• In 2019 BB Living and Toll Brothers, Inc. (“Toll”) formed a partnership along with an institutional
investor, to expand the “Build-to-Rent” platform nationally.
• Toll (NYSE: “TOL”) is a Fortune 500 company with a total enterprise value of $8 billion and has been
named the “World’s Most Admired Home Builder” five years in a row by Fortune Magazine. This
partnership (“Partnership”) further validates BB Living as a leader in the “Build-to-Rent” industry and
allows for expansion to multiple markets.
• BB Living and Toll are currently developing multiple communities in high-growth markets in which Toll
currently operates, including: Phoenix, Denver, Boise, Dallas, Houston and Central/Southwest Florida.
• The Partnership is focused on developing quality “Build-to-Rent” communities in high-growth markets
with a focus on masterplanned communities.
• Of the current pipeline of 12 communities, 10 are located in master-planned communities. This is
because the country’s top developers recognize the value of “Build-to-Rent” and BB Living specifically,
as part of their communities.

• Toll and BB Living work together to identify new community opportunities and plan the communities.
For non-Phoenix communities Toll will be the developer and builder. This would be the case for Light
Farms.
• Toll is recognized as one of the best homebuilding companies in the U.S. and has a strong presence in
the key markets of focus, including DFW.
• BB Living is responsible for overseeing the day-to-day activity of the Partnership and will be
particularly focused on the lease up and ongoing operation of the communities in conjunction with our
Leasing/Property Management partners.
• With the track record and expertise of BB Living in “Build-to-Rent” paired with Toll in homebuilding, the
Partnership has a “First Mover Advantage.”

Potential for Light Farms
• Award-winning homebuilder, Toll Brothers, in partnership with BB Living, would develop a new for
single-family detached homes in a neighborhood, located at Frontier Parkway near Boyer Elementary,
across from the new PISD stadium.
• In addition, the neighborhood developed by Toll Brothers and BB Living Residential will be bordered by
a second new neighborhood, with Toll Brothers developing luxury homes for sale.
• The neighborhood with single-family detached homes for rent would potentially account for less than
2.2 % of Light Farms.
• The homes in these neighborhoods would be single-family homes with a large, two (2) acre central
amenity area planned to serve the residents. This amenity area would likely include a pool, spa, splash
pad, fitness center, playground and outdoor gathering spaces.
• Residents of this new neighborhood would not have access to the existing gym, sports courts and
pools.
• The homes are planned to be three and four bedrooms ranging in size from 1,650 – 2,525 square feet.
The homes will have attached two car garages with private yards.
• Rental rates are expected to range from $2,200 - $2,800, with the qualification criteria of 3x Rental
Rate to Income Ratio.
• The homes will feature upgraded finishes throughout, including hard surface flooring, granite or quartz
countertops and stainless steel appliances in the kitchen.

Dedication to Quality
• BB Living follows all Fair Housing Laws and leases to qualified applicants. Our larger, single-family detached homes
attract residents looking for alternatives to apartments and older rental homes.
• Anyone can qualify to buy for sale homes but, BB Living has stringent rental requirements.
This includes:
• 3x Rental Rate to Income Ratio requirement
• Credit/financial background check
• Rental history review
• Criminal background check
• BB Living Residents take a greater ”Pride of Ownership” of their homes. This is illustrated through lower turnover in
our communities than apartments (35% Annual Turnover Ratio vs. 50%+ Annual Turnover Ratio for Apartments).
• BB Living employs onsite Leasing/Property Management. Our onsite staff help residents with issues with their homes
or the community and are responsible for enforcing HOA and community rules and regulations. This ensures there is a
constant presence and oversight of the community.
• Additionally, BB Living has onsite maintenance staff that are focused on rapidly addressing resident issues with their
homes as well as ensuring the homes and community are in the best condition possible.
