Type 1 – Ceramic panelsRainscreenGlazed ceramic panels be the primary building facade material that is used as a rainscreen system.

A range of panel sizes, colours and profiles work to create a textured coloured surface.

Glazed ceramic panels have properties that include:

• Timeless – Ceramic panel facades enjoy a long lasting appeal. Through detailing and colour choices they can create impact and provide a contemporary that compliments steel and glass

• Sustainable – Excellent BREEAM Rating. Clay facades are made of natural resources and are highly energy efficient due to the property of thermal insulation

• Maintenance free – These clay facade panels once installed, are easy on maintenance

• Durability – Their weather resistance power makes them highly durable which last for decades. They can be fragile and may not sustain high impacts which is why they are located on the higher levels only. They also offer coloured panels that are resistant to fading

It is envisaged that light fixtures can also be incorporated into the facade system to create a dynamic facade in the evening.

Type 2 – GRC PanelsRainscreenThe lower sections of the facade along the northern, southern and western facades will consist of GRC panels.

GRC panels are more robust and better suited to accessible zones. GRC offers many advantages that include:

• Versatile – offers unrivalled creativity with the ability to accurately reproduce any small or large design, including historic ornaments, ornate patterns and complex shapes. It can also match other materials such as stone which is what we would be looking for in this instance.

• Durable – The weathering characteristics of GRC are as good as any precast material but lighter. Unlike traditional reinforced cement, GRC uses alkali resistant (AR) glass fibres throughout the matrix to provide reinforcement so is not at risk of corrosion and does not require further maintenance. The GRC can be enhance for greater protection and durability, with a wide range of specialised products available that offer additional resistance to impact, weather, graffiti and water.

• Sustainable – GRC is generally cast in thin skin sections which consume less raw materials and energy during manufacture. Consequently, the reduced weight and thickness of GRC panels can provide significantly lower environmental impacts during transportation to site and during installation.

• Lightweight and Strong-The reduced weight of panels makes them easier and cheaper to handle with reduced transportation costs

Type 3 – Glazed Curtain Wall RainscreenThere are various area of glazed curtain walling. Based on its location and function can be described as follows:

• Glazing to Level 02 Restaurants – Curved sections of clear glass panels to restaurants.

• Glazing to Back of House Staff areas – These occur in small sections within the Ceramic panel facades. Film or frit will allow natural light into the area whilst limiting views into the BOH area.

• Glazing to Eastern Facade – It is envisaged that two layers of frit will be applied to these panels with varying density and colour. This creates interesting patterns as you move around the building. It also helps vary the translucency depending on the use.

2.3.4Proposals

Southern Department Store (M&S)GeneralThis building sits on the southern edge of the development between the living bridge and Tempelhof Bridge. It consists of 5 main levels; basement, lower ground, upper ground and the first floor are primarily the M&S accommodation. At lower ground the footprint is interrupted by the ramp connecting to the basement. At first floor there are escalators and a lift that connect to the leisure and restaurants at second floor and the mezzanine above. The roof allocates plant space for the M&S store and leisure uses.

GridAll levels 9m x 9m, 9m x 18m

LevelsThe floor to floor heights are different at each level, 6.2m, 5.5m and 5m above first floor. These are all slat slab construction to achieve the required clear headroom.

Service CoresThe M&S portion of the building is serviced by passenger and goods lifts to M&S’s specification. There are also two further passenger lifts giving access to the leisure levels; one directly off the living bridge and a second from the first floor street adjacent to the Tempelhof threshold and two escalators. There is also one service lift from the basement to the leisure levels.

Means of Escape There are a number of escape stair cores 2 dedicated to M&S and 3 dual use M&S and leisure.

Engineering ServicesA number of M&S service shafts pass through the leisure level to afford access to the roof plant areas. The leisure uses all have allocated plant space at roof level.

NotesThis building is highly prominent being visible from four sides and having a pedestrian interface with the living bridge. It will have a highly distinguishable façade treatment and visual marker for the scheme.

BasementThe basement of plot 102 will be used the main servicing/ loading area that serves the whole of the new extension. It also houses the department store’s click and collect facility that is accessed externally by the public.

Lower Ground LevelThe Lower Ground Level of plot 102 predominantly consists of the first trading level of the department store. It is envisaged that this level will hold the food offering.

It also consists of the basement service ramp and a retail unit.

The main entrance point to the department store and retail units is through the Main Square. It also provides direct public entrance from the bus station.

There is a good provision of lifts that provide access from the bus station to the Living Bridge and direct lift access from the department store to the parking levels.

Upper Ground LevelUpper Ground is occupied in its entirety by the second retail level of the department store. It has direct access from the Main Square upper walkways.

Internal vertical transportation, lifts and escalators, provide good connectivity between the levels.

Due to the level difference between Upper Ground Level and the Living bridge there is no direct access into the department store from its eastern facade. However there is provision for dedicated lift access to the Leisure and food and beverage units on Level 02.
