James Oglethorpe’s Tent. Must have a qualified and passionate vision keeper.

Be humble. Don’t get ahead of yourself. Complete a 1st phase to establish credibility. Set the tone with

modest, but high quality buildings and infrastructure.

Too much planning is presumptuous. Provide room to grow in a flexible manner. Oglethorpe’s original plan called for 6 squares on 65 acres. 4 were built, 2 added later, and the plan was ultimately expanded to 24 squares (over the next 150 years).

Importance of site selection. 40’ bluff and boat access very close to shore. Oglethorpe laid out 5 cities. Savannah was the only one to endure and prosper.
