QUESTIONS????
We provide KNOWLEDGE You Can Use NOW!
Q: How long will it take you to double your money?? A: This simple formula will be a guideline: 72 ÷ the interest rate, for example: CD’s @4% - 72 ÷ 4 = 18 years to double = 18 years to double your money at 4%. If you invested in ARIZONA Tax Lien Certificates @16% - 72 ÷ 16 = 4.5 years. IOWA pays 24% - 72 ÷ 24 = 3 years OKLAHOMA pays 8% - 72 ÷ 8 = 9 years

Question: Why don’t people pay their taxes?Answer: 1) People die and no one pays the tax. Heirs may
pay the taxes later.2) People run out of money – they becomeunemployed and have money problems.3) Some people won’t part with their moneyuntil the last minute. They are making more byinvesting elsewhere.
Question: Will I own the property at some future date?Answer: Possibly, although it’s rare for a property owner to forfeit their real
estate. In Arizona, for example, 99% of all property owners pay(redeem) the taxes due to the county. The county in turn pays youinterest plus a high rate of return. Nationwide, 97% of all tax liencertificates sold are paid (redeemed) by the property owner.
Question: Who will pay me my return?Answer: The property owner pays you when they pay their delinquent taxes.
The government agency (the county or municipality that collectedmoney from you) will contact you and ask you to return your tax liencertificate. Upon receipt they will send you a government check.
Question: How will I know what I’m buying?Answer: First, you are not buying real estate. You are purchasing a lien on the
real estate. Should you ultimately foreclose and get the property, then you own real estate.

Question: What if I end up with the real
estate? What do I own?Answer: Here is how the process works:
The county will publish a tax lien sale in thenewspaper and public records. Buyers/biddersshould research the public records (plot maps, assessment parcel and subdivision maps). The buyer/bidder shouldalso purchase local maps and drive by the subject properties. Thedrive-by inspection would provide additional appraisal data. Titlecompanies and appraisers, and real estate agents will provide morein-depth information.
Question: What happens to the certificate when I buy it?(Do I take it home?)
Answer: Yes, you can put it in your safety deposit box or other place forsafekeeping.
Question: When do I get paid?Answer: When the county or municipality collects from the property owner,
they will notify you. Upon receipt of your certificate they willpay you.
Question: I want to get a property for sure, not just a tax liencertificate.
Answer: That’s possible – but highly unlikely. Specialists find that certificateholders get the property in only 1% to 5% of all tax lien sales.
