land (the “Site”) and related information about the prospects for development of multifunctional complex

at the Site on long term lease.

CITY PROFILE

1.1 INTRODUCTION

Anand is the administrative centre of Anand District in the state of Gujarat, India. It is administered by the Anand Municipality. It is part of the region known as Charotar, consisting of Anand & Kheda Districts.

Anand is known as the Milk Capital of India. It became famous for Amul dairy and its milk revolution. This city hosts the National Dairy Development Board of India and Anand Agricultural University. Another well-known product of the city is Vallabh Vidhyanagar and Karamsad, an educational suburb of Anand.

Location: The site is near the Anand Railway station. Land Area proposed: 1500 sqm. Built up Area: 1800 sqm. Existing development at site: Refer section 1.8 Surroundings: North: Station/PRS Building

1.3 LOCATION AND CONNECTIVITY

Anand is well connected to the other Indian cities through rail and roadways.

Roadways

Anand has seen rapid economic growth along the Anand Vallabh Vidya Nagar and Karamsad road belt. It is well on track to becoming a Municipal Corporation with the inclusion of various peripheral villages like Chikhodra, Lambhvel, V. V Nagar, Bakrol, Mogri and 20 others.

Railways

Anand lies between Ahmedabad and Vadodara on the Western Railway, 101 km from state capital Gandhinagar. It is a railway Junction and a Broad Gauge Line from here runs to Godhra, covering Dakor, a major Hindu pilgrimage en route. MEMUs Main Line Multiple Units ply on this route and also one or two regular passenger trains.It also has a branch line to Khambat also called Cambay. DMUs Diesel Multiple Units ply on the route as it is not electrified yet. A new platform is in construction on the branch to Ahemdabad from the Godhra line forming a triangle. The National express highway from Ahmedabad to Vadodara also passes through Anand.

The closest airport is the Vadodara airport which is 39 kms away from Anand.

1.4 DEMOGRAPHY

As per the census of 2001, Anand had a population of 300,462. Males constituted 52% of the population and females 48%. Anand has an average literacy rate of 78% with male literacy of 55% and female literacy of 45%. 11% of the population is under 6 years of age.

1.6 SITE LOCATION AND ATTRIBUTES

The site is spread over 1500 sqm. It is surrounded by the Station building to the north. The railway

tracks to the east; Shops, bus stand and city road to the west and goods shed to the South.

1.8 Additional Work to be done by developer in connection with development of MFC

1. Dismantling Train lighting office & shifting of cycle / scooter parking.

2. 110m Rail level Goods platform will be constructed on Vadodara end by developer.

3. 48x 9.50m steel shed on dead end side of goods P.F. to be relocated on Vadodara end by

developer.

4. P.Way material such as sleeper & Rails all to be shifted by Rly lying at Vadodara end.

5. Proposed new parking will be fenced at the cost of developer & new entry gate for goods shed

and gate for parking will also be constructed by developer.

6. Existing entry gate for goods shed will be shifted and 4m access will be kept open for movement

of passenger parking & MFC.

7. About 4 m passageway (By removing existing wall in front of PRS office) to be provided for

access to MFC from circulating area.

8. Existing 110 m rail level platform will be constructed to high level platform together with the

shifted shed on Vadodara end.

The area of subject land plot is approximately 1500 sq.mt, which is suitable for commercial (retail) and budget hotel development.

1.11 Retail/Real Estate Market

Anand is an industrial base for Chemical, Engineering and Food & Agriculture products. With a turnover of `4,305 Crore (USD 1,050 million) and milk collection of 6.5 million kg/day (2006-07), Anand Milk-

producers Union Limited (AMUL) is the largest dairy cooperative in India. Industrial developments could be attributed to the presence of a significant numbers of Chemical and Engineering units in the district, which include Cambay Chemicals Ltd., Beepee Coating Ltd., Elecon Engineering Company Ltd., Hindustan Packaging Company Ltd., National Dairy Development Board, Mother Dairy Food Processing Ltd. Over 950 units of Small and Medium Enterprises (SMEs) are present in the district. Hotels in the city are priced between ` 500 to ` 2500. Savshanti Anandam is a renowned hotel in the city.

The retail rentals in the city are approximately ` 130 per sqft per month.

Anand is a fast developing city. The MFC location should contain a budget hotel facility in addition to the basic amenities. I addition the MFC can also house retail stores. The products that are envisaged to be developed on the MFC sites as per the Indian Railways are:
