Offering dedicated advice, industry MI and guidance to developers, house builders, housing associations, RSLs, receivers and banks, spicerhaart land & new homes’ team has the marketing back up of over 200 estate agency offices and some 2,000 staff, situated in prominent, often high street, locations throughout England and Wales.

Our aim is to provide clients with accurate, up to the minute advice, backed up by extensive and relevant local market information and comparables, and an unrivalled marketing proposition. Our dedicated land team can also provide you with the raw material needed for your next project, be that a comprehensive refurbishment project, conversion or total new build.

The ‘Select Panel’In addition to the spicerhaart Group’s network, we work closely with a further 800 or so estate agency offices through our ‘Select Panel’ arrangement. This means that if we don’t own an estate agency office in a given location, we can appoint a high profile agent, situated close to the subject site, on your behalf. All the support of the land & new homes management team in this scenario is exactly the same and we will manage the appointed agency and their performance as if the agency was part of our Group. The ‘Select Panel’ also acts for our Corporate Sales operation throughout the UK.

Sourcing landWe appreciate that residential development is a ‘two way street’ and that if you are instructing spicerhaart land & new homes to sell a new homes development that you need us to reciprocate by sourcing a site suitable for your next project. We further appreciate that locating ‘profitable’ land is all important and that’s why we have a dedicated land team whose sole focus is to deliver land opportunities to our preferred developer clients – those that instruct spicerhaart land & new homes to sell ‘agent free’ developments.

In addition to the numerous prospective development sites identified by our estate agency colleagues, we also work closely with a number of third parties who bring opportunities, both residential and mixed use, to us on a regular basis. We also ‘trade’ sites between clients where one client may have gained more consents than they have the capacity to build.

By using systems such as Promap, a digital mapping system, and the Google family of applications, we can swiftly assess a site’s development feasibility even before visiting.

spicerhaart land & new homes are ‘brown field’ specialist, helping regenerate neighbourhoods and improving local people’s lives, and we have a track record for creating high quality housing from under utilized plots or gaining change of use from light industrial or commercial into residential.

We also offer advice on planning matters and can effectively manage your project from concept to financial completion.

New homes salesOur new homes management team acts as principal liaison between client and agency network. Their key role is to ensure that all is done by the estate agency branches to effect sales on manned and unmanned developments and that required feedback is provided and methods of reporting are observed.

In addition to this key role, our new homes team will plan and agree a structured marketing campaign with you to ensure maximized footfall to each development marketed.

By liaising with our creative and print teams, our sales management can also take away a lot of the ‘hassle’ of the sales process for our clients by overseeing creation of both paper based and electronic marketing, including window and wall displays, brochure and press adverts, on line marketing and much, much more. A full creative and print service spicerhaart land & new homes have an in house creative department which produces a vast array of marketing material ranging from strong POS material such as vinyl, self supporting ‘pull up’ displays to one-to-one electronic mail campaigns and everything in between. Because this department is ‘in house’ we are able to offer clients everything they need to promote a development in the most positive light at extremely competitive rates with the new homes management overseeing production of all marketing material on your behalf.

Situated in Colchester, the Group also owns an established print operation offering both digital and traditional litho services and on-site finishing. Again, this enables land & new homes to provide a top quality printing service at very reasonable costs.

‘Out of hours’ enquiries We fully understand the importance of dealing with all sales enquiries in a prompt and professional manner. We also appreciate that estate agency offices and show homes do have to close sometimes! That’s why we created a unique facility which enables us to deal with all telephone enquires up until 10pm weekdays. Any Group estate agency office marketing a new homes site or a sole agency development site office or show home benefits from total telephone coverage ‘out of hours’. This means that we can deal with any enquiring prospective purchaser up until 10pm weekdays, emailing them both a PDF development brochure and up to date price list. No other land & new homes operation provides such a service.

Assisted move

Many prospective purchasers visiting new homes developments are dependant on selling their existing homes to fund or part fund their next purchase. Even if they find the house of their dreams on a development spicerhaart are marketing they will probably have to find a buyer for their own home before being able to reserve and proceed towards exchange of contracts. This need not apply if our client has opted for our ‘Assisted Move’ service. This service simply treats a prospective purchaser’s house sale as a corporate instruction and our Assisted Move Centre (AMC), based in Sheffield, will handle the sales process for the owner. Our AMC team will arrange for a range of valuations to be completed, usually within 48 hours, and once agreement on asking price has been gained, the team will control the day to day marketing and promotion of the property, bearing in mind deadlines for exchange etc. put in place by the developer client. Our Assisted Move team will also regularly liaise with the developer client, keeping them abreast of all activity on the sale of the established unit. This service creates high levels of purchaser ‘buy in’ while only committing to a specific conditional plot sale for a limited time.

Intensive care programme spicerhaart land & new homes have created a specific vehicle to help with the disposal of ‘distressed’ stock, where sales are significantly underperforming. This vehicle enables us to dispose of fallow land, complete the build of part finished projects and sale of resulting new build and the sale of standing ‘turn key’ stock. Mortgage supply & valuation Mortgage supply is a major hurdle for many purchasers, especially with a limited deposit. spicerhaart land & new homes have a dedicated New Build Mortgage Desk, based at our Group Head Office, whose team appreciate the deadlines and expectations of developer clients and ensure, when supplying a spicerhaart new build mortgage, that valuations and any inspection are carried out swiftly, with successful mortgage offers supplied at the earliest opportunity, usually within 7 to 10 days.

Lettings If selling your new homes development is not currently feasible, why not let your development until influencing factors change or prices recover to a level enabling you to sell? Experienced spicerhaart Lettings teams are based throughout the UK and can provide you with estimated monthly rental for each unit and offer either a ‘find a tenant’ or full managed services.
