With the reinstatement of the stamp duty concession in Queensland from July 1st, the cost of purchasing a home in Queensland will fall substantially, putting property ownership back within reach of would be buyers, because these thousands of dollars in savings can now be redirected towards a deposit on a home. For those who don’t need to borrow to buy a home, the savings of up to $7000 can be used for renovations, landscaping, furnishings, a family holiday or private schooling.

Of course fi rst home buyers pay no stamp duty for the purchasing a home under $500,000 plus they get the $7,000 grant.

The concessions apply to buyers purchasing a home to actually live in for at least 12months.

For buyers, this news couldn’t come at a better time!

House prices are at rock bottom levels at the moment, the lowest in many years and interest rates are low and falling.

Interest rates are now just above the RBA 3% emergency level seen during the 2008-2009 global fi nancial crises, leading to some variable interest rates to fall below 6%.

Mike Gray, principal of First National Nerang said “I think all of these factors – renewed confi dence with the change of government, the stamp duty concession, low interest rate and the low house prices - are all helping to stimulate the housing the market and I expect it will become quite buoyant for the next six months or more.”

“In fact, the fi rst 6 months of 2012 has already been a more positive start to the year, certainly by comparison to 2011. Across the board, Queensland First National agencies are reporting increased

sales volumes, ranging from modest to signifi cant but certainly a long way short of a good buoyant market at this point, but it would seem that we are headed in that direction.” Mike said.

Adding to the equation is another classic earlier indicator of a market turnaround – supply versus demand. Housing stock levels are currently low, but as demand starts to outweigh supply, property values begin to rise again.

So whist values are still at these affordable levels and all other purchasing factors are ideal, there is no better time to purchase than now.

Even for sellers, the timing couldn’t be better than now if they are intending to repurchase. That’s because whilst the market value and achievable sale price of their property may be lower now than say 3 years ago, so too is the property they ultimately buy.

So the change over fi gure is no different now than if they sold and repurchased in a peak value market environment. Better still if there is a need to borrow – because the mortgage level will be a lesser amount in this market than if the sale and repurchase were to have occurred in a in a peak value market environment.

An online poll by mortgage provider Loan Market found 51% of respondents were planning to invest over the next 12 months, while a further 37% were keen but want to be sure their jobs were secure.

Only 5% of the 786 people surveyed had no plans to buy property, while 7% said they would rather buy shares, the poll showed.

Loan Market corporate spokesman Paul Smith said 75 basis points worth of offi cial interest rate cuts by the Reserve Bank of Australia (RBA) over May and June had helped restore confi dence.

Now at 3.5 per cent, the cash rate is just above the three per cent emergency level seen during the 2008-2009 global fi nancial crisis, leading some variable interest rates to fall below 6%.

Mr Smith said concerns about the European debt situation and the economic slowdown in China meant the RBA could lower the cash rate again over the next few months.

‘The big positive for consumers who have been wary of economic conditions and dealing with cost of living increases is that they don’t need to be concerned about interest rates rising any time soon,’ Mr Smith said.

Money markets are factoring in an 80% chance of a cut in the cash rate to 3.25% when the RBA board next meets in July.

RBA governor Glenn Stevens warned last month he had no intention of encouraging a return to the spiralling property prices and household debt levels.

Home interiors should portray real life designI AM not an interior designer but I am someone who, by default, has been exposed to the good, bad and ugly of home interiors by the thousands and spent seven years furnishing homes for the hectic London rental market -- an event that occurred, rather than being studied for or planned.

So as a housing marketing expert, I reckon the years have taught me the importance of getting the styling for a home and market right, plus how every last detail can count.

Friends of mine recently decided to sell and put considerable effort into getting the home ready. They emailed photos including one of the coffee table neatly laid with teapot, cups and saucers.

I could understand why.

All those other property shows seem to love nothing more than a fully laid dining table and the napkins folded in a scene reminiscent of the boss coming around for dinner. Scary stuff.

But please, take it from me -- do not consider laying the table, biscuits on a plate on the coffee table or baking bread in the oven.

It is not going to woo a modern-day buyer. Maybe the 1980s-’90s crowd were impressed with this new effort in styling to sell but now it looks about as up-to-date as a Walkman.

Admittedly in recent years a total focus on the virtual minimal interior was the rage and I have seen this result in homes so decluttered you’d think the people had already moved out.

But trends change. Most buyers now want to see some real life and feeling in a home.

However, that is not an excuse not to bother doing anything. Buyers do not want to see full cat litter trays, the table covered in fi nal

demands, the kids’ art everywhere and more fridge magnets than a zoo trinket shop.

This is the tricky part of the modern market.

You want to showcase the home and the good bits of the lifestyle it gives you without it all looking too staged. It is diffi cult, yes, but not impossible.

Dining tables should have a great centrepiece fruit bowl or candles, the coffee table should have the right magazines, the buffet and shelves need a selection of family pictures in the right frames, the cushions should make a room feel and look comfortable.

The kitchen bench too should have kettle and toaster -- you do eat toast, don’t you?

Important today is the overall natural look, not contrived.

If you cannot afford to pay for professional advice look at your newspaper property supplements for inspiration or ask your agent. Don’t be scared of colour or patterns.

One wall within a room, some cushions, rug, vases and bowls are the place for colour -- it adds the drama without scaring anyone off.

So pack away Granny’s Royal Doulton and think about what the contents of your home says about you.

No-name brand shampoo can be used to fi ll an empty designer bottle borrowed from a rich friend. Yes, I confess to having done this.

And it takes very little to put funky, style-led magazines and intelligent books, thrown in with the odd Chasers annual as opposed to Koala Hunters Weekly and an Anne Summers underwear catalogue by the bed.

Think before you display.

ALMOST two million Australians are expected to declare rental income in their tax returns this year, but less than 40 per cent will make a profi t and pay tax on this income.

The Australian Taxation Offi ce says the majority of residential investment properties make a loss, with expenses far exceeding rents.

In most cases, this is a deliberate strategy, as investors offset the need to pay tax by claiming borrowing costs, capital works and other expenses, leaving them to build up capital gain as the property value increases over the years.

Yet many landlords could still claim more, experts say.

Latest statistics from the ATO show that despite earning $28 billion in rents last year, Australian landlords still reported a $4.8 billion loss.

Borrowing costs were the biggest contributor to the losses, as interest rates, alone, counted for almost $18.5 billion in expenses.

Depreciation was the next biggest single expense.

Mr Taxman founder Adrian Raftery says one of the reasons for being a property investor is to enjoy the tax benefi ts.

TIPS AND TRAPS• Each co-owner of an investment property can claim

their share of expenses.

• If you expect your income to be lower next year, such as maternity leave or redundancy, consider prepaying next year’s interest in advance.

• Claim depreciation on equipment, renovations, capital improvements and the building itself.

• When you sell your investment property, you will need to reduce the cost base by the amount claimed as building depreciation.

• Rental properties are on the ATO watch list, so make sure you can justify every claim.

“Outgoings to your investment property are allowable deductions and can be offset against other income. This generally results in a tax refund - so the more you can claim as deductions, the lower your taxable income and the higher your refund,” Raftery says.

Depreciation expert Deppro says many property investors are not making the most of legal deductions, with millions of dollars still going unclaimed.

“There is still considerable scope for more to be claimed in legitimate tax deductions for property investment purchases,” Deppro managing director Paul Bennion says.

“It’s estimated the value of such deductions would run in to the millions.

“Many investors don’t realise tax benefi ts obtained through depreciation can be equivalent to 60 per cent of the total purchase price of the property,” Bennion says.

Areas in which investors don’t take advantage of deductions include entitlements to common areas in unit complexes and depreciation claims on older properties.
