The city of Pleasanton is located on the Rancho Valle de San Jose Mexican land grant. It was founded by and Alameda County Justice of Peace by the name of John W. Kottinger. The town was once home to Phoebe Hearst, an American philanthropist, feminist and suffragist, who stayed in a 50-room mansion.

Pleasanton is adjacent to Hayward, Livermore, and Dublin. It has a total area of 24.3 square miles. The charming city of Pleasanton is situated along the route of the historic First Transcontinental Railroad.

For the second straight month, the number of homes for sale in Pleasanton has increased by nearly 40%. However, despite this positive trend, the inventory remains tight with only a one month supply. This month, the pending sales also increased but not nearly as fast. The median sales price also increased while homes sold for 102% of their list price. As a result, pressure on prices continued.

By the end of April, 82 homes were for sale. This is 37% higher (22 units) as compared to 60 at the end of March. April’s inventory was also higher than last year when 77 properties were on the market. However, the remarkable increases in pending sales that was evident for the past couple months (50% to 100%) declined in April.

85 sales went to contract this April. This is 15% higher to that of 74 in the previous month. That left a one month supply at the end of April, an increase from 0.8 months at the end of March. Homes do not stay long on the market here. This month, homes were listed for an average of 19 days. This is one less than March’s 20.

For the month of April, the median sales price increased by 2% or $20,000. From $920,000 last March, it became $940,000 this April. It was also 5% higher than last year’s $895,000. The price per square foot also went up from $441 in March to $460 this April, a 4% increase. Last year, the price per square foot was $428.

Sellers: This is the perfect time to be selling a home in Pleasanton. Sellers have the advantage now because there isn’t enough inventory to meet the demand.
