The Property Blue Elvin was designed by a Penzance Architect. His design and the owner’s vision were recognised by the Royal Institution of British Architects and the property also received a special commendation from the Cornish Buildings Group. The striking white rendered and cedar clad elevations with glass balconies house versatile accommodation set over three floors, with the principal rooms enjoying the most amazing views over Mounts Bay and St Michael’s Mount. The joinery at the property is of the highest quality with an ‘urban front’ entrance door. The internal joinery has been mostly undertaken by ‘Rozen’ designers. Their work includes a fabulous feature staircase, fitted kitchen and larder and light oak internal doors with a black walnut inset. The property makes great use of modern technology with electric underfloor heating, a heat recovery ventilation system and water heating by solar panels. The bathrooms/wet rooms are fitted with Villeroy & Boch suites and each room has its own control to regulate the underfloor heating system.

The Location Blue Elvin is found towards the end of a private cul-de-sac on the southern outskirts of Newlyn just off the road to Mousehole. Newlyn is one of the few active commercial fishing harbours in Britain and also has a famous fish market where people go to watch the sale of the morning’s catch. Within walking distance of the property there are several shops, a post office, school and a number of inns and restaurants. Nearby is Penzance which is known as the capital of West Cornwall, where a wider range of shops can be found including many national stores and supermarkets. Penzance, which has a mainline station to Paddington, has a rich sailing and trading heritage and is famous for its art galleries, auction houses and museums. Just over a mile to the south of Blue Elvin is the picture postcard village of Mousehole with granite cottages centred around its large sandy harbour which hosts a nationally acclaimed Christmas lights display.

The surrounding countryside and rugged coastline offers some of the most spectacular scenery in Cornwall and much of this is open to the public through either The National Trust or the South West Coastal Path.

There are many sandy beaches which offer exceptional opportunities for swimming and surfing, whilst Marazion, around 2 miles along the coast, has a dinghy racing club and is a popular venue for windsurfing and kite surfing. Other attractions in West Cornwall include The National Trust owned St Michael’s Mount, the clifftop Minack Theatre at Porthcurno, Land’s End, Sennen and Whitesand Bay and the Tate Gallery at St Ives.

Outside From the lane that leads up to the property the house is set back behind a broad tarmaced apron which gives plentiful parking. To the side of this area is a further recessed parking space and a deep covered entrance with motion sensitive spotlight leading to a double width electrically operated timber front garage door opening into:- Double Garage 18’7” x 16’Double Garage 18’7” x 16’Double Garage 18’7” x 16’Double Garage 18’7” x 16’ striplight, additional storage space with light underneath the staircase, power points, water tap.

To either side of the house are diverse borders with flowering plants, shrubs and trees and to the south side of the house a flight of easy rising timber steps lead through the foliage to the garden. A gate access further along the lane opens onto a gently sloping gravel pathway leading up to the garden and front balcony. The garden can also be approached via the main balcony as a walkway extends from one side. The garden on the southern side of the house is mostly laid out as a level lawn with palms and surrounding beds. From here the view is back towards the cedar clad, architecturally interesting side of the house and past it to Mounts Bay focusing on the entrances to Penzance and Newlyn Harbours with the shoreline below. Above the gardens, to the western side, is protected woodland which adds a luscious backdrop to the thoughtfully planted beds. In the top corner of the garden is a timber potting shed and there are secluded areas ideal for composting and storage. To the rear of the house is a delightful courtyard featuring planted beds which is overlooked by the kitchen/breakfast room, hall and staircase. A timber decked walkway runs at a higher level across the rear of the house before arriving at a much larger timber deck which enjoys views past the side of the house focusing on St Michael’s Mount. A short flight of steps lead down to a small paved terrace outside of the door to the utility room. The garden space is easily maintained and is ideal for entertaining and relaxing in a private environment whilst watching the fishing boats come and go.
