Competition November 2012Floda Vision, Citylife Within Nature
Flodas identity lies in the capacity to take advantage of what the
town already potentially offers. We propose a continuity of the city
structure where each block is flexible to grow over time and include
future possibilities. We define meeting places in the city and in
connection to public transportation that may spread the identity
along with people from outside the city. Unique qualities such as
the nature reserve, the lake and the stream in direct connection
to the public transport and a more intense and efficient use of the
central parts of the city will be augmented.
Shaping a sense of ownership together with the inhabitants. The
plan sets a flexible vision for how the city can grow in two main
phases.
Phase 1: Take action
An action plan is created that focus on immediate and temporary
actions within the city. This put the inhabitants in the center of
action and lets them play an essential role in helping the city to
express itself.
Phase 2: Develop the vision
The plan is structured into more than 30 new blocks, making each
plot flexible for future plans and visions. The plan is developed
block by block starting with centralskolan and the center.

There is a possibility to take life to a higher level. Spaces unseen
from the street are the answer to create new homes while
densifying the city centre. In Malms city centre, unlike the number
of unoccupied buildings, the considerable amount of empty and
flat roofs provides the supply to meet part of the demand of new
accomodation.
The centre is the habitat for young peop le in general, students and
tourists. This is the perfect setting for synergies between building
owners, hotels and the university in an open-minded step-by-step
process of creation of new rooftop communities.
Malms goal shouldnt only be about creating accommodation
for young people but rather providing better tailored quality of
living for the youth of the city. The market of better quality of life
for Malms future inhabitants is brimming with potentially good
return of capital at all levels. Once empowered to participate and
triggered by incentives young people can spend their greater
amount of free time amusingly transforming that human capital
into economic value and a better city for everyone to enjoy.

The Universities can invest with design research
and educational programs.
Students investigate and test pragmatic ways of implementing
rooftop communities, how to design and assemble the
bungalows,
Recycling or up-cycling of old material can cut costs if the labor costs are kept low. It may also rise brand equity of
small companies that wish to promote sustainable and ethical living.
Shared walls can cut cost of insulation and make assembly simpler.
Installing solar panels or small-scale wind power can make energy effectively free.
Shared and centralized functions may give dwellers better equipment than what they could afford themselves and provide a lower rent
without cutting return of capital.
Multiple use of spaces, namely sharing facilities with the Universities, enhances the desirability of these rooftop communities and assures return of captial also by

ITHa IS AN INTERNATIONAL PLATFORM DEVOTED TO EXPRESS LIFE IN THE MAKING OF PHYSICAL ENVIRONMENTS. We work with the world of concrete things as our raw material. Space and everything it contains will always be a trigger, be-ing it within the field of architecture, urbanism, landscape or in any related field.We use dialogue as a method. The best ideas arise from good conversations, whether it is a conversation among us, or with whom we are working for, or even with people that might be inspirational. We aim at enhancing quality of life. Understanding what quality means in peoples lives and providing it as the output of our work is our main concern, whatever the task, the time or the place. The design of concrete things, regardless of scale, must be the result of peoples activities. The focus must be on healthy interactions among people and between people and their physical environment.. Therefore the social and economic capital can flourish sustainably and life may unfold.
Exhibition September 2012
We had the oppotunity to create a movie with the theme Housing
for young people in the Netherlands for the Swedish exhibition
BO-Ung12.
The aim of the exhibition is to inspire the creation of more houses
for young people in Sweden. We traveled to Amsterdam and
Groningen and interviewed young people about their experience
of living in some of Hollands newly developed housing projects
aimed towards young people.
We also investigated some projects in Rotterdam where the
perception of how to look uppon the creation of new homes was
challanged.

A link is missing in between Norra Sorgenfri and Mllevngen. St
Knutsvg is a dark road through a grave yard at night. By developing
residential units along the street we make it into a link even at
night. The street is already beautiful and has good connection to
Mllevngen and Norra Sorgenfri which is an attractive location
for many of Malms inhabitants.
Since we dont have a specific program brief and there is a lot of
uncertainty, we decided to set up a flexible plan. By being flexible
we can incorporate uncertainty not only on the urban planning
level but also on the architecture level. This way we are prepared
to cope with changes during the process of defining a strategy for
the street and adapt our plan whenever the requirements change.
In our proposal we make possible different combinations in terms
of users and program. The number of dwellings for a specific
market target can be defined at any moment and so can be the
number of business, being them small shops or work spaces.
ProgramOur proposal is to build flexible small housing units
alongside the street to create living and activate the
strategically important street.

Barn ClinicCommission August 2012
For a private client I had the opportunity to design her own animal
clinic to treat animals near her area. She decided to build a small
clinic next to her house on a rural farm in Saramacca. She herself
has 2 horses, cows and many dogs and cats that live on the farm.
Inspired by a horse barn, the clinic started to take shape.
The plan is divided into a 6 parts in the plan and 4 parts vertical.
From every side there is a different substraction from the upper
squares which gives every facade its own shape and when roof
points are connected it creates an interesting object on its own.
The program consists of 1 operating room, a treatment room, an
office with its own bath, storage space and a waiting area on a
space of 81 m2.

treffend in beeld gebracht. Ook
Starbucks heeft zich hier inmiddels
gevestigd, in deze havenstad die al
eeuwenlang buitenlandse invloeden
absorbeert. Deze vestiging van de
Amerikaanse koffiegigant bevindt
zich net buiten de Franse Concessie;
de oude stadsbuurt van Shanghai
waar de Franse invloed nog duide-
lijk zichtbaar is in architectuur en
straatbeeld.

De Jingan Villas zijn centraal gelegen,
waarbij de voornaamste steeg de
verbinding vormt tussen Nanjing Road
en Weihai Lu. Het gebied is nog voor-
namelijk een woonbuurt, maar in
n jaar tijd is het aantal nieuwe
ondernemingen met dertig procent
gegroeid. Volgens insiders is het daar-
mee het nieuwe Tianzifang. Sommigen
proberen het authentieke en creatieve
karakter te beschermen tegen de
nieuwe commercile invloeden.

Klanten die het gebied weten te vinden
behoren tot de exclusieve netwerken van Japanse
en Amerikaanse ontwerptijdschriften.
Bewoners kregen de keuze de begane grond van hun
woning als winkelruimte te verhuren en zodoende
van de herontwikkeling te profiteren. De ontwik-
kelaar nodigde de Shanghainese kunstenaar Chen
Yifei beiden hadden de nodige ervaring in Amerika
opgedaan uit om te verhuizen naar een studio die in
een oud fabrieksgebouwtje was ingericht. Vervolgens
werden de kunstenaar en enkele van zijn collegas
gevraagd om de selectie van de aanbestedingen voor
commercile functies te begeleiden. Door het selec-
tief en stap voor stap ontwikkelen van commercile
functies en het ter beschikking stellen van ruimtes
voor artistieke producties, veranderde de buurt in een
succesvol creatief cluster.
Tegenwoordig is de meerderheid van de artistieke
producties gevestigd in een vijf verdiepingen hoog
bouwblok aan de oostkant van de buurt. De kunste-
naarsateliers in het woongedeelte van de wijk zijn tot
galeries omgebouwd. Samen met een aantal horeca-
voorzieningen dat aan de Westerse smaak tegemoet-
komt met Thais, Japans en Westers eten, alsmede
cafs, en winkels die oosterse artikelen verkopen tot
en met souvenirs uit de Mao-tijd en antiquiteiten
worden de producten meer en meer op buitenlandse
toeristen en de Chinese middle class afgestemd. De
oude Shikumen Lilong (het oude Shanghaise steeg-
huistype) en zijn nauwe straatjes openen zich voor de
internationale toerist, die op zoek is naar het Oude
Shanghai. Tianzifangs vermelding op Shanghais
officile kunstplattegrond maakt het tot een belang-
rijke halte op de toeristenroute. Zijn plaquette van de
gemeentelijke dienst voor creatieve industrieclusters
markeert het als een door de staat gesanctioneerd
ontwikkelingsproject. Bewoners die nog steeds boven-
woningen bewonen, meestal oudere mensen die geen
interesse hebben om van de waardestijging van hun
woningen te profiteren en die een eenvoudig toegan-
kelijke locatie in het centrum prefereren, klagen over
de vernietiging van hun woonwijk. Dit ondanks het
feit dat het commercile succes het fysieke weef-
sel van de Lilongs heeft bewaard en de stapsgewijze
ontwikkeling in een sociale diversiteit en openheid
heeft geresulteerd die niet in de enbloc sloop- en her-
bouwontwikkelingen van het Shanghai van de jaren
negentig is terug te vinden.
Jingan villas verborgen buurt, ruwe toestand, ontdekt door
jonge ontwerpers en witteboordenondernemers
Een verwante ontwikkeling met opmerkelijke paral-
lellen wordt gevormd door de Jingan Villas, gecano-
niseerd tot het nieuwe Tianzifang door de creatieve
ondernemers die de stilte en de ruwe toestand van
zijn prille ontwikkelingsstadium verkiezen. Dit upper
middle class Lilong-blok, gegroepeerd rond een hoofd-
as die Nanjing Road met de parallel lopende Weihai
Road verbindt, is deels vercommercialiseerd door de
oudere bewoners die de begane grond als winkel- en
atelierruimte verhuren. Klanten die het gebied weten
te vinden behoren tot de exclusieve netwerken van
Japanse en Amerikaanse ontwerptijdschriften, waarin
de verborgen eigenschappen van de buurt worden
geprezen. De jonge huurders zijn witteboordenwer-
kers halverwege hun carrire die, na een tiental jaren
voor een internationale onderneming gewerkt te
hebben, genoeg middelen hebben opgebouwd om hun
eigen ding uit te proberen. De sluiting in 2010 van de
nabijgelegen Wiehai 696 fabriek met ateliers door
gemeenteambtenaren die brandveiligheid als reden
opgaven om het complex af te breken leidde tot een
stroom van jonge ontwerpers naar de Jingan Villas.
De gespannen verhouding met het gemeentebestuur
duurt nog steeds voort. Door hun drang om buiten
het zicht van de radar te opereren, proberen de jonge
ondernemers het verlenen van de officile status
van creatief cluster tegen te gaan. Zij nestelen zich
opzettelijk tussen de bewoners in een woonwijk. Het
is de vraag of de ontwikkeling daardoor zal gaan af-
wijken van het traject van Tianzifang. Wordt het een
gebied dat de overheid zich zal toe-eigenen ten bate
van toeristische en creatieve bestemmingen, of zullen
de bottom-up acties voldoende zijn om het overleven
als ruw gebied veilig te stellen? Hoe zal de demografi-
sche ontwikkeling van de ouder wordende bewoners
de toekomstige ontwikkeling benvloeden en wat zijn
de implicaties van het feit dat de buurt zich in een
officile Culturele Erfgoed Zone bevindt?

De prachtige Normandi-appartementen
op de kruising van Wukang Road en Huaihai
Road (oorspronkelijk Ferguson Lane en
Avenue Joffre genaamd). Linksboven is te
zien hoe oude industriegebouwen worden
herontwikkeld. De andere fotos laten het
Duolun Road Cultural Street-project zien,
waarbij een themapark in authentieke
stijl is gecreerd, maar waarbij de oor-
spronkelijke buurten grotendeels zijn
afgebroken.
Het ministerie voor onroerend goed ontwierp
hekken in passende stijl en dekte elektriciteitsleidingen
met decoratieve omhulsels af.
Het gebied rond Wukang Road is een officile Cultu-
rele Erfgoed Zone die een zichtbaar voorbeeld is van
een doorgaand moderniseringsproces. Gelegen aan de
westelijke periferie van de Franse Concessie woonden
hier hoge communistische kaderleden naast intel-
lectuelen, in een gebied van tuin- en Lilong-huizen
dat tegenwoordig zeer gewild is bij expatfamilies
vanwege de architectuur uit het Concessietijdperk.
Een recente golf van herontwikkelingen, te beginnen
met het Wukang Road Old Houses Information Center
dat is gesponsord door het bureau voor toerisme,
getuigt van de herlevende waardering voor Shanghais
moderne erfgoed. Sinds 2007 heeft Wukang Road de
status culturele straat; hij moest op tijd gereed zijn
voor de Wereldexpo 2010. En die aanwijzing was niet
zonder gevolgen. Het ministerie voor cultuur docu-
menteerde de mondeling overgeleverde geschiedenis
van een specifieke Shanghainese intellectuele cul-
tuur. Het ministerie voor toerisme voorzag gebouwen
van erfgoed-plaquettes, daarbij cruciale details van
de geschiedenis herschrijvend. Het ministerie voor
infrastructuur liet de straat opnieuw plaveien met een
pittoresk klinkerpatroon. Het ministerie voor onroe-
rend goed ontwierp hekken in passende stijl en dekte
elektriciteitsleidingen met decoratieve omhulsels af.
Een poort en een kleine winkel die niet harmonieus
genoeg waren, werden herontworpen met art-decomo-
tieven. Een gebouw uit de jaren tachtig dat de pech
had in glas en beton te zijn gebouwd, werd gereno-
veerd om beter bij de omgeving van de jaren dertig-
architectuur te passen. In beide gevallen werden de
winkels opgewaardeerd tot duurdere ruimtes, de eer-
ste tot een winkel voor exclusieve kleding. De tweede,
een voormalige bioscoop, werd een winkelcomplex
met patisserien, yogastudios, een deli en een caf op
het dak. In dezelfde geest werd een kleine convenience-
store die zich in de muur van de voormalige Huaihai
Lu N.2 school bevond gesloten en vervangen door een
alumniclub van de World Primary School (een omge-
doopte naam voor de Huaihai Lu N.2 school) met de
culturele achtergrondinformatie voor nakomelingen
van diaspora-Chinezen die uit het Westen terugkeren.
De nieuwste attractie is de inrichting van het voor-
malig woonhuis van de beroemde schrijver Ba Jin tot
museum, als laatste toevoeging aan de coterie van
exclusieve huizen die te bezichtigen is.
Oranje fietsen die voor de Expo 2010 zijn gemaakt zijn
strategisch verspreid over een klein cluster en kunnen
met creditcard worden gehuurd. Hier vinden we een
vroeg bottom-up hergebruikproject in voormalige pro-
ductiegebouwen met cafs, restaurants, wijnboetieks,
bloemisten, galerien en atelierruimtes. Voorzien van
een art-decostraatnaambord heeft Ferguson Lane, zo-
als het cluster heet, zijn originele naam uit de Conces-
sietijd teruggekregen. De stilistische herinnering aan
het Shanghai van de jaren dertig van de vorige eeuw
is het onderliggende thema van de modernisering van
de door esdoorns omzoomde en van erfgoedplaquet-
tes voorziene gebouwen. Terwijl er al een verschil
in aanpak is ten opzichte van vorige cultuurstraat-
projecten zoals bij de Duolun Road Cultural Street
in het Hongku district uit de vroege jaren 2000, waar
sloop van het omliggende woongebied en het opknap-
pen van de straatfronten tot een complete reproduc-
tie leidden is de vooruitgang in de Ferguson Road
minder opgelegd en subtieler.
Aan de westkant van de Franse Concessie zijn de
veranderingen reeds voelbaar. Het Australisch-Chinese
architectenduo BAU, dat n van de Lilong-huizen had
gerenoveerd, werd kort geleden gedwongen te verhui-
zen onder invloed van het plotseling strikt handhaven
van regels ten aanzien van bestemmingswijzigingen
van woningen. Voorafgaand daaraan moest de dakuit-
breiding, waar architectuur-events werden gehouden,
worden gesloopt. Andere woon-werk en collectieve
ateliers in de buurt, die daar zijn gevestigd vanwege
de aanwezigheid van collega-bedrijven, copyshops,
maquettewerkplaatsen en andere toeleveringsdien-
sten, maken zich op voor de strijd tegen de verdrin-
gingsmechanismen. Sommigen hebben al gekeken
naar plekken dichter bij de Souzhou River in de buurt
van het M50-complex, waar creatief ondernemerschap
wordt aangemoedigd en de huren nog laag zijn.

trianten. De achterblijvers veranderden in huurbazen
op dezelfde manier als de dorpelingen van de urban
villages die door de stad zijn opgeslokt, omdat hun
lokale hukous (woon- en verblijfsvergunningen) hen
het privilege verlenen maximaal profijt uit het sterk
in waarde gestegen onroerend goed te trekken.
Experimenteel ondernemerschap
Tegen het midden van de jaren 2000 ontstonden, pa-
rallel aan de detailhandel, kleine bewegelijke bedrij-
ven die op specifieke en hoogwaardige kennis geba-
seerde diensten en producten aanbieden. De Concessie
kreeg hierdoor een additionele innovatieve impuls en
vertakte geleidelijk zijn micro-economische netwerk.
Dit stedelijk weefsel, exemplarisch voor het hybride
en kosmopolitische Chinese modernisme Lilongs
ontworpen volgens de principes van het Bauhaus
en Art Deco, Spaanse tuinhuizen met torentjes en
stadsblokken die aan het negentiende-eeuwse Parijs
of London herinneren, met ertussen arbeiderswoon-
blokken, torengebouwen, hotels en malls verscholen
langs platanenboulevards werd een voedingsbodem
voor experimenteel en innovatief ondernemerschap.
Nieuwe modeontwerpen kunnen direct in de
in de binnenhoven gelegen naaiateliers in kleding
worden omgezet.
Bovendien is een nieuwe pop-cultuur ontstaan uit de
combinatie van Westerse invloeden en de exotische
herontdekking van de traditionele cultuur, na decen-
nia van onderbreking.
De instroom van investeringen en knowhow heeft
een ruimtelijke dynamiek geproduceerd die vormen
van hergebruik en herprogrammering van bestaande
structuren voorbrengt met meer variatie en schaal
dan veel ontwikkelingen in Europa en Amerika. In
Shanghai gevestigde ontwerpateliers zijn gelijktijdig
actief in horizontale netwerken met gelijkgestemde
collegas in andere wereldsteden, terwijl binnen de
lokale waardeketen het verticaal netwerken een ef-
ficinte productie van ontwerpen mogelijk maakt.
Nieuwe modeontwerpen kunnen bijvoorbeeld direct
in de in de binnenhoven gelegen naaiateliers in kle-
ding worden omgezet.
Ingrijpende transformaties
Vier locaties in en om de Franse Concessie vormen
prominente voorbeelden van de stedelijke transforma-
ties in het stadscentrum: de wijk Tianzifang, inmid-
dels een belangrijke toeristenattractie, de Jingan
Villas, een bottom-up Lilong-buurt van creatief onder-
nemerschap in wording, het Wukang Road gebied
dat recent onder monumentenzorg is geplaatst met
tuin- en Lilonghuizen die worden opgeknapt onder
top-downbegeleiding en het gebied rond Xiangyang
Road dat onder invloed van een enbloc-ontwikkeling
een onzekere toekomst tegemoet gaat. Deze gebieden
die aanvankelijk door openheid en diversiteit werden
gekenmerkt ondergingen ingrijpende transformaties
vanaf de jaren negentig.
Tianzifang creatief cluster, herontwikkeling door verlichte ontwikkelaar
en bewoners, ruimte voor kunst en creativiteit
Tianzifang is een vroeg en prominent voorbeeld van
het hergebruik van een woonkwartier. Inmiddels is
dit gebied het meest gewilde creatieve cluster van
Shanghai geworden. Het fungeert als trendsetter voor
ontwikkelingen elders in het centrum van Shanghai,
hoewel de schaal van zijn bottom-up proces en het suc-
ces niet eenvoudigweg te kopiren en evenaren zijn.
Samen met projecten als Bridge 8 en M50 (zie hierna)
is Tianzifang verantwoordelijk voor de mobilisatie
en het sensibiliseren van de interesse van de over-
heid voor de herontwikkeling van stedelijk erfgoed.
En ondanks de huidige toestand van commercialise-
ring biedt het belangrijk studiemateriaal voor andere
casestudies, met name waar het gaat om het ontwik-
kelingsproces en de verhouding tussen de diverse ac-
toren en belangengroepen, maar ook voor wat betreft
de administratieve beperkingen.
De locatie van Tianzifang is een cluster van woningen
en kleine bedrijfsgebouwen, oorspronkelijk bestemd
om gesloopt en herontwikkeld te worden. Het is
gelegen in een gebied aan de periferie van de Franse
Concessie en grenst aan een voormalige slum rond
het overkluisde Zhaojiabang-kanaal. Toen de sloop
onder invloed van bewonersprotesten werd uitgesteld,
selecteerde het wijkbestuur samen met het bewo-
nerscomit een verlichte projectontwikkelaar, die
het gebied samen met de bewoners herontwikkelde.

The SKVR stimulates active and passive amateur art participation.
The SKVR strives to reach as many (young) inhabitants of
Rotterdam as possible in an attempt to connect them to arts and
culture. The Foundation is divided into four sections, which are
closely related and working together.
The surrounding buildings on the location have green openings
in between also called a hof in the Netherlands. The courtyard
provides sunlight in the centre of a big building block, which is
common in historical buildings in Rotterdam. All the green spots
on the plan are all entered via tunnels in the buildings. Behind the
tunnel lies an almost hidden part of Rotterdam, because it is a
place where the public usally never comes. A closed facade with
a small opening gives the effect of a secret garden. This garden
(hof) of the building gives a suprise effect compared to the closed
outer facade. Inside the garden viewing boxes are visible for every
section of the SKVR.

A center for musician is a building wher different kinds of
musicians come together to practise and perform their music.
Its a combination of rehearsal space, poppodium & a music
conservatory. The whole concept for the program is to get people
out of their garages and practise in a good acoustic environment
with all sorts of musicians to be inspired by.
The Tower relates to Amsterdam and the base relates to the
neigborhood. Which also had the functions that the neighbours
will use like the restaurant, store and audi torium. The whole
building is divided into different music clusters. The clusters are
stacked according to the intensity of use.
The interior street of the building brings you from the pubic cluster
to the recording cluster through one walkpath from bottom to top,
bringing you through all the different clusters and different corners
of the tower. The interior street can be read from outside revealing
and leading through the entire interiority of the the building. It is a
combination of closed and open. With a wooden public part and a
hard concrete part for the studios.
