INTRODUCTION TO COMMERCIAL AREA

Research stated that it is very important to have at least 5% of commercial zone in a housing area within 2.5 to 3 kilometres. Commercial areas in a city or a town, is used for commercial activities include financial establishments, wholesale buying and selling, buying and selling of goods and wide variety of services that are broadly classified as business. Using only a small amount of land, they are extremely important to the community’s economy as a commercial block brings money into the community and provide loads of jobs opportunity. Real estate to use by for-profit businesses, such as restaurant, mini shopping mall, service sta-tion, sports arena, and office complexes. In order to grant permission to build a new profit-making business or to say a new commercial block, the city government must have to determine that the chosen area is indeed full of potential to proceed with the project or not. But, if any part of the property extends into a residential or industrial zone, then the buyer must seek a ‘variance’, a special permission to cross over a zone boundary, only a commercial area can be held by real estate agents who treat it the same as residential areas. Sellers may also agree to make improvements to the land, such as grading off uneven spots or clearing out unwanted trees. Whereas a professional developer may purchase huge swatches of this type of property simply just to guarantee it’s available for bigger projects in the future.

Mixed-use Development

Mixed-use development is a broad sense which contain any urban, suburban or village development, or a single building, that has a combination of residential, commercial, cultural, institutional, or industrial uses, where those functions are functionally and physically integrated, which provides pedestrian connections. Also known as mixed-use real estate development project such as a building, complex of buildings, or district of a town or city that is developed for mixed-use by a private developer, (quasi-) governmental agency, or a combination thereof. Usually, human settlements have developed in mixed-use patterns. However, with in-dustrialisation as well as the invention of the skyscraper, governmental zoning regulations were introduced to separate different functions, such as manufacturing, from residential areas. Since the 1990s, mixed-use zon-ing has once again become desirable as the benefits are recognized. These benefits including a greater housing variety and density, a reduced distances between housing, workplaces, retail businesses, more compact devel-opment, a firm pedestrian and bicycle-friendly environments, and also stronger neighbourhood character.

Proposal & Inspiration

To build a 2 storey mix usage developed commercial block at the chosen 52m2 site. However, this commercial block is going be a little bit different than the normal commercial blocks, where the whole second storey will be a badminton arena. The reason why I chose to build a commercial block with sports arena included in it as it was shown in the site analysis, is because the housing area was lack of commercial activities and it could be very inconvenient for the residence to travel 5 to 10 minutes far away out just to buy the things they need. They have no worries now because my proposal to build a commercial block at the strategic site me and my group-mate has chosen can definitely give a huge impact to the residence staying at the housing area there. Let me show you is it possible to have a commercial block combined with a sports arena, is it possible? Yes it is. I took a brief example of commercial block from my home town Ipoh, which has exactly the same concept implemented. Although the size of the example block is twice the size of the site we chosen, but the block I proposed to build can already fit 10 badminton courts, so it won’t be a problem. However, the commercial block to be built on the site, the first storey will be the buying and selling area, the shop-lots details will be further included.

ArchitectThey work closely with the client to make sure that the projected design match with the needs of the residents. They have to start developing different ideas and access the needs of the rsidents. They have to ensure that their design has its own functional. First, for this prject they have to create plans, designs and draw it out. Next, produce contracts and estimated costs. After a few minor corrections process they will present proposals to clients for approval and agreeing the time-scales. Most importantly they have to over-see projects as they progress, so they can make the project 99.99% flawless.

Landscape ArchitectLandscape architects and designers advise about, plan, design and oversee the development and con-struction of external land areas such as gardens, parks and recreational areas and residential, industri-al and commercial sites. They have to ensure that changes to the natural environment are appropriate, sensitive and sustainable. They are assigned to design the layout of parks, gardens and housing estates to city-centre design, sporting sites and improve the land affected by mining or motorway construction at the site.

Quantity SurveyorThey have to figure out the cost of a construction project. Before the construction, quantity surveyors have to calculate the budget of the construction project based on the client’s requirement. While during the construction project on going, they provide a cash flow data so that the client is clear about the fi-nances needed for each stage of the site construction. Of course making sure that the construction cost is within the budget. After the construction was finished, they have to prepare a statement of account on the cost of the whole construction process, which show the actual cost of the project.

ContractorA person or company that is in charge of the entirety of a construction project, whether commercial or residential. The general contracting company is responsible for bidding on a job, obtaining a job, provid-ing all of the materials, labor and equipment needed to complete the job, and overseeing its accomplish-ment. oversees all aspects of the project and is directly responsible for any complications that may arise during construction. Any delays or issues with the project may come out of the contractor’s pocket unless the agreement with the subcontractor or subcontractors state otherwise.

Structure & Civil EngineersStructural Engineer work with architects, they make proper allowance in the fee for executing it with reasonable skill and care. Prepare drawings indicating the quality of materials and required performance of structural system. Include robustness, safety, serviceability, buildability and economy at the project site. On the other hand,as a branch for structural engineers, Civil Engineer opperates the highest level of design and plan large infrastructure projects, such as airports and roadways, which requires solving com-plex problems. They must determine the feasibility of plans, especially regarding financial costs and safety concerns. responsible for the infrastructure project’s design and implementation on the site chosen.

SuppliersSuppliers are also not an easy work to do, task involved looks easy but it takes tons of tie and man-power to be 100% accurate and efficient. Tasks included: -manufacture-testing-marking-labelling-assembly and instructions for consumer assembly-marketing-consumer adviceThey help consumers understand safe purchasing and use and have a responsibility to market products within the scope of their intended use for the construction.

Mechanical and Electrical EngineersMechanical Engineers enquire an understanding of core concepts including mechanics, kinematics, ther-modynamics, materials science, structural analysis, and electricity. They use these core principles along with tools like computer-aided design, and product lifecycle management to design and analyse manu-facturing plants, industrial equipment and machinery, heating and cooling systems, transport systems and others. Electrical Engineers ,they design, build and maintain electrical control systems, machinery and equipment. Both professions come with similar responsibility, carrying out feasibility studies for new technical developments with these listed tasks:-drawing up project plans and circuit diagrams, using computer-assisted engineering and desig softwares-estimating costs and project timescales-coordinating the work of technicians and craftspeople-testing installations and systems, and analysing test data-making sure projects meet safety regulations-overseeing inspection and maintenance programmes-attending meetings, writing reports and giving presentations.

Restaurant

A western restaurant will be fil in this commercial block, doing classical western cuisine and des-serts with a legit economical price for the residents and people who come around. The restaurant will be so welcome while during school dismissed time and lunch time for workers in the afternoon, time open-ing from 11 a.m. to 10 a.m. from Tuesday to Sunday, as it’s convenient for people to come by and enjoy because of the chilly and modern interior design of this restaurant.

Clinic 1 Malaysia A 1 Malaysia Clinic are also included in this commercial block act as a medical support on this res-idential area as the residents do not have to go far away in case of illness or minor emergency. As it will be place at an obvious corner of this block to signal the people around for the existence of this clinic. It opens from 8 a.m. to 11 p.m. every day.

7 Eleven Convenient Store 7 Eleven are place in this commercial block act as a convenience for the residents as mentioned they don’t have to go far to buy what they want. It is known in every country, every place and every commercial block, operating 24 hours & 7 days a week. It’s all about convenience, no doubt it will 100% work efficiently and 7 Eleven or we call it 7 E, will never close down!

Stationary Store Since there’s a school beside this commercial block, a fully equipped stationary shop will be place in the block, basically a strategic place to include a stationary shop. Including photocopying, binding and co-lour-printing service. So that the employees who lives around and the students will have the convenience to access to use the service and get what they need for work. It opens from Monday to Saturday 9 a.m. to 7 p.m.

Foot Massage Place A legal foot massage place with legal and professional massage workers, are placed in this commercial block. It opens from 5 p.m. to 12 a.m. Wednesday to Sunday. Why it is here? After a tiring day of work, relax is all you need, it will be very convenient for the people to come after a day of work, after all, it’s LEGAL!

Mamak Restaurant A place where everyone like to chill out at! Mamak restaurant. You can get great food and drinks with cheap economical price. The popular Teh Tarik it is! It’s a good place to stay late. A good place to have dinner with family. A good place to enjoy football game and other sorts of sports game on TV at this place! It open 24 hours and 7 days a week for this residential area as it will be in this commercial block!

Second FloorBadminton Arena A fully equipped badminton place around this area with 10 standard 20 feet by 44 feet size courts. It’s a place for hobby, training, competition and also family place to enjoy playing badminton. It will be so help-ful as an indoor sports place because there are a park right opposite the site which offers only outdoor sports such as basketball, soccer and jogging. A badminton arena is what the residence and commercial block need at this area. It opens 7 days a week from 10 a.m. to 10.30 p.m.

Hardscape Hardscape will consist the road way that includes parking lots for cars and motor bikes. Solar power generated streets lights is build along the site, in one way to save electricity and another because if without the light, the commercial block will be dark and somehow dangerous.

Softscape Lemon thymes are planted around the site as the plant it has the usage for mosquitoes repel and work efficiently with the weather in Malaysia. For the shrubs, Burning Bush are planted as vertical screens from the side of the road to beautify the sit. As for trees, the Cinnamomum Iners trees & Sea Apple trees are plant around the site for extra vegetation.
