WHATDOES IT COST?

Use as much or little as you need - Our services are billed at a rate of $165 per hour.

We are start-up friendly and will structure fee arrangements to meet our client’s needs, including fixed fees.

We are often able to negotiate a rebate with the leasing broker equal to 10% to 25% of the brokerage commission paid by the landlord, which will cover the cost of our services.

We will provide a fee and rebate estimate before providing services.

In 2015, during a five month assignment, we accomplished for our client the following:

Leased expansion and new space in San Francisco, Phoenix, Salt Lake City and Wilmington, DE.

Total expansion and new space leased is 230,946 sf. Saved $650,000 through resolution of deal terms and vendor

contracts.

We improved execution significantly: Reduced senior management time commitment to a one hour

meeting per week. Reduced time from letter of intent to signed lease by 38% from 62

to 45 days. Reduced annual rent increases by 20% from 3% to 2.5%. Increased rent abatements by 33% from 3 to 4 months free rent. Reduced legal fees per transaction by 166% from $29,700 to

$11,165 per lease. Reduced architecture fees by 28% from $3.00 per sf to $2.34 per

sf. Cut security deposits by 173% from 15 to 5.5 months rent.
