renting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend

your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

it’s Earth Day on April 22. It’s great that there’s a day that brings mass attention to the Earth, the environment and the issues that are occurring. While being Green has been gaining popularity year-over-

year, and more and more people are becoming conscious of their personal impact on the world around them, there’s still much to be done. Earth Day is a great time for people to share their efforts and spread awareness about important environmental issues.

This year why not check out some of the festivities, get involved, learn and have fun. Earthday.ca has numerous events and initiatives to attend and try. By living in an apartment you’re already living Green. Multi-family dwellings are more efficient and have more energy savings than single-family homes. You may want to think about things like your energy consumption – can you turn off appliances and unplug electronics when they’re not in use? Can switch to energy-saving light bulbs? Can you do your laundry in cold water instead of hot? How about a community swap? Instead of landfill, might someone else in your apartment need those items – from books to clothes and furniture that you no longer want? Learn how to dispose of hazardous materials properly, from batteries to fluorescent bulbs and paint. Green isn’t just a colour, it’s a lifestyle, and it’s a responsibility everyone needs to embrace.

With Renters Guide in hand you’ll find that perfect place to go Green! Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

Take a look at the market and see what’s out there. Vacancy rates are currently very low – and due to supply and demand, rent may be higher than the last time you looked around the market. Earth Day is a reminder about the importance of respecting our

environment and doing all we can to protect our planet. Every year, over six million Canadians take part in Earth Day by doing simple things such as riding their bikes to work or using candles at night. This year show how important the environment is by pledging an act of green.

Here, in your own home, are some ways to take part in the world’s most celebrated environmental event. These tips are environmentally friendly and will save you money on your energy bills:

• Cool down your house with a

ceiling or electric fan and open up

the windows at night. Ceiling fans

cost about 1 cent for two hours

of use, compared to 67 cents to a

dollar for central air. Use your AC

only when necessary and be sure

to turn it off when you’re going to

be away from home long periods

of time.

• Invest in a programmable

thermostat. It will automatically

adjust the temperature in your

home, saving you energy while

you’re away or sleeping.

• Check the tightness of your

refrigerator seal by closing the

door on a piece of paper. If it’s

held in place, the seal is still good,

if not, it’s time to replace the seal

or fix the door’s alignment.

• Only do laundry when you have

full loads. If you have smaller

loads, make sure to use the correct

settings and if you only have a

couple of items, wait it out or

wash them by hand. NC

moving should be aware of how easy it is to

damage one of these units. Spending a few

dollars extra to purchase or rent one of these

special boxes can make all the difference.

They can accommodate any size TV, so there

is a solution for every unit.

Another thing to remember is that most

of these television sets are mounted on

wall brackets – and moving companies are

reluctant to disassemble the wall mounts or

assemble them at the other end. Usually, if

something is going to go wrong, that’s when

it will happen – and again, people rarely keep

the installation instructions for the brackets.

It’s far too chaotic on moving day to be trying

to find any instruction manuals. The best plan

when preparing for your move is to take the

TVs off the walls yourself, ahead of time, and

have them ready to be packaged properly.

Here’s a tip for anyone disassembling

electronics for a move. Get your digital

camera or phone camera and take photos of

the wiring connections on the backs of the

TVs, cable boxes, DVD players and the like.

When it comes time to reassemble them, it

will be much easier to reference how they

were set up originally, saving time, stress and

frustration.

The same goes for stereos and gaming

systems. Many teenagers leave their entire

gaming systems hooked up until moving day.

It’s up to them to disassemble their systems

and hopefully place them into the packing

they arrived in. If not, the best thing to do

is wrap consoles in anti-static bubble wrap

and place them into appropriately sized

boxes so they won’t move around during the

trip. In fact, this is the best way to treat most

And one last handy tip: pack the associated hardware with your

One of the most common questions we get is regarding how to

transport electronics safely, especially big-screen TVs.

During a move, whether it’s across town or across Canada, it is

important to give these items special treatment so they arrive in

one piece and in good working order. The best advice we have for

accomplishing this goal requires some forethought: to keep the

original boxes and foam spacers the electronic items came in. That is

truly the safest method for moving them.

Of course, people rarely keep these boxes, so at Two Men and a Truck

- Canada, we have specialty boxes and crates designed specifically to

move big-screen TVs safely. People who do their own packing and

quicktips

ELIMINATE YOUR CLUTTER HOT SPOTS We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinnerparty. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one.

KEEP YOUR PANTRY DECLUTTERED Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye towards incorporating these items. Once you’ve used up the excess, get into the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what you’re making for dinner.

STOP PAPERS FROM ACCUMULATING Are you wasting your valuable time shuffling papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. Ask yourself whether you have a specific use for it, and if you don’t have a clear answer, leave it behind (no matter how interesting it looks). When you’re at a show or a conference, before you take the pamphlets and handouts, get realistic about what you’ll really have time to read when you get home. Paper hoarding is a habit that you can break, and doing so will save you time and energy.

PURCHASE FURNITURE THAT DOES DOUBLE-DUTY Consider purchasing a few of the multi-functional furniture pieces that have become readily available in the stores recently. For example, consider an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage.

CREATE AN IN/OUT ZONE IN YOUR HOME Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you leave the next morning.

ARE YOU BEING HELD HOSTAGE BY YOUR POSSESSIONS? If you’re reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home.

FEELING STUCK If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

CFMH adheres to the principles of Crime Prevention through Environmental Design (CPTED). “We look at a building environment and make adjustments to reduce the incidence and fear of crime,” Nichol explains.

CPTED includes the following four strategies:1) Access control: securing entry points like doors and

windows.2) Surveillance: creating a sense of seeing and being seen,

enabling people to observe, report and respond to illegal activity.

3) Territorial reinforcement: defining public and private spaces and showing pride in ownership.

4) Maintenance: preserving the physical appearance of a building by adding vegetation or eliminating graffiti.

In order for a building to earn crime-free status, the property owner or manager must participate in a three-phase program. In Phase One, they attend a two-day CPTED-based training seminar hosted by the police. The training covers CFMH basics, the nine mandatory components of a certified property, tenant screening, selection and eviction processes, and information relating to drugs, gangs, graffiti and problem-solving. Next, a pre-inspection is done on the property to determine what security upgrades must be done.

In Phase Two, a CFMH official inspects the property, ensuring that the upgrades are in place and that the property meets the nine mandatory components, at which point a certificate is issued. In Phase Three, tenants are invited into the process, attending a compulsory Safety Social, hosted by the property manager or owner, where the police explain how to support and uphold CFMH practices.

Nichol stresses that tenants play no small role in this process. By understanding their community, staying alert, and reporting any suspicious activity to police, tenants can help keep their buildings, and their communities, safer.

“The biggest thing we encourage tenants to do is to be the eyes and ears of the property,” he says. “We work at empowering tenants to make that contact.”

To further ensure tenant involvement, all tenants are issued a special CFMH lease addendum upon property certification. This special contract between the owner or manager and the tenant stipulates that “the tenant will not allow or participate in illegal activity in or around the property,” Nichol explains. To be granted tenancy in a CFMH-certified building, everyone must agree to live by the same basic rules.

Since 2001, the City of Edmonton has been implementing a safety and security program for rental properties called Crime Free Multi-Family Housing (CFMH). Using training sessions and inspections, CFMH offers property owners, property managers and tenants the knowledge and skills to fortify their buildings against illegal activity like gangs and drugs and nuisance activity.

Numerous properties in Edmonton are now CFMH-certified. “Right now we have 250 fully certified sites,” says Constable Reid Nichol. “That accounts for 13,000 units. And we have another 150 sites that are working toward certification.” All in all, 20,000 units in Edmonton are either certified or working toward certification.

The lease addendum also authorizes the police to release a tenant’s file information to the property manager or owner if any criminal activity is suspected. Landlords would not normally have access to this information, but their CFMH status allows them to make quicker and more informed decisions about what next step is required.“If they find information that is consistent with a breach of the residential tenancy act, they can proceed with an eviction,” says Nichol.

The program has enjoyed positive results over the years. While there is statistical data available to prove the resulting decreases in crime, Nichol says the biggest hurrah has been from the tenants themselves. “Tenants are telling us that they feel safer and more comfortable,” he says. He also notes a reduced need for police response to the property, fewer repeat calls for police service, better tenant selection processes, and better tenant eviction processes – all contributing to a safer, happier tenant base.

Of course, to keep tenants happy, managers and owners must uphold these improvements on an ongoing basis. They must pass a yearly inspection, host a Safety Social for the tenants every two years, and complete a half-day re-certification course every three years.

So do all these safety perks mean more costs for the tenant? Surprisingly, no. Nichol says CFMH-certified properties run the gamut and include, in large part, low-income and subsidized housing. “There’s no extra cost to be involved,” he assures.
