These targets fall into our Direct Lead category (as opposed to Passive Leads which are generally email marketing/Internet generation). Our Direct Leads receive much more attention from PRHub staff.

Examples Of Direct Clients

General Growth Properties is a fully integrated, self-managed and self-administered real estate investment trust focused exclusively on owning, managing, leasing, and redeveloping high-quality regional malls throughout the United States. GGP’s portfolio is comprised of 123 regional malls in the United States totaling approximately 128 million square feet. GGP is headquartered in Chicago, Illinois, and publicly traded on the NYSE under the symbol GGP. General Growth is the second largest retail property REIT in the U.S.

PRHub first targeted GGP as our first Direct Program in Mid-2012. They provided 6 initial RFPs with us with estimated budgets just over 5.4M. We worked extensively with this company in conjunction with one of our Prime Members… providing educational sessions, and guidance.

The result has been a huge success!

At one point GGP estimated their future needs for pipe lining to be "between 25-35M over the next five years". PRHub has garnered tremendous experience and knowledge on the specific needs of retail property management firms, allowing us to create very accurate marketing efforts to penetrate another few hundred million square feet of building space!

CBRE Group, Inc. (NYSE:CBG), a Fortune 500 and S&P 500 company headquartered in Los Angeles, is the world’s largest commercial real estate services and investment firm. The Company has approximately 37,000 employees, and serves real estate owners, investors and occupiers through more than 300 offices worldwide. 722 million square foot in managed properties!

PRHub chose CBRE as its second Direct Program major target in spring of 2013, resulting in a significant Prime opportunity with one of CBRE's flag ship properties in Tampa, FL. This project, scheduled to be completed end of 2014 with several of our Prime Members participating, will become the first step in penetrating all of CBRE's property management. CBRE will participate with PRHub in presenting both sales information (with videos of this project) and educational materials out to their 200+ North American offices!

This one national account penetration alone could keep our Primes busy!

Prime Member Partnerships

We Share In The Investment & The Revenue!

Our Prime Partnership Concept:

We could look to build a straight ‘fee for services’ business model, but instead we offer a true Partnership to our Prime Members. We both share in the costs to get Direct Leads and larger Passive Leads to our Prime Members… and we both share in the revenue they produce!

If we take the 10,000 foot view, we can take the $100,000,000 in opportunities that we will share with our Prime Members and factor in the $50,000 monthly it costs to operate PRHub and we get a cost of .6% per lead.

On average a $100,000 lead costs us $600 to develop, and a $500,000 lead $3000 etc.. Our Prime Members pay approximately half of this cost up-front (varies by Plan). When they make a

sale and owe their 5-8% commission (also varies by Plan) the initials fees are deducted from the commission due, leaving their total lead generation cost at the desired perentage!

How We Work Together

Passive Lead Communication

On Passive Leads we require our Prime Members to keep PRHub in the loop through our web based system for each stage of the process:

Lead Acknowledgement Prospect Contact Status Project Bid (or not bidding) Post Bid Results Sales Transactions

On Direct Leads PRHub often will assume a much more active role, in some cases managing the bidding process for the client. We require our Prime Members to keep us not only in the loop, but to also share their sales efforts and presentations. We will actively work with our Prime’s to improve any efforts and increase their closing rates.

Prime Memberships Defined

Our Best Deal! Members pay a fixed monthly fee that guarantees them either $15,000,000 (Full Prime) or $7,500,000 (Local Prime) in Lead per year. Fixed fee is credited towards commissions 100%!

Note - Requires meeting PRHub Seal Of Approval; Requires ability to handle lead volume

Very Practical Plans. Members pay an initial fee that provides them with a pre-set volume of Leads, then will incure a re-charge fee for next pre-set colume of Leads. Some or all of the initial fee is credited towards future commissions.

Member can put process on hold, thus controlling the flow of the Leads during their year.
