WelcomeIn 1999, metro Atlanta’s urban sprawl threatened our

family farm which served as a retreat from the city where we could raise our family in nature on the edge of

Atlanta and near the advantages of an urban center. Not wanting to leave the place we named Serenbe and loved as our family home, we began our search for a model of balanced growth where land can both return a dividend

and be preserved. Using the country side of England and the advice of environmental leaders assembled by Ray C. Anderson of Interface, we decided to act. Neighborhood

discussions led to the creation of the 40,0000 Chattahoochee Hill Country overlay and the development

of Serenbe, the community.

We are delighted that our effort to save our own backyard has resulted in a model with various

components that can be applied in urban, suburban or greenfield developments. We are pleased to share lessons

learned over the past decade of exploring and testing balanced growth and environmental concepts.

During our days together at Serenbe, we look forward to active discussions prompted by what you see and

experience as we move about the community and you hear from various leaders who helped us bring Serenbe to

the reality you will experience over the next three days.

Nygren Placemaking was created to assist developers, community builders, and dreamers to turn their ideas into reality.

We bring people together to learn and explore ideas about their land and learn about the many options for environmental and profitable development. We need nature in our lives more than ever today. People in the United States, in particular, have spent decades consuming the planet’s resources and adopting unhealthy practices that have led to myriad crises, from polluted air and water to an obesity pandemic and increasing chronic health problems. While humans have an urge to affiliate with other forms of life, too many in the developed world have adopted isolated lifestyles that appeal to the consuming ego but leave people sick and more and more alone.

Keynote Address: Making Our Nation Successful and Sustainable USMC Colonel (Ret.) Mark “Puck” Mykleby, Founding Co-Director, Strategic Innovation Lab, Case Western Reserve University America won the Cold War by successfully leveraging the national strategy of containment and out-prospering the Soviet Union until it collapsed. Puck Mykleby, while at the Pentagon, coauthored the New National Strategy, which argues that sustainability is the road to America’s prosperity and security.

SpeakersJim Beveridge conducts a variety of activities in the Metro Atlanta real estate community. His companies include the op-eration of single-family residences for lease, partnerships in student housing, a regional asset management firm and an Atlanta based home builder. Jim was with BB&T for 11 of his 28 years in banking, originating over $800 million of builder/developer loans and assist-ing with the resolution of over $600 million of homebuilder and developer watch list loans.

Nygren Placemaking

Al Blackwelder has served as the Chief Executive Officer of A.G. Rhodes Health & Rehab since 2012. A.G. Rhodes is a nonprofit organization providing therapy and rehabilita-tion services, short-term recovery and long-term care at three metro Atlanta locations. Mr. Blackwelder is responsible for a combined $38 million operating budget, more than 600 employees and bed space for more than 400 residents and patients.

Phyllis Bleiweis served as Executive Director of The Seaside Insti-tute from 1996 until she retired in 2009 and moved to Serenbe. Ms. Bleiweis cur-rently serves as the Secretary of the Board of Directors for the Serenbe Institute, the Advisory Council of the Biophilic Institute and the Chairman of the Serenbe Institute.

Steve Cover, AICP, is the Director of the Department of Community Planning, Housing and Development in Arlington, Vir-ginia, a county known for its award-winning transit-oriented development, form based code, and affordable housing program. He has also served as the Director of the planning departments in Madison, Wisconsin, and the City of Atlanta, Georgia. Steve received Mas-ter’s Degrees in Architecture and City Plan-ning from the Georgia Institute of Technology.

Building Serenbe

Peter Byck is the director, producer and writer of carbon nation and is faculty at Arizona State University. He is now focusing on soil health – in both a new film, Soil Carbon Cow-boys, and in helping to form a large, whole sys-tems science project. Byck has appeared on Real Time with Bill Maher and NPR’sScience Friday. He has presented carbon nation at the House of Commons, several U.S. Embas-sies, Boeing, Nike, Google, Microsoft, Shell, Walmart.com and at many other screenings worldwide.

Brian Clowdus is an actor, educator, director, producer and the Founder and Executive/Artistic Director of Serenbe Playhouse. Brian holds a BA in Theatre & Dance from Amherst College and an MFA in Theatre from The University of South Carolina.

SpeakersSteve Dray is a principal with Winston Dray Designs where he’s designed hundreds of residential projects for over 16 years. He’s a graduate of the Georgia Insti-tute of Technology with a degree in architec-ture and building construction management and a member of the Institute of Classical Architecture & Art. He enjoys traveling and being involved with his home neighborhood of Serenbe.

Nygren Placemaking

Chad Epple, PE is Vice-President and a founding principal of Southeast-ern Engineering (SEI). He has over 25 years of professional design experience including civil site, pedestrian/bike fa-cilities, infrastructure and green infra-structure design and permitting. Mr. Epple works to ensure that all of SEI’s designs balance function with aesthetics to work within the natural environment.

Lee Foster is the Board Chair of Serenbe Film, a unit of the Serenbe Insti-tute. Professionally, she is the Managing Di-rector of Theatrical Outfit which is housed at the newly built Balzer Theater at Herren’s. Previously, she was the Executive Director of Hillbarn Theatre, Diablo Ballet and the Fremont Symphony Orchestra in California. She holds both an MBA in business and an MFA in fine arts. Lee lives in Serenbe with her husband Greg Sudmeier, a musician.

John Graham is a 10-year resident of Serenbe, where he is the executive direc-tor of the Serenbe Institute for Art, Culture & the Environment. He is a principal of the arts and culture consulting firm, Tomlinson-Graham Group. He enjoyed a twenty-seven year career in performing arts management and higher education.

Brandon Hinman is Direc-tor of AIR Serenbe, the artist in residence program at Serenbe. He is the creator of Pointer Studio, an artist residency housed in a Tennessee denim factory, and Wink Supper, a roving dinner series started in Boston. He is a native of Carrollton, Geor-gia and a graduate of Furman University.

Steve Hurwitz is the Founder of Marketing Acceleration, Inc. A busi-ness development and marketing con-sultancy headquartered at Serenbe. He is currently working with the Thermal Technology Division of Robert Bosch North America, which includes geother-mal heat pumps, new sustainable tech-nologies, and product development. Since 2007, Steve and his wife Elaine have made their home in the Serenbe Community.

SpeakersClay Johnson spent the last decade working on making government more re-sponsive and accessible. He was one of four founders of Blue State Digital and went on to build the politically transformative web-site, BarackObama.com. He served in the White House as one of the inaugural presi-dential innovation fellows, and is currently the chairman of the CHCS Board. He lives in Serenbe with his wife Rosalyn and two sons.

Ross King is the executive director for ACCG, Georgia’s counties association, which works on behalf of Georgia’s county officials and their communities. With a Masters of Public Administration degree from the Uni-versity of Tennessee in Knoxville, Mr. King has dedicated his career to public service. He serves as 2nd Vice President of the Na-tional Council of County Association Execu-tives and has been honored as one of Geor-gia Trend’s 100 Most Influential Georgians.

Mia Kyricos is president and founder of Kyricos & Associates. She has helped de-velop, operate, and market wellness-related brands and facilities across 100+ countries, and has worked for industry pioneers in-cluding Spafinder Wellness, Inc., Canyon Ranch Health Resorts, Exhale, EXOS and Starwood Hotels & Resorts Worldwide. Mia sits on the Boards of the Global Wellness Summit and University of California Irvine, and Chairs the Wellness Communities Ini-tiative for the Global Wellness Institute.

Michelle Macauley is the Assistant Director of Planning and Development with the Fulton County Department of Planning and Community Services. In this role, Michelle oversees the day to day operation of the plan-ning, zoning, permitting and inspection func-tions for Unincorporated South Fulton County.

Clare Martorana is a global Digital Media executive with extensive track record of running successful enterprises. She has led 4 online companies and, most recently served as President of Everyday Health Inc.’s (NYSE: EVDY) Consumer business. Prior to EVDY Clare served as the SVP, Editor-at-large and General Manager of the WebMD Network, (NSDQ: WBMD). Clare currently advises vari-ous companies focused on how consumers engage with content, tools, and digital services across consumer segments and platforms.

Dee Merriam is a Landscape Architect working as a Community Planner at the CDC in Atlanta, GA. Her work group, the Healthy Community Design Initiative, looks at the rela-tionship between community design and public health. Because over 20% of the US population self-report little or no physical activity; the CDC is concerned about how community design en-courages or deters active lifestyles. Dee works with local governments, planning professionals, developers, and national organizations to pro-mote policies that support walking and biking.

SpeakersMark Mykleby is the Co-Director of the Strategic Innovation Lab at Case West-ern Reserve University. He graduated from the United States Naval Academy in 1987 and served as a Marine fighter pilot. From June 2007 until July 2009, he developed strategy at the US Special Operations Command. From July 2009 until April 2011, he served as a special strategic assistant to the Chairman of the Joint Chiefs of Staff. Mark retired from the Marine Corps in August 2011.

Garnie Nygren is Director of Operations of Serenbe. In that role she is responsible for daily operations of Serenbe Hospitality entities and Serenbe Real Estate. Garnie graduated from the Cornell School of Hotel Administration in 2005.

Steve Nygren is the developer/co-founder of Serenbe and the founder of Nygren Placemaking. He is also the founder of the Peasant Restaurants. Steve currently serves on multiple national boards dealing with children, agriculture and environmental issues includ-ing The Ray C. Anderson Foundation, Children & Nature Network, Chattahoochee Now, The Biophilic Institute and Wholesome Wave.

Michael Ogden has been involved in the engineering design and project management of more than 600 wastewater treatment and reuse projects worldwide using natural systems since 1986. He is a contributing author to EPA manuals, the ASLA Handbook, author of numerous confer-ence papers and coauthor of a textbook “Con-structed Wetlands in the Sustainable Land-scape”. He was fortunate to be here during the early days helping to make Serenbe possible.

Monica Olsen is a marketing executive with over 20 years of experience working with Fortune 500 to boutique brands, advertising agencies and Silicon Valley start-ups. She has extensive brand and client work with a deep agency background. She currently leads marketing for Serenbe, is on the boards of Serenbe Artist in Resident program and Serenbe Institute. She lives in the Serenbe com-munity with her husband and two young boys.

Robert H. Pulliam is a found-ing principal of Rhinehart Pulliam & Com-pany. Deeply invested in New Urbanism, he has designed towns and urban experiences across the country, in many cases design-ing both the buildings and their settings. He holds a Bachelor of Fine Arts degree from the University of Georgia and a Master of Architecture degree from Georgia Tech.

SpeakersRobert Reed is Director of Sus-tainable Community Services at Southface, a non-profit advocating for sustainable homes, workplaces, and communities for more than 36 years. Robert leads South-face’s Urban Sustainability Practice working with teams developing sustainability initia-tives in cities across the region. He worked closely with Steve in helping develop the Chattahoochee Hill Land Use Plan for Ful-ton County back in 2002 & 2003.

Nygren Placemaking

Tom Reed is the Mayor of the City of Chattahoochee Hills, the new City just SW of Atlanta known for its unique preservation-oriented zoning, which blends dense mixed use development with the permanent preservation of 70% of the land as forest and farms.

John Reid and his wife Karen Flan-ders-Reid are long-time Serenbe residents. Beyond leading many of the recent well-being initiatives in Serenbe, he has served in executive positions in The Coca-Cola Company, as well as an international non-profit, two major education starts-ups, The City of Atlanta, and The State of New York. He currently is the Chair-Elect of the Com-munity Foundation of Greater Atlanta. John has five children and three grandchildren.

Nygren Placemaking Building Serenbe

Edwin Rhinehart, AIA, is a founding principal of Rhinehart Pulliam & Company. A graduate of the University of Tennessee, he has 30 years of experience in designing both residential and commer-cial structures. Eddy’s diverse interests in building types and styles are apparent in how he practices the art of placemaking. Eddy is a registered architect and a mem-ber of the American Institute of Architects.

Ashley Rodgers grew up in Roch-ester Hills, Michigan and graduated from the College of Charleston. She was an apprentice on the farm in 2010 and fell in love with farm-ing. After her apprenticeship she managed the organic vegetable production for White Oak Pastures in Bluffton, GA and then worked at Planted Rock Farm, just down the road in Chat-tahoochee Hills. Now, her farming career truly comes full circle as manager of Serenbe Farms.

Alice Rolls is the Executive Direc-tor of Georgia Organics, a nonprofit work-ing to connect organic food from Georgia farms to Georgia families. Prior to this posi-tion, Alice was Executive Director of Earth Share of Georgia and also worked for The Nature Conservancy. She is a 1987 gradu-ate of the University of Virginia with a de-gree in biology and environmental sciences.

SpeakersKaryn Staples, PT, PhD, OCS, PMA-CPT® is a wife, mother, physical therapist, Pilates instructor, business owner, researcher, international presenter, educator, and men-tor. She lives in Peachtree City, GA and runs ProHealth Physical Therapy and Pilates Stu-dio. Karyn graduated from the University of Evansville with a Master’s and BS in Physical Therapy and completed her PhD at Rocky Mountain University of Health Professions in Provo, UT.

William (Bill) L Strang is President of Operations and e-commerce; he has responsibility for all operations of the four TOTO USA plants. Under Bill’s leader-ship, TOTO has received awards for 5S Lean Manufacturing implementation, US EPA Water Efficiency Leadership Award, Georgia Governor Sonny Perdue’s Water Conservation Leadership Award, the Argon Award, the City of Atlanta Phoenix Award, and Chattahoochee Riverkeeper Sustainability Award.

Phill Tabb is a Professor of Architecture at Texas A&M. He is the master plan architect for Serenbe. His publications include Solar Energy Planning published by McGraw-Hill, The Greening of Architecture: A Critical His-tory and Survey of Contemporary Sustainable Architecture and Urban Design published by Ashgate, and Co-edited Architecture, Culture and Spirituality published by Ashgate. Tabb teaches studio design, thetheory of placemak-ing, and he is a practicing urban designer and licensed architect.

Nygren Placemaking Building Serenbe

Alferd Vick is the Georgia Power Professor in Environmental Ethics at the University of Georgia and the founding principal of Solidago Design Solutions, a landscape architecture firm specializing in sustainable site design. His academic re-search is focused on green infrastructure.

Rebecca Williams is an owner and co-founder of Many Fold Farm, a 280-acre farm and sheep dairy in Chattahoochee Hills. She and her team make award winning, nation-ally recognizable cheeses from the milk of their own animals. Rebecca and her husband Ross work together every day to make the farm a model of regenerative agriculture in the South.

Cecilia Winston is a graduate of the Georgia Institute of Technology in Industrial and Systems Management and Auburn University in Architecture. She worked as a Senior Regional Designer for John Wieland Homes until 1997, when she founded Winston-Dray Designs. A ten year resident of Serenbe, she is also a member of the American Institute of Building Design-ers, the Institute of Classical Architecture & Art, the Serenbe Design Review Board and the Cochran Mill Nature Center Board.
