A look back at 2015 for the Eastside

Lending standards remained stringent.

Interest rates rose moderately.

Seattle’s Eastside (Bellevue, Issaquah, Redmond, Kirkland)

appreciated 11% - more in certain areas.

Rents rose faster than home prices.

Home prices hit new highs; inventory hit new lows.

Greatest sellers market in recent history, frustrating for buyers.

Competition among buyers was fierce at every price point,

including luxury homes.

Strong technology sector helped boost demand.

Multiple offers were the norm, and cash sales were common.

1,484 single-family homes sold for at least $1 million.

Demand largely driven by schools, lifestyle and commute times.

Looking ahead to 2016 for the Eastside

Eastside market competition will remain very strong.

Experts predict continued price growth, but at a more moderate

level.

Interest rates will come up a bit this year, but not much (still under

5% by year end).

Positive equity will lead to more listings; however, supply will

continue to be an issue.

Inventory will rise, but not enough to meet demand.

Pricing may be an obstacle in select markets.

Local economy will continue to expand with growth from Amazon,

Boeing, Microsoft, and Starbucks, with Google, Facebook and SpaceX

adding additional economic strength.

Tyler’s Team

Tyler Staples is an Eastside na-tive, raised in Bellevue. He and his wife and their five kids cur-rently live in Squak Mountain,

Issaquah, an area known for its large lots, tall trees, and proximity to hiking trails, the ski slopes, shopping, and great schools. Tyler joins other Eastside residents who love the pristine beauty and sense of community that
