The property is a single platted lot comprising of 1.43 acres on McKinney Parkway/Hwy 5. Water and sewer are located on site
with detention being served by an existing water feature/pond. Complete site/civil plans will be required by the city of Melissa
including a site plan package. The Site Plan process requires approval from DRC, P&Z, & City Council. This property is part of a
larger Melissa Town Center planned development.
Development Strategy:
Castle Development Group is constructing two medical office buildings in phases on the property. The first phase shall consist of
a 100% leased 5,300 SF multi-tenant medical office building with a general dentist and pediatric dentist. It will include all
necessary site/civil work to serve the first building. Construction quality will comprise of a class A single story development with
stucco, stone façade based on building standards consistent and complimentary to the Melissa Town Center theme. The second
phase is a planned 7,395 SF building on approximately .90 acres. This lot will be platted with the development of the first phase
and can be sold as a separate lot. All utilities will be extended to the building pad site.
