borrowers $1.035 million over 30 years – hitting the $1 million mark by year 24.
“This research was based on the average variable rate of about 5.5 per cent but borrowers need to remember that there’s a big diff er-ence between what lenders are off ering, which can mean bigger costs for a home if you’re not care-ful,” she said.
“The lowest ongoing variable rate on fi nder.com.au/home-loans is currently 4.39 per cent by Herit-age Bank – that’s 1.11 percentage points lower than the average variable rate of 5.5 per cent and a diff erence of $446 per month.”
What does your loan really cost you?
T he Australian dream of home ownership carries a $1 million price tag for many, following new
research by one of Australia’s biggest comparison websites fi nder.com.au.
The research found that Austral-ians with a mortgage of at least $489,300 will cost $1 million over the life of a 30-year loan, using the average variable interest rate of about 5.5 per cent.
If this mortgage size was 80 per cent of the property’s value, that means any property priced from $611,625 will end up costing borrowers $1 million.
The hidden costs of home ownership are often not considered when looking for a new mortgage
Michelle Hutchison, Money Expert at fi nder.com.au, said many borrowers are being stung by this slow-burning hole in their hip pocket.
“When borrowers look at how much they can aff ord to repay for a home loan, they might not look down the track to how much they end up spending. The danger lies with spending a lot more than necessary,” she said.
“While it’s likely that your home will increase in value over a 30-year loan term, it might not compensate the cost of a home loan as the money you end up spending can be greatly increased
if you have a small deposit and don’t shop around for a good value deal,” she said.
Across the country, Sydney tops the list for the most expensive median house price of $825,000 according to fi gures by CoreLogic RP Data. For this price tag, borrowers will hit the $1 million mark by year 11, based on the average variable rate of about 5.5 per cent, with a 20 per cent deposit which would mean a loan size of $660,000.
For the median-priced house in Melbourne of $633,000, a mortgage of $506,400 (with a 20 per cent deposit) would cost

A ustralians are more likely to be a victim of theft or burglary than any other type of
crime, new research has found. And home burglaries spike over
the summer holidays when back-yard barbeques and pool parties are more common and household-ers are more likely to leave their front doors and windows open.
According to the Australian Institute of Criminology, it takes just two minutes to break into a home, and the average burglary is over in 10 minutes.
Understand Insurance spokes-man Campbell Fuller has urged locals to be vigilant over the summer months.
Mr Fuller said householders can take simple steps to reduce the
risk of becoming a victim of crime this summer. Tips include:
• If you’re having a party, keep the front door locked at all times and have your guests ring the bell or call your phone to avoid unwanted party guests
• Make sure your doors and windows are locked if you are outside occupied with chores like gardening, washing the car or mowing the lawn
• Ensure all doors and windows are fi tted with good quality locks and don’t leave keys in windows
• Cut back trees or bushes close to your house to remove hiding places
• Don’t leave boxes of expensive items lying around in view.

L ife does not always go to plan for local home-owners, many of whom will fi nd themselves in
moments of fi nancial stress and struggling to manage their mort-gage.
According to Smartline Personal Mortgage Advisers, dealing with fi nancial upheavals as soon as possible is essential.
“In our Mortgage Advisers’ anecdotal experience, people who encounter fi nancial stress tend to hold onto their home for too long,” Smartline’s Executive Director Joe Sirianni (pictured) said.
“Eventually their debt repay-ments put them in a position where they go very close to bankruptcy and, in hindsight, will express their wish that they’d
Preparing for the worst
sold their home sooner in order to get rid of their debt earlier and give themselves time to get back on track.”
Mr Sirianni said that making the decision to sell the family home or investment in order to clear debt is a stressful and emotional choice to make but a decision that is better made sooner rather than later.
“Rather, leaving the decision-making process for too long can make an already stressful situa-tion even more diffi cult – it’s best to talk about the situation and discuss options right from the beginning,” he said.
Mr Sirianni said that fi nancial diffi culties predicted early as a result of redundancy, illness or injury can be better managed.
“It’s always best to be up front with your lending institution to let them know about your situa-tion – particularly if you predict that you’ll experience fi nancial diffi culties in the near future if you don’t secure another income,” he said.
“Not surprisingly, it’s in lend-ers’ best interests to work with borrowers to manage mortgage repayments during tough fi nan-cial times.”

Screen timeW ith the increase in
popularity of open plan living the humble screen, or
room divider, is making a come-back.
A screen can help to create separate spaces in open plan areas including kitchen/living areas, bathroom/bedrooms and dining/living rooms. Whether used in a large open plan home or a studio apartment, screens allow you to separate areas of a room to create privacy or even just to add an aesthetic element to your home.
When choosing screening options it’s best to start by decid-ing what space you want to create.
Whether it be a small area of the lounge room that you want to turn into a study or dividing an open plan studio apartment to create a makeshift bedroom area, deciding on the space you have to work with will allow you to choose the right screen for the job.
Once you have an idea of how the screen will be used, consider the look that you’re trying to create. No matter what your preferred design style there are many options on the market to suit every home, with plenty of choice when it comes to texture and colour. For example, if you’re looking to create a bathroom retreat consider a screen with a
neutral colour palette that makes use of materials taken from the natural landscape. This will help to create a relaxing atmosphere, making that bath after a long, hard day even more rewarding.
Screens are not just about divid-ing a room, they can also be used as purely decorative elements
when placed against a wall, helping to add a point of interest without the need to invest in permanent changes like paint or wallpaper. So if you’re looking for a quick and easy way to create spaces in your home, or just want to add an element of interest, consider investing in a screen.
