Indications that a property market recovery is likely in 2012 are strong, although it will be a slow and gradual process, with fi rst home buyers beginning to stir, but not fully confi dent to part with their hard earned savings, and investors having already capitalised on prime market conditions.

According to First National CEO, Ray Ellis, this is the picture based on expectations of interest rates, market movements and local area member knowledge, underpinned by improving consumer sentiment as detailed in First National Real Estate’s 2012 Property Market Outlook released this month.

“Home prices bottoming out, falling interest rates and improving affordability are all working together and may prove the stimulus the market has been waiting for to get it moving again,” Mr Ellis said.

“In turn, increased interest and activity in the property market will see it strengthen further especially with investors who have already shown signs of gaining confi dence at the end of 2011.”

Based on the survey fi ndings highlighted in the Outlook, NSW should see an improving market; Victoria is showing signs of recovery, but still has a way to go, Queensland is demonstrating it has lots of potential and is fi nally on its way back from the devastating fl oods and cyclones it experienced in 2011; WA and NT will

continue to be strong performers especially in resource rich areas; Tasmania is marking time but will pick up as it progresses through 2012; and South Australia will continue to be a solid performer.

All First National state chairpersons agreed buyer confi dence should improve in the next 6 months, as a result of lower interest rates, improving local market conditions and a more stable global economy.

For some states, worsening global economic conditions and possible job losses have resulted in an increase in mortgage defaults and this trend may continue until more certainty and stability returns to the US, European and Chinese economies.

According to the state chairpersons, the key challenges for the Australian property market in 2012 will be focused on sustaining a strengthening consumer confi dence, which are at the mercy of ongoing stability in global economies and job security; government policy and legislation (especially the introduction for the carbon tax and reduced government assistance for fi rst home buyers); and interest rate movements.

While demand is still expected to remain relatively soft into 2012, a recent sharp rise in Westpac’s time to buy a dwelling index may be the cue for a housing upturn.

“This will, however, be dependent on

ongoing interest rate cuts, job security and resulting consumer sentiment,” Mr Ellis said.

Interest rates are expected to drop further with rate cuts of up to 0.5%, although some say it could be as much as 75 to 100 basis points.

“Any future interest rate cuts are expected to stimulate buyer activity as confi dence improves and refi nancing options broaden, ultimately strengthening the property market,” Mr Ellis said.

“With the Australian housing market now affected by daily international updates and commentary, confi dence can change at a moment’s notice.”

Residential markets are expected to remain initially subdued in 2012 as consumers seek to pay off debts. However, falling house prices and interest rates should stimulate some activity, particularly among bargain hunters who have been squirreling away savings and are now cashed up.

“Our members believe the strongest growth in their regions will come primarily from upgraders, followed by investors, then retirees and lastly from fi rst home buyers,” Mr Ellis said.

First National Nerang today announced that local resident, Stephen Tillston had won a prize in First National’s Queensland wide ‘Pimp Your Property Home Renovation Giveaway’ competition.

‘The prize sees Stephen pocket $500 in Bunnings Hardware vouchers to use to improve his home, or whatever he chooses’ said Mike Gray, First National Nerang principal.

Mr Tillston was very excited to receive a call from First National Nerang last week, inviting him to a presentation of the prize. At first, however, he thought that the call was a joke.

‘We bought our home through First National and we’ve been doing quite a lot of renovations and this will help to buy lots of extras needed to finish off existing projects” said Mr Tillston.

As registrations for the ‘Pimp Your Property Home Renovation Giveaway’ competition began pouring in from all over Queensland, Mr Gray’s hoped that one of his local residents would win the major $10,000 competition or at least one of the ten $500 draws.

‘When our administration contacted me on the 9th January to tell me our client had won the last of the ten minor draws, I couldn’t wait to make the call to let Mr Tillston know’ said Mr Gray.

The competition closed in Late December and the names of all ten minor prize winners and the major $10,000 winner will be announced in the next month’s edition of the Property Book.

Local Winner ‘Pimps’ His Property

PEOPLE looking for a home loan will fi nd it easier to compare different banks’ offers with new regulations coming into effect this month.

From January 1 all lenders will have to give mortgage information on a standard one-page key facts sheet.

The fact sheets will have to show the total cost of the loan, interest and fees.

The sheets break this amount down into the how much will have to be repaid for every $1 borrowed.

This means consumers can more easily compare the relative cost of a mortgage from a credit union with one from a big bank.

They also give information for variable rate loans about how much a monthly repayment would rise by if interest rates were lifted.

Treasurer Wayne Swan said the fact sheets would make it easier for people to get a better deal.

“It’ll mean less wading through paperwork and spending hours talking to different lenders to fi nd out basic details families need to compare loans,” he said.

“We’re putting the power back in the hands of consumers and the big banks are now having to earn the loyalty of their customers.”

Combined with the ban on loan exit fees that started in July, these banking reforms would increase competition, Mr Swan said.

“Banks should be prepared to get into the ring and fi ght for their customers,” he said.

“If they don’t, then our changes mean their customers can walk down the road and get a better deal.”

How to turn a new year’s resolution into reality

Step 1. Realise the potential.Gavin Hegney of Hegney Property Group says by this time next year, interest rates will probably be down around three quarters of a per cent. This means rental yields will be equal to the debt you have to pay on residential property.

Rents are also likely to rise, so now is the time to realise the future potential of investing in property and do something about your future, while everyone else is still recovering from the 2011 hangover!

Step 2. Research.If your goal for 2012 is to buy a property, then get online and start looking at properties in your desired area! You can go to open homes, check with council to see what plans they have in store for your desired suburb and also start researching which homes sell for what and where.

Step 3. Get your fi nances in order.Hegney says investors should revisit their loan situation and make sure they’re getting the best interest rate.

“Fixed rates have really changed and there are incredible deals at the moment,” he says.

This might mean a trip to your broker or bank, but don’t just ignore the great loan options around right now.

Step 4. Set a budget.Slack-Smith says many people need to work out how much money they

can spend or save. With interest rates dropping, you might suddenly have a bit more cash.

“Get rid of the credit card or fi nd out how much equity you have,” she says.

Step 5. Get lines of credit in place.“Prepare for the worst but expect the best,” Hegney says.

“If necessary, look at increasing debt but don’t use it.”

“If the worst case scenario happens (with the European debt crisis) you’ll be in an ideal position. A low market is low on sentiment and that means people won’t be viewing numbers in the light they should be viewed. They see the glass half empty, not half full, and usually that creates an undervalued market. When that happens, people should actually be less scared and prepared to take more risk.”

Step 6. Found a property you like? Look for something with land.

Hegney says investors focus on yields in a slow market but the prospect of capital growth should also be remembered. For this reason, he advises investors to look for properties with rental yields of close to 5% but 70% of its value should be in the land.

“This means you’re not giving up capital growth when it returns,” he says.

Don’t rule out the Gold Coast,

researcher saysInvestors should not shy away from properties on the Gold Coast due to the poor performance of the tourist rental market, according to a leading researcher.

Savill’s national head of research, Tony Crabb, told Real Estate Business that investors need to do their homework since while the sector suffered during 2011, the residential market has remained steady.

“It’s a residential market and it’s a tourism, holiday house market but people often get the two confused,” Mr Crabb said.

“That’s where a lot of the problems lie in terms of the information that runs around and how various assets perform.

“What’s happening now is that the residential market seemed to be fi ne – and that never had any problems to begin with. But the tourism market is in a fair amount of trouble for several reasons.”

The holiday rental market slump may stem from an oversupply of developments, he suggests, while the strong Australian dollar is encouraging Australians to holiday overseas.

“There’s plenty of residential on the Gold Coast and the residential there performs much like everywhere else,” he said.

Mr Crabb predicts the market will not dip much deeper, but neither does he see any growth in the near future in either the residential or tourism sectors.

Investors need to ensure that their strategy is clear.

“Most people invest in the Gold Coast in what they think are residential properties, but they’re not, they’re tourism assets,” he said.

“They’ll buy an apartment in one of those high-rise towers which has all the hallmarks of residential because it has bedrooms and all the rest of it, but it’s a tourism asset.

“Holiday homes are a very different investment proposition from residential homes.”
