Fernley is quickly becoming the preferred community benefitting from the growth in the region's industrial and manufacturing markets. Recent company announcements of Apple, Google, Switch, and Tesla, combined with a lack of affordable housing in Reno/Sparks are helping propel Fernley to see strong growth in both population and industry.
Fernley is strategically located very close to the Tahoe Reno Industrial Center and is in the middle of one of the fastest growing areas in the United States. The factors that drive this growth are lifestyle, career opportunities, a state government that is business friendly, education at all levels, a tax structure that is friendly to residents and businesses, and a great climate.
Within the Fernley area, Many Fortune 500 companies have located their distribution centers in the Nevada Industrial Park including Deceuninck North America, Trex, Johns Manville, MSC Industrial Direct, UPS Worldwide Logistics, Quebecor World Nevada, Sherwin-Williams and several other companies with national prominence. From a single family standpoint, your home buying dollar goes much further than in the surrounding communities of Northern Nevada and California.
WHY FERNLEY? The Fernley median price is almost half of Reno/Sparks and there are multiple residential developments under construction in close proximity to the subject property.
Set in the Eastern foothills of the Virginia Mountain Range, Fernley has spectacular mountain views. Hiking, camping and water recreational areas are within a short drive from Fernley and the ski resorts of the Lake Tahoe area are only 90 minutes away.

SIGNIFICANT BUSINESS DEVELOPMENT
“The project will produce 3,000 construction jobs in the near term and 6,500 full-time employees to be paid an average wage of $25 an hour with benefits. It will generate another 16,000 indirect jobs from satellite and related businesses. In total, the Gigafactory will add 4 percent to the entire statewide gross domestic product and more than 20 percent to the regional GDP.”
Tesla's Gigafactory will cost $5 billion with plans to manufacture an estimated 500,000 battery packs for the company's electric cars each year when operational. Nevada won a bidding war with other states in attracting Tesla to the state in 2014 by extending a record $1.3 billion in tax incentives to the electric car manufacturer. -Reno Gazette-Journal (June 26, 2015)
The colocation data center at the Tahoe Reno Industrial Center is a huge undertaking, projected to cost $3 billion and comprise of 6.49 million square feet when complete. It is expected to open by the second quarter of 2016, but the build-out of the entire campus will take five to ten years.
“Switch’s Northern Nevada facility will also boast the single largest data center building on Earth. The first facility on the campus, the SuperNAP Tahoe Reno 1 building, will measure 1.2 million square feet. In contrast, the largest building in Switch’s Las Vegas campus is about 515,000 square feet.” -Reno Gazette-Journal (September 24, 2015)
Amazon rival Jet.com is in the process of opening a new 160,000 square foot warehouse in Nevada and plans on bringing more than 500 jobs to the Reno-Sparks area.
“Location proved to be a key factor in landing the Hoboken, N.J.-based company’s new fulfillment center. Jet.com chose the Reno area due to its strong workforce, fulfillment infrastructure and ability to provide two-day shipping to most western states in the U.S., said Nate Faust, Jet.com Chief Operating Officer. CEO Lore also called it a pivotal step in its future plans.” -Reno Gazette-Journal (January 25, 2016)

Google, Inc. purchased 1,210 acres of land at the Tahoe Reno Industrial Center. Google's Patrick Lenihan said, "Yes, we acquired the 1210 acre property in Nevada last week with the intention of eventually turning the site into a data center, although we do not have immediate plans to develop the land at this time. And, no, I can confirm it has nothing to do with Tesla or autonomous vehicles." Speculation is that Google will also use the land as a testing track for the company's Waymo unit. (Waymo, is Google/Alphabet's autonomous driving subsidiary.) - Source: Forbes.com (April 17, 2017)

TESLA GIGAFACTORYCosting $5 billion and projected to employ 6,500 people once up and running, Tesla Motors' Gigafactory at the Tahoe Reno Industrial Center is considered one of the biggest wins in economic development history. The gigafactory is the linchpin in Tesla's plans for expansion, manufacturing an estimated 500,000 battery packs for the company's electric cars each year when operational. It will also allow the company to eventually scale up its Tesla Energy line of storage batteries for homes and businesses. Just as important as its raw numbers, however, is its impact on Reno's reputation as a place to do business for companies looking to expand. - rgj.com
