In early January 2014, Bob Lonsberry, a Rochester talk radio per-sonality on WHAM 1180 AM, said this in response to the Presi-dent's "income inequality speech": Two Americas:
The Democrats are right, there are two Americas.
The America that works, and the America that doesn't.
The America that contributes, and the America that doesn't.
It's not the haves and the have nots, it's the dos and the don'ts.
Some people do their duty as Americans, obey the law, supportthemselves, contribute to society, and others don't.
That's the divide in America.
It's not about income inequality, it's about civic irresponsibility.
It conceals a fundamental deviation from American values and common sense because it ends up not benefiting the people who
support it, but a betrayal.
Because, by and large, income variations in society is a result ofdifferent choices leading to different consequences. Those whochoose wisely and responsibility have a far greater likelihood of
success, while those who choose foolishly and irresponsibly have afar greater likelihood of failure. Success and failure usually manifest
themselves in personal and family income.
You choose to drop out of high school or to skip college - and youare apt to have a different outcome than someone who gets a
diploma and pushes on with purposeful education.
You have your children out of wedlock and life is apt to take one course; you have them within a marriage and life is
apt to take another course.
Most often in life our destination is determined by the course we take.
My doctor, for example, makes far more than I do. There is signifi-cant income inequality between us. Our lives have had an inequalityof outcome, but, our lives also have had an inequality of effort.
While my doctor went to college and then devoted his young adult-hood to medical school and residency, I got a job in a restaurant.
He made a choice, I made a choice, and our choices led us to differ-ent outcomes. His outcome pays a lot better than mine.

Visit Huntington Beach was awarded the prestigious Poppy Award atthe 2014 Visit California Outlook Forum for their public relationscampaign to save the Southern California beach bonfire rings.The Visit California Poppy Awards honors industry leaders for the best
in Californias tourism marketing and promotion. Visit California re-ceived a record number of entries this year with 400 industry leaders andmarketing professionals in attendance at the event on February 6 inPasadena."Huntington Beach had the best example of crisis communications.
Their finely focused campaign had one objective - save Huntington'siconic fire pit. An effective slogan helped drive amazing coverage andthey rose up to save a California icon, said Caroline Beteta, CEO ofVisit California.Earlier this year, Visit Huntington Beach, along with the rest of Orange
and Los Angeles County beaches, faced a grave threat to one of its mostcritical assets for attracting regional, national and global tourism: theiconic beach bonfire rings. By creating advocacy materials including acatch phrase of, Keep Your Mitts Off Our Pitts, the team used socialmedia and direct outreach to defeat the Southern California Air QualityManagement Districts ban proposal. ceived the most exposure is theone involving Oklahoma StatesMarcus Smart and Texas Tech fan,Jeff Orr. After Smart committed afoul during the last minute of theCowboys loss to the Red Raidersin Lubbock, his momentum car-ried him into the stands, where Orrspewed epithets at him. Smart in-stinctively responded by shovingOrr before being pulled away byteammates. Smart was hit with atechnical and suspended for threegames. Smarts best response to Orrs
goading would have been to ig-nore it, but thats easier said thandone in the emotion of the mo-ment. Orr, a 1983 Tech grad, canbe seen at every Red Raiders homegame and travels thousands ofmiles each year to attend Texas Tech games. But is hereally a fan? If someonewith the credibility of Dukes Mike Krzyzewski admon-ishes fans to maintain proper decorum, theyre apt topay attention.There will always be fans who take things to an un-
acceptable level. But its incumbent on the rest of us todraw a distinction between fans and fanatics.

If you ask a typical wine consumer to imagine aCalifornia red, they'll almost certainly think ofCabernet Sauvignon. If you ask that same con-sumer to imagine a white, they'll almost certainlythink of Chardonnay.This is understandable. More than 500,000 acres of
California farmland are dedicated to wine grapes, andCabernet Sauvignon and Chardonnay are the mostwidely planted. More than a quarter of the state's red winegrape plantings are Cabernet Sauvignon. And more thanhalf of all white wine grape plantings are Chardonnay.
Once upon a time,however, Califor-nia's landscape wasmuch more di-verse. And thanksto a group of rene-gade vintners,California is re-claiming this di-versity -- andproducing more and
more wines that arereminiscent of a bygone
era. The dominance of Cabernet
Sauvignon and Chardonnay partlytraces back to 1976. That year, a Britishwine merchant named Steven Spurrierorganized a wine competition in Paris,where he pitted California's bestChardonnay and Cabernet Sauvignonagainst the best wines that France had tooffer. Until then, few critics took California
seriously. And at that tasting, everyoneassumed that France would win. Butwith both whites and reds, California
came out on top. That com-
petition -- now known as the "Judgment of Paris" -- trans-formed California's wine industry. The red, produced by Warren Winiarski at Stag's Leap
Wine Cellars, helped accelerate Robert Mondavi's effortsto tout California's wines as being on par with Europe'sbest offerings. The white, produced by Mike Grgich at Chateau Mon-
telena, forced the world to take a serious look at Califor-nia Chardonnay. When Kendall-Jackson produced aChardonnay with just a hint of sweetness a few yearslater, the variety's popularity would skyrocket with con-sumers. Over the subsequent two decades, those who marketed
wine pushed other varietal wines like Merlot, Pinot Noir,and Sauvignon Blanc. But Cabernet and Chardonnaywere cemented at the top. For most of California's winegrowing history, how-
ever, vineyards were planted chaotically with inexpen-sive, workhorse grapes. Americans didn't care aboutvarieties and drank simple table. While most were con-sumed locally, products like Gallo's Hearty Burgundyand Almaden's Mountain Chablis approximated thesewines and had national distribution. Today, several California vintners are rediscovering
these ancient vineyards and recognizing their potential.This effort is led by Tegan Passalacqua of Turley WineCellars and Morgan Twain-Peterson of Bedrock WineCo., two young producers who have earned a reputationfor crafting delicious wines from old vineyards. behind the St. HelenaPublic Library in NapaValley. Although plantedprimarily to Petite Sirah,the small vineyard iscomprised of more than adozen different varieties,including red grapes likeSyrah, Carignan,Grenache, and Zinfandel
and white grapes like Muscadelle and Green Hungarian.From this vineyard, Passalacqua makes a delightful fieldblend that speaks clearly of its origin.Bedrock's Compagni Portis white is another great ex-
ample. Sourced from a Sonoma vineyard planted in 1954,the wine is a blend of Gewurtzraminer, Trousseau Gris,Riesling, and a handful of unusual grapes that are almostextinct. It's exotic, exceptionally aromatic, and totallyunique. Passalacqua and Twain-Peterson are hardly alone. Cal-
ifornia producers like Carlisle, Arnot-Roberts, ForlornHope, and Wind Gap are also creating high quality winesfrom historic properties. While some make field blends,others produce single varietal wines from nearly forgot-ten grapes in almost-forgotten vineyards.In late February, a group of wine writers from across
the country gathered in California for a conference. Dur-ing a discussion about Napa Valley's "unexpected" wines,New York Times wine critic Eric Asimov reminded at-tendees of California's "history of diversity" with Turley'sLibrary Vineyard Petite Sirah. Wines like this are still just asterisks, of course. They're
jewels of an earlier time. But they show that there's moreto California than Chardonnay and Cabernet Sauvignon.

money somewhere on the Internet, thereare likely scammers there too, cashing inon unsuspecting shoppers. There has beena surge in online car buying in recentyears, especially with used cars. This hasled to a rise in fraud. Crooks post ads fornonexistent cars, shoppers wire funds forthe vehicle, and, poof, that money van-ishes into thin air.Auto fraud accounts for 12 percent of all
online purchase scams, totaling $64 mil-lion in consumer losses, according to themost recent Internet Crime ComplaintCenter annual report. Dependable Auto Shippers,one of the largest vehicle shipping serviceproviders in the world, wants to make peopleaware of just how big of a risk this fraud poses."Shipping vehicles for online consumers is a
large portion of our business, and we receive hun-dreds of calls every month from those who havefallen prey to online auto scams," said JohnRoehll, executive vice president and co-owner ofDAS. "We want to raise awareness for consumersto be vigilant against scammers and protect themfrom online auto fraud."DAS said that scammers entice their victims
with incredibly cheap prices and the promise ofusing a shipping service to deliver the vehicle.They'll also demand immediate payment due tosome bogus reason, such as military deploymentor a tragic family emergency. Victims then sendan unrecoverable payment through a moneytransfer or money order for a nonexistent vehi-cle.The average amount of money lost on one of
these scams is $3,700, according to the InternetCriminal Complaint Center.DAS offered five tips you should follow in
order to prevent yourself from used car fraud:
1. Never wire paymentLegitimate dealers will never ask for a wire
transfer. If you're dealing with a private seller andthey want you to us something like WesternUnion, request an alternate form of payment.
Scammers use wire transfers because it is essen-tially the same thing as sending cash in the mail.Once the money is gone, it cannot be recovered.
2. Talk on the phoneA seller making excuses for not being able to
speak on the phone is a big red flag. By speakingwith the seller (emaildoesn't count), you canget more info on thebackground and his-tory of the person orbusiness.
3. Slow downIf a seller says the vehicle
is being held by a transportationcompany and will ship as soonas payment is received, take aminute to call the shipping com-pany to validate the arrangement.Scammers love to pressure their vic-tims into quickly sending paymentwith fake sob stories or really lowprices on the car. You need to bediligent, do your homeworkand take your time with a bigpurchase like this.
4. Examine informationcarefullyA listing with stock images
of the car without a visible li-
cense plate is an indication of a scam. Ifthere are pictures, make sure the colors,body work and other distinguishing fea-tures match up with the description.
5. Get your own CARFAX reportScammers like to pull real CARFAX re-
ports of cars that do exist for their fake list-ings. You absolutely should order your ownvehicle history report. The National Insur-ance Crime maintains a free database thatincludes flood damage and other informa-tion so consumers can investigate a car'shistory. Always check that the registrationor license plate matches the seller's name."

As with any mortgage product, an inter-est-only loan comes with advantagesand disadvantage. The upside is thelower monthly payment is much lower thanwhat a fully amortized payment would be. Thedownside is thatthe interest onlyoption doesntlast forever. Whathappens whenthat option ex-pires typicallyisnt pretty.Interest only fi-
nancing was ex-tremely popularin 2004 and2005. Unfortu-nately, home-owners who stillhave these loansare about to be infor a very un-pleasant surprise.The interest-onlyfeature of theseloans is an optionthat only exists in the first 10 years of the loan.After this point, the loan becomes fully amor-tized and the homeowner will be required tomake a full principal and interest payment. Withonly 20 years on the remaining term of the loan,the amount of payment increase will be a severeshock to almost any household budget.Lets look at an example of a $400,000 loan
at 5.0% interest. This would have been verycommon for 2004 and 2005. An interest onlypayment option on this would only be $1666.67.Compared to a fully amortized payment of$2147.29, the lower payment of the interest onlyoption is very appealing.When property values dropped these last few
years, many homeowners lost the equity neededto refinance into the most favorable terms andended up being trapped in the loans they had.Now that housing prices have rebounded mostof these same homeowners are now able to refi-
nance, but those with interest only loans may notexcited by their current options.New legislation from Congress has made in-
terest-only financing all but extinctin todays market. And even at alower rate, a fully amortized pay-ment will typically lead toan increased monthly pay-ment.
At a market rate of4.375% for a 30 year fixedmortgage, the fully amor-tized payment on a$400,000 loan would be$1997.14. Someone accus-
tomed to only paying$1666.67 might notwant to pay the addi-tional $330.47 permonth, even though
$538.81 of thatwill be going towards principal in the firstmonth (the amount towards principal willincrease every month as the overall bal-ance goes down).But what happens if they do nothing and
stay with their current mortgage? After theinitial interest-only period of 10 years, thepayment on a $400,000 loan at 5.0%would jump to $2639.82 for the remainingterm of 20 years. If that homeowner wasnot happy about a $330.47 increase intheir payment, they will be even lessthrilled with a spike of $973.15.Whether their rate is fixed or adjustable,
anyone with an interest only option ontheir loan must take a moment to considerwhat will happen to their payment whenthat interest only option expires. Theyshould have a plan for when that manifes-tation occurs. Anyone who isnt sure whentheir option expires or what will be their
best course of action will be should call theirmortgage professional. If you dont have a mort-gage professional, call me.
