efficient and economical way.
Having started his “Business Carrier” as a “PROJECT MANAGEMENT CONSULTANT”
since 1999 and carried out many Building projects since then till now.
Our organization is headed by and function under the Dynamic leadership of MR.
HARSHAL PATIL who himself is qualified Civil Engineer and vast experience of 19
years in this field, whether these are residential, industrial, Multi-storeyed, heritage
building, sub ground, commercial complexes, new constructions etc.
The basic strength of our organization is doing best negotiation deal from any well-
established developer in a very scientific and logical manner, through well
documented “Tender Document” based on our very competitive “Feasibility
Report”. The entire process from preparation of Feasibility Report to Selection of
Developer is made so simple, keeping our Client in mind, who have very little, or
sometime no knowledge about Redevelopment process and the benefit of New D.C.
rule in their favor. All the stages are so well documented that at any stage the
committee should not face any problem from their members on one hand and
Developer on other hand, and avoid any legal hassle apart from getting best deal

Every building passes through the phases of architectural planning, structural design
and construction before it is handed over to its users. Thereafter, its structural health
depends on how well it is maintained. Regular maintenance and timely repair can go a
long way in enhancing the useful life of the structure provided they are carried out
under expert guidance. However, if the condition of the building is very bad, it may be
more advantageous to go for its redevelopment rather than maintaining it year after
year. In fact, the benefits of redevelopment are such that sometimes it may be
worthwhile to go for redevelopment even if the condition of the building is not so bad.

SERVICES FOR REDEVELOPMENT PROJECTS
For redevelopment projects entrusted to us, Vastu Associates LLP provides consultancy
services right from the assessment of feasibility to completion and hand over of the
buildings to the Society. Broadly, our services are provided under three distinct phases
of redevelopment as follows:
Phase I: Feasibility Report
Redevelopment is a techno-commercial activity. Therefore, it is necessary to ascertain its
Feasibility before such a step is taken. In fact, whether to go for redevelopment at all
and how much financial benefit one should expect from such a proposal would depend
on the feasibility report. In this phase, we provide the following services:
1. Studying property documents, plans, remarks etc made available to us by the Society
2. Estimating the total carpet area consumed in the buildings based on the approved
plans or by measuring actual carpet area of typical flats if plans are not available.
3. Estimating various project costs on account of TDR, construction cost, rent,
brokerage, transportation, bank guarantee, and premium to be paid to MCGM,
professional fees of your Consultants etc.
4. Preparing a Feasibility Report based on preferences of the members and estimating the
extent of benefits in the form of extra carpet area and corpus fund that can be expected.
The report shall be based on utilization of area only and no plans shall be prepared.
Phase II: Tendering
The Feasibility Report shall be discussed in a General Body meeting and Society’s
demands shall be finalized. Based on the same we shall prepare a tender document to
invite bids from interested developers. The tender document shall be prepared on
behalf of the Society and the same shall form a uniform basis for selection of a
developer. Our services in this phase shall be as follows:

− Professional fees for Society’s Consultants

2. Discussing the draft of Tender Document and incorporating Society’s suggestions
3. Suggesting draft for advertisement (Tender Notice) in a newspaper
4. Providing technical support for tendering
5. Opening of bids at the Society
6. Preparing a comparative statement from bids received
7. Providing technical support for the selection process including joint meetings, visits to
shortlisted developers’ ongoing projects and negotiations with the developers
8. Preparing final report on tendering including shortlist of bidders
Phase III: Project Monitoring
Our services in this phase are provided under the following modules depending on the
stages of construction during project monitoring:

Step 1: Pre-construction Services
1. Preparation of Flat wise Area Statement of Rehab Flats
2. Review of technical content in the Redevelopment Agreement based on the
Tender Document and other terms negotiated with the selected developer
3. Review the list of amenities, infrastructural facilities and land development offered
by the developer to check conformity with agreed terms
4. Review of Proposed Master Schedule & Milestones prepared by the Developer
Step 2: Plans & Approvals
1. Review of plans prepared by the developer and technical support to Society
during Approval of the plans and allotment of flats to members
2. Verification of plans, flat areas and amenities approved by MCGM w.r.t. the agreed
plans
3. Verification of IOD, CC, OC & other approvals & Permissions
4. Verification of carpet areas of rehab flats
Step 3: Quality & Progress Monitoring
1. Monitoring quality of work w.r.t. architectural, structural and services drawings
prepared by Developer’s consultants and provisions of the Redevelopment Agreement
2. Deputing an engineer/ supervisor at site during construction period (Optional …
Provided on request)
3. Site visits by Project Coordinator
4. Ordering testing of materials and products from time to time
5. Pointing out deviations in quality so that the Society can take necessary action
6. Discussing quality, progress and safety related issues with the Society in the monthly
review meetings, preparing minutes of such meetings

7. Monitoring progress of work w.r.t. master schedule and informing the Society about
the delays, reasons thereof

Notes:
− The Redevelopment Agreement and drawings prepared by the Developer’s consultants
shall be treated as the basis for quality and progress monitoring.
− The proposed scope for quality monitoring as given above shall not substitute for checking
by developer’s consultants.
Step 4: Contract Management
1. Advising on enforcement of contractual terms

Step 5: Possession (Taking Over)
1. Inspection of existing members’ flats for amenities before the same are taken over
2. Inspection of external and common services and amenities before the rehab
component is taken over
3. Collecting necessary guarantees for waterproofing, anti -termite treatment etc from
the developer and handing them over to the Society
4. Preparation of Project Completion Report
1. Review of Structural Design Basis Report
Structural design basis report (for the rehab part) prepared by the developer’s structural
consultant shall be reviewed with respect to the following:
a) Structural Design Parameters:

• Loading: Dead Loads, Live Loads, Wind Loads and Earthquake Loads
• Grades of structural materials: concrete and steel reinforcement
• Type of foundation (with respect to geotechnical report)
b) Methodology of Structural Design:
• Framing and load transfer
• Methodology of structural analysis and design
• Provision for ductile detailing for earthquake resistance
Notes:
− The above aspects shall be reviewed by understanding the same from the structural
consultant of the developer. For this purpose the Structural Design Basis Report and
Geotechnical Report will be required from the developer.

Broad stages of the process of redevelopment shall be as follows:
Phase I – Feasibility Report:
