Expert Advice on Selecting
Lettings Meriden
Usually, letting agents do not own the properties which is managed
by them. At some point of time, landlords make use of the services
offered by the letting agents to manage or let their property.
Choosing the most trustworthy and professional letting agent
could be a difficult task. There are thousands of real estate agents,
letting agents, property management companies who promise to
be the best in the industry to help you get quality tenants. But how
do you trust what they promise? While choosing lettings in Meriden , there are certain factors which needs to be considered. The final
choice of the letting agent will ultimately depend on the individual preference. In a broader terms,
letting agents offer three types of services. Prior to choosing an agent, it is necessary to consider the
comprehensiveness of the service you expect and the price you are ready to pay for this service.
Full management is a general term used to simplify the most comprehensive type of service. The
comprehensive service offered by letting agents include collecting the rent and paying it to the
landlords, drawing up contracts, dealing with all the problems of maintenance. Such a deal is considered
to be the most expensive deal as it includes virtually taking up all the work.
The other alternative to full property management Glasgow is by simply asking the letting agent to find
a suitable tenant and collecting the rent from them. In comparison, to full management, such a service
offered by letting agents will be cheaper. Finally, in the third type of service you can ask the letting agent
to only find a suitable tenant and draw the contract. Later, you will be left with collecting of the rent
along with taking care of other arrangements such as maintenance of the house.
The second aspect which needs to be considered while choosing a letting agent is to understand the fee
structure. There are two ways in which letting agents fees are operated, they are a proportion of rent or
a fixed rate. Generally, tenant finding service and full management services are charged by the letting
service on percentage basis. Normally, ten per cent of the rent is paid as a full management service.
The other alternative for paying the letting agents include payment of flat fixed fee. Such type of fee
structure is quite common for simple tenant finding services. The flat fees taken by the letting agent
may vary wildly from agent to agent.
Apart, from considering the above mentioned factors for choosing the letting agents, you can also ask
them a few additional questions so that you can find the best letting agent for your property. How often
do they let properties in your area? How do they vet tenants? Do they make use of referencing
provider? How long will it take for letting your property?
