How To Figure Out The Home Buyer Is Not Serious?
A serious buyer will be pre-qualified, have a real estate agentand will be ready to make an offer on your home.Unfortunately, not all buyers will be this serious.
If you have your home on the market, you may have had ahandful of people come through your home thinking aboutpurchasing it, but how do you decide if this buyer is serious ornot?
5 Signs to Look for to Differentiate B/W Serious and Non-Serious
Homebuyers
You may be able to separate the serious buyer from the sightseers by looking for these signs:
#1. Are His/her Finances in Order?#2. Do They Have an Agent?#3. Do They Ask the Right Questions?#4. A Speedy Visit#5. It Just Began
#1. Are His/her Finances in Order?
Perhaps the largest indicator that a buyer is interested in a home is by determining that their finances in order. This can include a pre-approval letter or a bank statement proving they have the cash on hand.
#2: Do They Have an Agent?
While not all buyers will work with a real estateagent, it's often a good sign if they are working withone. Having a real estate agent proves the buyerwent through the initial stage of researching localagents to find one they feel comfortablerepresenting them. It also shows they are seriousabout the home purchasing process.
#3: Do They Ask the Right Questions?
When a potential buyer views a home, a sellingagent likes to hear the right questions. This mayinclude if any problems exist, if certain renovationscould be done to the yard or if certain fixtures comewith the home. This shows you that they areenvisioning themselves living on the propertythinking about what they could potentially do tomake themselves comfortable.
#4: A Speedy Visit
Running through the home like it's a race couldbe a sign they were either looking for somethingin particular or the home turned them off rightwhen they pulled into the driveway. While aspeedy visit isn't always necessarily a bad thing,a serious buyer often will at least ask a fewimportant questions before getting back into thecar.
#5: It Just Began
The average homeowner can take up to threemonths to purchase their new home. If they areviewing your home on day one, it doesn'tnecessarily mean they won't be interested, but itisn't a good sign either. Most buyers will have aset number of houses they will want to viewbefore making their big decision and being one ofthe first homes they look at usually won't receivean offer.
“While it may be hard to spot abystander, it's always great to havepeople walk your property because itmeans your house is ready for themarket and is priced to sell”.
