Sent letter to all adjoining landowners offering to sit down with them
Called all churches in the community to sit down with the pastors and explain the project 2 took up that offer, one was adjacent to project
Met with school district superintendent

Parcel split into 13 lots
Lot 1 is Orchard Gardens
Lots 2-13 are Valley Crowns
CITY APPROVALS
Rezoning Decided against - recommendation of Mayor Would have allowed for better access to DCHA land
Replat Met requirements no real opposition
TIF Could not get the motioned seconded No vote took place Just after year with big increase in levy
CHALLENGES
“Those people” – Mayor helped with that Neighbor with trailer court
Those people Drainage pump onto our lots
TIF City lost opportunity to fund improvements
Lower my property value www.realtor.org – numerous studies disprove this
Ran into 4 types of community members: Liked the project Did not like the project initially, but listened and
grew to like Did not like the project initially, but listened and
accepted Did not like the project no matter what changes
were offered
STRESS COMMUNITY BENEFITS
Increased attendance in local school district with decreasing student enrollment
Tax exempt county owned property now on tax rolls
Economic impact for local small businesses
