    BYLAW No. 5951

    Proposal Amendment to Land Use Bylaw 5700 to rezone

    lands to a more appropriate zoning for the existing development.

    From: General Commercial (C-G) To: High Density Residential (R-150) See attached map for land use details.

    What Does This Mean? Existing residential apartment building was built in

    2007 and includes 12 units. Approved as a discretionary use in the General Commercial (C-G) land use district.

    Recently, interested buyers of units have been

    deterred as they have been unable to secure financing due to the commercial zoning.

    The land will be rezoned to High Density Residential

    (R-150) which better reflects its existing use.

    Relevant Planning Documents Integrated Community Sustainability Plan/Municipal Development Plan

    Section 6.4.1.1—Increase residential densities in existing areas in a manner that respects built form and character by: encouraging the development of increased densities adjacent to commercial corridors.
