The most favoured anchorage on the west coast in the high season, holding can be found in 8-10 metres virtually anywhere in the bay. The surf can make dinghy landings exciting early and late in the season. This southwest facing beach is particularly attractive, with Puravana Phuket Yacht Club, a 5-star resort of considerable fame, perched on the north side of the bay. The evening view from the hotel’s deck is unbeatable.

Naiharn is one of the favourite gathering points for cruising yachts over Christmas and there are a few local style beach restaurants. Phuket Town is 45 minutes away by taxi or bus.

The Club Med covers about 60 percent of the beach, from the northern headland. Outside guests are not catered for.

On the south side is Kata Beach Resort, a 400-plus room hotel, host to the Phuket King’s Cup Regatta since 1998. This 4-star resort is the largest of many reasonably priced resorts here. On the road behind the hotel frontage are numerous restaurants, bars and shops within easy walking distance.

Beside it is The Boathouse, a long-time favourite of the yachting community. Its owner and designer, ML Tri Devakul, was one of the King’s Cup Regatta founders. The Boathouse calls itself ‘a restaurant with a few rooms attached’. Reservations are a ‘must’ in high season. The wine cellar is excellent, with upwards of 250 labels. Passing yachts may replenish wine supplies at retail, not restaurant prices.

Diving and snorkelling around Koh Pu (Crab Island) is good. A note of caution, however: the passage between Koh Pu and the headland is not recommended without local knowledge; there is a rock awash in the channel.

ACYC to ORGANISEBAY REGATTA(PHANG NGA)

Uncertainties over the future of the 2011 Bay Regatta (formerly Phang Nga Bay Regatta) were resolved recently when the Ao Chalong Yacht Club (ACYC) stepped in, albeit late in the day, to organise this massively popular ‘roving’ regatta. The Bay Regatta regularly attracts 40-50 entries and is scheduled for Wednesday 9th to Sunday 13th February 2011.

When it became clear that the 2011 regatta, the 14th event, looked like it was going to be cancelled, ACYC’s Commodore, Mick Kealy, called an emergency meeting to rally the troops; the decision was made to move forward.

“There is a lot of work to be done quickly,” said Kealy, noting that it is now late in the day to attract the sponsors needed to make the event work. “Events like this, and the images they project of Phuket and the surrounding areas, are of tremendous value in boosting the region’s image, not just as one of the best yachting destinations in the world, but also as a high value tourism destination across the spectrum,” said Kealy.

The Bay Regatta is unique amongst Thailand’s regattas in that it races through three provinces (Phuket, Phang Nga and Krabi), capturing some of the most alluring images of the scenic wonderland that every visitor to Phuket makes a beeline for – the beaches, islands and limestone mountains of Phang Nga Bay, Krabi and Phuket.

Having only recently completed the 3m baht relocation to its magnifi cent new waterside premises in Ao Chalong, the yacht club is not exactly awash with surplus funds to back the regatta. “Sponsorship is essential to keeping this terrifi c event alive,” noted Kealy, adding, “We’re hoping that marine leisure businesses – as well as other business in the three provinces targeting high-end clientele whose buying decisions are infl uenced by the lifestyle dream – will come forward and back the 2011 Bay Regatta. It would be great, too, if some ‘interested’ parties for whom the Andaman Sea is something of a ‘second sailing home’, could dip into their pockets for this critical year.”

To reassure participants, the organising group within ACYC has confi rmed that the basic format will remain unchanged; the racing will be planned and managed by the same team as in previous years; the regatta will move to a diff erent location each evening. According to a spokesman for the group, however, there may be a couple of small changes for the better – such as not going quite as far north in the bay where the wind tends to die out and, perhaps, having one evening free to explore what that day’s anchorage has to off er onshore.

Back to the sponsorship… the ACYC has three main target levels: (1) Two or three moderate-sized cash sponsors, (2) Product/services suppliers who can help take the heat off the expenditure side of the budget and (3) A whole host of local supporters at just 15,000 baht each. The fi nal party and prizegiving, to be held at the Ao Chalong Yacht Club, will be dedicated to these local business supporters.

Entered in Multihull Racing Class, the first Andaman Cabriolet, Niña took first place in Six Senses Phuket Raceweek 2009 – just days after launch. She won the Royal Langkawi Regatta 2010 and the first Ao

Chalong Yacht Club (ACYC) 2010 series. As this publication goes to print, she is leading the Pescott designed Charro by one point in the second ACYC series, having missed a race.

Da Vinci, Andaman Cabriolet No.2, took second place in the Phuket Multihull Championship 2010, second in Six Senses Phuket Raceweek 2010 and – in her first ACYC race, she beat a sleek F28 across the line by 16 minutes to take both line honours and a handicap win – despite giving time to all.

This is definitely not a slow cruiser winning just because of a great handicap. In this year’s Six Senses Phuket Raceweek, just a few minutes separated Da Vinci and the fastest Corsair trimaran (with racing sails) across the line in a typical race in moderate-to-light conditions. In the Multihull Championship, she came within 1 point of the pure racing Seacart 30, Thor,

in the overall results – having taken 2 firsts in individual races. The third boat was 7 points behind Da Vinci!

With the third boat due for launch in Jan/Feb 2011 and several ‘live’ enquiries for Nos. 4 and 5, Composite Catamarans is continually tweaking materials, construction methods – and those ‘little things’ that make for extra comfort and ease of handling.

This all-composite yacht is built using only epoxy resin (no polyester) – those who know about boats will understand what this means in terms of quality, lifespan etc – and has some nifty little add-ons such as Saniloo waste treatment system, LED and energy-saver lighting, solar panels etc

With 2 double and 2 single berths, 2 shower-toilets, a big comfortable saloon with retractable ‘cabriolet’ roof, ‘galley up’ and a spacious cockpit, the Andaman Cabriolet is designed for people who prefer their sail boats to actually sail well! Yet, easy to handle, it's the perfect family cruising boat. And, partly customisable, you end up with exactly what YOU want...

inning smile,

“I’m happy when I see people eat my food and smile,” said Wandee Khaowreung, the only female out of fi ve winners in a ‘Thai Chefs to the World’ cooking competition that attracted 800 entrants. Wandee was talking about her work as cook on board charter yachts.

Phuket-based Wandee, the youngest of seven sisters from Thailand’s Songhkla province, heard about the ‘Thai Chefs’ competition on television and immediately

put in her entry. Sure of getting onto the shortlist of 200, she demonstrated a quiet confi dence – not only in her ability to prepare mouth-watering dishes, but also in knowing what the judges would be looking for.

To enter, she had to submit a menu together with reasons for her choices – and explain why she should make it to the shortlist. Reading behind the enigmatic smile, you can tell Wandee’s confi dence comes, at least in part, from knowing how to push all the right buttons…

Whisked off to Bangkok for the next phase, she romped through a series of training courses conducted by top internationally-renowned chefs from diff erent 5-star hotels. Training completed, the entrants (now down to 30) had, again, to make a submission in writing, detailing a dish of their choice, where and how they would buy the ingredients, how to prepare and why they selected their particular dish. At this stage, they had to opt for one of fi ve categories.

Again, Wandee demonstrated a combination of culinary skill and strategic resourcefulness. Having stayed quietly in the background during training, soaking up the knowledge on off er and observing her ‘classmates’ – most of whom had vastly more traditional culinary training and experience, she decided to avoid over-subscribed categories and opted to submit an appetizer, ‘Deep Fried Spring Roll with Prawn Massaman Curry’, for her fi nal entry. Explaining how she settled on this dish, her own creation, she said, “Massaman curry is a classic southern Thai taste that many people don’t get the chance to experience because, as a main course, it can be very heavy”.

The judges were obviously convinced, as Wandee won her category and was whisked off by Thailand’s Department of Export Promotion, along with the other four winners, for 10 days in Los Angeles as part of a culinary roadshow. Taking part in cooking demonstrations and classes, as well as cooking her speciality for guests at the Beverly Wilshire Hotel’s Boulevard Restaurant, left little time for soaking up the sights and sounds of LA; a day at Disneyland and one at Universal Studios – both part of the offi cial programme – were all she managed. “I’d have loved to spend more time there and I have friends who invited me to stay with them. But the programme was very rigid and I couldn’t even change my return ticket to stay on longer,” said Wandee wistfully.

Back to reality, Phuket and work. Asked if winning the competition had helped her career at all, she said, “Yes. As a result of winning the competition, I got a job for this high season on the charter catamaran Chameleon, with a guaranteed minimum salary. Usually cooks on charter yachts are employed on a casual basis only for individual charters, but I guess I’m good for the owner’s marketing because I won.”

But it’s not only the judges who appreciated the passion and attention to detail that Wandee brings to her job. A couple of comments from recent charter guests add practical acclaim to her offi cial achievement:

To charter Chameleon and experience Wandee’s cooking, Email: [email protected]

“Wandee’s cooking is superb. No wonder she was selected to represent Thailand in Los Angeles for promoting Thailand and Thai food. We would be hard-pressed to fi nd a restaurant that can cook with such passion and quality. And, on top of that, Wandee's a real pleasure to have on the yacht.”

“Wandee is a marvellous Thai chef whose professionalism and love for food had us always looking forward to the next meal.”

All heady stuff for someone who only recently entered the world of cooking at sea. Wandee recalled her fi rst job on board, as cook on the catamaran Ruby: “We went to Burma, to the Mergui Archipelago. The waves were so big and I was really scared. I got seasick too, but I had a job to do – cooking for 14 people – so I just had to get on with it.”

And, as a fi nal note: “I love this work; I have a career but, at the same time, I feel free,” she said, adding, “I’m really proud of my achievement. I proved what a Thai lady can do in an environment dominated by men. I know my Dad was proud of me too, although he never really expresses his feelings much.”

Recipe

Walnut Cheese ki Sheekh200 gm paneer (cottage cheese)• ½ tsp green cardamom powder• 40 gm walnuts• 30 gm chopped coriander leaves• 50 gm grated amul cheese or mozzarella cheese• 1 tsp roasted cumin powder• 50 gm chopped peppers (yellow, green and red)• ½ tsp chat masala• 5 chopped green chillis• 45 gm cornfl our• Butter and chat masala to baste• Salt to taste•

You may use locally purchased cottage cheese but for a more authentic fl avour you should prepare your own paneer (cottage cheese). To do this, boil two litres of milk and add white vinegar to ferment the milk. Then re-boil for no more than one minute. Remove the excess milk by straining through a cheesecloth. What remains is the paneer. Wrap this in the cheesecloth and place a heavy weight on top to fl atten it. Leave for 30 minutes.

Crush the cumin seed and roast until dark brown.

Take a deep bowl and mix the grated paneer with grated amul or mozzarella cheese, roasted cumin seed, green cardamom powder, chopped green chillis, chopped coriander leaves and chopped peppers and a pinch of salt to taste. Finally, add the cornfl our as a binding agent and grill for three or four minutes until light brown.

Bobby Duchowny studied aromatherapy – a healing art that promotes massage, when combined with specifi c herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association.

Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices.

“I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls.

Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market.

What started, several years ago, as a modest enterprise has blossomed into a successful operation off ering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

Lemongrass HouseTo visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your choice to enjoy at your leisure. They even have a great range of kid’s spa products.

“Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food.”

Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. For example, his hydrating face and body creams have 25 per cent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles.

“People are sensitive to diff erent scents at diff erent times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced hand-blended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils.

Lemongrass has won many awards, including Condé Nast Hot List 2007, and has been featured in several top magazines, including Time Magazine’s “Best of Asia”. According to Time, “If you want to smell like no one else, try mixing a selection from the more than 90 natural scents at Lemongrass House.”

Lemongrass House is located in Cherngtalay, Surin Beach and Chalong, where you can buy their full range of spa products at modest prices, making perfect gifts for friends and family who can enjoy the aromatic scents of Asia in the privacy of their homes – no matter where in the world they live.

The Royal Spa and Health Club

In the heart of bustling Phuket Town lies a quiet haven of heavenly peace. With the continuous sounds of water, trickling, bubbling and steaming, and with the sweet fruity scents that fi ll the air, the being is enticed into a fl owing stillness of body and mind.

The Royal Spa and Health Club is a popular tropical day spa with both locals and visitors alike, which is managed by the Royal Spa Development and Management Company. With an excellent reputation in the spa development industry through its experience and attention to detail, the Royal Spa and Health Club off ers a distinctly personal experience.

Of the signature treatments, the Royal Stone Therapy is one that is particularly interesting. The Hot Stone massage technique, founded 5000 years ago, uses black volcanic stones, which are heated and placed on the body, producing a profound eff ect, stilling the mind and easing the body.

Unlike many of the high-end spa complexes on the island, which market themselves exclusively to tourists, the reasonable prices and relaxed but professional staff at the Royal Spa, means that many local Thais, as well as tourists, are beginning to use the spa. This has helped to erase the often stiff , and over-formal atmosphere at many of Phuket’s spa resorts, giving the Royal Spa an ambience of authentic relaxation and pleasure.

All the therapists working at the Royal Spa have been trained at the in-house 'Phuket Spa Academy', established in 2004, to provide a comprehensive spa training course. The curriculum and assessments provide a measurement of therapist expertise and knowledge within the Thai spa industry. Since then, the Royal Spa Development and Management Company have provided comprehensive and professional spa management, and development programs, for spa retreats throughout Thailand. Their aim is to provide a standard of service and expertise throughout the Thai spa industry, to ensure a high quality of service and standard of treatment, throughout Thailand. It truly off ers the ‘one stop services for Thai spa business’ and a quality of relaxed professionalism, rarely found in luxury spa resorts.

Right now The Royal Spa have 12 branches that are managed in resorts in Patong, Kata, Karon, Panwa, Ao Chalong and Phuket Town and you are welcome to experience our spas with us anytime. As a special for our 8th year anniversary, we off er 'BUY ONE GET ONE FREE' value.

Finding a spa in Patong is easy. But if you want fi rst-class tropical treatments in a superb beachfront setting, your choice is very limited. Fortunately, the newly-opened Swasana Spa at Impiana Phuket Cabana Resort & Spa, provides the perfect answer. With two luxurious treatment rooms for couples, complete with private steam room and oversize twin Jacuzzi, one single treatment rooms and two beachfront Thai Massage rooms, Swasana Spa is unique in Patong – blending sublime treatments with a spectacular beachside location.

Whether you’re suff ering the stress of working in Phuket’s super-heated commercial environment, or you’re visiting from overseas for a slice of tropical relaxation, Swasana Spa’s warm welcome from their gracious staff is a great way to start.

My journey began with a Herbal Steam treatment in the aromatic steam room. Great for cleaning the pores and clearing the mind. Then out of the steam into the warm Jacuzzi for two, sipping a cool ginger tea while nature’s healing power eases away aches and stress.

Already beginning to relax, I moved on to the Swasana Salt Scrub, the spa’s signature body treatment. My 2 therapists started with a gentle scrub, using tropical salt and tamarind to remove the dead skin cells, leaving my skin feeling smooth and silky.

Gearing up the sense of total relaxation, and gearing down even further my stress levels, I next experienced the signature massage – a combination of Lomi-Lomi and Aromatherapy techniques and principles. Lomi Lomi, also called ‘Loving Hands’, derives from ancient Polynesian massage using long continuous, fl owing strokes to get deeply into tired muscles. Aromatherapy, using essential oils to stimulate or relax, is the perfect complement. While my therapists’ hands

worked their magic on my body, I felt I had left all my worldly cares and tension behind.

By now in sensory heaven, the Sawasana angels prepared me for a Rejuvenating Anti-Stress Facial. A blend of facial massage with natural creams, this treatment cleansed and rejuvenated my skin and facial muscles. With all my senses heightened, I detected the fragrance of guava fruit – good enough to eat, but alas just one of the natural ingredients in the creams my therapist was using. This one is a must for anyone thinking of having a ‘face lift’!

George Lindsay is Wealth Manager at Expat Solutions

Money Never SleepsHere at Shop WINDOW we go to any lengths to get the latest market info. This month our fi nancial guru is in South America to check what’s new. Hasta la vista, George.

As I write, I’m in Lima, Peru. I’ve just made a memorable visit to Cusco, Machu Picchu and the Sacred Valley. I’d recommend anyone who hasn’t been there, to go. If you do, make sure you travel from Cusco to Machu Picchu by train (incarail.com). This is a very good, family-run business providing the personal touch.

Peru is a bit like Thailand in that it has a very large tourist industry and whilst most tourists come to Phuket for its beaches and beautiful coastal scenery, visitors to Peru are there to absorb its antiquities and majestic mountain scenery. The capital City of Lima is also fascinating, with many museums and other places of interest. Unlike Thailand, foreigners can own property and the land upon which it is built. Land and property prices, although much higher than they were say fi ve years ago, are still relatively cheap compared to Phuket. For four million baht you can buy a 1,000-metre plot and build a quality house in the Sacred Valley. The mountain views are superb.

Peru hasn’t got a large manufacturing base, but like Australia is very rich in minerals. Copper is the major ore mined. It also has a large service sector and, as mentioned above, a tourist industry that is expanding fast.

Readers who follow the economic fortunes of South American countries will know of the remarkable growth these countries have enjoyed recently. Brazil, of course, is also very rich in minerals and, in addition has a vast and varied manufacturing base. In fact, one of the planes I fl ew on whilst over here was manufactured in Brazil so there’s some competition here for Boeing and Airbus. It is, of course, one of the countries featured in the BRIC Funds. The ‘B’ stands for Brazil and the other components are Russia, India and China. There are also many good Latin American funds around, and one of my favourites is the Findlay Park Latin America Fund. This has an excellent track record, having risen by 50% in the last year alone.

On a diff erent topic, I know that many readers are concerned about bank interest rates which are presently at an historic low. We know infl ation is also low, but we all like to see a good return from our bank deposits.

For a limited period, there’s currently an investment available from a UK-based bank which is paying 5% p.a.on Pound Sterling, Euro and US Dollar deposits and 12% on Australian Dollars. It’s a split investment with a capital guarantee. The minimum outlay is only £10,000 or currency equivalent. 50% of the amount is held on deposit for one year and the capital and interest is then returned. The other 50% is paid into a stock market index for a further four years. If the value of this investment increases, this will generate a profi t. If, on the other hand, after fi ve years the index is lower, Investors will receive back 100% of their original capital.

In an on-going battle to reduce costs and harmful emissions, the aviation business is seriously researching engineering innovations, which Jules Verne might have imagined a 100 years ago.

Flying wings, propellers turning at much higher speeds, aircraft that can carry 1,000 people. Fanciful ideas? Nope.

All of these new technologies are being seriously studied by the airline industry to reduce fuel burn, and the resulting CO2 emissions that contribute to climate change.

At two per cent, global CO2 emissions from aircraft are much lower than those of industry or ground vehicles, but because aircraft fl y at high altitudes for long distances, their impact on the climate is still quite signifi cant. Pro rata, the cost of moving one aircraft seat is about the same as driving a car over the equivalent distance, but of course the time taken is about ten times less.

Mindful of their global responsibilities, the aviation industry is actively researching technical innovations to improve fuel effi ciency. Here are a few promising avenues.

One possibility is to continue to build bigger and bigger planes. For example, the A380 Airbus confi gured for economy, can carry 800 passengers. It’s all about economies of scale. So why not build an aircraft that can accommodate 1,000 passengers? A feasibility study for such a design has confi rmed that there are advantages in terms of cost and fuel conservation.

However, there have been some non-technical reactions, like the psychological resistance by potential passengers, to fl ying with so many other people together in one plane. In all likelihood, such an aircraft would exceed the 80 metre square size limit which airports are able to accommodate.

Another idea is the so-called ‘blended wing body’ concept. A confi guration which combines wings and fuselage into a single construction has many advantages. It would reduce drag on the fuselage at take off , and would be lighter than an equivalent conventional aircraft. It would, therefore, require less engine power for propulsion.

Currently many shapes and sizes are under consideration, ranging from fl attened and widened fuselages through to the fully-integrated

‘wing fuselage’ combination. The downside is that the technological implications have still to be addressed. Historically, the time taken to implement major

advances in airliner design is 25 to 30 years.

Another novel idea is re-confi gure propeller blades to increase effi ciency. Theoretically, propellers are more fuel effi cient than jet engines, but they lose their effi ciency advantage at speeds of 700km/h and above; well under the cruising speed of modern aircraft. The cost of developing such hybrid propellers is also huge. They would probably only become economic if jet fuel prices remain high.

Lightweight composite materials are a synthesis of carbon fi bre and aluminium, which makes it possible to construct larger panels, and therefore eliminate the classical riveted lap joints used on older aircraft. Serious cost reductions are therefore possible. Composite materials are lighter and stronger, than traditional aluminium. They are already being used in the airframes of the Boeing B787 and the Airbus A350. These new generation aircraft have achieved 20% weight and fuel burn reductions. Of course, this also results in a decrease in CO2 emissions.

The B787 is due to start service soon after a two year delay, and the A350 will enter service in around fi ve years time. Both will continue this trend of incorporating the new materials.

But how long will it be before we see any of these new technology aircraft over Phuket? Well, don’t hold your breath. Perhaps, the airlines servicing Phuket will start to operate B787s on the route, in due course.

In fact, innovation in aircraft design is nothing new. The modern commercial airliner design only became current in the 1950s and one thing is for sure, it’s going to be around for a long while yet.

Another fact of life is that airline travel is going to continue to grow for the foreseeable future, so these new technologies are essential not only to reduce emissions, but to meet the passenger demand for aff ordable fares. It is estimated that world demand for air travel increases by 5-6% every year.

The airline industry has set 2050 as the target year for achieving signifi cant CO2 reductions, or even CO2 neutrality. It’s a harsh statistic, that even a 50% reduction in CO2 emissions in that time, wouldn’t be enough to reduce the total emissions of aviation, but at least researching wing type aircraft, new types of propellers, mega-aircraft and new composite manufacturing techniques is a positive and promising start.

to make it comparable with other major areas of Thailand. Until this is done, we’ll get more and more traffi c on the already busy roads of Phuket.

What do you worry about Phuket the most? That we humans may be helping to create the next natural disaster due to overdevelopment. However, more stringent building regulations are helping to put the brakes on this.

How old are you? I’m 41.

Tell us about your family. I live with my Taiwanese partner and we have a 16-month-old baby boy.

Whereabouts do you live in Phuket? Kamala Beach. I like the place because it off ers great quality of life. It feels residential but it has all the necessary conveniences. At the same time, it’s only ten minutes away from Patong and Bangtao.

What infl uenced your choice when you bought your house? Location. I think it’s also a great capitals gain investment. Besides that, it suits my lifestyle requirements.

Could you tell us about your lifestyle? I’m happy. I’m enjoying every moment of it. I love my family and I’m grateful that they tolerate my frequent absences due to the demands of my work.

I really look forward to a brunch with them, or making a trip to the beach for swimming. Any free time I have, I spend it with them. I do like an occasional game of golf, of course! Usually, my free time is all about relaxing or catching up on the latest sports news. I also try to keep fi t by playing squash or doing a bit of jogging.

Any thoughts on retirement? Not really. As each generation lives longer, we have to put off thoughts like this.

What are your immediate plans for the future? In my own small way, to contribute to making Phuket become one of the best living paradise destinations in the world.

How would you rate the quality of your life? On a scale from nought to ten I’d rate life at ten. I’m blessed by being surrounded by my family, colleagues and friends.

Where are you from originally? Deep Wilderness, in Finland.

Tell us a little about your background. I was educated in Finland, but moved abroad almost immediately. I worked in marketing and sales for six years in Spain and was then off ered a position in Asia back in 1995. Since then, I’ve worked in the Philippines, Australia, Fiji and Singapore.

When did you move to Phuket? I’d started a business in Bangkok in 2001, and about two and a half years ago my directors and I took the decision to move to Phuket. I’ve always been in real estate and the island seemed to be the place to be. Ever since I met my fi rst client who subsequently bought a property, it’s been my life.

Please tell us about your job in general? In general it is like “match.com” helping people in all aspects relating in everything you imagine of their needs here in Phuket and much more.

Please tell us about your approach to work? Working as part of a team, helping people to fi nd what they want. We’ve put more than a hundred families in the house of their dreams.

Tell us about your style of leadership. Leading by example, being enthusiastic. Also I try putting myself in the shoes of my employees to understand their point of view. I folliow the 6 P Principle = Prior Planning Prevents Piss-Poor Performance.

What’s your call on the marketplace? Well, it’s been a tough two years but we’ve stayed focussed. We weren’t here in the good old days, of course. Broadly, I’m optimistic. Tourist arrivals continue to rise and everybody needs a place to live. In fact, in the short term there may even be a shortage of suitable developments. Sales in the $150,000 range have stood up well. Our customers come from all over the world. The Russians are here in quantity but there are many other nationalities in the marketplace. Ours is a multi-lingual environment.

What do you think about the property market for this high season? Is it for the better? What do you worry about the most? There is only one direction of the Phuket property market and my opinion it's all positive. As the visitor arrivals are increasing year by year and quality accommodation is the basic need of all humans. That will have a direct impact to our business. The only real worry is that in the short term that there might be lack of supply of new quality projects.

Background of Law and Ownership Restrictions

Each year more people are interested in purchasing real estate outside their home countries. There are mainly two reasons for purchasing real estate overseas. The fi rst reason is to purchase real estate as an investment and the second reason would be a more immaterial reason; namely to own a property in a country you like for the purpose of spending your future holiday or your retirement in the relevant property. Especially those people aiming to fulfi ll their dreams by purchasing real estate overseas are surprisingly often too careless and do not ask for any legal advice nor exercise proper precaution.

Potential foreign investors in real estate in Thailand should keep in mind that under the Thai Land Code there is a general prohibited for foreigners to own or control land directly or indirectly in Thailand. The control and security of land is an essential element of any real estate ownership. Therefore, besides the option of owning a freehold apartment in a condominium (please see below), there is generally no direct freehold ownership of real estate available for foreign individuals in Thailand. Moreover the ownership of land is although not open to foreign companies; including BVI companies or any other foreign juristic entity except through special procedures for projects under the Board of Investment. Generally, foreign companies may only, similar to foreign individuals, have a minority interest in a Thai company owning the relevant real estate.

In theory, as mentioned above, there are exemptions of the above mentioned basic principle: Foreign individuals can own land up to 1 Rai (1600 square metres) under Land Code Amendment Act for residential purposes through a Board of Investment license which requires a 40 million Baht investment into Thailand in specifi ed assets or government bonds benefi cial to the Thai economy. In practice, even if you would be able to make an additional investment in the Thai economy of 40 million baht, this is not generally a viable option for a ‘second home’. The mentioned exception requires approval of the Minister of Interior and, if granted, is under strict conditions and in specifi ed areas only.

Ownership and Security is Available, and Thailand Property Investment Market is Mature

The most straightforward option for foreigners considering purchasing real estate in Thailand is to purchase a condominium according to the Thai Condominium Act. The process is simple and safe in terms of legal ownership and allows the buyer to own the property freehold. For a foreign buyer wishing to purchase real estate other than a condominium (e.g. house or villa) there are numerous options available for securing an investment in property. Buyers may further acquire other property rights, such as usufruct or mortgage. Thai law further allows foreign individuals to own buildings or register a right of habitation for a building. Which of the numerous options available under Thai law suits the foreign buyer best, has to be analyzed for each specifi c case, as for each option diff erent legal matters should be considered. Notwithstanding, the trends in the marketplace point towards successful use of leasehold structures providing properly secured renewals, lease sales from public companies, and sales of foreign quota condominium units.

In any case each investor in real estate in Thailand should carry out due diligence of the property before making its fi nal decision. In connection to real estate due diligence means, that the property legal information should be investigated and inspected by a competent legal advisor. Due Diligence for real estate could be divided in three main types. These types are physical, legal and fi nancial due diligence. While the legal and fi nancial due diligence are more about checking the documents and laws applicable to the property, the physical due diligence involves testing of the property and physical inspections. The legal due diligence will include a review of all legal agreements related to the transaction. It is important that the legal adviser conducts a title search, because it is important for the investor to learn of the history of the title deed, to check if the title deed was lawfully issued and that there are no encumbrances of any kind registered. Furthermore the legal advisor will give detailed explanations on zoning and building regulations applicable to the land and whether there is an access to a public road from the subject land plot. For the due diligence of fi nancial issues it is needed to conduct an analysis of the fi nancial statements of the developer.

Some foreign investors make some practical mistakes, such as developing too friendly a relationship with the seller/developer and then they start to feel uncomfortable to ask too many questions or investigate the property seriously. Another poor shortcut is that many foreigners do not want to include the extra investment for proper due diligence and legal advice in their estimated investment for the real estate when in their domestic countries they would most likely never contemplate dispensing with legal advice.

Investing in a property in Thailand can be a good decision for foreigners and having an own place for holidays or retirement can be a wonderful experience. If foreign investors plan their investments in advance and include external experts in their decision making their experiences with real estate in Thailand will be more secure and satisfying.

Royal Phuket Marina’s elite collection of sumptuous waterfront estates, the Royal Waterfront Villas, are the most prestigious homes at this world-class yachting hub. Uniquely, they are also the only villas in Phuket with private moorings on their doorsteps, with berthing for vessels of up to 25 meters just minutes from the pristine, deserted tropical islands and beaches of world famous Phang Nga Bay as seen in the James Bond movies.

Their contemporary design is inspired by the distinct lines of classical Thai architecture which blends seamlessly with lush landscaped gardens which edge down to the marina. These grand residences are spacious and bathed in light, opening up to sweeping panoramic views of the marina. Elegant interiors feature swathes of marble and the ultimate in modern fi xtures and fi ttings designed for today’s lifestyles.

The ground fl oor is light and airy, yet intimate and inviting, centred around a spacious living and dining room ideal for entertaining family and friends. Cutting-edge kitchen design means uncluttered functional spaces fi tted with premium appliances from leading designers. A fully equipped bar with its own service area enables entertaining with ease. The breakfast table seating eight also serves as barbecue/Teppanyaki grill.

As the marina’s developer Gulu Lalvani puts it: “If there is paradise on Earth, this is it.”

Completing the ground fl oor, the Master Bedroom Suite is luxurious and tranquil, with chromatherapy Jacuzzi and double rain shower with fl agstone steps. Design accents include a carved folding partition at the bathtub, mood lighting and a path of rocks and stones around the Jacuzzi, adding texture and colour.

The adjoining ‘family room’ is in a nautical colour scheme of crisp whites and blues, leading directly onto an expansive 20m private swimming pool with in-pool Jacuzzi. This expansive outdoor terrace area defi nes tropical lifestyle, incorporating a traditional Thai sala pavilion with sunken seating for outdoor dining, and sundeck.

On the second fl oor are three ensuite bedrooms with large balconies and fl oor-to-ceiling windows, opening to a Jacuzzi area, which are ideal for children and guests. They include the romantic Cabana Bedroom Suite, with its own private roof cabana, providing a secluded oasis for relaxation. The four-poster cabana houses two daybeds, with sheer drapes both overhead and around for comfort and privacy. Tall foliage around the rooftop periphery acts as a natural border and tropical plants add lushness.

The third fl oor features the sublime Spa Bedroom Suite, opening onto its own private rooftop Jacuzzi and terrace with sweeping marina views. This accommodation is a study in relaxed living, stripping away the conventional formality of bedrooms, with elongated overhead cotton panels softening the ceiling.

Interiors of the Royal Waterfront Villas are 748 sqm, with the constructed area totaling 1,058 sqm. These villas are priced at 130 Million THB (approximately 4.2M USD).

Royal Phuket Marina is conveniently located on Phuket’s east coast, only a stone’s throw away from the overpopulated west coast. The marina has established itself as one of the island’s most chic venues and is a hub for fashionable regattas, parties and cocktails, with its Fisherman’s Wharf boardwalk and restaurants. A commercial complex also features boutiques, a gourmet bakery, Phuket’s fi nest health and fi tness centre (RPM Health Club), two fl oodlit tennis courts and a beauty salon and spa.

Phuket Aquarium at Cape PanwaWhether you confi ne yourself to a walk along the beach or engage in swimming, snorkeling and scuba-diving, there’s no doubt that marine-related activities are one of the prime attractions for visitors to Phuket.

For those who are inclined to do their research in a more leisurely style, or who would like to know more about Phuket’s surrounding waters and its marine life, the Phuket Aquarium is the answer.

The aquarium, which is also a marine life research centre, is located right on the tip of Cape Panwa and is a 13-kilometre drive from Phuket City. There’s a local bus service to the aquarium, which leaves Ranong Road daily from 9am to 3pm, every hour.

Explore the islandThere are many companies which off er island tours and these are a convenient and inexpensive way of seeing more of your holiday destination. However, if you have the time, why not rent a motorcycle or car and do a little exploring on your own? Your hotel or tour guide will be able to give you a road map, but you can’t really get lost. This is an island, so if you keep going you’ll eventually get back where you started! Follow the winding coast roads and discover isolated beaches which you can have all to yourself. Head inland and visit small farming communities where people still live in much the same way as they have for hundreds of years.

Please remember that you must wear a crash helmet when riding a motorcycle. For those of you who are visiting from Europe or the United States, please also note that we drive on the left here!

Motorcycle rentals start at 150 baht per day and small jeeps are available from 1000 baht per day. If you rent for a week or longer, you may be able to negotiate a better rate.

SnorkellingCrystal clear waters, beautiful coral reefs and a prolifi c marine life; it’s an underwater paradise. Snorkelling can be done all-year-round, but the best time is between November and April, when there’s very little rain, and the sea is calm. Freedom Beach, Laem Sing Beach, Ao Sane Beach, Kata Beach, Kata Noi Beach, Paradise Beach and Tri Trang Beach all off er good snorkelling. Coral Island, Racha Island, Kai Island, Phi Phi Islands and the Similans, can each be visited in a day. For some you’ll need an early start, and a fast boat that’ll set you back about 1,500 baht for the round trip.

Try Muay Thai (Thai boxing)Saphan Hin Stadium in Phuket City stages regular demonstrations by well-trained martial arts experts and there are plenty of schools on the island off ering training in Muay Thai. If you prefer a quiet gym, then Rawai Muay Thai Camp in the south of the island might be suitable for you. If you plan to watch a Muai Thai fi ght for real, you should visit the boxing stadium located in Bangla Road, Patong. Bouts are held every Friday evening from about 8pm.

Health matters

Keeping FitLiving in Phuket, we’re all constantly surrounded by delicious food to eat, and the need to take on vast amounts of liquid i.e. beer. This is all well and good, providing we work it off later. Our medical correspondent has been researching the options.

My mind recently has been on my ever-expanding stomach, and fi tness and sports in Phuket. But what is available as staying fi t and healthy in Phuket can be a chore, as the availability of facilities is seen as limited, and the prevailing heat when exercising outdoors, restrictive to some. With a little planning and awareness, it’s possible to get the most out of life here without damaging your health in the process.

There are a number of places and groups on the island that are committed to helping people keep fi t, as well as having a great time often with a few beers to polish off the exercise afterwards.

If doing exercise solo is your thing, lately there’s been a large increase, all over the island, of health and fi tness gyms. Gym work is an excellent

way of maintaining fi tness, particularly for those who wish to exercise and work out in

air-conditioned comfort, whilst watching TV. There are too many gyms to mention here in this article, so ask around in your

area for what’s available. Most off er day, monthly or yearly membership and many have a Thai, resident or tourist pricing policy. Some include spa, sauna/steam baths, personal trainers and aerobics classes whilst some of the major

hotel chains off er packages which include swimming pool, tennis and squash court access. Some of the housing estates around Phuket

such as Land and House on Chao Fa Road and the Phuket Villa developments also allow outside members to

join and use their facilities.

At Saphan Hin, where many facilities have seen better days, there are extensive ranges of facilities on off er including tennis, basketball and badminton courts, football pitches, a gym, as well as daily classes of tae kwon do. Membership is available; as are casual visits. It’s a challenge to fi nd out what is open and when, and how much things cost, so I suggest you have a native speaker call or, better still, go with you to inspect facilities and discuss options. There are also some good jogging trails around the area.

For running, and you need to keep away from the traffi c or off the beach, try Suan Luang Park which also has t’ai chi, or the Hash House Harriers (HHH) – dubbed ‘the drinking club with a running problem’. HHH organizes weekly runs and meets every Saturday at the Expat Hotel, Patong. See

www.phuket-hhh.com.

For some beach exercise and those wanting to try beach volleyball, an informal group has played on Karon Beach just

north of the circle, for several years. Drop in on a game on Friday afternoons at around 5pm. For rugby there’s the local club, Phuket Vagabonds, which organizes regular matches

and tournaments. www.phuketvagabondsrfc.com.

Upping the excitement level, and for those looking for an adrenaline rush, kite surfi ng is available for all ages at

Nai Yang Beach during low season, and Chalong Bay during the high season. See www.kitesurfi ngphuket.com for more information. There’s also cricket with regular matches played at the school near the entrance to Laguna each Sunday, and the occasional touring side visiting to play. Check www.phuketcricket.com for details.

Muay Thai is also popular and there are about four or fi ve Thai boxing centres in Phuket, mostly in the Chalong Kata area and one near Phuket Zoo. They not only provide instruction in this art, which is rapidly increasing in popularity with clients from overseas, but also off er fi tness programs.

Surprisingly, getting a game of soccer is easy, with the game being played all over Phuket on some good, and some not-so-good pitches. Mostly played by friendly Thais, the actual games can be competitive and most will welcome a foreigner to join in for a kick-around.

Aerobics, the exercise of choice for many Thai ladies, appears to change homes frequently, although you can usually get a good workout during the evenings at the main Tesco superstore car park and at Suan Luang Park.

There’s also golf, and with an increasing number of courses on the island, it can be expensive; much cheaper if you leave the buggy in the shed and walk the course. The Phuket Expat Golf Society has regular tournaments and can off er discounted green fees for residents. There are also regular tournaments, some serious, some more fun and Loch Palm has a discount yearly membership program for Phuket residents.

Taking part in the mini- or full triathlons is another option, and I see the interest in bike-riding expanding on the island.

Finally, there are the pubs which organize a range of sports more suited to lounge lizards and couch potatoes. Whilst darts and pool may not get you fi t, it can take you away from watching the TV.
