    1. CKL: Green roof to covered walkways and low-rise structures.

    2. CKL: Lightweight tensile structure of min. 350m2 at POS B (central plaza).

    3. AECOM/BSE: Is irrigation specialist required?

    4. AECOM/BSE: Innovation recycled grey water to reduce fresh water usage

    by 5%.

    5. AECOM/BSE: Reduce sewage by 20%.

    6. AECOM/Environmental: Wind and daylight studies are required for

    landscape design.

    Landscape Area Requirements

    1. 30% of gross Site area to be soft landscape (DCMBI No. P02/11).

    2. POS A including 50% community play area (CPA).

    3. POS B including min. 1,500m2 multi-functional plaza.

    4. Entrance forecourt min. 500m2 at Site B PTI (also at Site A?).

    5. Site B central courtyard min. 3,000m2 near entrance forecourt.

    6. Tai chi court in Site B central courtyard, min. 200m2.

    7. Kindergarten open entrance area min. 25% of indoor play area.

    8. Kindergarten fenced-off outdoor play area (ref. wind speed calculation).

    9. Plant nursery 30 80m2.

    10. Community farm 50m2.

    11. Community play areas 400m2 per 5,000 population.

    12. 5 designated smoking areas, approx. 5m2

    each.

    13. Heritage trail, 500m2 main gallery and 13 smaller 6m2 areas at POS A & POS B, Site A & B entrance

    forecourts, block entrances.

    Landscape Design Requirements

    1. Theme: Sustainable Community for Green and Healthy Living.

    2. New trees to be semi-mature with minimum 3,000mm clear stem.

    3. 1 tree per 15 flats.

    4. Grass paving system where possible.

    5. No ponds.

    6. Native, butterfly and bird attracting species.

    7. Local Open Space requirement: 1m2 per person.

    Tender Queries

    1. PRE.B8: Additional drawing required: KL02&03/BASE/SITE/L/LO-01 shows

    location of existing trees (if any).

    2. DCG-E-CF-113 Clause 32: PTI landscape construction, water supply and

    maintenance handed over to HyD design by HyD or Tenderer?

    3. Page CR/A/18: Clause 2.4.1 soft landscape of POS A and POS B excluded from

    green coverage calculation. Are POS A and POS B included in gross Site area?

    4. Page CR/A/46: Clause 5.1.5 Please provide DCMBI No. P02/11 (greening

    coverage calculation).

    5. Page CR.A/48: Clause 5.3.2 POS B entrance shall provide control, fence wall

    and gates for estate management use. Is fence wall intended to surround POS

    only (to separate POS from Estate), or Site B as a whole?

    6. POS requirement for Sites A, B and C is 7,800m2 in Planning Brief Appendix 1.
