlining complaints, observations and decisions. The decision of the Conciliator is binding on all parties. If the builder fails to meet any obligations, the NHWP will ensure they are addressed.

“It’s a way to solve problems quickly and efficiently by using a third party expert, without having to go through a legal process,” said Silliphant.

Agencies such as the RRHBA and companies like the NHWP work closely together to protect both consumers and home builders, providing a bridge between the two as well as advocacy for the industry. While not all builders belong to a third party new home warranty program, the RRHBA requires all of their home builder members to belong to one, offering additional credibility to their home builder members.

The NHWP has found many additional benefits to maintaining their membership for 36 years.

“The opportunity to network and establish connections within the industry at a local, provincial and national level is invaluable,” said Silliphant. “The biggest attraction to being involved is the professionalism that’s promoted through the residential industry.”

Silliphant appreciates the promotion provided through marketing opportunities with the RRHBA as well as provisions of the latest marketing intelligence such as housing starts and statistics which are available to all members of the Association.

“They can provide advice or support to members on problem solving,” said Silliphant. “As an industry association, the RRHBA acts as a voice for the entire residential construction industry on a range of issues, such as government taxation regulation at all levels, education and training, housing affordability, environmental issues, housing technology, and finally of extreme importance, consumer protection and warranty.”

The RRHBA also provides members opportunities for education and training with a series of educational models, the ability to attend provincial and national conferences, and recognition of excellence with the Master Awards.

“I’ve personally been involved as a member of the RRHBA since 1984,” said Silliphant, who has attended about 25 national conferences. “The more you participate in the Association as a volunteer, director or committee member, the more you gain out of it.”

carolyn and leslie had built a home in wascana view, but always had their eye on a lot in

lakeview.

“We knew we wanted to build in this neighbourhood, and we knew that we specifically wanted to build on this side of Regina Avenue so that we would be backing the creek,” said Carolyn. “We had our eye on this particular piece of land for two years, and said if it ever comes for sale, we’ll have to take a serious look at it. It came for sale a year after we moved into the house we had just built, so the timing was poor. But we had observed that houses on this side of Regina Avenue at the time were selling in under 24 hours. This hit the market on Friday night. We called our realtor and bought it Saturday morning.”

When they first bought the land in February of 2009, Carolyn and Leslie considered adding onto the existing home. However they soon found that the foundation was not solid and they couldn’t create the home they wanted. They began browsing plans online, and created their own hand drawings to scale. They took them to Robinson Residential Design Inc., who drew up the plan for them. They then took the plan to three builders, and decided to build with Munro Homes Ltd. because of the price, quality and relationship they formed with Project Consultant Heather McGinnis.

“We’ve done a number of houses in existing neighbourhoods, but by far this one caused the most excitement,” said McGinnis of the house, due to its location as well as the design of the build. “People want to live in this neighbourhood in a new house. But you have to have both the money and the patience to go through it.”

There were particular aspects to the home that were important to Carolyn and Leslie. The views were by far the most essential, as they were one of the main reasons for their choice in location. In addition to the view from the great room, the master bedroom and bonus room - used as an office and entertainment centre - were built at the back of the house and overlook the meandering creek.

However, the back of the house faces north, so they also incorporated large and conveniently placed windows to the south and the west of the house to invite the light to shine in.

They also wanted to ensure that the house, while newly built, fit in with the neighbourhood in terms of its look and style. The exterior stone and finishes complement surrounding houses, while on the interior of the home they recognize various historic elements with traditional fixtures and door styles.

The two-storey home was built with value in mind. Because the lot is shorter – 85 feet deep rather than a standard 100 foot deep lot in a new subdivision – to create more square footage, they built up. An Energy Star home was also a requirement.

“This is our fourth home,” said Carolyn. “So we knew what we were doing!”

Passionate about homes and real estate, Carolyn and Leslie spent quite some time looking at showhomes in both Regina and Calgary for ideas. From the larger city they brought back inspirations such as two-tone cabinets, the huge pantry, a tall mirror and long light fixture in the bathroom, the abundance of rock in the kitchen and around the fireplace, a dual-sided fireplace between the master bedroom and ensuite and the island-style bathtub.

Perhaps the feeling of the home can be summed up in Carolyn’s explanation of sitting at her office desk.

“I look out the window and I feel like I’m out in the woods,” she said. “I just love looking down on the creek. Last spring the pelicans would fly by in flocks, and it was just gorgeous watching them go by. It’s beautiful.”

• The construction standards for height of properties, depth of basements, and measurements of windows, slopes and setbacks are different now than when the neighbourhood was built. Be aware of neighbour’s drainage.

• There can also be unanticipated costs in regard to the sidewalk requirements, as well as tree requirements. Always determine which trees are City-owned around the property, and consult with the City of Regina as to the cost of taking them out.

• Traffic, debris and noise that accompany construction are not expected in an existing neighbourhood, as they are in a new neighbourhood. This is when it’s important your builder understands the process and consults with sub-trades.

• Consult with your neighbours about power during the build. While builders in new subdivisions often use generators, neighbours may prefer allowing you to ‘borrow’ power to avoid noise from a generator.

Once they decided that they wanted new windows, the Shermans reviewed some of Bar-T’s previous projects before visiting the Regina business’ showroom on Park Street. It was then that Brenda realized this was the chance to give the house a full face-lift.

“We went around and looked at some the stone work they had done on other houses because I wanted to finish off the front of the house to give it that ‘WOW’ factor,” she said. “I love the stone work; it gave me the effect I wanted.”

When Gary and Denise Brotzel moved into their beautifully custom-built bungalow in Harbour Landing in December of 2010, it was everything they wanted from the walk-in closet of their dreams to the open kitchen-dining-living space that was perfect to entertain. The lot had already wintered for a year with the basement being dug before the Brotzels moved in, so the ground had time to settle. They began gathering ideas of what they were looking for, and their landscape designer surveyed their home to determine their tastes. Soon a plan was created and construction began in August.

Gary built the deck and the shed. They had the shed stucco’d to match the house.

“There’s absolutely nothing that needs painting,” said Gary, adding that a near-maintenance-free yard was of great importance. “It’s either composite or aluminum, rock or stucco.”

The Brotzels worked with their designer, their contractor and Sean Stefan from The Rusty Shovel Landscape Shop to choose a variety of materials and features for the yard. They decided to landscape a front courtyard and the side of the corner lot in addition to the backyard.

“We wanted a place to lie in the sun, a place to lie in the shade, a place to barbeque, and a place to have family gatherings,” said Denise, who had also appreciated front courtyards in homes in other cities.

The backyard transformation began with the hardscaping, followed by the electricity for the lighting and plumbing for the water. After the composite fence was built, the shrubs and fill were the final pieces.

“We have our table and patio set,” said Gary of the main entertaining area, which seats 16 to 20 people. “We wanted a place to lay in our lounge chairs, so we built an island on the other side of the water. We have shade with the pergola and heat with the fireplace.”

The Brotzels also included a hot tub and bought comfortable furniture for the patio area. There is also a small lawn space in both the back and the front, which allow for play areas for their grandchild.

Initially the Brotzels had planned to landscape over a few years, but decided to finish the project in the first year. They also added they were very happy they hired professionals for the project, which allowed for it to be finished in a much shorter time frame, and for all of the pieces to come together properly. They are looking forward for the greenery to fill in, as vines will line the fences and their trees and shrubs, chosen for their colour and hardiness, will grow within the yard.

“We did what we wanted and what we liked,” said Denise. “It wasn’t for anyone else – just our lifestyle right now.”

you are going to spend an ample amount of money on your yard, a few extra dollars for a professional opinion can be an option. Professional contractors are also available for all types of yard projects.

• Use your imagination when designing. Incorporate patios, walkways, trees, shrubs, lighting, water features and structures for more intrigue.

• Examine how you will use the space. When you know your intention, you can decide if you want to create a relaxing oasis or a place that’s more functional, such as an area to play catch with your kids or climb on a play structure.

• When are you going to be using your yard? If you spend most of your time outside in the evening, then fire features and lighting will expand the space and highlight areas at night.

• How much yard work do you want to do? If you enjoy cutting the grass and gardening, more greenery can be incorporated. If you are busy and don’t want to spend time working in the yard, there are low- or no-maintenance options.

• Low- or no-maintenance does not have to be monotonous. Use various textures and different materials in the landscape, such as brick, rock, mulch or grass.

• In existing neighbourhoods, often yards are watered manually. Consider incorporating an automatic sprinkler system to eliminate much of the maintenance.

• Once you have answered the questions on yard usage, budget can be a concern. However, instead of cutting features out of your concept, build your yard in stages. Perhaps in the first year of design you plant grass, but only rough in wiring for lighting and allow space for a patio, then slowly build on the design every year. While it doesn’t have to be completed at the same time, an end goal is important to work towards to plan for the expansion.

• Focal points can be a starting point, and then can be designed around. Perhaps a large boulder, fountain or pond is the focal point of your yard. Design your congregating areas nearby so the feature can be enjoyed.

• Don’t forget the pieces of the yard that you can’t see. Landscape fabric underneath mulch and rock is important for long-term

planning, as it will keep weeds at bay.

• Quality edging separating grass and rock or mulch will create a clean look and prevent grass from growing into the zero-scaped area.

• It’s often worth paying a small amount extra for quality materials, particularly in the harsh climates of Saskatchewan.

• Settings in the yard are often structured and defined. For example, if you have an outdoor living area, a brick wall, cedar screen or shade structure can create a more intimate space that can then be opened up into a larger space if necessary.

• Paving stone is a perfect way to tie together the entire yard. For example, if you build planters with retaining wall block, complimentary colours can be used in the patio. Paving stone adds colour, pattern and texture to your space.

• Ask your landscape designer, contractor or retailer any questions that arise. It’s better to inquire in the beginning stages than re-think decisions afterwards.

Ahhh Saskatchewan. As much as we love the great outdoors, those perfect days are few and far between, leaving us with a dilemma – how do we enjoy our short outdoor season without all of the nuisances that can accompany it?

As Regina residents are investing more in their current homes rather than moving or buying a summer home on the lake, screen enclosures are becoming popular and desired as a way to spend time outside and yet remain comfortable. As Don Larwood, President of DGL Suncoast, explained, “We’ve taken grandpa’s screened-in patio and modernized and updated it.”

Screened-in patios and three-season rooms are becoming a more common sight off of back doors and even on a front porch. The rooms provide a feeling of being outside without all the pesky factors. The rooms really become an extension of the home, as comfortable furniture, fireplaces, hot tubs, lamps, curtains and televisions are often found in a three-season room.

Louise and Earl loved sitting outside behind their Regina home in the southeast end of the city, but Louise always enjoyed friends’ screened-in porches at the lake. They saw one of DGL’s products and liked the feeling. “It just seemed so serene, comfortable and warm in there,” said Louise.

They contacted DGL, and had their 11 by 18 foot back deck screened in. They had a few choices to make in the process. As the back of their house faced north, they didn’t need additional UV protection on their roof. They decided to add windows, each with its own track built on a frame. They also decided to incorporate a metal door, and added a dog door for their yellow lab, Shane. The finished product was exactly what they had envisioned.

“We have a pond in the backyard just beside the deck, so to sit out there and listen to the water cascading off the rocks into the pond, with the fish and the plants, is so nice,” said Louise. “It’s very calming and soothing sitting out there, and we have a lamp so it’s nice to read or have a coffee in the evening or on

weekends.”

Because the roof allows in light, it still feels like an outdoor space to Louise and Earl. That’s the idea of the three-season room – indoor comfort in an outdoor environment.

“People like the feeling of being outside,” said Kelly Larwood, Manager of DGL. “They don’t feel like they’re in an addition. It’s like you’re outside but you don’t have the (negative) factors of being outside.”

With a patio heater, the room can also be used three seasons of the year, and in winter furniture doesn’t have to be moved to storage.

DGL custom builds all of their screened-in rooms. There are a variety of screens available, with options to block wind or sun, or allow for more privacy. There is a rainbow of colour schemes available for the frame to match the house and make it look like an extension.

“We got started when we were in (the business of) home construction and renovations,” said Don. “We would get phone calls about screened-in patios…. These last, they’re durable, they do multi functions, and they’re a permanent attachment.”

DGL builds screen enclosures as additions to existing homes and also works with many builders including screen additions in new homes. Many new home designs have options for a screen enclosure already built into the plans. The size is completely customizable, and in addition to extensions of the home, some home owners opt for a free-standing gazebo structure or an enclosure over a pool.

The Shade/Privacy screen will block wind and UV rays and provide privacy. A Solar screen will block 80 percent of UV rays and 60 percent of the wind, and the regular screen – similar to a household window screen – is best for rooms in a sheltered area or one built with three-season sliding glass windows. “If I’m putting an outdoor kitchen in my backyard, I’m doing it to entertain,” said Semeniuk. “You want people to come over, and it’s that whole idea of entertaining larger groups, friends and family. So lots of times you have that fireplace sitting out there, or waterfalls. We can definitely create that whole space.”

The limiting factors to use of your yard can include its size as well as the budget. But there are ways to create an enjoyable area for every homeowner.

An outdoor kitchen can begin with a simple barbeque. The barbeque – or the grill to be exact – may also be the starting point for a larger outdoor kitchen. There are different sizes of grills, some with extra burners. There are also options on grills that allow you to sear or smoke your meat.

Then it’s time to look at the accessories. Accessories can include fridges, sinks and many drawer combinations within the island countertop surrounding the grill, including a warming drawer. There are ice chests and pizza ovens, and different options for counter space. Countertops may be specified for cooking space or bar-height for guests. Then there are the fun additions, such as a built-in bottle opener, and the stereo system.

Our winter weather provides a need to assess various components. For example, if a sink is put in, maintenance on the waterline needs to be considered. An outdoor fridge is also a better option than a regular fridge for the backyard kitchen, as the latter must be drained and stored indoors for the winter, while an outdoor fridge is solid stainless steel and can be kept outside. In a quality outdoor kitchen, the accessories will be stainless steel, making them durable for the frigid weather.

Once the specific attributes of the kitchen are chosen, the look is determined. The basic side of the island is stucco with a single tile colour, while upgrades can be rock, stack stone, and a two-tone tile or granite tile colour.

“Our goal is to look at what space they have, and the convenience for the outdoor kitchen so they will actually use it,” said Semeniuk. “We have different colours of tiles and bricks and granite tops, so we can match it as close as we can to the colours on their house. Once they find the grill and the size of the space they’re going to entertain for, it’s a matter of finalizing those details and accessories.”

And once it all comes together? All that’s needed is some groceries, a few friends and a beautiful evening to enjoy outside.

From experience I can say that having a good designer/client relationship really helps everyone to get through the project with less stress!

So give it some thought. Building a home is a costly venture; a good designer will help you to avoid costly mistakes during the building process and at the same time help you get the most for your money. In the unlikely event that you would want to move out of your beautiful new home, the good design that went into it will give your home added value and help it to really stand out from the crowd.

There has been much discussion highlighting the amount of activity going on in our Industry in terms of the outstanding number of housing starts we have been experiencing in our province and in our city. Housing starts is a key indicator measuring our economy’s performance. Discussion of these numbers only underscores the important role our Industry plays in contributing to a healthy economy. The untold story, however, is all about the quality of our new homes and neighbourhoods. As such, I would like to take a pause and reflect for a moment on that subject.

Topics such as the adoption of the 2010 Building Code, home building inspections, and how will programs like Energy Star continue to push energy efficiency have ranked very highly on the Residential Construction Industry’s agenda. In addition to this discussion, and the progress that is born from it, our Service and Supply members continue to bring brand new initiatives in the form of innovative new products and expertise to the Regina market. It brings to mind how proud our members should be of the quality of homes and communities they create.

Consumers can have confidence in the homes and communities that the Industry is building. Our Builder, Community Developer and Trade Contractor members ensure that new homes are built in accordance with an ever-improving Saskatchewan Building Code. Saskatchewan has rigorous engineering, design, and inspection processes that govern the approval of single detached and multi-unit homes. In addition to this, when it comes to energy efficiency, Regina leads the country in percentage of Energy Star homes built in Canada.

The Regina & Region Home Builders’ Association actively supports the continuous improvement of the building process. Our Association and members are always pursuing new engineering, energy efficiency, architectural and community design standards and best practices, while supporting and respecting the Municipal inspection processes.

The Regina & Region Home Builders’ Association advocates for dialogue to continue between the public, consumers, Industry leaders, governments, and stakeholders regarding the construction process. This dialogue is an essential element that contributes to the continuous improvement of the Industry.

Through the principle of continuous improvement, the Regina & Region Home Builders’ Association is committed to work with the City of Regina and the Provincial Government as new standards are developed and we are committed to supporting and educating our members as they continue to build a greater Regina.

New home buyers, who are made up of families and individuals from every demographic spectrum, should take great comfort in the quality of their new homes.
