ORCHID COVE BOARD NOTES
Painting the Buildings Update
It’s done! Siesta Key Décor completed washing/painting
the exterior of the Orchid Cove buildings. They look
pretty good, don’t you think?
If you want to pay Siesta Key Décor to do your lanai,
speak with them directly. If you decide to do the lanai
painting yourself, buy the correct paint at Scott Paint,
6713 E. SR 70. Tell them you’re from Orchid Cove.

April 19 Board Meeting Proceedings
The following actions were approved by the Board:
Contracting for roadway re-sealing, to be done in
the Fall (September or October), not-to-exceed
$4,400. Gayle and Kim plan to meet with
contractors to clarify their proposals.
Purchase outdoor ceiling lights for replacement at
select lower unit entrances. 15 are needed.
Property Manager John Yilmaz will have an
electrician install them.
Purchase concrete splash guards to locate at the
bottom of downspouts at the rear of all buildings
(two per building). Their weight will help keep them
in place. They will be delivered for installation by
community volunteers. Would anyone care to help?
If so, please contact Kim Loskota.
New pool gate locking latches have been delivered
and await locksmith installation, hopefully to be re-
keyed for our existing keys. If that can’t be done,
we’ll need to purchase and distribute 48 new keys.
Treasurer’s Report
See the Argus Management/Orchid Cove website for
the complete 3/31/2017 financial statement.

Total Assets $382,337
Income and Expenses Jan. – Mar. 2017

Jan. – Mar. 2017 Net Income $5,377
Fire Extinguishers
On March 20, All Florida Fire Equipment was here to
inspect and re-certify each unit’s indoor fire
extinguisher. All but six extinguishers were made
available. Manatee County Fire Rescue District has given
us until July to get those six recertified. All Florida Fire
must now come out a second time for just those six
units. John Yilmaz will contact the absent owners to
have those extinguishers ready for inspection.
To prevent this from happening again, the Board voted
to purchase four indoor fire extinguishers to have in
reserve as backups. They may then be purchased by a
new owner (if the former owner took the existing
extinguisher) or may be used to temporarily replace
those of current owners who cannot make their
extinguishers available on the re-certification date. In
the future, however, Argus Property Management will
use keys stored in the key lockbox to access vacant units
for their extinguishers on scheduled inspection days.
Access to Units
The problems and extra work/costs described above for
fire extinguishers accent the need for all owners to
submit keys (or passcodes for electronic locks) to Argus.
Access to unit keys will prevent this type of
maintenance issue from occurring again.
However, keys are also needed in case of emergencies.
Just recently, a first-floor resident reported a water leak
through their ceiling. To minimize damage in a situation
like this, immediate response/access to the upper unit
is needed. Yours might be the next unit so endangered.
If you haven’t done so yet, PLEASE turn in your keys
NOW to John Yilmaz at Argus Property Management!
WELCOME NEW RESIDENTS
Ray & Olga Cruz are the new owners at Unit 7544. They are enjoying our community and the great view of the 4th green from their lanai. Living with them is Lola, their cute terrier. Ray is an ex-police officer and is currently working for the USPS. Olga spends her time enjoying their grandson who lives nearby.

Julie & Brad are the new
owners of Unit 7542.
They currently live in
Sarasota and plan to use
their condo occasionally
and as a seasonal rental
property. They both work
full-time and have 3
children together.
Welcome, all, to Orchid
Cove!
LANDSCAPE COMMITTEE
The Landscape Committee (members are Kim Strub,
Colleen Kleysen, and Kim Loskota, Board Liaison)
reported at the April Board meeting. Mulch

preventer areas
Phase 4 landscape improvements to be considered for
this Fall include:

RULES AND REGULATIONS REVIEW
Specific sections of the Rules
and Regulations (R&R) will be
reviewed in this and future
editions of the Connection.
This month, we’re highlighting
the Pets/Wildlife section, which
reads as follows:
“Pets/Wildlife
All pets must be registered with the property management company every year (January 1st of each year.) A unit owner or tenant, with the approval of the Board of Directors, may have two (2) small (40 lbs. or less) domesticated dogs or cats or other household pets. No reptiles, rodents, poultry, amphibians, exotic pets or livestock are permitted.
Per Manatee County Law, pets must be kept on leashes at all times when outside the unit and owners must clean up pet feces immediately. Annual rabies vaccination are required for all dogs and cats. Pets are not to be left in vehicles unattended.
In the event that any pet kept on premises shall constitute a nuisance in the opinion of the majority of the Board of Directors, then the owner, when notified in writing, shall be required to immediately remove said pet from the premises.
FEEDING OF ALL WILDLIFE IS PROHIBITED.”

ROAD CONSTRUCTION ON 1-75
Click on the following FDOT website pages for the latest
on:
The diverging diamond interchange (DDI) at I-
75/University Parkway. Sign-up here to receive
weekly FDOT updates via email and/or text
message alerts.
Construction of this DDI project is expected to be
completed in June. It will look like this:
At two signalized intersections (shown in gold, above),
University Parkway traffic will shift to the left under the
I-75 bridges to enable quicker and safer left turns
entering and exiting the I-75 ramps.
While there are more than 80 DDIs in 28 states coast-to-coast, this one at I-75/University Parkway is the first for Florida. Missouri leads with 18 DDIs, followed by North Carolina with 10.
Other projects:
I-75 upgrades between Fruitville Road and University Parkway
I-75 widening from University
Parkway to SR 64 (including
reconstruction of the I-75/SR 70
interchange).
Regarding the I-75 sound barrier project near
Orchid Cove, Dave Loskota received an email on
Apr. 10 from the FDOT. It said, “The FDOT was
trying for an April meeting with the communities
involved with this project. There have been a few
engineering concerns that the FDOT is trying to
resolve. Your community will be notified when a
meeting date has been selected. Sorry for the
delay.”

2017 World Rowing Championship
Beginning on Sept. 24 and running through Oct. 1,
the 2017 World Rowing Championships will be
hosted at Nathan Benderson Park in Sarasota (just
south of the UTC Mall). It will be only the second
time that the U.S. has hosted the event. If you’d like
to help out, go online at wrch2017.com/volunteers.
With 1,700 athletes from 60+ countries in
attendance, nearly 2,000 volunteers will be needed.
Florida’s Best-Kept Secret?
The stylish magazine Vogue recently published an
article online about our area: “Perfect Beaches, Mid-
Century Charm: Is This Florida’s Best Kept Secret?”
It has very nice things to say about the Sarasota area
architecture, restaurants, shopping, beaches, and
cultural attractions. Check it out.

Orchid Cove Needs You!
An attractive feature of living in a condo association is that it
eliminates much of the responsibility of home ownership. But
the price of that convenience is sometimes the creation of an
atmosphere of indifference.
We all tend to be a little “too busy” to participate in
association affairs, expecting others to stay up-to-date on the
concerns of Orchid Cove.
As owners and residents (some as seasonal residents), we
tend to allow that elite group known as "them" or "they" to
operate the Association, attend related meetings, and make
important community decisions. We need to realize that
"them and they" are always made up of "I, we, you, and us."
If Orchid Cove is to continue to be a great place to live, please
consider becoming active and involved in our community’s
affairs.
For example, John Benanti (7608) has volunteered to paint all
the community’s outdoor garage light fixtures. The only cost
for the rest of us will be the paint. Thanks a bunch, John!
Is there a way that YOU’D like to get active in Orchid Cove?
