M oving house is one of the most stress-ful experiences you could ever go
through. Your whole life is in your current home, so a move is a big deal.
Preparation is everything when it comes to a move. Here’s our tips on how to make the whole experi-ence less stressful:
Make a list: Whether it’s in your phone, in a notepad or on your computer, make a list of everything you need to do before moving. It’ll make the whole process a lot easier.
Pack early: Don’t leave all the packing to one or two days. You’ll feel rushed and you may start to just put things anywhere, which will make it diffi cult when unpacking at your new place. Start packing things like DVDs early, as there’s no need to leave things like

movethis until the last minute of the moving process.
Label everything: Think about the layout of your new home, and label things per room. For example, if your new house has a home offi ce, make sure you mark a box featuring your stationary and other items appropriately. Then when you get to your new place, you’ll be able to put boxes in the appropriate rooms.
Sort out your accounts: Make a list of all of the services that will need to be turned on at your new address. This includes the obvious ones like electricity and water, but what about an Internet connection and pay television?
Pets and kids: Arrange a plan when it comes to your pets and kids on moving day. They’ll only create problems if they get in the way, so perhaps ask a family friend to mind them until the
move is complete. Unless of course the kids are older, then make sure they help with the big move on the day!
Take little things fi rst: To avoid moving day becoming longer than it needs to be, start taking little things and easy to carry boxes over to your new place as soon as you get the keys.
Consider a professional: Whilst you and your mates may rate yourselves as removal experts, why not avoid the stress and get the experts to do it? It’s not as expensive as you think and you won’t have a sore back at the end of moving day!
Know where things go: Don’t get to your new place and start decid-ing where things will go! You need to know this beforehand. Draw up a rough plan of where your key furniture items will go. It’ll save a lot of stress and confusion.

It’s all a mythW hile a great deal
has been reported concerning foreign investment in real
estate, the reality is that much of this investment is in upper price ranges and capital cities, and, is centred around high profi le trophy properties according to First National Real Estate Lake Macquarie principal, Troy Duncan (pictured).
“Understandably, there has been a great deal of media atten-tion devoted to the strong prices being paid for some properties in higher price ranges,” said Troy.
“The public perception seems to be that Mainland Chinese buyers are investing in Australian property at an alarming rate, to the cost of Australian residents
and fi rst home buyers who cannot aff ord to compete.”
Troy believes the reality is quite diff erent and that the problem lies fi rstly with the lack of accurate information concerning foreign investors. With the average prop-erty investment approved by the Foreign Investment Review Board (FIRB) being $1.6 million, it’s unlikely that many fi rst homebuy-ers are aff ected.
“The FIRB’s policies are not the problem, however, FIRB’s ability to monitor compliance with its rules and the residency of buyers could be improved,” said Troy.
The First National Real Estate network recently addressed a House of Representatives Stand-ing Committee on Economics inquiry into foreign investment.

R ental properties can be targeted as sites by people looking to manu-facture drugs.
Illegal drug manufacturing can cause considerable damage to rental properties and cost landlords thousands of dollars in repairs and subsequent lost rent.
Terri Scheer Insurance Execu-tive Manager, Carolyn Parrella said tenants involved in cultivat-ing illegal drugs, such as cannabis, methamphetamine and ecstasy, can go to great lengths to hide such activities.
“Temporary drug laboratories in rental properties can be diffi cult to detect if you do not know what to look out for,” she said.
Ms Parrella off ers the following tips to help property managers
identify any suspicious or illegal activity.
Conduct regular property inspections: “Carrying out regular property inspections will increase the chances of detecting any illegal activity, assist land-lords to lodge insurance claims as soon as possible and potentially mitigate loss,” Ms Parrella said.
“It takes three months to culti-vate a hydroponics crop so carry-ing out quarterly inspections will increase the chances of detecting any illegal activity as soon as possible.”
Modifi cations to property: “Some hydroponic systems or temporary drug laboratories require specifi c modifi cations to the property,” Ms Parrella said.
“Check for potential tampering

of the property. Some hydroponic set ups require pipes or hoses to be fi ltered through the roof or a designated man hole. Look for holes in the ceiling as they could lead to hydroponic systems.
“It is also a good idea to check whether the meter board has been tampered with or rewired. Holes in nearby walls or built-in cupboards are common in order to feed wires to a power source.”
Look out for unusual items or activity: “Certain items are commonly used to manufacture illegal drugs, including glass fl asks, beakers, rubber tubing, gas cylinders, chemical contain-ers, drums, drain cleaner, acid garden fertiliser and cough, cold or allergy medicine,” Ms Parrella said.

JLL’s Retail Centre Managers’ Survey for August 2014 reveals improvement in tenant enquiry levels reported by shopping centre managers, but the impact of the economy on retail trade
remains a concern. The national survey across 99 shopping centres managed by JLL (throughout fi ve mainland states and the ACT) shows an improvement in centre managers’ overall sentiment.
56 per cent of centre manag-ers currently expect some turnover growth in the year ahead compared with 51 per cent in
February when the survey was last held. Tenant enquiry levels were among the indicators that rose, with the survey recording one of the best results for tenant enquiry over the history of the 11 surveys conducted. Not since December 2012 has the measure for the net balance between stronger enquiry versus weaker enquiry been above
the neutral 0 per cent mark, with the survey reporting a result of two per cent.
However, the political environ-ment and the economy both re-emerged as concerns for centre managers.
The survey found competition from other centres to be the retail centre managers’ biggest worry.

And of course remember to maintain moist soil with rainwa-ter to keep your plants thriving. Be sure not to let the soil become dry as this can cause damage to the plant.
