We hold $300.00 in a maintenance account, when your tenant calls, I send out a licensed vendor who calls me with an estimate. If the cost of repair is under 300.00 (and necessary) the repair is made. The maintenance fund is replenished when the tenants pays his next months rent. If the cost of the repair is over $300.00 I’ll call you for approval.

The accounting department is run from our Sebastian Office.

Rents that are paid by the 5th , owner checks and statements come out on the 10th. If tenants pay late, you’ll receive your check on the 20th.

At the end of the year, your tax documents will be prepared for you.

Seasonal rentals must pay 11.5% state sales tax that is handled by the accounting department.

Security Deposits are held in a non-interest bearing account.

1 Month: We do a drive by and take photos, sending you a copy.

3 Month: We inspect the property inside and out. Again we take photos and send you a copy.

7 Day Notice to Cure: If there is something of concern, we serve the tenant with a notice to cure.

In Florida evictions take about 30 – 45 days.
