when it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises.

While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear.

You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

in 1997 I moved into what I still consider my favourite apartment of all time. The rent was low and the space was huge. It had soaring ceilings, pine plank flooring and a distinctive architectural flair. Living my

dream, I was a writer living in a gorgeous apartment in the heart of the city. In 1999 an amazing opportunity arose. I would be able to move to Costa

Rica – just me, my laptop and a beach. How could I say no? But how could I give up my apartment? I’d only be gone six months, but six months of rental payments on top of the expenses of traveling wasn’t feasible.

Thank goodness for subletting. It wasn’t easy, especially in the days before Facebook and Twitter, but I put the word out and I found someone through a friend – he was the perfect fit. With my friend’s glowing recommendation I felt comfortable leaving him with all my worldly belongings and my beautiful apartment. Of course I’d still need my landlord’s approval. He was receptive to the idea, ran a background check and approved.

My subletter and I wrote up a contract about obligations for rent and duration of time – agreeing on what would happen if there were any damages to my belongings or the property. I went on the journey of a lifetime without worry. When I came back he’d found a perfect new place and moved on.

Bring your own reusable bags to the store when you shop. Make a habit of carrying a small one in your handbag or leave a few in your car.

Use a cloth instead of paper towels and napkins.

Use covered storage ware and cookware in the kitchen instead of aluminum foil and disposable pans.

Break the habit of using plastic cutlery, paper plates and cups and invest in a washable set of plastic ware for parties, picnics and on the balcony.

Avoid pre-packaged fruits and vegetables, individually wrapped snacks, juice boxes and single-serving snacks, which are the cause of most of the litter that degrades our parks and public spaces. Invest in a set of reusable mesh fruit and vegetable bags that you can use for shopping and home storage.

Make your own cleaning supplies: Making your own cleaning products saves money, time and packaging and dramatically improves your indoor air quality.

Pure soap, baking soda, vinegar, lemon juice, borax (washing soda) and a coarse scrubbing sponge can take care of most household cleaning needs. Be sure to purchase a couple of refillable spray bottles from the hardware store.

For an all-purpose cleaner, use a mixture of ½ tsp. washing soda, ¼ tsp. liquid soap, and 2 cups hot tap water.

A good natural glass cleaner can be made by mixing ¼ tsp. liquid detergent, 3 tbs. vinegar and 2 cups water in a spray bottle.

coMpost and recycle: In most cities, apartments send way too much garbage to landfills. Learn what can be recycled in your municipality and commit to making recycling a regular habit. In Toronto that includes everything from egg cartons to tetra paks, styrofoam trays and plastic containers. Properly dispose of used furniture, electronics, clothing and household items, batteries as directed by your community.

Walk, cycle, take public transportation or use a shared vehicle to help reduce the number of cars on the roads. Just a few small changes in your lifestyle can make a big difference in the quality of the environment for everyone.

Living in an apartment instead of a house, is an environmentally friendly use of space and resources. Many of today’s rental buildings have

been updated with energy-efficient windows, furnaces, appliances, lighting and plumbing fixtures. But it’s up to you to do your part to reduce energy use wherever possible and conserve precious resources like water.

save energy and save Money: Use fans during the summer to keep air circulating through your apartment.

Replace incandescent bulbs with compact fluorescents, which use 75 per cent less energy and last longer.

Turn off all lights, unplug appliances and electronics, or use a power bar when not in use, at night or when you leave your apartment. Electronic devices that have transformers or “instant on” features are known as “power vampires” because they draw power even when turned off. Home entertainment centres and computers can use as much power as your refrigerator even when not in use.

Wash clothes in cold water whenever possible. As much as 85 percent of the energy used to machine wash clothes goes to heating the water.

Dry some of your laundry on a drying rack to save the energy used during machine drying.

Keep the heat in during winter by drawing your drapes or window coverings during the day. In summer, keeping the windows covered will help to keep your apartment cooler.

Clean the condenser coils on the back of your fridge at least once a year.

conserve water: When doing laundry, adjust the machine setting to the size of the load.Report any leaky faucets to your property manager. The city has to treat water with chemicals and use energy to pump it back to you.

Take shorter showers.

Never let the water run when brushing your teeth: fill up a small cup of water instead.

When washing dishes, fill up the sink with soapy water and immerse your dishes. Set on a drying rack, then rinse, instead of letting the water run continuously while you wash and rinse each dish. If you have a dishwasher, run it only when full.

Moving an elderly loved one can be tough. No one wants to upset that person and everyone wants the move to go as smoothly as possible. This can seem like ‘mission impossible’.

Census Canada data suggests Canadians approaching retirement age are now the fastest-growing demographic in Canada and experts predict 28 per cent of the United States population will reach retirement age within the next five years.

The children and families of the ‘Baby Boomer’ generation - people born between 1946 and 1960 are already helping their loved ones move into downsized or elderly assistance accommodations and often are not emotionally prepared for the task at hand.

Senior loved ones can be very set in their ways and often are not well equipped to express their emotional frustrations in a constructive way as moving day draws closer.

It all can seem like a daunting task.

Over the years, we have packed and moved many seniors and the important thing is to stay organized, be patient, calm and respectful throughout the move process.

If you are moving a senior loved one into a retirement facility or an apartment, you should first contact the management to find out what they are allowed to bring in, appropriate moving hours and if they have any tips specific to their facility to help smooth the moving process.

Use boxes designed for the items you are packing. Dish packs for dishes and wardrobe boxes makes it easy for seniors to access their clothing on hangers.

Check clothing before donating. It’s a good idea to sort unwanted clothing for donation prior to moving. Before donating any gently worn unwanted clothing, check pockets for valuables. Seniors often hide small valuable items like jewelry or cash in the pockets of suit jackets or shoes and forget where they hid it.

ReMeMbeR:Organize and Start packing several weeks in advance. If your loved one is moving from a large home to a one bedroom apartment, there will be more furniture than needed. Get a floor plan of the new space and help your senior plan the space with their favourite furnishings, then help them decide what to do with the extra furnishings. If the item is a family heirloom and can’t be accommodated in the new space, suggest giving it to a close family member like a child or grandchild.

Sort before you pack. Seniors tend to collect things they don’t need or use. Be sensitive when suggesting to get rid of possessions. Ask if they use the item and if they would mind if you donated it to raise money for the Salvation Army, for example. Start packing early so you won’t be overwhelmed as moving day draws near.

Pack and clean as you go. When helping sort and pack your senior’s belongings keep in mind that their eyesight and reduced mobility prevents them from doing regular chores and can result in poor housekeeping habits. Instead of commenting, offer to clean as you pack and try not to be judgmental.

You’ll will need more time than you think. Allow enough time so your loved one doesn’t feel rushed. Sorting through years of stuff is difficult and sometimes emotionally painful. Allow your loved one time to say goodbye. If they take longer to clean out the desk drawer because they found a stack of pictures, let them take the time to walk down memory lane. This is a very important part of the process. Be patient and listen to their life stories, there will come a time you will be glad you did.

Make their new space feel familiar. Take pictures and colour samples of the inside of their current home. Try to decorate the new space and place objects in a similar way, so that their new space will feel like the old one. Be as detailed as you can from arranging the bedroom furniture to placing family pictures on the bureau. This will help make the new surroundings feel like home.

Wrap small items in coloured paper. This prevents items like knick-knacks from becoming lost or thrown out.

Label boxes on top and sides. Make sure to mark the top and sides of boxes as they’re packed and write in large letters to make it easier for your loved one to read. Make sure to label boxes containing breakable or sentimental items as

‘fragile’.

Pack all electronic equipment in their original boxes. Otherwise use low-static bubble wrap when packing these items.

Always use packing paper. When wrapping fine china and precious items, don’t use newsprint because the ink can bleed.

Seal all boxes with packing tape. This makes it easier to stack and protect your senior’s belongings.

it’s spring, and the Food Banks shelves sure could use some restocking. Buy an extra tin of tuna, box of cereal and stock up on a few extra canned veggies, then sift through your pantry for extra jars of food to help out.

Apartment associations across the province are making it easy for you to do your part by collecting donations on April 23th in the 13th Annual Spring HOPE Food Drive. HOPE stands for Housing Owners and People Everywhere, a real sense of a community looking after each other.

Thousands of residents in buildings across Ontario will have collectors coming

through from 6.30 to 9 pm on April 23th. The lovely thing is that food stays within

the community where it’s collected so residents should feel good that they’ll be

supporting neighbours. Hunger can affect anyone in need – it doesn’t discriminate by

age, background or neighbourhood.

Food is contributed to support local food banks. It helps the people right in the

community it’s collected. These Food Banks literally rely on this drive to keep shelves

stocked and bellies full. According to Gail Nyberg, executive director of the Daily Bread Food Bank, this food drive is one of the most important because of its timing. “It’s a time of year when the shelves are depleting,” she says. “The infusion of food restocks our shelves.”

The most needed items are the staples: rice, peanut butter, tins of fish, lentils, cereal – anything with good, substantial nutritious value. There is also always great need for baby food and products. Do what you can, even if it’s just a single item sitting at the back of your shelf that you know isn’t going to be used. And if your building isn’t participating, you can still make a donation directly to your local food bank.

“The food drive receives incredible support and participation is up,” says Bonnie Hoy, rental industry professional and principal of Bonnie Hoy and Associates. The Spring HOPE Food Drive actually began 13 years ago when her daughter, Beverlee Hoy, recognized the opportunity that apartment buildings could offer. Together with partnership from the Greater Toronto Apartment Association they made it a reality!

The last 12 Spring HOPE Food Drives have been such a success that the inspiration has spread. This year the British Columbia Apartment Owners and Managers Association (BCAOMA) is following the example of Ontario regional apartment associations and taking part in the Spring HOPE Food Drive in support of the Greater Vancouver Food Bank Society. Next year should see the Spring HOPE Food Drive go national, with interest in participation from the prairies and the east coast!
