A warm welcome to the third edition of Essenza Living maga-zine, a yearly publication created as a reference point for our portfolio of villas and to showcase our valuable partners.We are very proud to note that over the last year the volume of our business has grown significantly.In this new issue, we would like to share with you the many recently completed properties, our current bespoke villas under construction and the growing number of up-and-coming projects. We at Essenza are extremely optimistic for the immediate and foreseeable future. Marbella has latterly shown strong growth in the number of property sales. Together with the ongoing infrastructural and improvement projects taking place in the area, this will undoubtedly add to the aesthetics, functionality and capacity of this region. We have not seen the level of investments so high in many years. We have seen property prices for quality real estate bottom-out and the stock of new build properties rise. Further-more – until recently unthinkable – the off-plan market has also picked up, with both villas and apartments being sold from the drawing board, even before the start of construction. Now we are faced with our biggest challenge yet: sourcing the “right plots” of land in and around Marbella, which have been few and far between for so many years.Our business model is simple. We create and deliver Essenza villas to both end-users and investors. Imagine a home built in a contemporary architectural style with the latest technology and amenities. In addition to a superlative design, the home offers a high level of comfort, designed with a transparent look that melds the indoors with the outdoor areas. Inside, the living spaces and floors are linked in an open-plan style bathed in natural light with areas for relaxation, exercise and lei-sure. The perfect home would be meticulously developed and main-tained, and enhanced with fine details and features that offer a high level of convenience where you are able to choose your fa-vourite song or film in an instant, and your desired indoor tem-perature at any time of the year simply by connecting to an in-formation network from any corner of the house – whenever you need it.Bearing in mind the number of installations and systems of varying types, managing such a home becomes quite a challenge when taking into account lighting, air-conditioning, under-floor heat-ing, and access and alarm control. However, a preliminary study, good planning and a modest investment can help us minimise the disorder and make the home more useful. To cite one of the most important aspects, it is no secret that good lighting in rooms and on surfaces enhances their beauty and helps bring them together, creating an attractive ambience.

It is important to be able to adjust lighting levels for each activity in a specific area, in order to increase our comfort, and providing a system capable of managing this is very important. Such a system should have the ability to set a pre-defined lighting ambience for each area and its different uses. The level of lighting required to read a book, watch a film or eat dinner is not the same. A similar concept can be applied to out-door areas, as lighting is not the same in winter as it is in sum-mer, or when we’re at home or travelling, or at 10 o’clock in the evening or 4 o’clock in the morning. It is important to be able to make these adjustments with the touch of a button when entering the home, and that this button is configured properly for the user. In living areas where we pass through the most, such as hallways and reception areas, presence detectors are extremely useful. Obviously it is possible to automatically switch lights on or off, and the best way to do this is by using the system’s clock timer. Introducing the home coordinates enables the system to know what time the sun rises and sets each day. Centralising these functions on a laptop, smartphone or tablet facilitates total control from the palm of your hand, either inside the home or outdoors. For complete control you have to take into account the natural lighting. Shutters, blinds and electric curtains can be connected to the system, for indi-vidual or group control or set as part of the lighting ambience.

Imagine, for example, that the scene setting for “long trip” switches off all the lights, shuts the blinds and lowers the security shutters on the windows. An intelligent system can also help with security thanks to programmed on/off switches and the simula-tion of a human presence. One of the key features of a home for increasing comfort is air-conditioning; therefore the integration of a control system makes this more efficient and provides users with greater flexibility. We can centralise air-conditioning and heating control in a single thermostat, simplifying its installation and user management. Fur-thermore, similar to lighting, it can be controlled remotely, which is particularly useful for adjusting the temperature hours before our arrival home. For global control, it only takes one click to switch the home sys-tem on or off. Taking into account other installations such as ac-cess control through electric locks, doors and intercoms, remote home control can make home management even easier, improv-ing security levels with some good planning. This kind of control

can be used in any part of the home: for example, in the garden you can receive a message, image or voice message on your iPad from someone waiting at the main door. Extremely useful, isn’t it? Contacting a security specialist to design the alarm system, both technical and anti-intrusion, enables us to set up the installation correctly and secure the required standardisation so that our sys-tem can be connected to the alarm centre and police. Just about any manufacturer offers us the possibility of seeing and modifying the state of the system on a portable device. Small additions to the access, lighting and shutter control system help us increase the level of security: for example, the sound of an alarm can close doors and shutters and switch on all of the lights in the home. A good design and integration enables us to communicate with the home’s various systems and installations in an easy, conven-ient and intuitive way, from indoors or outside. It allows us to use the same language with the different systems, and we are certain it also improves the experience for the homeowner and the visitor.

Real Estate Investment in Spain: General Terms and Taxation

In general terms, there are several ways of investing in real es-tate: you might be interested in buying a property directly from a developer or from a previous buyer; or buying a plot of land and building your own house. We will focus this article on the last of the cases – i.e. the pur-chase of a plot of land and the construction of a house – al-though we will also outline some general ideas about taxation for the rest of the cases.

1. Acquisition of a house/building from the developer (first transfer of the real estate): this occurs either when the devel-oper makes the first transfer once the construction is finished or when the transfer is made when the developer has been using the property itself for less than two years.This transfer is subject to the payment of IVA/VAT (10% of the price) and duty stamp (1.5% of the price or 0.3% of the price if less than 130,000, and the acquirer is younger than 35 years of age and the property will become the main residence).

2. Second transfer of a house/building: this would happen when there is a prior transfer of the property or when the promoter has been using the property for more than two years before the purchase.In this case, there is no IVA/VAT involved (except when both seller and purchaser are IVA/VAT payers).This kind of transfer is subject to transfer tax. This tax, as well as duty stamp, depends on the autonomous community. In the An-dalucian region, the percentage to be applied to the purchase price is 8% (from 0 to 400,000), 9% (from 400,000 to 700,000) and 10% (from 700,000 on). No duty stamp is involved when the purchase is subject to transfer tax.Nevertheless, there are some exceptions to the percentages above-mentioned. Transfer tax would be just 2% if the house is bought as an investment property and is re-sold less than five years after the purchase (some other requirements need to be fulfilled). If the price is less than 130,000, the buyer is younger than 35 years of age and the property will become the main resi-

dence, transfer tax would be 3.5% of the purchase price.Reduced IVA/VAT of 10% is also applicable to the refurbishment of an old house if the property will be considered as a first domi-cile (all of it or more that 50% of the construction), if the restora-tion does not take longer that two years, and if the constructor does not provide the materials (or provides less than 40% of the budget). If those requirements are not fulfilled, IVA/VAT would be the standard 21%.

3. Buying an urban plot of land and building a house: declaration of the new construction.This declaration seeks to synchronise the plot information with the information at the land registry.Tax on the purchase of an empty plot of land would be the same as the transfer tax on the purchase of a house that we just re-ferred to previously. As well as in the previous case, no duty stamp is involved. If IVA/VAT is involved (i.e. the buyer and seller are IVA/VAT pay-ers) the tax would be reliminarrelimina 21% and not 10%. In this case, it would also be subject to the payment of 1.5% of duty stamp.Declaration of the new construction is subject to the payment of another 1.5% of duty stamp of the construction value. The construction is also subject to the payment of the construction licence to be granted by the town hall.The declaration of a new construction is to be bestowed through a notarised title deed and can either be done once the building

is completed (most of the cases) or before (normally when the owner needs to be financed). If you want to declare an old con-struction, the payment of the tax might have become expired (four years for constructions finished prior to May 2000; 10 years for buildings finished after that date).Formalities to grant the declaration of a new construction are the following: construction licence; certification of the architect in charge of the construction certifying that the building has been finished following the project in which the licence was granted; decennial insurance; licence of first occupation; energy certifica-tion; and construction book (with details of the building, par-ties involved in the works, maintenance instructions, guarantees, etc).

Like all electronic systems, security systems use technology thatis being updated extremely rapidly – and at Lip Seguridad we are at the forefront of latest technical advances. We are currentlyinstalling alarm systems with up to four different communicationroutes, systems with touch screens that are easier to operate and more user-friendly. They come with applications that enable them to be controlled remotely via a smartphone, with either anAndroid or IOS platform. Our systems are so versatile that theycan be integrated easily into the “domotic” home automation system.As for CCTV systems, they are advancing a great deal when itcomes to image quality, thanks to new HD and HDCVI technolo-gies for analogical systems, and HD with up to 29 megapixelsin digital technology. This enables us to visualise very accurateand high-quality images, both day and night if we also provide

cameras with infrared barrels. However, what really makes a dif-ference and enables us to provide exceptional security are digitalCCTV systems with video analysis. Combined with thermal cam-eras they can perfectly protect the perimeter when there is an intruder.These cameras have a high-powered computer incorporated and, if necessary, digital memory (SD) for prolonged recordings.The decentralised concept is being extended with this kind of system. These cameras are more robust because they don’t need motors for the lens or rotation, so they don’t have any mov-ing pieces and function on only three watts, as they also don’t include heaters or fans. Nevertheless, they still achieve an im-pressive range of functioning temperatures that vary from 30ºCto plus-60ºC. Thermal cameras can capture images of intrudersfrom a long distance (760 metres).

All of the aforementioned can be complemented with biometri-caccess control systems. Face-recognition systems are the latesttrend. They are providing good results because over the years monitoring software has been optimised and they are achievinggood reliability. Financial institutions and some very select cli-ents are already enjoying the use of these systems.We also have new innovations in reply and verification services for alarms. We are the only company on the Costa del Sol that isauthorised to carry out security services with regulation firearms.Lately, localisation systems for people, pets and vehicles (cars, motorbikes, boats, trucks, etc.) have become increasingly neces-sary, and they enable us – with our staff – to intervene directly atthe exact location where the client or asset requires protection.

JMR Technical StudioThis insurance is a 10-year building guarantee policy and is le-gally required on all new build properties. The client would not be able to re-sell the property within 10 years if this were not in place. In addition, an Organismo de Control Técnico (OCT) is required to guarantee the policy. This is an independent com-pany which checks the work carried out to protect the “Seguro Decenal” insurer’s risk.

Seguro Decenal: 10-Year New Build Property Insurance Since May 2000, it has been obligatory in Spain for promoters or developers to take out a “Seguro Decenal” policy, in order to cover the building against any significant defects affecting the structural stability and resistance.

It is important to note that most builders will opt for the ba-sic obligatory cover. While optional cover is available to cover elements such as the water tightness of roofs and walls, many builders will not take additional cover. Although elements that affect the habitability of the building may need to be rectified by the builder up to three years from the date of completion (see below), after three years only the remaining seven years of the 10-year policy can be called upon. Many owners therefore find that, having discovered problems with their Spanish property after three years, only those defects that affect structural stability can realistically be pursued with the insurers. The correct diagnosis of problems and identification of structural relevance is therefore important.

The First 10 Years First 15 days: Owners should report any evident defects to the builder, who then has 28 days to rectify them. Significant omis-sions may even give the owner an opportunity to withdraw from the purchase, although in practice this could be a lengthy and costly process. (It is advisable to identify any defects prior to completion.)First year: During the first year the builder is liable to correct all defects reported to them. The builder must repair any defects properly (not just so the repairs last a short period) and use the correct and originally specified materials. Second and third years: Over the next two years, the build-er is still responsible for repairing major defects that would make the property inhabitable. Of course, some issues can be difficult to argue. While, for example, flooding caused by a leaking pipe or roof may be the obvious responsibility of the builder, smaller issues may be more difficult to determine responsibility.

First 10 years: Having taken out Seguro Decenal insurance, the builder or “promoter” is liable for the costs of any repairs in the event of a structural failure in the building.

What If There Is No policy?In an increasing number of cases there is no policy in place. This occurs through a “loophole” whereby a “self promoter” (owner/developer) has built the house for their own occupancy with the intention of living in it for the duration of the first 10 years. Due to a lack of understanding at the time of purchase, the builder might submit all paperwork showing the buyer as the “promoter”; therefore the obligation to take out the insurance (if they intend to sell on within 10 years) rests on their innocent shoulders. It is only later when they encounter defects, and try to register, mortgage or sell the property, that the non-existence of a policy could come to light. Furthermore, as insurers like to specify a level of control during the construction period, it can be difficult to obtain insurance post-completion.

JMR Technical StudioFor many of our clients from other countries, the role of the “aparejador”, “arquitecto técnico” or “ingeniero de la edifi-cación” (however it is described) is an unresolved mystery when they embark on their first project in Spain. The main reason is because in their countries of origin this professional does not ex-ist with the same responsibilities as in Spain. In many European Union and non-EU countries some of the technical architect’s designated responsibilities are taken on by architects, various tasks by quantity surveyors and others by engineers. In many cases, this work – during the building phase – is assumed by construction-consultants. The technical architect and/or building engineer’s responsi-bilities are regulated by Spanish law, especially the L.O.E. (Ley Orgánica de la Edificación, or Fundamental Building Law) and other norms that bring this up to date. To determine the origin

of this professional we need to return to the Middle Ages. They were the “maestros de obras” (“master builders”) who carried out the engineering and technical work for such major civilian and religious projects as castles, palaces, cathedrals and church-es; they worked closely with the architects. Their main responsibilities include aspects of project manage-ment during the building phase. One of the technical architect’s key roles is as project building manager (in the case of the archi-tect, project developer and project manager). In practical terms, while the work is being carried out, this translates into supervi-sion and management of the building work in relation to tech-nical solutions for the effective adaption of the project design, cost control, schedule control and external quality controls as required by the builder, and technical support for the developer during the construction phase.

Another major role attributed to the technical architect is prepar-ing the project-study for health and safety, as well as coordina-tion of work safety during construction. This entails a great deal of responsibility, and is a role that is not always properly under-stood by various other representatives involved in the project development.Even though these are the key roles of the technical architect when a home is being built, in practice, JMR Technical Studio (with Jesús Martín Rojas at the helm) has for many years been making other contributions to help the developer ensure a project is developed properly, right from the start: i.e. monitor-ing the quotes and bids supplied as part of the comparative study; preparing a full report that enables the developer to ne-gotiate and choose the best option; and providing advice on construction company contacts, with the OCT (Oficina de Con-trol Técnico, or Technical Control Office) and Seguro Decenal (10-year insurance) – both concepts controlled by law. In addi-tion… technical advice in the event of disagreements with the construction companies, providing mediation and arbitration in order to avoid legal conflicts among the respective parties; ad-vice for the developer on purchase and materials management; and an extensive range of other management processes that

might occur unexpectedly during the project development, such as relations with the town hall and other authorities.

Contemporary Architecture

What we refer to as contemporary or modern architecture tends to cause confusion in the client/architect relationship.In architecture, there is a clear difference between contemporary and modern, but this is not necessarily the case among clients.The current demand for modern homes can be traced back to when specialist magazines brought the general public’s attention to latest trends in interior equipment and furnishings, such as kitchens and bathrooms. From that moment, homeowners be-gan to see new spaces and architectural styles that varied from the traditional. In the case of Marbella, this has been linked di-rectly to an Andalucian or Mediterranean style.

New technology has facilitated the development of large-format window systems, and interior air-conditioning at a level of ef-ficiency impossible to achieve previously. Mediterranean beach architecture for second homes in Marbella was always associated with demand within the British market – people seeking an Andalucian identity in the styling of their homes.However, the crisis in recent years led to Britons being displaced by clients from the Benelux and Scandinavian countries. With a more modern vision back in their home countries, these new clients seek contemporary homes that not only offer design-

Home-owners in the Balearic Islands and on the Costa Brava became aware of the added value of modern/contemporary design well before we did on the Costa del Sol, but now this style has taken southern Spain by storm.Clients now want generous and open elevations, level ceilings, accessible solarium enclosures, expansive window systems and more.In this context, as architects we need to recognise the fact that homes in the Mediterranean climate should incorporate new ar-chitectural elements that are not in demand in colder countries, such as covered terraces and solariums.

Looking beyond the concept of architecture for architects –

that is, objects that speak a specific code which is out of the

reach of most clients – I would like to highlight the impor-

tance, in my work as an architect, of including elements that

move us away from an architecture of objects, and focus on

the value of a home’s individual use and functionality. To that end, working with top-class materials for façades and interiors is essential in order to achieve a balance between aes-thetic modernity and comfort and functionality in a home. New times, new technologies… homes are constantly undergo-ing radical changes. Those who are able to secure balance and flexibility in design will be the ones who prevail and endure over time.

Obtaining Planning Permission in MarbellaAlthough the purchase of a property in Spain is a straightforward and transparent transaction, the process of obtaining planning permission – both for new construction and renovations – can be rather more complicated. What’s more, there are no all-encompassing national laws, as each autonomous region qualifies the parameters according to its own planning directives. The applicable planning guide, or PGOU (Plan General de Ordenación Urbanistica), in our re-gion therefore is that of the Región Autónomo de Andalucía, and even it can be subject to further local regulations, so it is important to work with an architect and team with local knowl-edge and experience.We are often asked to source or inspect land or properties on behalf of clients wanting to build a new property or renovate an existing one. From the client’s perspective the most impor-

tant factor is quite naturally the location, in terms of its views, orientation, the attractiveness of its surroundings and easy ac-cess to services. Different people have different preferences, and so we will be asked to look at rustic hillside locations and seaside settings, but also in conventional residential areas close to golf courses, schools and shopping facilities.While sourcing the desired property/plot in the ideal loca-tion we also look at it from another, more technical perspec-tive aimed at filtering suitable candidates from a construc-tion point of view. Our experience in this field allows us not only to assess the economic viability of the project, to see if it falls within the established budget once the purchase cost, construction and dressing of the home have been taken into account, but in the first instance to see if it fulfils the require-ments for construction.

ESSENZA ADVICETO BUILD OR NOT TO BUILD

While we analyse construction-related issues such as gradient, soil type, drainage, access and technical infrastructure – and in the case of renovation the cost of rebuilding – we also check up on planning issues. After all, if you’re not allowed to build, or are very limited in what you can do or change in a particular location, it will likely eliminate itself as an option there and then.The first step in this is to ascertain the planning status of the zone that the plot forms part of, and ensure that it falls within a resi-dential area where homes can be constructed. Next we request the specific planning directives relating to the area to obtain a full list of details, including the ratio of permissible construction to plot size, limits on vertical height, how close you can build to the perimeter of the land and yet more detailed requirements such as the topographical plan regarding access, garages, drive-ways, terracing, pools and how technical services such as waste, water and electricity will link into the grid system.In private communities such as La Zagaleta there may also be aesthetic rules limiting the range of architectural styles and materials that can be used. Few of us expect to be building an oriental-style pagoda, but you don’t want to be faced with unex-pected restrictions that will force you to change your plans after the fact.

SPECIALIST EXPERTISE

The process of obtaining information regarding the planning di-rectives is just the first step towards getting planning permission for your new-build or renovated property. Once you know what the rules are concerning the land or home you have in mind, and know what can be done on it, you will be able to make an informed decision and draw up your design plans accordingly. The architect’s plans, once finalised and signed off by the cli-ent, will then have to be presented to the town hall’s planning department, initially to be signed off for technical approval by a technical architect to ensure they are structurally sound and con-form with the overall building criteria. The next step is to submit the plans for actual planning permission, and now both the plans themselves, the construction/renovation project in concept, the land/property and their impact on the surroundings will be as-sessed and held up against the requirements set out in the local PGOU.Some adjustments and alterations to the plans may be required, but a successful application will result in the project being grant-ed a building permit. In environmentally sensitive spots the proc-ess can be drawn out further by additional analysis and consulta-tion with ecological experts, river departments, archaeological

departments or infrastructural authorities, though such cases will very much be the exception, not the rule. The overall proc-ess sounds pretty straightforward and, indeed, there are foreign buyers inexperienced in the building process who have taken it to completion, but usually they will be the first to tell you, “Never again. Next time I’m having a professional take care of it all for me.”The main reason for this is the requirement not just of speaking the language fluently, but also of being intimately acquainted with the rather complicated legal, technical and architectural jargon as well. In addition to being professionally at home with topics relating to architecture, engineering, construction, plan-ning, accounting and law you also have to know how to deal with the local authorities in such a way to make the process as quick and fluent as possible. As people who deal with these is-sues on a regular basis and have long-standing contact with all the professionals and agencies involved, we are in a position to ensure it is exactly that.

Building in MarbellaWhile a lot of people might still associate Spanish – and in par-ticular Andalucian – construction with white-plastered walls and terracotta tiles, the reality is that over the past 10 years the proc-esses and materials used have been modernised and improved greatly. These days Spanish construction has evolved right up to the build standards common in other parts of Europe and, when it comes to bathrooms, terraces and pool areas, it has retained its traditional Mediterranean advantage in terms of quality, lux-ury and styling.Quality control, however, remains as important as ever, and to-day consumers are better protected as Spanish regulations have come into line with the rest of western Europe in defining the roles and responsibilities of the various parties involved in the construction of a property. These naturally include the construc-tion firms, specialist technicians and suppliers of building mate-rials, but also professionals such as architects and commercial entities like the promoters. Such clearly defined roles and quality, against which each of the above are expected to work, not only makes the entire process

more transparent but also easier for those buying or building their home to redress possible complaints.

BASIC OVERVIEWYou are free to play as big or as small a role in the design of your home as you wish, and the more experienced homeowners will sometimes come up with many of the ideas themselves, but ultimately you will need a qualified, registered architect to put these plans on paper and convert design concepts into technical drawings that form the blueprint for subsequent construction.For this reason the Spanish law requires homebuilders to ap-point an official architect, who is a member of the College of Architects, to draw up the plans according to the prevailing plan-ning directives, technical standards and operational procedures imposed upon all professionals involved in the building process. This design project is then submitted for review of compliance to the local planning authorities and will have to be signed off by their resident technical architect before a building licence is granted and it progresses to the status of a building project.

The on-site construction process itself falls under the technical su-pervision of the Direccion Facultativa, a professional team made up of the architect and a quantity surveyor, or aparejador. The construction company contracted to do the building will have to work under the supervision of these professionals, with the design architect ensuring that the building is made according to the origi-nal designs and the terms of the licence granted by the planning authority, while the technical architect (aparejador) ensures that the technical specifications are adhered to as well. Commercial developers of real estate, known in Spain as pro-moters (promotores), are under legal obligation to take out an insurance policy on the project that covers the structure and its technical components for a minimum of 10 years from the moment of completion. This insurance covers potential repairs, large or small, as well as possible reparations made to homebuy-ers in the event of failures or problems caused by faulty construc-tion or technical standards.

CHOICE OF BUILDERWho you choose to build your home is, of course, of prime im-portance. In most cases the decision will be taken either by the private owner or by the project management team of a commer-cial promoter, who will invite different builders to tender for the work and measure price against quality and reputation before selecting the construction firm they believe offers the best com-bination of these factors.Decisions of this kind involve a complex assessment that also has to take into account quantity surveying of the costs, quantities and quality of the materials and technical systems required in the construction of the property. Given the number of options and variables, it takes skill and experience to get this right and

APPLYING FOR PLANNING PERMISSIONOnce we have established that your plans are feasible and are in line with the building regulations we will apply for a building permit.This can be a permit for small works, for major works, or for con-struction of a pool, etc. Obtaining building permission is normally one of the most time-consuming aspects of the renovation or refur-bishment, and therefore we always advise clients to ensure the ap-plication is submitted in the early stages of the project. Obtaining a licence for major works normally takes around six months or longer.We inspect and control quality on-site on a daily basis throughout the process. We ensure that everything is executed to the plans and specifications, and provide you with a weekly report on progress.

We previously forecast that Marbella would live up to its growth expectations in 2014-15, and we believe these positive trends will continue over the next few years – especially in the luxury market.Strong demand from an increasingly diversified client base of Scandinavian, Benelux, French and Arabian homebuyers adds to record tourist numbers and lends buoyancy to the lo-cal economy. We have seen this reflected in official statistics released by the Ministry of Public Works: figures for 2014 re-vealed a 27.7 per cent increase in property transactions in Mar-bella, Estepona and Benahavís municipalities.The rise of the pound against the euro had an impact on the local property market, with British buyers showing renewed in-terest, and this should lead to the Costa del Sol’s traditionally biggest market growing significantly and regaining its prime position in 2015-16. Patrick van Dam, founding partner of Essenza Living, notes that, “although Marbella has been one of Europe´s top holi-day destination for over 20 years, it appears that an increasing number of visitors previously staying in hotels, or rented villas, are now choosing to buy their own properties here – as a holi-day or second home. Many are actually choosing to relocate to take advantage of the climate, international schools, and safe and healthy environment in which to bring up children.”Demand for stock in the very best locations is such that there is an increasing shortage of supply, which in turn has led to more and more people choosing to construct modern villas on existing plots – a great way to combine 21st century luxury with the finest locations, and create investment value in the process.Another trend is increasing demand for contemporary homes, not just in terms of architectural styling and décor, but also modern construction standards, technical amenities and com-forts. “In our experience buyers are getting younger but also a significant proportion are settling here permanently; therefore practicality and functionality are key criteria when purchasing their home,” says Patrick.

“Most of our clients are very well travelled, so they are used to a modern international style in boutique hotels and homes and expect the same standard here. Naturally there is scope to adapt the styling to the local setting, but modern contempo-rary architecture is very much what people are after now.” The most desirable areas for high-end new modern villas are still Camoján, Los Monteros, Guadalmina, Nueva Andalucía and the Golden Mile, with Sierra Blanca and La Zagaleta also in great demand for their unmatched level of privacy, security and exclusivity. However, in most cases even well-heeled buy-ers struggle to find the right kind of property in these most sought after locations.

GROWING TREND FOR RENOVATIONSThis means there is growing interest in the Marbella periphery, new areas west of Marbella such as Benahavís (La Alquería, El Paraiso, Los Flamingos); further inland (La Quinta, Los Arquer-os, El Madronal); and east of the city (El Rosario, Altos de Los Monteros, Elviria and Marbesa). “The biggest issue,” adds Patrick, “remains a challenge to find a good selection of existing properties that fit people’s require-ments. Although homes built in the past 10 years are much improved in comparison to what was built before the mid-nine-ties, they often fall short of buyers’ expectations because they were still primarily conceived as second homes. As a result, a lot of people who might actually prefer to buy an existing, ready-to-move-into property are coming to us wanting to reno-vate or build their own new villa.” The desire to combine such homes with a great location leads many to effectively rebuild existing villas, a growing trend which Essenza caters for with its bespoke and specialised services. Tell us more about the beginnings of Jensen and how the company has evolved over the years?The company was founded on 14 February 1947 and the first Jensen mattresses were produced more than half a century ago. Much has changed since then but one thing has remained stead-fast: a clear philosophy that our consumers should be able to see and feel that the bed they are lying on is a true Jensen bed.

Currently, more than 150,000 mattresses are produced each year at the factory in Svelvik, which is on the shores of the Oslo Fjord. What does Jensen offer for the best night’s sleep?The key to quality rest is the zone system principal. Back support in combination with a soft shoulder zone ensures a totally new sleep experience. Most people have broader hips and shoul-ders, while they are heaviest, and generally narrower, around their waist. Because the task of the mattress is to support the body, it is divided into zones – providing more equal and com-fortable support when the shoulders and hips sink deeper into the mattress. Tell us about the origins of your company and how it devel-oped over the years…It all began 12 years ago when I was working as a builder’s labourer and I decided to throw myself into a business venture. I started out by becoming a partner, creating two companies, Estructuras Dama, specialising in foundations and structures, and Pinturas Nawa, specialising in decoration and painting. Years later, and with a view to expanding my operations and ambition, I decided to go it alone, founding my own company, covering the whole construction sector. CPAD Group was a ma-jor personal and professional dream for me. After years of hard work and dedication, it was transformed into a team of young and enterprising professionals who worked in perfect coordination, securing the confidence of clients and

What inspires you in your work?Knowledge… Architects and designers are, and always will be, our inspirations because, from the beginning of time, they have been the creators of different construction styles, adapting them to each environment and moment, without forgetting the owner’s original proposal and their preferences and ideas in re-spect of the materials, use of space, etc. So together with these influences, and our knowledge and experience in construction, we always achieve the result that the client is after.My passion is to continue every day doing what I most enjoy, building and doing it in a special way – that’s what I was born to do. I have the good fortune of being able to capture and express each minor detail of an idea or to sketch the reality. I’m inspired by giving life to something wonderful that will become a home, a leisure centre, etc. To learn something new every day, learn from your mistakes, learn from others, be open to innovation and be more competitive.

To continue teaching each member of the team how to be bet-ter, that there is only one way to do things, making them feel that they are the company, part of my dream, and that they turn it into a reality. Hoping that all of this enables me to achieve the levels I aimed for when starting up the company. That it was not just the big-gest but the most meticulous, intimate and professional.

How do you see the current state of the market?With optimism… Unfortunately there isn’t enough work for eve-ryone but we remain optimistic and press ahead with determi-nation and firm resolve, thanks to our perseverance, qualifica-tions and professionalism, committed to quality work that earns the confidence of clients, architects, etc.We have reached the desired point, now more than ever be-fore, where we have the opportunity to show everyone who we are. That’s what really motivates me to continue working and to provide what my clients need, want and desire. How do we achieve that? By asking questions, listening, observing and learning.

What is your view of modern architecture in Marbella?Impressive… It’s a window open to a universe of possibilities that give you the option of expressing whatever you can im-

agine. A place where the east and west come together, where everything is possible as far as volume, space, shapes, materi-als, technology, decoration, etc., are concerned. In addition, with clients from all parts of the world who want to settle here and share with us a very cosmopolitan style, that’s what enriches and encourages us to continue progressing as the serious professionals that we are and that we feel we are. To become pacesetters at an international level, in architecture and construction… The future of modern architecture, particularly in Marbella, is fantastic. Decoration and design are breaking the traditional mould. But this break is not final and complete, because even lovers of traditional architecture are blending and incorporat-ing elements of the most innovative architecture in spaces de-signed and conceived from a more traditional perspective.Today it is the style most in demand, not only by existing owners

in the area who carry out these kinds of changes but also by new owners who don’t have the option of buying a virgin plot of land and building from zero and who therefore are unable to choose such factors as location, orientation, views and layout of the property. In addition, there is a group of potential buy-ers who don’t place such importance on proximity to the town centre. For them, there is still a large variety of plots in the area and the possibility of building a home in accordance with the surroundings. For the first 20 years we had a Descamps franchise in central Mar-bella. We then took a franchise with Yves Delorme for five years, and in 2003 we moved to Calle Jaime de Mora. We eventually had several brands – the best in the textiles sector – and we expanded the business to cover all aspects of decoration and home accessories. Our shop is located near the Piruli copper

I don’t know if it’s been because of necessity, or that things emerge and now was the time, but this year there is more colour and more design, above all else very casual and bold.

The development of glass technology that improves thermal insulation and protection from the sun, and the appearance of weightier ironwork systems, makes it possible these days to build larger windows that, a few years ago, were unthinkable and not recommended.Wood-aluminium systems are becoming increasingly preva-lent in our production, and motorised aluminium roll-up blinds have definitely taken over from traditional products as options for controlling light in homes.At Román Clavero we have been developing a sliding system in wood and wood-aluminium, with surprisingly narrow pro-files (50 millimetres) and great capacity for large glass sheets, and we will be presenting these this summer. For entrance doors, six years ago we started to focus on hid-den and pivoting ironwork systems and motorised locks; while plain models with modern veneers are replacing the classic Andalucian doors that have been so popular on the Coast. We are also committed to starting production on doors that completely incorporate fingerprint or keyboard access, with-out the need for additional installations on the walls – easy to use and connectable to domotic home automation systems. We are going to present new entrance door models decorat-ed in 3D optik wood, where you can notice a strong contrast between the natural look and warmth of the door and other modern materials such as glass and steel.A new trend in interior carpentry that began seven years ago – less is more – has now become unstoppable. The objective was to reduce visible structures, and these days hidden hinges and frames without cover plates represent 80 per cent of our door production. The trend among architects and decorators is to install an invisible, or almost invisible, door. You could say that it is a neutral door in the context of the décor – that it is absent. At the showroom this spring Román Clavero is launching new Román FrameLess door systems with a completely invisible

frame, and Román FrameBlock systems with minimalised doors and very flat designs without any moulding, comple-mented by new-design handles, magnetic locks and borja-style (double palette) keys. These models are going to be-come prevalent in the next few years, especially for designer villas.

What are the main future priorities at Román Clavero?To continue innovating and be the first to offer our clients the latest in design and current solutions in the market. To continue growing at a national level with our local headquar-ters in Madrid and Cataluña, which almost represent 20 per cent of our sales. And to continue expanding our international projects so we can continue to take our products around the world and show that a small town in Andalucía manufactures products of a high quality, the same as at the top factories in Germany and Italy.

What is it you like most about working in your industry?To be able to manufacture and install high-quality products designed around the needs, tastes and concerns that our cli-ents pass on, and to be able to provide the correct advice. What are the main new kitchen ranges you have this year?We work with high-quality kitchen companies such as Miele, Gaggenau, Neff, Siemens, Bosch and Bora to name but a few.

In your opinion, what makes a perfect kitchen? A perfect kitchen should be aesthetically beautiful and highly func-tional. There is a kitchen to suit everyone’s needs if chosen carefully.

What do you enjoy most about your area of work? I love client liaison and I thrive on finding the ultimate solution to someone’s kitchen requirements. Working closely with the client from the primary consultation right through to seeing the final result is very rewarding for me.

What new developments have you noticed within the kitchen sector as a whole?The kitchen sector is very active and it is constantly evolving. We have noticed that extractor fans are starting to be phased-out – they are now built into the hob or ceiling. The handle-less kitchen is very popular now, which makes a kitchen look very slick and

modern. The desire for more natural looking kitchens, such as us-ing wooden grains, is returning. Also, we seem to be moving away from composite stone and going towards more special stone ma-terials such as granite. With the increased investment in Marbella from property buyers, the kitchen sector can only benefit from this.

Tell us a bit about Aludomo…Aludomo is a company that distributes and installs K·Line win-dows in Málaga province and Andalucía. At Aludomo we complement the K·Line catalogue with cutting-edge products from other brands, in order to be able to offer our clients the finest options in the market – always bearing in mind the budget for each specific project. The main virtue of our systems is being able to offer windows with the largest glass sur-faces in the market – systems with hidden shutters and built-in options that minimise visibility of the aluminium rims. You can only

offer these options with an excellent material like aluminium and an exceptional design. Using minimal rims does not result in any reduction in thermal and sound insulation. In fact, these latter pa-rameters are a key foundation of our products.

What are the main products offered by Aludomo?All our KL-FP and RK-80 hinged windows have hidden shutters: i.e. the rim of the window hides the frame of the shutter. This means that the aesthetic of a hinged window is the same as a fixed one, but with a 20 per cent increase in the glass surface for the same window space.Our KL-BC sliding rails are designed in a minimalist style, with a shutter junction of just 40 millimetres, designed to withstand

What were the company’s beginnings?AMP Construcciones was born in 2005 as the culmination of a personal professional project. After working for different compa-nies and learning the whole construction process from the basics – when I was young I combined my studies (building engineer) with working as a builder’s labourer during the holidays – I de-cided it was time to realise my dream. That is, setting up my own construction company where I could impart my knowledge and way of looking at a project, and share this vision with other profes-sional colleagues I knew I could trust. We are a dynamic company involving people with extensive experience and, in that sense, combine the vigour of innovation and the wisdom of maturity. We have the capacity to provide very satisfactory results for our clients, as well as for our professionals and suppliers.

What are the basic principles behind the company?For me there is one key principle: honesty. Working from that principle, our business commitment comprises three objectives: quality, price and deadline.

How would you summarise the market at present and how you fit into this market?Personally, I don’t like to talk about crisis, and I always try to look at life from the positive side. The situation is difficult, yes, but these days there are no “intruders” in the industry – those of us who remain are very professional. To return to a balanced situa-tion – which is what is desirable, in my opinion – the way ahead is forwards and upwards. Our business model is solid: it didn’t grow in size when the market was abnormally expansive and it will not shrink when the situation is abnormally restrictive. I believe we are very good at what we do, and in that respect we are firmly com-mitted to maintaining our place among those in the industry who provide a proper balance.

What are the inspirations and influences behind your work?Clients provide my inspiration. I am more of a producer than a creator, but I can claim to have executed projects for leading ar-chitects in a skilful manner. For me, true grandeur is achieved by paying attention to the small details, as they are what ensure the

greatness of the whole. And, above all else, I am inspired by the knowledge that, that when we are working on a project, we are not building a house or a building but rather a home, a living space.

What is your vision for the company, and tell us more about your passions?My vision might seem to be naïve in business terms but I believe that companies are essentially about the people who form a part of them – so people are their main asset. I spend a lot of time getting to know the people I work with, both the professionals who – on a daily basis – work on AMP Construcciones’ projects and my suppliers. Not all problems that arise during a project are caused by people, but it is always people who find the solutions. I’m passionate about the construction process, about observing the growth of a building from its foundations and its transforma-tion from an inert object into a living space, a home.

What are your thoughts about modern architecture in Marbella and how are you involved?Honestly, I don’t believe it is easy to find places in the world where there is so much architecture committed to innovation, and Mar-bella – in its relatively small dimensions – is one of the few. I like working as close as possible with architects – the creators – mak-ing my own contribution to the final result with my knowledge and experience. I like it even more when a specific project contributes something to the overall residential and landscape complex within which it is integrated. For me, good modern architecture is that which provides a proper balance between the external areas that are created and the home’s interior spaces. If we achieve that bal-ance we are making an important contribution to preserving the harmony of the natural environment where our home is located – and that in turn enhances our quality of life.At times, it seems incredible that – in spite of certain urban ex-cesses – Marbella remains such a rich crucible of architecture. This

may sound heavy, but I believe it is architecture that has alleviated the effects of an at-times perverse urban development.

How do you see the future of modern architecture (particularly in Marbella)?With a hopeful outlook... As I mentioned before, I always look at things from the positive side. From my point of view, there are two elements that are key in looking to the future with a sense of hope: the capacity to create, and fortunately talent is one quality that remains in abundance while other aspects have failed us; and a determination to progress, and I’m not sure if this is fortunate or unfortunate but recent experience has shown us that a direct line is not always the quickest path – and hardly ever the best path. If talent is once again valued highly, and the money supply values talent, if we recapture this balance, the future of modern architec-ture in Marbella and the future of Marbella in general will once again be closely linked.

What does a “home” represent to you?It’s the most important thing. For me, your home is a space you dress up in order to lay bare your emotions and share them with the people you love.

In conclusion…What I noted before, that’s what I believe is most important: hon-esty, people and commitment.

Although wooden shutters are common in the US, UK and other parts of the world, in southern Spain they were hard to find, so their introduction by us was a success. After a while, however, it be-came obvious that we had to diversify to meet demand, so two more

brands were added, Bodecor (Belgium) and Sunway (Holland). cal points and decorate around them. It will be much easier to achieve the right look without overcrowding the space.

What qualities do you most admire in a room/property?Light plays a big part in the feel of a room and how it speaks to you. I also tend to immediately look at the floors, ceiling height and window placement, and what the views are like.

Any interior designers/architects you really admire or are influenced by?I have quite a few. Saota have great skill in mixing modern ar-chitecture with organic shapes, raw woods, contemporary items and striking artwork. The result is a balanced minimalistic, but not stale, interior that dresses the architecture and brings it to life. Nothing is overpowering, but pieces stand out brilliantly.

On the opposite side of the spectrum, I like Kelly Wearstler’s innovative and creative way of combining colours, patterns and texture in an unexpected and unique way that works timelessly. What I love about design are the endless possibilities of making something look beautiful.

What project you have worked on makes you feel most proud? There is always an element of pride with each project we com-plete when I see our client’s face of satisfaction. Villa Marbella was a fantastic project to work on; the mix of contemporary furnishings within the Mediterranean architec-ture worked very well. I designed it closely with my client, and it was gratifying to achieve what she had in mind, and we were both very happy with the outcome.

In Stockbridge, Hampshire, we did an 1800s barn conversion, maintaining the historic elements and bringing in all the com-fort of today’s materials. The furnishings were a mix of minimal-istic lines with a selection of elaborate pieces to enhance the history of the space. In Belgium, the new build project was a very fun project to de-sign as it combined youth, energy and elegance. I love vibrant colours as I love neutrals, and I love simplicity as I love intricate and ornamented pieces, so it was a great experience to be able to combine these in the Belgium project.

What are the key design trends for 2015?The mix of metals such as gold, copper, brass and black is re-ally hot at the moment. The ongoing trend is to unite styles, texture, colour and patterns freely, to create a naturally put-together look, avoiding the sterile and perfectly matched dé-cor. Modern lines on oversized sofas and large cushions can gen-erate a feel of luxurious comfort. For colours, black and white patterns have stolen some hearts, creating contrast against brighter colours, while indigo blues bring vibrance when com-bined with paler tones. For an earthy colour, Pantone’s colour of year, Marsala, is seducing and a great option for the home. I personally really like corals and salmon tones.

How has Ambience Home Design ridden the economic ups and downs and flourished for almost 13 years? What makes you different? I would say persistence, hard work and a creative team that doesn’t compromise on the quality of our products, the level of our service or our core values, which are based on honesty and a flawless communication with our clients and co-workers. We endeavour to create spaces that our clients feel good in, and we value their confidence in us.

In what direction is Ambience headed for the next few years?We’ve recently opened our second showroom in Marbella, and we are currently working on projects in Spain, Egypt and Bel-gium. Our goal is to continue to expand in the international market and experience new cultures, styles and challenges, and broaden our horizon within the world of design.

Tell us more about Aquapool and what new products you have in your showroom…We started Aquapool Spas in 2004 with the idea of creating a company specialised in supplying top-end spas on the Costa del Sol. Our first aim is to help people find their dream spa. We listen to the client’s needs, and with our wide spa selection there is al-ways a good match. In summer 2014, we expanded our showroom by another 60 square metres to have enough space to display 20 spas on the ground floor and to make space for two major changes in our product range.

Our HotSpring spa range was re-launched with a new design in summer 2014. BMW Group Designworks in the US was given a free hand to come up with a new spa design that is more modern and more European. The result is simply amazing and our clients love it. The design is just so different to the normal “box-spa”. We also launched “Fantasy Spas” – a very economical spa range. It’s from the same HotSpring supplier that we have had for the last 11 years, but at a very low price. This range has prov-en perfect for holiday lets, and it is selling well with a starting price of €3,995.

What factors do you need to consider when choosing a hot tub?The most important is to find a supplier that offers a reliable brand with a good warranty and with an after sales service. Investing in a spa is investing in your wellness and relaxation for many years, and therefore you need to be assured that the warranty is sup-ported and that you can have your spa running for many years to come. Secondly, I think you should see the product and, even better, try the spas before buying. If you buy a car, you would never buy without testing it first. We offer all our clients the opportunity of testing a spa in a private area in our showroom. A lot of clients have only tried spas in gyms or hotels, and what we offer is so much different. These are private spas with many more features that what a public spa can offer. The massage is like what you get

from a private masseuse and the cleaning can be as natural as you want it to be. What about having salt water cleaning – then the water is actually healthier for your skin than tap water!

What is the difference between a hot tub and a hot spring spa, and what are their benefits?First of all I would say experience says it all. HotSpring spas have been on the market for 38 years and, during the latest recession that we are just coming out of, they have continued to develop products, which means our spas are just light years ahead of any competitor. Our top-of-the-range HotSpring Spas are unique in various areas, but I always keep it simple by focusing on two important areas:Cleaning system – You decide how your spa will clean the water.

You can choose to have an ozone generator as the main sani-tiser, or if you want to get a unique bath experience our salt water cleaning system ACE is healthy and easy to maintain. No matter your choice, the spa will be cleaning silently 24 hours a day. Massage experience – seven different patented jet systems. Hot-Spring produces its own jet systems so no standard jets are used. For each massage seat, there is well thought-through engineering work behind it. Each seat will give you a different massage experi-ence, so take five minutes in each seat and move to the next seat to get a full body massage.

What is the future of spa design?One year ago I would have said a more European, modern de-sign – and that is actually what BMW came up with when they designed the new HotSpring spas last year. Access to the spa is important. The spa has to be easy to get into (cover removal system). Until recently, all covers had to be put on and off manually, or with a semi-automatic system that held the spa cover in place. Last year a new cover system was launched, a fully automated electrical system called Foldaway. You can push a button or even use a mobile app to remove the cover. It’s amaz-ing: not only is it easy to work, but it also gives a 360-degree lookout while you are in the spa, as the cover sits low. We installed one system on our new HotSpring spas and it was sold instantly. Another feature that we are waiting for to be launched in Europe in summer 2015 is a new control system for your spa. It is called Connexion – and basically it gives you access to control your spa remotely. Via an app you can check the spa features, and if there is an issue with the spa you will be advised instantly. In our market, it

will be a great service to offer, as many of our clients are here part-time, but with this system they will oversee the spa from wherever in the world they might be. What do you enjoy most about your work?We love to help people find the perfect spa match. For us it’s all about fulfilling dreams. Is your dream to have more quality time with your family? Or is it to be able to give your friends a great spa experience? Some people want a spa for health reasons – such as, for example, arthritis – and a spa is a great complement to the treatment.

In conclusion…It’s a pleasure for us to see how our personal dream of helping people to bring more relaxation and wellbeing into their life is be-ing fulfilled. What key trends do you see developing in interior design this year?The trend this year among my clients is a movement to a warmer ambience with a touch of vintage. I see a tendency towards a fu-sion of different trends from the past with the modern elements we have been seeing in recent years. Retro and industrial designs are back, but integrating more modern materials. The use of more ecological materials and natural recycled wood is very much in fashion, reminiscent of a more Nordic style. I see a dynamic mix-ture which opens up the spectrum for choice and infinite combi-nations.

In conclusion…We are devoted to what we do and our aim is to create homes that our clients love to come back to.
